Through our Education and Housing studios, HPI brings demonstrated expertise in student housing. Our work with California Community Colleges includes several notable firsts, such as the first largescale on-campus housing project at Orange Coast College and the first DSA-approved volumetric modular student housing project at Compton College. We create thoughtful, welcoming places where living and learning come together.

Housing is one of the most complex challenges facing higher education today — and it’s where HPI has built some of its deepest expertise. We’ve delivered 8 student housing communities across California, totaling more than 3,200 beds across a wide range of scales, typologies, and resident populations. We work across the full spectrum of delivery structures — P3, Design-Build, Design/Bid/Build, and modular construction — and have navigated the financing, partnership, and regulatory complexities that come with each. Our portfolio includes projects funded through state grants, bond programs, private equity, and publicprivate partnerships with institutional and private partners. Our team understands that welldesigned housing changes people’s lives - we never lose sight of that. We design housing that performs — for residents, for operators, and for the long term.

Polly O’Meara Doyle Hall at Santa Rosa Junior College provides affordable, on-campus housing at Santa Rosa Junior College organized around a central outdoor Commons, the project fosters community through shared kitchens, study rooms, and lounges on each floor and amenities open directly to outdoor spaces, reinforcing indoor-outdoor connections.
RIVER TRAIL VILLAGE
River Trail Village at Napa Valley College brings together traditional dorms, apartment-style housing, and family units within a unified site strategy that balances individual identity with overall cohesion.

The Harbour at Orange Coast College introduces an 814-bed residential community to Orange Coast College, creating a vibrant living-learning environment. The apartment-style housing offers diverse unit types and fully furnished interiors. Study lounges, kitchens, and social spaces encourage interaction and daily engagement.

Compton College’s 251-bed student housing supports housing-insecure students through a stable, connected living environment. Three housing types, traditional, semi-suite, and studio, accommodate diverse needs, including students with dependents.

Fresno City College’s covers 83,000 SF and contains 326 bedrooms organized around 97 semi-suite units, the project integrates shared kitchens, lounges, and study spaces with landscaped outdoor areas to support daily life and interaction.

CEDAR COMMONS
College of the Siskiyous’s 161-bed student housing community reflects the college’s lodge-inspired campus character while addressing regional housing needs. The two- to three-story development includes dorm-style units and staff housing, positioned to capture views of Mt. Shasta.

San Mateo County CCD’s 316-bed student housing project servers all three District campuses and supports first-generation, low-income, and housing-insecure students.
