Everything’s negotiable - and here’s how to do it
By Harvey Mackay During the Civil War, President Lincoln was urged by a friend to give up Forts Sumter and Pickens and all government property in the Southern states. In reply, Lincoln said, “Do you remember the fable of the lion and the woodsman’s daughter?” “Aesop writes that a lion was very much in love with a woodsman’s daughter. The fair maid referred him to her father. And the lion went to the father and asked for her hand. “The father replied: ‘Your teeth are too long.’” The lion went to a dentist and had them extracted. Returning, he asked again for his bride. “No,” said the woodsman. “Your claws are too long.” Going to the doctor, he had the claws removed. Then he returned to claim his bride, and the woodsman, seeing that he was unarmed, beat out his brains. “May it not be so with me,” concluded Lincoln, “if I give up all that is asked?” I learned a long time ago that you can’t give anything away in negotiations without receiving something in return. I also know that the most important term in any contract isn’t the contract. It’s
dealing with people who are honest. Before you start any negotiation, look beyond the title and make sure that the person you’re dealing with is in a position of authority to sign off on the agreement. No matter what industry you’re in, or how far you go in your career, the ability to effectively negotiate can make the difference between success and mediocrity. It doesn’t matter whether it’s a multimillion-dollar contract, a job offer or a house sale. The rules of good negotiating are the same. • Know what you want. Don’t go to the table without a clear, realistic idea of what you want to achieve. It will help you negotiate with confidence. • Ask for what you want. Don’t be afraid to make the first offer. You’ll set the tone for the discussion, and studies suggest that the negotiator who goes first usually comes closer to getting what he or she wants. While I often counsel people to let the other person go first, someone has to start the process. I have found that either way, I need to be clear about my expectations or I will be disappointed. • Understand what your adversary wants. A successful negotiation should satisfy both sides. Instead of trying to crush your competition, find out what he or she hopes to get, and try to work together toward a solution that works for you both. • Don’t concede unilaterally. Usually one side or the other has to give something up. If you offer something, be sure to get a comparable concession from the
other person. Giving away something for nothing will be taken as a weakness to be exploited. The playing field needs to be level. You don’t have to accept being bullied. • Don’t rush. Time can be your friend if you’re willing to wait for the right deal. If the other side senses a deadline, he or she may be motivated to hold out until the last minute, or try to force you into accepting unreasonable terms. Be patient and let the time pressure work against the other side. • Be ready to walk away. This can take a certain amount of courage, but it’s necessary to avoid being backed into an agreement you don’t want. If possible, keep an ally in reserve - someone with the power to approve or reject the deal. This can give you an out if you need to turn down a deal, or motivate the other side to make the best offer possible. • Listen. Sometimes what the other side says is not the same as what they want. They say the price is too high, but their most important demand is quality, which almost always costs a little (or a lot) more. Pay attention for cues that Harvey Mackay continued to pg 3

Obituaries Thomas A. Adams
Thomas A. Adams 59 yearold resident of Swanville, MN passed away February 20, 2013 at his home in Swanville, MN. Funeral services were held Wednesday, February 27, 2013 at the Shelley Funeral Chapel in Little Falls, MN with Brother Robin Pierzina officiating. Burial followed in St. Mary’s Catholic Cemetery in Little Falls, MN. Thomas was born on June 12, 1953 in Little Falls, Minnesota to the late James and Angeline (Zilka) Adams. He graduated from Little Falls High School in 1971 and then attended Central Lakes College for Landscaping. Thomas was employed at the turkey barns for several years before going to
work for RR Donnelley in Long Prairie. After 14 years of employment with RR Donnelley Thomas retired in January of 2013. He had the pleasure of living in the family cabin on Pillsbury Lake for many years. Thomas loved hunting, fishing, trapping, and snowmobiling. He loved his Harley Davidson Motorcycle more than anything and Thomas attended many Sturgis bike rallies in South Dakota. Thomas is survived by his brothers, Ronald Adams of Long Prairie, MN, John (Cheryl) Adams of Grand Rapids, MN, Tony (Geri) Adams of Rice, MN, & Jim (Lynn) Adams of Bertha, MN; sister, Mary (Tim) Kummet of Little Falls, MN; and many nieces & nephews. Thomas was preceded in death by his parents, Jake and Angie. Casketbearers were Dustin Adams, Dave Adams, Alan Kummet, Gerald Schleif, Butch Loxterkamp, and Randy Golombecki.
Funeral s e r v i c e s celebrating the life of Paul R a y m o n d Birr, age 64 of Minnesota will be 7 PM, Friday, March 1st 2013 at the MillerCarlin Funeral Chapel in Albany. Pastor Frederick Kutter will officiate and internment will take place at a later date. Paul passed peacefully after suffering a stroke and then a courageous battle with cancer surrounded by his family and friends at the Assumption Community Care Center in Cold Spring. There will be a gathering time prior to the service Friday afternoon from 4-7 PM. Paul was born August 11th, 1948 to Gustav and Marcella (Kelm) Birr in St. Cloud. He lived his entire life in the central Minnesota area where he worked as an over the road truck driver. Most
recently he operated Birr Express Inc. He was a 27 year member of OOIDA, and a member of Reynolds Baptist Church in Gutches Grove, MN. He is survived by his children Deborah (James) Vedral, Alexandria; Scott (Courtney Niemann) Birr, Brandon, MN; his grandchildren Dustin Vedral, Rebecca Vedral, Jessica Vedral, Austin Scott, David Scott, Taylor Birr, and numerous extended grandchildren, nieces, and nephews; his siblings Warren Birr, Cold Spring; Duane Birr, Albany; Kenn (Shirley) Burr, Albany; Ron Birr, Spartanburg, SC; Joyce (Dave) Wielenberg, Albany; his brother-in-law Roger Notch Sr., Albany; and his special friend Kathleen Bisig. He is preceded in death by his parents Gustav and Marcy Birr, his infant daughter Brenda Rae Birr, his sister Lois Notch, and his sister in law Leona Birr. Arrangements are being made with the Miller-Carlin Funeral Home of Albany.

