In 1788 Edward Gibbon set forth in his famous book, “Decline and Fall of the Roman Empire,” five basic reasons why that great civilization withered and died. They were: 1.

The undermining of the dignity and sanctity of the home, which is the basis for human society.

2. Higher and higher taxes.

3. The mad craze for pleasure, with sports and plays becoming more exciting, more brutal and more immoral.

4. The building of great armaments when the real enemy was within – decay of individual responsibility.

5. The decay of religion, whose leaders lost touch with life and their power to guide.

I found this fascinating because these principles of cultural decline could describe the world today. While most of us have little control over the global situation, we do have some control over our personal lives, starting at home and moving on to the workplace. Studies have consistently shown that salary is not the most important factor when considering where one works – it’s corporate culture.

Maybe this is why corporate culture is one of the hottest topics in business today. People want to work for businesses that focus on terrific employee culture.

What is corporate culture?

Corporate culture is what we call the pervasive values, beliefs and attitudes that characterize a company and guide its practices. To some extent, a company’s internal culture may be articulated in its mission or vision statements. Elements of corporate culture include a company’s physical environment, human resources practices and the staff itself. Corporate culture is also reflected in the degree of emphasis placed on various defining elements such as hierarchy, process, innovation, collaboration, competition, community involvement and social engagement.

It’s no surprise that Fortune’s Best Companies happen to be many of the same companies listed as the best places to work. Companies that are concentrating on culture are seeing the biggest payoffs because they are putting their employees first.

I’ve always said if you take care of your people, they will take care of your customers. And your company will thrive.

According to an article in Forbes magazine, traditional companies like Aetna are now heavily focused on culture. Recently the New York Times published an article about Aetna’s CEO Mark Bertolini. He has raised wages, improved health benefits, and introduced yoga and mindfulness training to his entire company to improve staff retention and culture in the call centers.

Their $100 million plus employee turnover problem is rapidly going away, and he claims to have already improved the bottom line by 3-4 percent.

Corporate culture is consistently listed as an important factor in retaining employees at every level, but perhaps most significantly, the millennial generation. In a nutshell, while making money is important, the potential to make a life that matters is even more important. “The Good Old Days” -By Tom Kuehne Jim Jewell - Part 2

In January of 1981, a new industry was formed in Minnesota and Jim was one of the originators.

There are some who rightfully say that it is not a new industry in Minnesota, but it was the first licensed commercial production alcohol plant in Minnesota. The plant was located in the old creamery building in the town of Little Sauk.

The heat needed to produce alcohol was created from burning wood chips and turkey manure, both products were readily available from the local farmers.

Corn for the alcohol production was purchased from the local farmers, who bought some of the alcohol to add to gas to run their tractors. Other uses for the product were industrial heating products, gas line antifreeze and cosmetics.

Jim’s mechanical abilities were very important in the creation of greater efficiency in the plant. The alcohol produced at the plant was 192 proof. Jim could dip his finger in the alcohol and place it on his tongue and determine if the proof was up to 192.

After Reagan was elected, the plant was shut down and commercial alcohol production was only allowed at the very large facilities.

During the following couple of years, Jim did flying in the summer months and trapping, fur and hide buying

in the winter months. His summer flying involved crop dusting, which is quite hazardous. (Life insurance companies usually do not accept crop dusters at standard rates.) While dusting some fields near Browerville, Jim took off the electric power lines. A week later, he took the power lines down a couple of miles down the road, after which he quit crop dusting.

After retiring from his crop dusting career and with the fur prices being greatly reduced, Jim and Nancy began to raise and trap leaches as fishing bait. After studying several successful methods of leach trapping, Jim found that he c o u l d catch more leaches than he had the ability to sell.

He stopped at a bait dealer to see if he would buy his leaches. The dealer enthusiastically said yes, but the next week when Jim arrived at the dealership with 200 pounds of leaches, the dealer wouldn’t buy them, stating that he didn’t have any way to store that many leaches. Jim and Nancy had been raising Belgium Worms for fish bait and had about 150,000 worms in their shop during this time and they were also growing very well. Jim decided that there must be some resorts in Wisconsin that needed worms and leaches, so he made a three day trip to Wisconsin each

Hagberg says the reality is that whatever management pays attention to and rewards are pretty strong indicators of the culture. Do you profess to care about quality, but is your real mentality more about “getting it out the door?”

step to gather insight as to what your workplace culture truly is. Sometimes it’s nowhere close to what management set out to create.

