Powder Room Perfection

Four ways to give the smallest room in the house the biggest impact

BOLD DESIGN

A small space can still have big impact so don’t hold back on colour or pattern. Use wallpaper, rich paint colours or patterned tiles to create drama then add a statement mirror or striking light fixture for that instant wow. You’ll be surprised just how big an impression you can make. Check out: La Belle Maison’s online wallpaper shop, labelle.maison/wallpaper-shop; tiles in every hue imaginable at tileking.ae

SMART FIXTURES

Optimise the square inches in a pocket-sized powder room by opting for space-saving solutions such as wall-mounted toilets and compact sinks. Floating vanities and corner basins keep things airy and stylish, so that your guest’s comfort break is just that! Check out: buildstation. com for tiny sinks; luxury sanitaryware luxury by Bagnodesign, 04 507 6000, sanipexgroup.com

LAYERED LIGHTING

Combine task-focused lighting and ambient options to create depth while delivering on purpose (every woman wants a well-lit mirror if she’s refreshing her lipstick). Wall sconces and ceiling pendants are the obvious choices to add warmth and personality, with under-vanity LEDs both stylish and sophisticated. Check out: Australian-Scandi design from Loom Collection, 800 TLC, loomcollection.com; West Elm’s creatively elegant solutions, westelm.ae

STYLE WITH PURPOSE

Dress the space but avoid crowding it with a judicious selection of carefully considered art and accessories that elevate rather than dictate. Think luxe soap, chic hand towels, and a signature scent. Less is definitely more. Art Deco WHAT IS IT?

A celebration of modernity and progress, Art Deco crossed continents and shaped skylines and homes from the 1920s through to the early 1930s. Incorporating streamlined forms, symmetrical designs, and opulent materials such as brass, lacquer, and exotic woods, hallmark features include geometric motifs – think sunbursts, trapezoids and zigzags - often combined with rich colour palettes and high-end finishes to create a feeling of opulent luxury.

ABOUT THE STYLE

With 2025 marking the 100th anniversary of the Art Deco movement, its timeless glamour and sophistication pairs well with contemporary design thinking. Give a subtle nod to the era with zigzag wooden parquet flooring in living spaces or celebrate decadence with a bold fan-patterned wallpaper in rich jewel tones. Known for its unashamed ‘borrowing’ from other cultures, Art Deco is the ultimate go-to for style versatility.

HOW TO NAIL IT

Think geometric. Introduce bold geometric design through your choice of wallpaper, rugs, or upholstery. If pattern is your passion, the prominent use of chevrons, zigzags, or sunbursts will immediately add dynamic Art Deco flair to your interiors. Luxury materials. Opt for furniture and décor pieces made using deliciously indulgent and rich materials such as velvet, marble, polished brass, and lacquered wood. These elements evoke the opulence synonymous with the era and deliver a classy cosiness. Bold colours. You won’t find any pastels here. Art Deco was a riot of colour with vibrant contrasting schemes designed to draw attention and encourage discourse. Consider deep greens, rich blues, and regal purples, complemented by metallic accents, to create a striking visual impact. Statement lighting. the time so ornate fixtures are the way to go. Dial up the glam with a head-turning chandelier or hunt down sconces with geometric shapes and metallic finishes that will stand out as illuminated focal points. Streamlined pieces. Look for furniture with sleek, symmetrical lines and smooth surfaces. Pieces with glossy finishes or inlaid wood are a great way to seamlessly blend Art Deco aesthetics into a decidedly modern setting. Vintage or a contemporary interpretation, the beauty lies in the detail. Era accents. Go wild with infinite décor and accessories options Open up a smaller living space with a mirror with a geometric or sunburst frame, add a visual point of difference with an abstract designed rug, retro mantelpiece clock, or artwork that draws on the bold motifs of the era. Every Inch Counts Don’t know what to do with that annoyingly empty space under the stairs, awkward bedroom alcove, or box room? Transform dead spaces in the home with interior design tips and tricks that bring unloved areas to life How can dead zones benefit from thoughtful and practical interior design?

The area under the stairs is one of the most frequently ignored spaces in multi-level homes. Often left empty or closed off, it holds huge potential — whether enclosed or open-plan — as a storage space or display area. Many new builds in the UAE come with mini majlis-style upper landings. More than a connecting point between bedrooms, they can serve as reading corners, study areas, or even micro lounges. Regular hallways also need TLC, be that aesthetic or creating gallery style décor to showcase art or family photo milestones. Awkward corners are commonplace in large living rooms or bedrooms but are perfect to transform into practical areas linked to the area’s purpose. Even spaces behind doors or entryways can fit a narrow console, floating shelf or statement mirror, to transform them into useful moments. The large majority of homes waste the area beneath large windows, which could easily be converted into a built-in bench, reading nook, or discreet storage. And, the top of kitchen cabinets or bedroom wardrobes is a an oft-ignored vertical space that’s ideal for seasonal or lesser-used storage with the right access solutions.

10 | blivinguae.com

What are the major considerations when approaching these areas?

