ear readers, Time for the second edition of HOPEFULL this year – welcome back! With the general election being headline news for the last few months, we’ve been keeping ourselves busy, gearing up for what lies ahead, while continuing to launch a host of brandnew products to keep our brokers and borrowers happy.
From introducing dual representation across the board, celebrating our team and launching the Hope Academy, it’s been a fantastic quarter. Plus, we’ve welcomed several new faces to the team, who will be instrumental in ensuring we continue moving from strength to strength.

Why we’re the perfect match
Rate drops are in the air! Our borrowers can now receive up to 75% LTV at 0.99% via our resi medium refurb offer on properties worth up to £5m for a 3–18-month term!
Coupled with the rate reduction, we’re also offering several key features to ensure the loan provides the flexibility, affordability and speed our borrowers require:
Kim Parker, Head of Sales at Hope Capital, said: “The demand for refurbishment bridging loans remains very strong, with investors increasingly looking at refurbishment and development opportunities to either improve the property, increase yield or for capital gain.”
Dual representation is now available across residential, semi-commercial, and commercial property types.
The even better news? This is available for both new and existing borrowers to take advantage of a streamlined process as well as make savings.
So, what is dual representation?
Dual representation, commonly known as dual rep, is when the borrower and the lender use the same solicitor. This ultimately results in the legal and conveyancing process being a lot more streamlined and simpler as everything is handled by the same solicitor.
Speeding up completions is key for our borrowers who turn to our bridging loans. As opposed to separate representation where the borrower and lender would have a different legal team representing them, in this case, there’s no need to relay messages between two solicitors meaning communication can be more direct and efficient and can also reduce the risk of miscommunications, contributing to a smoother transaction overall. This can be especially beneficial where a deal is needed urgently, a situation
most borrowers find themselves in when utilising short-term finance.
Complementing our existing offering of providing AVM’s instantly at no cost and desktop valuations within 48 hours, we’re looking forward to helping speed up deals even more while helping our clients save significantly from this enhancement.

This game-changing digital resource reflects our commitment to investing in our people through online modules, interactive videos, classroom style learning and on-the-job training.
After launching myHOPE, our well-being and benefits portal back in 2022, HOPE
Academy is the next step in our evolution, driven by our growing workforce, emerging technologies, and shifting employee expectations. Our digital platforms are making it easier for our team to enhance their own skillset in line with personal development plans whilst enjoying a host of well-being initiatives.
HOPE Academy incorporates various learning styles to ensure our team are continuously developing and understand the latest UK legislation, professional and regulatory bodies, and internal guidelines.

Hope Capital’s head office is situated in Liverpool, within the North West of England, the third largest regional economy in the UK. Hope Capital much like Liverpool, has a diverse, energetic, and thriving team.
As a specialist bridging loan provider, we work with networks, brokers, and borrowers from all over the UK and often overseas. This allows our regional based team members to regularly meet up with clients to help with their bridging loan enquiries. In addition, our team attend trade shows and host our own Hope Capital events.
On top of this, we continually reward our team for their continuous hard work, as well as giving people from different departments the chance to build relationships and have fun. Through our social committee we host various events from supporting well known charitable fundraising days to team building activities. These are different each quarter, and have previously included dinners, pingpong, bowling, simulated shooting

Mental Health Awareness Week
Getting our steps in For Mental Health Awareness Week
Back in May, the Hope Capital team kick started #MentalHealthAwarenessWeek by using the power of movement for improved mental well-being!
In line with this year’s theme and our existing ‘Feel Fresh Friday’ initiative, we encouraged our teams to take extra breaks
away from their desks while getting their steps in via a StepUp challenge.
In one week, the team altogether completed an astonishing 1.1m steps and just under 55 miles. Well done team, amazing effort!

One of the key things that makes Hope Capital special is the people. Without our team, we would not have achieved the growth and success we have to date. This quarter, we have had the pleasure of celebrating important milestones with our long-serving team members. Their dedication and commitment have been instrumental in shaping Hope Capital into the thriving business it is today.
Firstly, we have celebrated Pauline O’Gorman’s remarkable 10-year journey at Hope Capital! As our phenomenal Office Manager, Pauline, has been the heartbeat of our success, where she continues to seamlessly contribute across all business functions. Her daily efforts keep our office running
smoothly and she is truly the backbone of our business. As a token of our thanks, Pauline has been rewarded for her incredible 10 years of dedication. Congratulations, Pauline, and here’s to many more years!
Secondly, our brilliant Head of Portfolio Management, Jemma Wood, has marked her 5-year anniversary. Jemma has consistently showcased her exceptional risk management skills, while enhancing the efficiency and effectiveness of our post-completion processes – we’d be completely lost without her! Having been an integral part of our portfolio management team for half a decade, we are so proud of everything Jemma has achieved and grateful for her continuous hard work and dedication. Huge congratulations, Jemma!
The celebrations didn’t stop there as one of our brilliant Senior Underwriters, Andy Bate, also celebrated his 3-year anniversary. Joining Hope Capital in 2021, Andy has ascended through the ranks, being promoted twice, through showcasing remarkable dedication and skill. A powerhouse in our team, Andy has an exceptional talent for getting even the trickiest of deals over the line. Congratulations on your continued success, Andy and thank you for everything you do at Hope Capital. Here’s to the many more successful deals ahead!