Strong leadership is central to engendering a positive cultural environment. If you are in charge of a team that is not functioning properly – it’s probably your fault. You need to take a good hard look at yourself and take responsibility for the situation so that you can repair it.

Corporate culture extends far beyond employees. Your customers, vendors and competitors are watching too. Who wants to do business with an organization that they can’t trust or respect? I’ll tell you who – no one. Your public face reflects your internal face.

The mirror doesn’t lie.

week to supply their needs. This sales route was successful, but very time consuming. He then began to send the bait with Speedy Delivery Service and by using the internet, began to sell bait to resorts in many states. He wasn’t able to grow, trap and sort leaches fast enough to satisfy the expanded market, so he began to buy 2-300 pounds of leaches per week from leach trappers in northern Minnesota. The bait sales company was called Jewell Bait.

Obituaries Earl R. Wiehoff

1945 in Gulf Port, Mississippi. He enlisted in the Merchant Marines before entering the U.S. Navy. Earl owned and operated Earl’s Bar in Melrose from 1957 through his retirement in 2011. He was a member of St. Mary’s Catholic Church in Melrose, American Legion Unit 101, Schanhaar-Otte VFW Post 7050, Knights of Columbus, Council #1633, and a former member of the Melrose Lions Club, Melrose Chamber of Commerce and Melrose Volunteer Fire Department. Earl enjoyed hunting pheasants and ducks, and fishing.

Survivors include his children, Pam (Bob) Kaufman of Edina, Mark Wiehoff of Arlington, Virginia, Mary (Steven) Flock of Golden Valley, and Jannie (Mike) Kappes of Birch Lake; grandchildren, Nathan Zirbes, Katie (Bob) Gruber, Sara Lotte Kaufman, Alex Kappes, and Christopher Flock; five great-grandchildren, Jack, Sam, and Belle Gruber, Carter and Allie Zirbes; and brother, Ralph “Curly” (Bernie) Wiehoff of Melrose.

Earl was preceded in death by his wife Isabell “Teenie” Wiehoff on September 21, 2013; parents; brothers, Ed, Jerry, and Con Wiehoff; sisters, Gen Potvin, Mae Rose McGilligan and Virginia Johnson; two infant sisters; and infant granddaughter, Emily Kappes.

Serving as urn bearer will be Katie Gruber. Cross bearer will be Alex Kappes and scripture bearer will be Sara Lotte Kaufman.

Memorials are preferred.

Arrangements were made with PattonSchad Funeral & Cremation Services of Melrose.

Earl R. Wiehoff (owner of Earl’s Bar), age 93, of Melrose, died peacefully on Thursday, February 23, 2017 at the CentraCare Health Nursing Home in Long Prairie, Minnesota.

A Memorial Mass of Christian Burial will be held at 11 a.m.

Friday, March 10 at St. John the Baptist Catholic Church in Meire Grove with Rev. Marvin Enneking officiating. Inurnment will be at St. Mary’s Cemetery in Melrose with military honors by the Melrose Veterans Honor Guard.

A celebration of life will continue after the inurnment at the American Legion in Melrose.

Visitation will be from 4 to 8 p.m.

Thursday, March 9 at the Patton-Schad Funeral Home in Melrose and from 10 to 11 a.m. Friday, March 10 at the church in Meire Grove. Melrose Veterans Honor Guard will pray at 6 p.m. followed by parish prayers at 7 p.m. and a rosary at 8 p.m. by the Knights of Columbus and the Melrose Fire Department Thursday evening at the funeral home.

Earl Roman Wiehoff was born March 11, 1923 in Melrose, Minnesota to Charles and Kathryn (Sandbrink) Wiehoff. Earl married Isabell “Teenie” Flock on November 16,

Lloyd L. Hutchins, 72 year old resident of Swanville, MN, passed away on Saturday, February 25, 2017 at his residence.

A Funeral Service will be held at 11:00 A.M. on Saturday, March 4, 2017 at St. Peter’s Lutheran Church in Swanville, with Pastor Kevin Zellers officiating. Burial will take place in Bearhead Cemetery at a later date. A visitation will be held from 4:00 PM to 7:00 PM on Friday and from 10:00-11:00 A.M. on Saturday at St. Peter’s Lutheran Church in Swanville, MN. Arrangements are with Shelley Funeral Chapel in Swanville, MN. Lloyd “Bud” L. Hutchins was born in Long Prairie, MN on January 31, 1945 to the

Dodge area, Modesto, CA, and Forest City, IA. In January of 1981, they moved to Long Prairie where she worked at the Long Prairie Memorial Hospital. She and Bud were well known for originating “Bud’s” Creamery Antiques in Browerville in 1991.