As always, it has to be function first. Ask yourself how the space could serve the home. Would a reading corner improve daily life? Is there a storage deficit that could be resolved here? Prioritise the needs of the household. Dead zones are usually near thoroughfares, so don’t be tempted to crowd them. Choose slimline furniture or built-ins that respect traffic flow and accessibility. Scale and proportion is also key as these spaces can feel awkward. Use appropriately scaled furniture or custom designs to ensure the area feels intentional rather than squeezed in. Another often overlooked aspect is lighting, which is the curse of dead zones. Consider layering lighting with wall sconces, floor lamps and task lighting, to give the space presence. There also has to be consistency in design language as even small corners should feel cohesive with the home’s overall aesthetic. Use similar materials, tones and accents to tie them in. In the same vein, consider storage versus aesthetics. Balance form and function — a space shouldn’t just look good, but should Division Division 9 9 genuinely enhance how you live.

MASTERCLASS

Custom No. 9

Ritz Interiors

What are some practical and creative ways to optimise unused space?

Opt for under-stair storage or seating nooks with pull-out drawers for shoes or daily items. Install a custom bench with cushions for a cosy reading nook and add open shelving to showcase books, art, or travel souvenirs. In upstairs hallway lounges or study areas use compact furniture like a small loveseat or accent chair paired with a side table. Add a floor lamp and rug to define the area. You can also create a kids’ homework or craft corner with a slim desk and wall-mounted organisers. For corner reading nooks or workspaces, add an occasional chair, footstool, and small bookshelf. Install a floating corner desk for a compact workstation, and always use art and lighting to draw attention and purpose to the space. Back downstairs, consider functional entryway solutions. Wall-mounted storage, coat hooks or shoe racks can turn entryways into command centres and a bench with built-in storage scores a double whammy. Some of the less obvious areas such as under-window bench seating are perfect for custom banquettes that open up to reveal storage. You can also enhance the area with throw pillows and bookshelves. Vertical storage above cabinets is ideal for baskets or coordinated storage boxes for infrequently used items. Alternatively, you can install decorative moulding and lighting above for a polished, intentional look. Narrow hallways could benefit from artworks with mini galleries showcasing curated photos, for example, or narrow shelving to display collectibles or books. Finally, an underutilised corner of the living or dining room could become a chic minibar or morning coffee zone with cabinetry, lighting, and counter. blivinguae.com | 11

“A limited budget puts the focus on costeffective upgrades. Refresh cabinets with a lick of paint, which can make a huge difference. A hardware swap is also budget-friendly – think new cabinet handles, knobs and faucet fixtures to deliver a fresh, contemporary look. Lighting is often overlooked and quickly becomes outdated, so replace existing fittings with affordable pendant lights or under-cabinet LED strips as the solution. For your backsplash, we love the idea of a peel-and-stick product that is removable down the line and is an instant facelift. Another idea is to remove upper cabinet doors and go for open shelving (styled with your favourite kitchen items and glassware). Countertops, which get heavy use, shouldn’t be overlooked, and laminate or refinished surfaces are incredibly cost-effective. For the finishing touch, splash out on a stylish toaster, coffee machine or kettle for an aesthetic touch.”

Better Living x HOMES R US

Q&A

Expert Eye Refresh your favourite rooms this summer as Homes r Us tackles your most-asked makeover questions What design elements will help my home feel light and airy in the summer heat?

An easy way to beat the heat and make any space feel instantly cooler is to swap out heavier textile accessories for lightweight summer-friendly alternatives. Look for cotton and linen fabrics for window treatments, bedlinen, cushion covers, or throws. For added comfort, consider a mattress designed with cooling features, such as gelinfused memory foam for temperature regulation, or breathable fabric covers with moisture-wicking benefits. Dress spaces with complementary accessories, also made from natural materials, to reinforce the chilled summer vibe. Think seagrass baskets, jute rugs, wooden décor accents, and retro glass pieces. Finish it off with a personal touch like a glass bowl filled with seashells from your summer travels.

I want to splurge on a statement furniture piece. Any advice?

Be it a jewel-toned chair or showstopping cabinet, it’s all about choosing something that immediately draws the eye to create a talking point or integrates seamlessly with the space. First and foremost, don’t be afraid to fall

in love with a unique piece as this can easily become a standout feature around which other elements seamlessly connect or contrast for maximum effect. Choose a statement chair that’s not only visually impactful but extremely comfortable; or pick out a coffee table made from an unconventional material. If square footage is no barrier, supersize your vision and choose a large, prominent piece. And, if you’re not ready for a grand revamp but still want to refresh your space, try introducing seasonal accents or soft furnishings for an easy update.

How can I create impactful changes without a significant budget?

Start with the four walls of the home and consider this from a dual perspective: colour and artworks. Create a feature wall in your favourite summer shade as a statement focal point or opt for fresh, clean whites as a blank canvas for your beloved artworks. At the same time, think about selecting some new pieces of art to infuse summer mood into the home with a charming floral print, gallery wall of family holiday photos, or abstract contemporary

piece. The judicious addition of key budget-friendly furniture pieces can be transformative. Pick up a modular multipurpose ottoman; a bedframe with a chic rattan headboard; rusticboho coffee table; stylishly practical entertainment unit, and more.

With the weather too hot to enjoy the garden, how can I bring the outdoors inside?

