utumn is officially here and so is the third edition of HOPE-FULL.

In this jam-packed edition, we cover everything which has been going on at Hope Capital over the last few months – from news of us scoring a hat-trick via funding £14m across three exciting development opportunities for a repeat borrower, to a brand-new flip loan and more milestones within the team, we’ve made great strides.

Not forgetting Hope Capital also turned 13 in September! From our humble beginnings to where we stand today, this journey has been nothing short of extraordinary. We’re incredibly proud of what we’ve achieved together and grateful for the support of our brokers, borrowers, investors and stakeholders.

It’s a Hope Capital hat-trick!

Our latest hat-trick is another example of how borrowers return to us time and time again

Here at Hope Capital, we pride ourselves on building strong relationships and providing seamless service. One of our latest deals perfectly illustrates this commitment. By working closely with our borrowers and understanding their unique needs, we were able to deliver an efficient solution that exceeded expectations.

Through 3 deals, 1 broker and 1 borrower we provided a total of £14m to assist our client with their investment projects across the North West. With the client having already redeemed two of their loans, it was our pleasure to assist with the third deal.

Working with Chris Johnson at Bespoke Property Finance Consultants Ltd, the first case was first presented to us in 2021, involving a heavy refurbishment project, where we provided the funding required, so our borrower

could convert a vacant freehold former pig farm into twelve private dwellings.

Secondly, we provided the initial funding and the refurbishment facility to construct a former motel/ restaurant into nine newbuild detached homes, enabling the client to successfully complete the projects.

Finally, our borrower recently approached us with a brand-new project comprising building eight residential homes on a former farm, where we provided the required facility at 70% LTGDV to complete the works within their desired timeframe.

Through our unique offering, we were able to deliver various features to ensure each deal would be delivered efficiently and in a timely manner.

With these key features available, it’s no surprise why our flip loan has been so in demand this quarter:

In September we introduced a brandnew flip loan targeting borrowers who are looking to secure additional funding to complete refurbishment works across residential, semi-commercial and commercial property types.

Our newest loan offers a host of costsaving benefits and enables borrowers to move swiftly from their initial bridge up to an additional 18-month term.

Kim Parker, Head of Sales at Hope Capital, commented: “Our latest loan flips everything brokers and borrowers know about our offering on its head. Firstly, not only can we now provide a significantly longer loan term, but it removes the requirement of having to pay certain fees again. This not only provides a greater level of affordability to the borrower, but it also means

they have more time and flexibility to capitalise from their loan.

“Secondly, by flipping onto a new loan with us, our clients won’t need to restart a new application from scratch, resulting in them experiencing a much more streamlined and significantly quicker experience compared to moving to another lender.”

From our humble beginnings to where we stand today, this journey has been nothing short of extraordinary. The bridging market has developed considerably over the years, transforming from a small number of lenders operating in a relatively limited, niche

industry to now, where it comprises a growing force of specialist lenders competing in a highly competitive market.

To reach 13 years, comprising a solid team and without a doubt experiencing the strongest position we’ve ever been in is something we’re incredibly proud of.

I’m so proud to reach this milestone and celebrate this with our team and everyone else who has helped us over the years. It’s hard to fathom where the time has gone, but what an amazing experience it’s been!

From setting up Hope Capital in 2011, my goal has always remained the same: to be the go-to lender for providing a reliable and efficient service. Over the past 13 years, we have worked with many brokers, borrowers, investors and stakeholders, who have helped us go from strength to strength.

As with any business, there have been many occasions where we have had to adapt to changing market trends, whether it is placing a bigger emphasis on certain products or specific lending areas. There have been plenty of hurdles to jump over, however, with the help of our fantastic team, we’ve always found a way.”

Last quarter, we had the pleasure of celebrating several important milestones with our long-serving team members. This included marking Pauline O’Gorman’s remarkable 10-year journey at Hope Capital as our phenomenal Office Manager, celebrating our brilliant Head of Portfolio Management, Jemma Wood, who marked her 5-year anniversary and one of our brilliant Senior Underwriters, Andy Bate, who celebrated his 3-year anniversary.

We round up our Q3 with some fantastic news. It gives us great pleasure to announce this year alone, we have already won 6 awards, with 4 of these belonging to our amazing Chief Financial Officer, Kate Cowan. Let alone, we have also been shortlisted 17 times across various award programmes.

So, what made Hope Capital come out on top in so many awards? The judges were particularly impressed with our forward-thinking approach, are dedication to delivering an excellent service and the way we have established a fantastic workplace. While we have been recognised as a business on countless occasions over the years, this year, it’s the individuals in the business who are our shinning stars. Without our team, we would not achieve the results we are – they truly are the backbone of our success.

There’s nothing we love more than collaborating with our industry peers. Especially when it’s for a fantastic cause. For those who have been reading HOPE-FULL for a while now, will have seen that MSB have been our proud sponsor. At Hope Capital, giving back to our community is at the heart of what we do. For us, it’s important to be more than just a bridging lender, which is why we regularly support various charities to

help make a difference. In line with HOPE-FULL, the very generous team at MSB, have provided us with an additional £4,000, to help support even more fantastic charities selected by our team. We’re also delighted to share not one but two amazing projects our Senior BDM, Charlie Gregory has proudly been involved in. Charlie spent two tireless days transforming a 200 sqm garden space at the Mary Rose Academy into a vibrant sensory garden and a special memorial space as part of WellChild.

For more than a decade we’ve supported countless charities and remain the official proud supporter of the Sunshine Group, breast cancer charity. It gives us great pleasure to introduce the first of its kind, a calendar featuring some of the inspiring sunshine group members and breast cancer survivors.

The calendar celebrates the lives of those affected by such a terrible disease, and the best part, all the proceeds will go to support women who are going through breast cancer from

Well done to our Head of Marketing & Communications, Sarah Butler, and Head of Sales, Kim Parker, and who both ran 60 miles throughout August to raise money and awareness for motor neurone disease (MND) raising an amazing £544.00.

All the money raised will help provide care and support for families affected by this terrible disease, as well as fund vital research to bring us closer to finding a cure. This fantastic charity is particularly close to Kim’s heart who very sadly lost her dad to MND.

Charlie’s fundraising efforts didn’t end here. Teaming up with Propp and Firmitas Financial Services, Charlie completed a gruelling 32km walk along the Jurassic Coast raising £335.00 for WellChild. Amazing accomplishment by everyone involved!

WellChild is a fantastic charity which supports children and young people living in the UK with serious health needs, by working with a network of children’s nurses, home and garden transformation projects, and family training and support services.