a s s of Christian Burial was held Tuesday, F e b r u a r y 26, 2013 at St. Benedict Catholic Church in Avon, MN for Frances Minnerath, age 92, who died Thursday, February 21, 2013 at the St. Cloud Hospital. Burial was in the St. Benedict Parish Cemetery. Frances was born in Rockville to Joseph and Ann (Strack) Bellmont. She married Roman S. Minnerath on May 8, 1952 in Mary of the Immaculate
Conception Church in Rockville. Frances enjoyed sewing, fishing, gardening, and playing Bingo and Kings Corner. Frances especially loved being with her children, grandchildren, and great-grandchildren. She was a member of St. Benedicts Parish and Cold Spring Legion Auxiliary. Survivors include her daughter, Gail; son, Dean; sister, Caroline Zumwalde; grandchildren, Isaac, Elizabeth, Adam, and Justin Minnerath, and Jason and Missy VanScoik; great-grandchildren, Justin, Jonathan, and Gavin Minnerath, and Alivia, Lilly, and Payton VanScoik. She was preceded in death by her husband, Roman; granddaughter, Amanda VanScoik; sisters, Carola, Emma, and Bernice; brothers, Aloys, Lawrence, and Leo.

Hubert H. Sunderman, age 89 of Melrose, died Thursday, February 21, 2013 at the Pine Villa Care Center in Melrose, Minnesota. A Mass of Christian Burial will be held at 11:30 a.m. Thursday, February 28 at St. Mary’s Catholic Church in Melrose with Rev. Marvin Enneking officiating and Rev. Ken Thielman concelebrating. Interment will be in the parish cemetery. Friends may call from 8 to 11 a.m. Thursday at the Patton-Schad Funeral Home in Melrose. Hubert Herman Sunderman was born May 24, 1923 in Daysland, Alberta, Canada to Anthony and Anna (Volbert) Sunderman. He married Delores Gruber on August 26, 1947 in Lake Henry, Minnesota. He farmed north of Melrose all his life with his wife. Hubert resided at Park View Apartments for the last five years until moving into Pine Villa in January. He was a member of St. Mary’s Catholic Church in Melrose.

Hubert enjoyed anything having to do with farming including auctions, farm machinery, crops and cattle, and he loved spending time with his family. Survivors include his daughters, Sharon (DeWayne) Mareck of St. Cloud, Beverly (Dale) Radermacher of Monango, North Dakota, and Debra (Charles) Uphoff of Melrose; eight grandchildren and 11 greatgrandchildren; brothers and sister, Roman (Aurelia) Sunderman of Melrose, Delores Bromen of Elk River, Bernard “Bernie” (Mary Lou) Sunderman of St. Cloud, Harold Sunderman of Elk River, and Victor (Dorine) Sunderman of Melrose. Hubert was preceded in death by his wife, Delores Sunderman on June 28, 2010; parents; and granddaughter, Wendy Radermacher. Serving as casket bearers will be Scott Mareck, Kurt Mareck, Brent Mareck, Eric Mareck, Ross Uphoff, and Troy Radermacher. Serving as cross bearer will be Jody Kirchner and scripture bearer will be Chantel Beuning. Gift bearers will be DeWayne Mareck, Dale Radermacher, and Chuck Uphoff.