This is where biophilic interior design comes into play, with the integration of natural elements and patterns into indoor spaces to help keep us connected with nature. Plants are the obvious starting point and even if you aren’t the most green-fingered, high-quality faux foliage will still enhance wellbeing and create a stunning visual experience. The gentle sound of running water also promotes a positive emotional state, so an indoor water fountain is an instant soother. The power of fragrance can also evoke sensory memories connected to nature. Look for candles and diffusers with crisp, clean outdoorsy scents, from forest pines to the ocean breeze or a flower-filled meadow. The Colour Conundrum

Inherently subjective and always personal, colour is the ultimate arbiter of emotion, so how do individual colour preferences shape our spaces?

Colour trends roll with the seasons, and years, and can even characterise a particular decade – remember the avocado bathroom of the 1970s? This year, the Pantone Color Institute selected Mocha Mousse as its colour for 2025 while Benjamin Moore went with Cinnamon Slate, and Dutch Boy Paints chose Mapped Blue as its hero shade.

20 | blivinguae.com

Samah Ahmad, Lead Designer at Bond Habitat (@bondhabitat) sees a trend towards richer, more immersive tones, noting how they evoke warmth, depth, and sophistication. While trends are fuel for inspiration, she encourages clients to consider how a colour makes them feel before committing to it.

Etereo Design

Etereo Design

For Lacasa iD (lacasa.ae) Design Director, Patrick Bean, trending colours are a way to keep spaces fresh, current, and in tune with cultural shifts that reflect collective moods, societal changes, and even technological advancements. “However, while they can influence design, I think they’re best used as accents rather than overwhelming themes, which can make a space feel too heavy. The key is to incorporate these shades thoughtfully, either as an accent wall or through wall art,” he notes. Known for their bold designs, Mirko Sala Tenna and Stefania Digregorio of Etereo (@etereo_designstudio) view colour as an incredibly powerful tool, as they explain: “It helps shape the personality of a space, and we often explore unexpected combinations to create a sense of depth and contrast in our projects. Trends can inspire, but the challenge is to make them feel timeless and authentic.”

Feel it first

When choosing colours, homeowners should start by considering the function of the space, the availability of natural light, and how they want to feel, says Patrick. “Natural light can dramatically change the way a colour looks. A sunny room might handle deeper, more saturated tones, while a room with little light could benefit

from brighter or lighter shades.” Setting the mood is crucial. Consider how you want to feel in the space. Calm, peaceful, invigorated? “Colours like blue or green are great for relaxation, while yellows or oranges can bring energy,” he adds. Mirko agrees.“Deep reds or jewel tones can add drama and warmth, while soft neutrals and earthy shades create a sense of calm and sophistication. A bold accent wall can create a focal point, while a softer palette can enhance flow and continuity throughout the home.” With emotion a key driver, Samah loops back to the functional aspect. “A bedroom, for example, should feel restful, so soft neutrals or muted blues may be ideal. A kitchen, on the other hand, is a lively space that benefits from warm and inviting tones.” She also recommends layering with a base colour to set the tone then build the ambience with accent shades seen in the furniture, décor and textiles choices. All four are keen to highlight the importance of a neutral base palette as integral to the holistic design, as Patrick explains: “Neutrals like whites, greys, soft beiges, and taupes can anchor more vibrant colours. From there, you can pull in bolder accents or complementary tones based on the feel you want. These base neutrals also offer flexibility for

COLOUR ME PERSONAL “We are naturally drawn to rich, layered palettes that combine earthy tones with deep, saturated hues. Colours like mocha, terracotta, and olive green create warmth and grounding, while richer shades like burgundy, deep blue, and emerald add drama and sophistication. The contrast between muted and vibrant tones reflects our approach to balancing comfort and personality within a space.” Mirko and Stefania “Professionally, I love versatile, timeless tones - warm neutrals like greys, taupes, and soft whites. They create a soothing, elegant backdrop that can be paired with just about any accent colour. Personally, I’m drawn to earthy shades like terracotta or olive green that have an organic, grounding quality, while blues, especially muted or dusky ones, create a timeless sense of calm and depth.” Patrick “I love bold, statement colours, particularly in social areas, play spaces, and creative zones. Jewel tones like emerald-green, deep mustard, and cobalt blue add vibrancy and depth. However, for spaces meant for relaxation, I gravitate towards muted, earthy tones combined with warm neutrals, creating a refined yet cosy atmosphere” Samah

changing décor over time, ensuring your space doesn’t feel dated if you decide to refresh it in the future. Stefania suggests a flexible approach. “A base of warm neutrals, such as mocha, taupe, and soft ivory, provide a strong foundation, but we often layer in richer, contrasting tones to create a more dynamic effect. The key is to balance warmth and depth with subtle variations in texture and finish. This creates a layered, inviting feel without losing cohesion.”