Lois was a member of First Baptist Church, Long Prairie, where she served in many capacities. Music was very important to Lois. She loved to sing, especially old hymns with family and friends. Lois loved hospitality, opening their home to manymeals, baking, cooking, and coffee-times of visiting.

She is survived by her children, Charles (Debbie) Haaland, South Haven, MS; Sally (Harley) Hanson, Long Prairie; and Susie (Robert) Schultz, Excelsior, MN; seven grandchildren and 16 great-grandchildren.

She was preceded in death by her parents, husband Edward “Bud” Haaland in 2003, son Stephen in 1980, brothers Marvin and twin Leland Benson, and sisters Selma Benson and Lorraine “Toodie” Hilstrom.

He grew up in Pillsbury, MN. Lloyd was a cowboy right from the start. He liked helping on the farm and as a young teen, started competing in rodeos, which he enjoyed for many years. Lloyd also enjoyed hunting and fishing with his family and friends. As an adult, he worked mostly as an over the road truck driver for Larson Boats. In his retirement, his favorite pastime was drinking coffee and visiting at the Long Prairie Tarp Shop. His greatest love was his three sons and their families. Lloyd was dearly loved and will be greatly missed by many.

Lloyd is survived by his sons; Leon (Michelle) Furlong of Grand Rapids, MN, Lonny (Michelle) Hutchins of Swanville, MN and Luke (Jessica) Hutchins of Modesto, CA; grandchildren, Felicia & Tyra Furlong, Alexis, Milo, Mathilda, Ellen & Louis Hutchins.

Ronald L. “Ron” Sunderman R o n a l d L. “Ron” Sunderman, age 81 of Grey Eagle, died peacefully surrounded by his family on Tuesday, February 28, 2017 at the St. Cloud Hospital in St. Cloud, Minnesota.

A Mass of Christian Burial will be held at 11 a.m.

Saturday, March 4 at St. Joseph’s Catholic Church in Grey Eagle with Rev. Ronald Dockendorf officiating. Interment will be in the parish cemetery.

Visitation will be from 4 to 8 p.m.

Friday and from 10 to 11 a.m. Saturday at the church in Grey Eagle. The Christian Mothers will pray at 6 p.m. Friday evening at the church.

Ronald Leo Sunderman was born December 1, 1935 in Ward Springs, Minnesota to Leo and Clara (Pluth) Sunderman. He graduated from Grey Eagle High School and joined the Army National Guard where he served for eight years. He was united in marriage to Alice Borgerding on September 2, 1961 at Our Lady of the Angels Catholic Church in Sauk Centre. Ron farmed his entire life on the family farm he

grew up on. He also worked at Kraft Foods in Melrose from 1967 through 1980. Ron thoroughly enjoyed living the independent life of a farmer.

He was a member of St. Joseph’s Catholic Church in Grey Eagle and St. Joseph’s Catholic United Financial. Ron enjoyed fishing, hunting, and playing cards.

He loved spending time with his family, especially his grandchildren and greatgrandchildren.

Survivors include his wife, Alice Sunderman of Grey Eagle; children, Karen Jobe of Sauk Centre, David (Anita) Sunderman of Long Prairie, Margie (Angelo) Smieja of Long Prairie, Gary Sunderman of Grey Eagle, and Keven (Bonnie) Sunderman of St. Rosa; 16 grandchildren and 21 greatgrandchildren; sister, Evelyn Gartner of Sauk Centre; and brothers, Ray (Irene) Sunderman of Sauk Centre and Richard (Barbara) Sunderman of Woodbury.

Ron was preceded in death by his parents, Leo and Clara Sunderman; and brother-in-law, Norb Gartner.

Serving as casket bearers will be David, Gary, Keven, Dylan, Anthony, and Jonathan Sunderman. Cross bearer will be Nicole Sunderman and scripture bearer will be Ashley Cremeans.

Memorials are preferred.

Viola Strack

He graduated from Upsala High School.

He continued his education and played basketball at Mayville State University in North Dakota graduating with a degree in Mathematics. After graduation, he began working at Arnzen Construction in St. Rosa until starting his own business, New Age Builders of Freeport. He was a member of St. Francis Catholic Church in St. Francis.

