HOMZ — Ibiza Buyers Guide

INTRODUCTION

Buy smarter on Ibiza

Ibiza ranks among the most exclusive real estate markets in Europe. High demand, genuinely limited supply and strict building rules make it a market for connoisseurs — and, for those who prepare well, a market of rare opportunity.

This is the short guide: the market, the method, and the numbers — so you can buy with insight, certainty and return.

THE FUNDAMENTALS

Why Ibiza holds its value

Ibiza is small, and most of it cannot be built on.

Protected rural land, safeguarded coastline and scarce building licences keep genuine supply almost fixed — while demand from northern Europe, the UK, the US and beyond keeps rising.

That scarcity is why well bought Ibiza property has proven remarkably value retentive, and why the

best homes rarely reach the open market — they move quietly through private networks.

Per the Colegio de Registradores, Balearic transaction prices have climbed above 10% year on year through 2025, with Ibiza at the very top.

THE CONNOISSEUR’S MARKET

If you only watch the portals, you are seeing the tip of the iceberg — usually the part already passed over.

MARKET DATA

The Ibiza market in 2026

Asking prices on Ibiza are set high — treat them as a ceiling, not a value. Average asking €/m² (Idealista, Oct 2025). Municipality

Sant Joan de Labritja

Santa Eulària des Riu

Sant Josep de sa Talaia

Sant Antoni de Portmany

Eivissa (Ibiza Town)

Premium, wild north

Family favourite

Luxury buyers, best sunsets

€7,019 +18.2% Strongest growth; value

€6,789 +2.0% Stable, strong rentals

Where value is moving. Sant Antoni leads growth (+18%) and still offers relative value; Sant Joan (+13%) is scarce and premium; Santa Eulària (+7.6%) stays family strong; Sant Josep (+7.2%) draws luxury buyers; Ibiza Town (+2%) offers stability and dependable rental demand.

Ask for real comparables. Value is driven by road, view, orientation and legal status — not headline €/ m². Request a free market scan or a formal property valuation

Buying on Ibiza, step by step

1 Orientation & budget

Define the goal (home, rental or resale), your wishes, and get to know the island by area. Investigate financing before you search, and budget realistically — allow 11–14% on top of the price for taxes and costs.

2 Preparation — NIE & bank account

You need a NIE (tax number) and, in practice, a Spanish bank account; both take time, so start early. Arrange financing before you search.

3 The search — beyond the portals

Online is only the tip of the iceberg; many of the best homes sell off market. Listings often carry wrong m², illegal extensions or stale prices. An independent buying agent opens the off market door.

4 Offer strategy

Move fast and prepared. Set a realistic offer from real comparables, and always include contingencies (“subject to legal and technical due diligence”) so you stay protected.

5 Due diligence

Verify the Nota Simple, cadastre and true built area, licences, technical condition, and utility connections. This is not the place to economise.

RUSTIC LAND WARNING

On protected rural land, what can be built, rebuilt or rented is tightly restricted. Verify with the Consell d’Eivissa before you commit.

6 Contracting

Three stages: reservation, the binding Contrato de Arras (typically 10% penalty), and the final deed before a notary. Review every document before the arras. See the notaries and land registry

7 Completion

Transfer utilities, arrange insurance, confirm your tax position (IRNR/IRPF), and register the property.

8 The HOMZ service

From first market scan to key handover: search, negotiation, due diligence and completion — coordinated for you. In almost all Ibiza sales a 5% fee is already in the asking price, so independent representation costs you nothing extra. See choosing an estate agent on Ibiza

THE REAL COST OF BUYING

Costs & taxes

Resale — ITP (transfer tax), Balearic Islands 2026. Progressive and banded: each band applies only to the portion of the price within it.

WORKED EXAMPLE · €1,500,000 RESALE VILLA

8% on the first €400k + 9% on the next €200k + 10% on the next €400k + 12% on the final €500k = ≈ €150,000 ITP (10.0%), plus notary, registry and legal fees.

New‑build. Instead of ITP: 10% IVA plus AJD stamp duty (1.5%, rising to 2% on new builds of €1M+).

Total budget. Allow 11–14% on top of the price. Confirm current rules with the Spanish Tax Agency (AEAT); deeds go through the notariado and Registradores.

CERTAINTY & OWNERSHIP

Due diligence & owning

Nota Simple & cadastre. Obtain a fresh land registry extract and compare the registered and cadastral built area to what physically exists — unlegalised extensions become your problem after signing.

Licences & planning. Confirm building and occupation licences and the plot’s urban planning status with the Consell d’Eivissa.

The Arras is binding. Have all contracts reviewed before you sign; use a specialised Ibiza property lawyer.

Annual charges. IBI and refuse tax; non residents also file IRNR each year.

Renting out. EU/EEA owners pay 19% on net rental income; non EU owners 24% on gross. Short term letting needs an ETV licence — check the Govern de les Illes Balears; guests pay the ecotasa. For annual letting see HOMZ long term rentals

Selling later. Capital gains at 19% (EU) / 24% (non EU), a 3% buyer retention for non residents, plus plusvalía. See the HOMZ Sellers Guide 2026.

Tax rules change and depend on your residency and structure. Always confirm with a local Spanish lawyer and tax adviser.