No-go tones

Samar is fascinated by how colour psychology plays a huge role in interior design, and reinforces the point that it’s important to think about how a colour will make a space feel or function. “Bright reds or neons in a bedroom can be too stimulating, making it difficult to relax. Kitchens, especially small ones, can feel claustrophobic with dark, heavy tones. Bathrooms that lean too much into cold greys and blues can end up feeling sterile

rather than inviting,” she notes. An embargo on bright red and its high-energy overtones is something Patrick is on board with, and he and also flags black as a colour to approach with caution. “It’s chic, but used excessively, it can make a room feel oppressive or cold, especially in places where warmth and light are important, like kitchens.” Stefania doesn’t like to be too rigid when it comes to colour rules and the Etereo team do push the envelope on occasion. “Kitchens and bathrooms

THE 2025 PALETTE “Look out for rich, immersive hues that feel both grounding and luxurious, while deep, moody greens and layered monochrome palettes are adding depth and dimension. These colours work beautifully with natural materials like wood and stone, aligning with the continued trend towards organic and biophilic design.” Samah

can handle more personality, we’ve used deep reds and rich blues, for example, to create a luxurious and intimate atmosphere when paired with complementary materials like natural stone and brass.”

The colour of money

Homeowners will be delighted to know that colour choices can add literal dollar value, and boost the future saleability of a home, as Samah explains: “Neutral and earthy tones have the broadest appeal because they allow potential buyers to envision the space as their own. That doesn’t mean a home should feel bland — adding character through accent colours in décor or statement pieces can enhance the overall appeal. “Striking the right balance between personality and adaptability is key to

increasing a home’s desirability.” Patrick is on the same page when it comes to anchoring with neutral colours that have wider audience appeal. “Too bold or personal a colour could distract or deter certain buyers who might have difficulty picturing the space as their own. While there’s room for personality, staying within more neutral or universally appealing tones generally adds to the saleability.” Says Mirko: “Character and personality definitely play a key role. A well-placed deep red accent wall or statement blue cabinetry can make a home memorable and distinctive. Buyers are increasingly drawn to spaces that feel designed rather than just staged, so thoughtful use of colour, balanced by timeless elements, can enhance the emotional impact of a space and increase its perceived value.”

“Think nature-inspired tones (deep greens, browns, and earthy oranges) along with calming blues and purples. Given the focus on wellness and natural living, colours that evoke a warm and earthy or calming and grounding connection to the outdoors seem to reflect a desire for balance and tranquility. Moody neutrals and natural elements will continue to thrive in both interiors and exteriors.” Patrick “For 2025, we see a rise in deep, warm tones like burgundy, aubergine, and rich brown colours that evoke a sense of intimacy and depth. Jewel tones like emerald—green and deep blue will continue to play a role, but combined with earthy hues like mocha and sand to create balance. Soft, muted shades with undertones of terracotta and ochre are gaining prominence, reflecting a broader shift toward comfort and authenticity in design.” Mirko and Stefania

ollowing a 24-year stint in Manhattan, New York, the Kapoors were ready for a change of pace. “The constant traffic noise became part of our psyche, so when we found this community where we could hear birds chirping, it instantly felt like paradise,” says Puja, with a smile. Architect Puja and jewellery designer husband Dhruv had a clear vision of what they wanted and reached out to a number of interiors firms before meeting Cinzia and Marco from Smart Renovation (@smartrenovationdubai). “It needed to be a home that spoke to our character, and who we are as a family. With roots in India, but global travellers, we wanted colour and life with a strong connection to nature,” she explains. A light-filled apartment overlooking water and surrounded by greenery, the sense of peace and calm is palpable and belies the fact that the city is on the doorstep. Says Cinzia: “We wanted to exploit the idea of being at one with nature but with a luxury touch. Both Puja and Dhruv are fans of colour and introduced me to their favourite Indian blue shade, which formed the basis of our colour palette creation.” “We also looked at different gemstone pieces for inspiration, from Cartier to Van Cleef, to illustrate the power of colour,” adds Puja. The powder room is the perfect illustration, featuring stunning wallpaper art from Trendies and the unusual choice of limeflecked marble, sourced from Glaze, contrasting against the bold blue cabinetry underneath. Contrast is key throughout, with daring colour choices each finding their place, allowing for a series of rooms and spaces that feel uniquely individual yet effortlessly flow one into another to reinforce a holistic aesthetic that celebrates the family.

BAR

Crafted in the shape of the infinity symbol, the transluscent onyx-topped bar with its fluted cabinetry and secret storage is a major talking point. The addition of an antiqued back mirror display area and subtle LED lighting offers an entirely different experience once night falls.

blivinguae.com | 29

KID’S BATHROOM

Unconventional as a descriptor doesn’t do this bathroom justice. “I had previously spotted these Italian tiger tiles at TAF, and fell in love with them, so when I met Puja I instantly knew they would be perfect for this project,” laughs Cinzia. Paired with the orange sanitaryware and green cabinetry, the space is cohesive, contemporary and comfortable.

ENTRYWAY

The choice of green seen in the framed feature wall and mashrabiya style privacy screen, which sculpturally separates the main entryway from the living spaces, draws on the vivid hues of a peacock feather to create a striking statement.