Psalm 78 begins with a plea from God: “Oh my people, hear my teaching!” Notice that God is pleading with His people to hear Him. There is a difference between listening and hearing. We often listen but do not hear. So God emphasized that fact: “listen to the words of my mouth.”

Of course we want to know what He means when He asks us to “listen to the words of my mouth.”

Then, as now, many only listen when any speaker has anything to say that has value to them - even God. If we do not believe that the words of the speaker - even God - will benefit us personally and tangibly we will not hear their voice. Sadly, what was true then is true today.

God spoke to the Israelites many times on many different occasions through many different individuals and unexpected miracles. Yet, His message did not penetrate into the depth of their hearts and make a lasting impression in their lives. They seemed to forget the importance of His teachings and paid a price.

If we listen to and obey His Word, He will reward us.

Real ID bill passes House; productive weekend of local meetings Following lengthy negotiation and compromise, the House last week passed a Real ID bill.

Such legislation is needed before the end of the year to allow Minnesotans to travel by commercial airlines in this country.

This is a federal requirement intended to increase security, but it has not been warmly embraced by many who see this as an infringement on states’ rights in addition to giving additional information to the government about its citizens.

The bill passed last Thursday gives folks a choice in the matter. What we passed is called a “two-track system,” meaning those who want the new Real ID can get it, while those who have no intention of flying or who don’t want the new license could continue with their current driver’s license.

Minnesota is one of only five states where Real ID legislation has not been passed. We have asked for further extensions before the deadline, but no additional time will be granted. What this means is that beginning next January, those who fly commercially must have the new ID or a current passport before they will be allowed to board a plane.

We have been assured by the federal government they would use the new, enhanced ID only for the regulation of

Also, an amendment was added to the bill stating that this new data system cannot be used to track or regulate the purchase of firearms or ammunition.

Similar legislation is awaiting action in the Senate. And of course, whatever is passed by the Legislature must be signed by Gov. Mark Dayton before it becomes law.

Had a busy weekend with town hall meetings in three district communities, and an invitation to attend a federal farm bill informational meeting in St. Cloud Friday afternoon hosted by Congressman Tom Emmer.

After opening remarks from the Congressman, we hooked up electronically with the House Agriculture Committee chair, Mike Conaway, of Texas, and were able to ask questions about the upcoming farm bill debate. Conaway’s goal is to have the bill wrapped up in the House this fall. I asked about the possibility of increasing the number of acres allowed in the CRP program, to which he responded that would depend on how much funding was available for the program. I also emphasized the importance of the crop insurance safety net for farmers, especially in these times of tight margins, and he was in agreement on the value of crop insurance. I also asked about the possibility of relaxing the federal rule that does not allow land subject to a mandatory conservation program, such as Minnesota’s buffer law, to be enrolled in the CRP program.

The all-important February budget forecast will be released this week, on Tuesday. That’s the forecast used to create the state budget for the next two years. According to the last projection, our state will have a $1.4 billion surplus to work with. However, it’s not certain how that number will change in the new forecast. With the release of this set of numbers, spending targets will be established for each of the finance committees so they can begin the task of setting their budgets.

Grey Eagle City January 10, 2017 The regular meeting of the Grey Eagle City Council was called to order by Mayor Jim Gohman at 7:00 p.m., on the 10th day of January 2017 in council chambers.

Council members present were Roland Ahrendt, Thom Muellner, Bill Pohlmann and Joe Arnzen.

There were no council members absent. Also in attendance were Chico Hellmann, Lori Hellmann and guests Bernice Tschida, Mike Meagher and Judy Meagher.

The oath of office was given to newly elected Mayor Joe Arnzen and council members Bill Pohlmann and Thom Muellner. Jim thanked the council for working with him over the past 13 years.

Bernice Tschida presented a gavel to Jim Gohman for his service and dedication to the city. Bernice also presented a gavel to Mayor Joe Arnzen. Jim Gohman then turned the meeting over to Mayor Joe Arnzen.

Mayor Joe Arnzen thanked Jim for the great job he has done for the city.

A motion was made by Thom Muellner to approve the amended agenda. A second was made by Bill Pohlmann and upon vote, with all members voting in favor, motion carried.

A motion was made by Bill Pohlmann to approve the minutes of the December 13, 2016 Truth in Taxation meeting as written. A second was made by Roland Ahrendt and upon vote, with all members voting in favor, motion carried.