30 | blivinguae.com

HOMES

KITCHEN

Originally a large open-plan space, the kitchen was reconfigured to allow for the addition of a family den-cum-TV room, connected visually by a sliding internal window. Dhruv’s culinary domain, the kitchen has been designed to deliver uncluttered practicality with a hidden pantry, ample storage, and sleek granite countertops in the colour Shiva Gold. With a duo of cats also part of the family, there’s even a cosy little built-in cat nook to enjoy. blivinguae.com | 31

MASTER BATHROOM

A radical transformation was needed in the bathroom with the layout flipped to open up the room and optimise available space. “Elegant and classy was our objective and I think this really shines through. With natural light also allowed to flood in, the green of the Bagnodesign slab tiling plays to the natural world aesthetic with gold swirls and veining elevating the visual effect,” says Cinzia. An oversized walk-in rain shower won out over a shower and bath, with matte gold fixtures offsetting the glossy finishes and green cabinetry pulling it all together. Puja’s favourite room in the home, there’s even a hidden cabinet behind the floor-length mirror. 32 | blivinguae.com

HOMES

WALK-IN CLOSET

“A five-star hotel suite with separate walk-in closet was the idea behind reimagining the existing master bedroom footprint to create this fantastic his ‘n’ hers area,” says Cinzia. Fifth Avenue Interiors was responsible for the expertly fitted wall-to-wall wardrobes, with a stylish central island to complete the look. High-end chevron effect PVC flooring delivers soft warmth and a hint of Parisian luxury.

MASTER BEDROOM A skylight was a wishlist item initially, but Puja fell in love with the suggestion of a wallpaper treatment that would be both a guaranteed talking point and soporific design motif. “The detail is exquisite and the transition between the ceiling and the sky outside feels effortless,” Cinzia shares. The wallpaper is complemented by the grey-blue toned paint finish behind the bed, which has a nebulous quality of its own.

TERRACE

An expansive outdoor terrace runs the length of the apartment and floor-to-ceiling windows fronting the lounge and dining area can be easily slid back to connect and open up the dual aspects to double the living space. The decision to remove the threshold sill enhances the sense of seamless continuity. A feature wall dressed with textured interlaced tiles and high-end faux greenery adds a touch of welcoming whimsical levity. blivinguae.com | 33

A short-term rental property

THE PROPERTY

A three-bedroom District One apartment in Mohammed Bin Rashid Al Maktoum City

ith three weeks to transform the different spaces and keys supplied just seven days prior to client handover, Ludmilla Quirin of LT Design Architecture (@ltdesignarchitecture) fast tracked the client’s design vision to deliver a high-quality guest experience for this Airbnb home. “The owner already has several short-term rentals, so we needed to establish a distinctive personality for the home, which they also planned to use occasionally,” she explains. A laser focus helped decide what could reasonably be achieved given the rigid timeframe. “Airbnb properties are often very neutral, but we wanted to ensure the apartment would stand out in Dubai’s incredibly competitive short-term rental market,” she says. “The client requested that we incorporate touches of green to deliver a sense of zen, and we worked to find a balance between that and an elegant interior.” The end result colour palette followed neutral rules with linens, beige tones and wood finishings, accented with emotive green and elegant black notes. The “comfortable” budget allowed Ludmilla to spend more on high-use staples, including the sofa and beds, while her in-depth knowledge of the interiors retail scene was invaluable in sourcing distinctive décor pieces. Physical access to the property was granted one week out from the client deadline so for the highimpact TV unit, for example, she went with a bespoke, minimalist design “that we knew would fit despite being unable to go in and measure the space beforehand.” “Similarly, in the bedrooms we added paint accents to the walls and then prioritised the furnishings and décor accents.”

OPEN-PLAN LIVING

To offset the stark minimalism of the in-situ kitchen, warm woods and touches of green were introduced to soften the space, including a darker, green-framed arch mirror from Home Figures in the entryway. “I used round shapes to make the interior more welcoming and balance the multi-purpose functionality.”

OFFICE

The original maid’s room was reimagined as a cosy office space. “We sourced a series of black and white Dubai prints from Etsy to add some personality as well as to create a local interest talking point.” The softly contoured wooden desk faces the lagoon making this an ideal study or working space, with the overall vibe is more inspiring than simply practical. blivinguae.com | 37

MASTER BEDROOM

The sense of style continuity is immediately evident with the bespoke bed inviting immediate attention, framed by beautifully structured bedside tables from Loom Collection and warmly lit by a duo of textural and sculptural Luxxe Lighting lamps.

SECOND BEDROOM

A green feature wall, reminiscent of a spring meadow, elevates the space and ties effortlessly together with the green accents followed through in the textile accessories. The design theme-consistent black and wooden pieces subtly reinforce the zen mood.

THE PROPERTY

A four-bedroom Sur La Mer townhouse in Jumeirah 1

he Guatemalan-Irish couple reached out to Nabil Sherif at NGS Architects (@ngsarchitects), after seeing another of his exterior projects featured in Better Living. “We envisioned a lush garden with character, textures and patterns and were inspired by a recent trip to Antigua, Guatemala, where the house we stayed in had a beautiful central patio that incorporated different surfaces, water features, tropical plants, and art,” says Vera. The huge 273-square-metre L-shaped garden was a design blank canvas that needed zoning forethought, as Nabil explains: “With the villa entrance located on the side and flanked by a huge piece of land to the left, we divided the footprint into three distinct areas to create a series of spaces that would function differently but flow harmoniously together.” An abundance of plants, water elements and spaces for relaxation, with an area where the couple’s children could play, anchored the design agenda. From the dramatic harlequin floor tiling and coral walls of the main entrance, which the team dressed with luxuriant planter boxes and hidden step lighting, to the most functional garden spaces, such as the outdoor shower, the custom design is rooted in sustainable design principles. A project that took just under a year to complete, the couple’s vision and Nabil’s exacting attention to detail have delivered a uniquely creative – and enjoyable – space. Says Vera: “The garden has been brought to life in such a way that every corner offers something interesting. I just wish I could sit in each of them every day to appreciate all the beauty.”