A motion was made by Roland Ahrendt to approve the minutes of the December 13, 2016 regular meeting with the following changes: page 1608, paragraph 12 replace

the word council with the word culvert, and page 1609, second paragraph add the word building after Big Birch Lake Association. A second was made by Thom Muellner and upon vote, with all members voting in favor, motion carried.

Mike Meagher was in attendance to request First Responders in attendance at the Central Minnesota Pond Races being held on Trace Lake for January 22, February 18 for Race on Trace and February 25. Mayor Joe Arnzen stated that it is difficult to get First Responders to spend the time doing this but that the Fire Department would try to get people signed up to do this.

Mike also requested that the $100 fee per race be waived. He feels that this race brings people into the community that might not otherwise be here, and he did not wish to move the Central Minnesota Pond Races to a different location.

A motion was made by Roland Ahrendt to waive the $100 fee per race for the Central Minnesota Pond Races held on Trace Lake however any request for additional race dates may be subject to the fee. A second was made by Thom Muellner and upon vote, with all members voting in favor, motion carried.

The following water/wastewater/maintenance items were discussed: 1. Chico has successfully obtained his class D wastewater license and is ready to take over the responsibilities of all wastewater duties. Chico and Joe will talk to Matt and make a decision at the February meeting.

2. Discussed parking on the two business blocks of State Street (Main Street). There have been cars left overnight and it makes it difficult to remove the snow prop-

erly. A motion was made by Thom Muellner to establish no parking from 2:00 a.m. to 6:00 a.m. on the two business blocks of State Street (Main Street) from November 1st to May 1st each year. Any vehicles left on the two business blocks during the restricted times may be towed.

A second was made by Roland Ahrendt and upon vote, with all members voting in favor, motion carried.

3. Jim’s Electric hasn’t had time to come to look at bringing in power from the East Lift generator to the Fire Hall.

The Council received a letter of resignation from City Attorney Tim Churchwell effective January 31, 2017 as he has been appointed as a District Court Judge in Douglas County. It is Tim’s recommendation that the city appoint Joe Krueger as the new City Attorney as Joe has experience in representing other communities in and around Todd County. A motion was made by Bill Pohlmann to retain Joe Krueger as City Attorney upon agreement by Joe Krueger. A second was made by Thom Muellner and upon vote, with all members voting in favor, motion carried.

A motion was made by Roland Ahrendt to approve Resolution No. 2017-01, A Resolution Approving 2017 Committee Appointments. Freedom of Religion in the U.S.

By Debra Bellman The First Amendment to our Constitution says Congress shall not impose any religion on us, or ban any religion.

There will not be a national religion in this country as long as the Constitution stands. We have separation of religion and government, more often called separation of church and state.

This doesn’t mean that our government has no values. Each one of us is free to speak out and to vote according to our own values. With a large population, we vote for lawmakers, who in turn, are free to vote their conscience, or to vote according to the opinion polls of their constituents, as they make our laws. In the end, our laws and our government will reflect the values of the voters. If we goof up, then we have the judicial branch to see to it that our laws are constitutional.

The voters dictate. But because there are so many of us, and because we are all different, no one person ends up getting exactly what they want. This is democracy.

An opposite way to put values into the laws is the way that Communism has tried to do it Top down, that is. A group started with one set of beliefs, values and practices that they wanted all citizens to adopt. The goal was good - to have a fair society. But beliefs and values cannot be forced on people.

The systems broke down into government-induced violence, rampant corruption, and a population afraid to speak up. China and all the parts of the Soviet Union are slowly finding their way out of systems that didn’t work. China and Russia are very far from being free de-

If you are Muslim, you can pray five times a day, but you can’t force all the kids at a public school to do it.

And if you like to do your gardening naked, I hope you live in a secluded area.

You are not supposed to show yourself naked in public, unless you are at a legal nude beach.

We all make compromises. Your recourse, is to speak up and influence others to help you change laws you don’t like. But meantime, the laws are the laws.

So, the government will not force a religion on you, and no one can stop you from having the religion you choose.

You are free to vote your values. All votes count equally. The laws you must follow are a joint effort created from the bottom up. Democracy, under a constitution, is a brilliant system if what you want is to live in peace with your fellow citizen.

Enacting such a law would eliminate the high costs of “public defense attorneys” who make every effort to prolong legal proceedings as long as possible at great expense to taxpayers and clients.

The costs of impaneling juries would thus be reduced as well, by the certain decrease of gun-related crimes. The net result of enacting such legislation would immediately reduce the costs of incarceration also, because most criminals would be far less likely to commit any crime while in possession of a firearm if such a law were in place!

Many gun related crimes in this country are committed by individuals under the age of 21, who have no fear of retribution. Under our current legal system these young criminals are seldom charged as adults. In all too many cases, rather than suffer any serious consequences for their actions these young criminals are often released back to the same parents who have long ago failed to instill any sense of moral responsibility in their children. It is time for our legislators to address the issue of punishment for all gun related crimes, despite the age of the perpetrator.

Suggesting more “gun control legislation” by taking guns away from law abiding citizens is the true height of stupidity, but it appears that many of today’s legislators have apparently risen to that level. Where are the heads of our legislators and politicians in this regard?

Stearns County Sheriff’s Office Alert: Jail Giftcard Phone Scam

The Stearns County Sheriff’s office has taken several phone scam reports where residents of Stearns County are being called and advised that their grandchild is in jail. The suspects identify themselves as a supervisor of the jail and that they need to receive Walmart gift cards to bail their grandchild out of jail. Several victims have purchased $3000.00 and $6000.00 Walmart gift cards and provided the gift card information to the suspects.

Jails do not deal with gift cards and would not operate in that manner. When someone has been arrested and has a bail amount, jails normally work with bail bonding agents, cash or cashier’s checks.

The Stearns County Sheriff’s Office would like to remind residents to never provide financial information to anyone over the phone that you may not be familiar with or have not worked with in the past. Anyone that may be a victim of this scam is encouraged to call the Stearns County Sheriff’s Office at 320-2514240 to report this crime.

Many individuals who commit especially horrendous crimes (mass killings for example) truly lack any sense of self-esteem or personal worth and in their deluded thinking “want to make a name for themselves” mistakenly believing their actions will make such an impact on society that they will be long remembered!

There is a need for a new direction and thinking in this country, and it is NOT a need for more so-called “gun control” or ‘background checks.’ No background check will ever deter some mentally ill individual from committing some horrendous crime against humanity. There is simply no way to predict the future actions of a mentally ill person, and it’s time for society (and our socalled legislators) to realize this.

I have some suggestions for how to combat the gun-related crimes in this country, and they’re really quite simple. For starters, the media should make it a policy that when someone commits some horrendous sickening crime against society, no mention of that person’s name (or family name) should be included in the news reports. The news media should only report that “some mentally deluded individual” committed the particular crime.

On gun control? My suggestions: (1) For a first offense, anyone committing a crime (burglary, damage to property, vehicle theft, fleeing law enforcement, assault, shoplifting, breaking and entering, home invasion, or other such crime) while in possession of a firearm (or replica of a firearm) would automatically incur a sentence of incarceration for a period of one year. Any such offense would constitute a “felony”, and could not be ‘plea bargained’ down to a lower offense, resulting in nothing more than a mere ‘slap on the wrist’!

(2) For a conviction of any type of crime “against another person or persons”, while in possession of a firearm (or replica) all privileges of living freely in a civilized society would automatically be forfeited, and result in a minimum sentence of 5 years in prison without the possibility of parole.

(3) Anyone convicted for the death of a person (or persons) with a firearm would be sentenced to a minimum of 10

-Joyce Dear Joyce, I would never advise someone to write their own will, unless, of course, they’re an attorney in that state. Laws can vary from state to state, and some states may not look upon a document like that as being official under law. Some even require witnesses, and a notary might not be good enough.

If you’re trying to save money by doing it this way, I would strongly urge you to look at involving a lawyer as an investment. In most cases, having a reputable lawyer draw up a legally correct, state-specific will doesn’t cost a lot of money. At the very least, go online to USLegalForms.com. They have all kinds of state-specific legal forms, including wills.

Your last will and testament is one of the most important legal documents you’ll ever be part of. Please don’t try to do this yourself, Joyce. I’ve run into so many families who, in the midst of grieving the loss of a loved one, were handed a handwritten piece of paper that wouldn’t hold up in court. That kind of thing just adds more stress to an already heartbreaking situation.

Number two, you can get a home mortgage with no credit score through a manual underwriting. Just make sure you have a good, long history of paying other things, like your rent and utilities on time. You would also need to have all your debts paid off completely, and the accounts closed for at least six months.

I want you to become debt-free before you buy a home, Maria. I also want you to save an emergency fund of three to six months of expenses and a down payment before you buy a home.

Buying a house when you’re broke and in debt is a really bad idea.