HOMES

AL FRESCO LIVING

Dead space adjacent to the home’s main entrance, and handily connected to the kitchen, was reimagined as a tranquil al fresco coffee and breakfast spot, complete with a beautifully natural wooden table, chairs, and rustic, hand-laid paving featuring inlaid polished blue tile detailing. “We also wanted there to be easy connectivity between the different areas so here, from the garage to the entrance to the breakfast area to the office, to the water features on the sides, everything was used.”

LANDSCAPING

“We did a lot of research to ensure we fulfilled the design brief, and that included selecting the right plants to create a tropical ambience.” The garden is a sea of verdant green and includes varieties native to Guatemala or from a similar genus to suit the Dubai climate, with banana palms, Washingtonia palms and coconut palms, along with grass and bamboo. blivinguae.com | 43

OFFICE

The first visual impression for visitors hints that there is much more to come, with a long, paved pathway a purposefully strong welcoming statement. A workfrom-home setup was key to the brief and the adobe casita-style standalone office adds character and makes ample use of what was a naturally dark, unused space. “This was important, as in terms of space planning. we wanted to deliver extremely efficient design throughout.” Design details, such as the exterior paving with its abstract hand cut and hand laid limestone effect, are complemented by the use of natural stone on the planters, and a duo of water features. “We wanted the space to be raw, but have a modern twist, to accentuate the natural feel.”

Calming water features are a reminder of the family’s travels to Guatemala.

44 | blivinguae.com

The use of natural stone in all areas ensures unbroken flow and harmony.

KIDS’ PLAY AREA

“We created a dedicated, safe play area, anchored by a contemporary double-height wooden playhouse that Vera and Derek ordered independently. To make this a family-focused space we incorporated curved stone bench seating where everyone can come together to relax and hang out, as well as it being a spot where the adults can easily keep an eye on the kids.” Nabil also purposely designed the open spaces with slight slope to create different levels for the children to enjoy.

GARDEN ENTRANCE

“We wanted connectivity between the different areas to be easy and seamless. From the garage to the entrance, the breakfast area, office, and water features, we made sure to optimise the available space but without crowding any one section.” The stylised gates lead into the children’s play area, which sequentially connects to the pool and entertaining areas. “Up close, even the gate arch features intricate and unique design elements, with etched stone detailing using mashrabiya-styled motifs.

LIGHTING DESIGN

By night, the garden is transformed yet again with NGS’ signature lighting style used to full effect. “We sited small brown uplighters around the perimeter of the wall where there are pillars; planter boxes feature an inset strip light at the bottom that pools a warm ambient glow; and mood lighting illuminates arch details to pull the space together.” Sustainability is also a fundamental consideration with the reuse of materials and samples where possible, and watering systems operating on a winter-summer timing basis. blivinguae.com | 45

THE PROPERTY

A three-bedroom home in the Villanova community

nitially an investment property, the Anvers made the decision to move into the villa to enjoy a quieter pace of life away from the city traffic. Empty nesters, interior designer Shifana (vividdesigns.studio) wanted the project to embody a sense of effortless calm, in tune with their newly laid-back lifestyle. “Transitioning into a home with a smaller kitchen and more modest spaces meant rethinking how we used the rooms, all while trying to retain original furniture pieces,” she notes. Mood was her starting point. “I knew exactly what I wanted to evoke - something tranquil and curated, where old-world charm meets modern simplicity. I didn’t want it to feel like a catalogue, rather, an organic, lived-in aesthetic that stirs emotional interest.” The project was completed in three months, an experience Shifana describes as “hectic” but well-coordinated. Fit-out company Tiptop Technical Services handled the general work, including gutting, tiling, wall moulding, and painting. Extensive MEP works were needed to re-engineer the kitchen while the powder room and bathrooms were also completely revamped. The powder room’s unexpected dark interior creates a bold contrast to the white walls prevalent throughout the ground floor and features custom-cut slab tiles. Shifana elaborates: “The rich, dark brown tones create a moody, immersive feel, while the brass fittings and accessories add a stunning contrast.”

Every corner holds special moments and pieces I love, with each space telling its own story

HOMES

PREP KITCHEN

“This little space has taken on a life of its own. My 20-year-old KitchenAid stand mixer, coconut shell spoons, and stone mortar and pestle from home all come together to create what feels like a modern Sri Lankan kitchen.”

DINING ROOM

Wall mouldings create vertical interest and add dimension, while the Art Nouveau-inspired print introduces an unexpected pop of red to an otherwise neutral palette. A West Elm dining table adds a strong horizontal line that visually grounds the room’s design.

KITCHEN

Extending into the former maid’s room, a laundry room was also added. Contemporary flat panel doors, warm wood tones and soft greige finishes hit classic and modern notes, with a Teka undermount sink and maximised vertical storage streamlining the small footprint. “The bold, organic lines of the backsplash with its waterfall edge adds just the right amount of drama.”

blivinguae.com | 49

HALL AND STAIRCASE

Engineered oak wood flooring in a timeless herringbone pattern is used throughout the home. In the hallway, a slim bench with shelving and simple wooden hooks keep the space clutter free. “To elevate the space visually, a suspended framed artwork draws the eye upward, while cleverly disguising the cable management box behind.” The choice of deep all-white baseboards and mouldings for the staircase subtly enhance the overall sense of vertical space.

OFFICE

The use of wallpaper is a key design differentiator with the geometric muted green design giving the office its own distinct identity. “The wardrobe was gutted to create a niche for a built-in desk, and overhead cabinets and a simple IKEA bookcase add context.” Roman blinds replace curtains for a more tailored look while the daybed doubles as a cosy seating area and additional guest bed. “The oversized artwork above adds visual interest without competing with the commissioned Amedeo Modigliani–style canvas opposite.”

GUEST BEDROOM

An upholstered wall-to-wall headboard in rich burnt-red suede makes an eye-catching statement and pairs perfectly with the brass wall sconce in the decidedly neutral space. “The bathroom’s characterful, textured floor tiles break away from the large slab tiles we see everywhere at the moment; and the reworked vanity cabinets conceal a dedicated litter box space for our furry family members.” 50 | blivinguae.com

HOMES

MASTER BEDROOM

The room was reconfigured to feel more open and spacious with a striped carpet and other monochrome accessories added for visual interest. A pair of original muchloved vintage art prints from the 1800s bring quiet charm, with layered lighting delivering functional flexibility.

MASTER BATHROOM

“Gutting the original cramped space, to install a double sink with the plumbing tucked neatly into the wall, instantly freed up valuable storage space beneath the cabinet and created room for a cupboard above the toilet.” A wall separating the shower was also removed to open up the layout with a rain shower ticked off the interiors wishlist and recessed niche lighting for an ambient glow. blivinguae.com | 51

THE CHALLENGE

A complete reimagining of the villa elevation, interiors and landscaping to create a contemporary home with unique character and style. 52 | blivinguae

THE SOLUTION

The original architectural design with its profusion of arches was given a sleek, streamlined makeover with the façade reclad in a modern style, balconies added for balance, windows enlarged, and the door extended to double height. A customised ducting system featuring a curved modular design provided welcome ceiling height, while entryway structural columns were elevated with sculptural detail and subtle lighting

effects. Clean minimalism paired with luxury was the foundation of the interiors brief, with white walls a specific client request, to gallery spotlight his personal art collection. The chosen monochrome colour palette was layered with colour as seen in the various artworks, antique carpets, and select furniture pieces. A dedicated library-cum-cigar room with a contemporary-retro feel ticks the boxes as an ultra-personal relaxation space.

THE CHALLENGE

A dedicated and harmonious workfrom-home space that didn’t compromise the flow of the kitchen, dining, and living areas. 54 | blivinguae

THE SOLUTION

The goal was to create a sophisticated concealed office zone that could be seamlessly integrated within the kitchen cabinetry. A bespoke unit with folding doors, featuring a sunburst veneer detail, was designed and mirrors the finishes found throughout the kitchen to offer a sense of cohesion and artistry. By day, it functions as a beautifully tailored workspace with ample room

for essentials. Evenings see the doors closed to reveal a sculptural surface, with all traces of the busy working day easily tucked away, preserving the apartment’s serene ambience. The client’s deep appreciation of natural materials shaped the soul of the design. A striking labradorite stone paired with warm, natural wood veneer finishes is a clear showstopper and the overall result is a residence that is not only elegant but also effortlessly functional.

RENOVATIONS

Insider insight Ϙ Intelligent storage solutions elevate function and style with a corner larder cupboard discreetly housing kitchen essentials to ensure clutter-free counters. Ϙ A sleek Bora cooktop is paired with custom-designed, mirror-polished titanium handles to offer refined accents that introduce a subtle thread of metallic elegance throughout the home. Ϙ The clean lines of the bespoke bar area is fitted with sophisticated, top-of-theline, touch-open Liebherr wine coolers. Ϙ Pale-toned Marmarino wall textures and light wood veneers add a touch of softness and infuse the interiors with a sense of calm and effortless airiness. Ϙ A fully integrated home automation system connects lighting, music, water heating, and a/c temperature control with entryway sensor lighting eliminating the need for conventional switches. Ϙ In the powder room, a sensoractivated tap delivers an effortless balance of utility and sophistication. THE CHALLENGE

Opening up a multipillared living space to create a clean, open layout that felt spacious and welcoming.

56 | blivinguae

THE SOLUTION

A comfy home that reflected Aqsa’s design philosophy, without being a showroom, was the vision. A total of six pillars in the living area, and four in the dining space, were removed, with the remaining load-bearing pillars integrated seamlessly into the design. The false ceiling was also taken down to vertically open the flow and add to the sense of airy spaciousness. The carefully considered colour palette was chosen

to enhance natural sunlight during the day, ensuring an uplifting atmosphere. In the evenings, transitional lamp lighting delivers depth and warmth into every corner, creating an inviting ambience. Aqsa’s love of nature was brought to life through her choice of materials with stone and rattan elements providing welcome textural and visual contrast. An artist as well as designer, the neutral walls are the perfect blank canvas on which her own artworks take centre stage.

RENOVATIONS

Insider insight Ϙ Structural pillars were made to feel like an intentional design feature, complementing the space rather than disrupting it, and delineating spaces. Ϙ Spatial planning and flow were optimised so every age group could navigate the home effortlessly, ensuring the space didn’t feel restrictive or overly structured. Ϙ Colours were chosen with natural sunlight in mind, allowing daylight to highlight textures and materials while maintaining a soft, warm ambience. Ϙ Curated lamp lighting enhances depth and mood by night, ensuring the space feels cosy and inviting. Ϙ Natural materials, including rattan and stone, add textural detail and create talking points with the coffee table a standout piece. Ϙ An eclectic collection of art adorns the walls, with pieces from international artists as well as Aqsa’s own paintings.

The Betterhomes Perspective Louis Harding 2024 was another year of recordbreaking growth, with the Dubai property market reaching unprecedented heights. As we progress through the first few months of 2025, the momentum shows little sign of abating. Last year, the market witnessed an all-time high of over 180,000 transactions, totalling AED 522 billion, underscoring strong investor confidence and a thriving property sector. Population growth continued to play a pivotal role in this expansion. Dubai’s population grew by 8% year-on-year from Q4 2023, reaching approximately 3.83 million residents by the end of 2024. This increase fuelled housing demand with demand outpacing supply in 90% of the emirate’s villa and townhouse communities. Price appreciation was notable across the board. Average sales prices rose by nearly 20% in 2024, reaching AED 1,597 per square foot. Villas continued to outperform apartments in terms of price growth, reflecting sustained demand for

58 | blivinguae.com

spacious, family-friendly properties. As of March 2025, Dubai’s real estate market continues its upward trajectory. The population is projected to grow by an additional 200,000 residents by the end of the year, driven by job opportunities, tax-free living, safety, quality of life, and a business-friendly environment. This influx is expected to sustain housing demand, although a significant increase in supply over the next period is projected to help meet demand and slow the rate of price inflation. Despite significant price growth in recent years, Dubai remains a lucrative destination compared to other major global cities. Rapid expansion has, however, led to increased living costs, with rental prices rising by up to 20% in key areas. This has prompted some residents to relocate further from the city centre. Dubai’s government continues to implement policies to enhance the real estate sector’s appeal. Initiatives such as the expansion of the Golden Visa scheme and the introduction

of 100% foreign ownership outside free zones, have attracted high-networth individuals globally, further fuelling demand for real estate. Looking ahead, the real estate market is poised for continued growth. The UAE’s economy is projected to expand by 4.5% in 2025, with real estate remaining a key contributor. This growth is underpinned by diversification efforts, with sectors such as tourism, technology, and renewable energy driving economic expansion. The government is also exploring measures to improve quality of life, including promoting remote work, expansion of the metro network, and the introduction of new pedestrian-friendly infrastructure. Dubai’s real estate market in 2024 and early 2025 has continued to set records. While price growth is expected to stabilise as new supply enters the market, demand remains insatiable as Dubai continues to attract investors from around the world. Meet Your Maker

The Bin Dhaher Sisters Drawing inspiration from Gulf heritage and tradition, Emirati designers Afra and Sheikha Bin Dhaher’s Taghrouda collection (iwanmaktabi.com) is a window on the sisters’ limitless imagination

“I

was a quiet, observant child, drawing my surroundings and creating imaginative scenes with dolls. I loved listening to stories the most, and I knew that being in a world involving artistic expression was what I wanted,” says Sheikha. Adds Afra: “We both grew up seeing the world through a creative lens, each with our own perspective. Initially, I leaned towards interior design but soon realised that visual communication was the language for me to speak.” As proud Emiratis, both agree there is a “certain newness” stemming from rooted tradition. “We are exploring our rich culture and language, but the gems lay hidden the deeper one dives. The many sources of inspiration depend on what we choose to see, our personal stories, and how we

68 | blivinguae.com

choose to tell them,” they share. Open to all forms of design expression, including illustration, animation, installation, and photography, inspiration “comes from everywhere” as they explain: “From our surroundings, everyday lives, and from art and design from other cultures. For example, we really love Japanese block prints and their details, patterns and representations of nature. “Inspiration is really not something that we chase, it tends to find us in the moments and the details of daily life; we just have to expect its arrival while the work is done.” The opportunity to create pieces to be used and enjoyed in the home was catalysed when they were approached by curator Samer Yamani and Iwan Maktabi to create

a collection for the Dubai Design Week 2022 Terminal G exhibition. “The idea of creating an art piece that is lived with, walked on and passed down was exciting to us. We do enjoy projects that can challenge us to think and see our concepts manifested in different functional forms.” Afra and Sheikha are disarmingly honest about the creative process. “It doesn’t always start with a spark. It begins with a rollercoaster of feelings: confusion, frustration, and brain dumping ideas, then stepping away from the process to put things into perspective and let the subconscious do some work. “Of course, it is fuelled by research, sketching and experimentation. Once a narrative is set, the process of creation starts.”