James M. Piekarski
James M. Piekarski 61 year-old resident of Swanville, MN passed away February 18, 2013 in Lovington, New Mexico. A Mass of Christian Burial was held Tuesday, February 26, 2013 at St. John’s Catholic Church in Swanville with Father Ronald Dockendorf officiating. Burial followed at Sacred Heart Catholic Cemetery in Flensburg, MN. Military Rites were conducted by the Swanville American Legion Post #313 and VFW Post #6037. James M. “Ski” Piekarski was born in Little Falls, MN on August 31st, 1951 to Richard and Theresa (Ludwig) Piekarski. He graduated from Little Falls Senior High School in 1969 and went onto St. Cloud Vocational School for Carpentry. He joined the Military in October 1970 and had an Honorable Discharge in April 1972. He was married earlier in life and later divorced. He
operated a thriving construction business which later led to the acquisition of his own lumber business, Ski’s Lumber. He then married Diane (Brady) Piekarski on August 24th, 1991. He was a pillar of the Swanville Community first as a carpenter for many building projects; member of the City Council, Swanville American Legion Post #313 and VFW Post #6037; involved in the formation of Granny’s Café and many other community activities. He is survived by his wife, Diane; daughter, Gwen (Mike) Adelmann; sons, Michael and Brian (Deb) Piekarski; stepdaughters, Karen (Chris) Brooks, Janet (Kent) Holmberg, Jean Gwost; stepson, Ken (Deb) Czech; 4 grandchildren; 9 step-grandchildren; 2 sisters and 5 brothers. James was preceded in death by his parents, Richard & Therese Piekarski; brother, Carl Piekarski, and in-laws, James and Irene Brady. Honorary Pallbearers were Bob Koetter and Jim Waltman. Active Pallbearers were Brian Snyder, Gary Loxterkamp, Jim Rocheleau, Mike Adelmann, Mike Piekarski and Paul Lange.
Marcella “Marcy” Anna Birr
Funeral Services celebrating the life of Marcella “Marcy” Anna Birr, age 90 of Albany was held at 11 AM Monday, February 25, 2013 at Immanuel Lutheran Church in Farming Township. Pastor Frederick Kutter officiated and burial took place in the parish cemetery following the service. Marcy died peacefully in her home surrounded by her family Thursday morning. Marcy was born on May 7th, 1922 in Paynesville, MN to Emil and Lydia (Haag) Kelm. She was baptized at St. Paul’s Lutheran Church in Eden Valley. Marcy married Gustav W. Birr on September 26th, 1947 in Paynesville. After marriage, the couple made their home on a farm near Albany. To their union there were seven children born. Marcy was a devout member of Immanuel Lutheran Church in Farming Township. She was the past president of the Ladies Aid serving from 1974-2006. Some of her favorite things in life included working at church, gardening, dancing with Dad, playing cards, spending time with her sisters, and performing skits with her “girls” at church. Her greatest joy though was her family, grandchildren, great-grandchildren, and great-greatgrandchildren. The greatest blessing she bestowed on all who entered under her roof was her love and faith in Christ that she shared. Marcy is survived by her loving children Paul Birr, Cold Spring; Warren Birr, Cold Spring; Duane Birr, Albany; Kenn (Shirley) Burr, Albany;
Ron Birr, Spartanburg, SC; Joyce (Dave) Wielenberg, Albany; her 18 grandchildren, 35 great-grandchildren, and 2 great-great-grandchildren; her sisters Caroline (Delroy) Schoenleben, Waite Park; Marlene (Clarence) Birr, St. Joseph; and her son-in-law Roger Notch Sr. She is preceded in death by her parents Emil and Lydia Kelm, her husband Gustav Birr who passed in 1990, her daughter Lois Notch who passed in 2003, her daughter-in-law Leona Birr, her grandchildren Brenda Birr and Dustin Birr, her great-greatgrandson Ilijah Hoell, her sister Adeline Snyder, and her brother-in-law Harry Snyder. Arrangements were made with the Miller-Carlin Funeral Home of Albany.

20th Annual Fishing Contest, Long Lake
The Swanville high School gym was a sea of gold on Thursday night, February 21st as the Swanville girls basketball team sponsored the “Jumpshots For Jared” fund raiser. The fund raiser was for Swanville 4th grader, Jared Leyendecker who was diagnosed with Ewings cancer in his left foot. On January 28th, to prevent the spread of the cancer, the doctors had to remove Jared’s left foot above the ankle. The Swanville girls basketball team sold gold t-shirts in the Swanville area to raise money. They also pledged $1.00 per point for every point scored by the junior varsity and varsity teams in their games against the St. John’s Prep girls teams. Several area residents also pledged $1.00 per point to be donated to the Leyendecker family. The Swanville girls basketball program was able to donate approximately $4,000.00 for their efforts.

Bill would alert home buyers to radon According to testimony heard in the Housing Committee last week, more people in the United States die each year from lung cancer caused by exposure to radon gas than are killed in car crashes. And Minnesota has one of the highest rates in the nation. It’s estimated that 40 percent of Minnesota homes have elevated levels of radon. For those reasons and because a beautiful lady from Glenwood died this past year from lung cancer caused by exposure to radon, I have introduced a bill in the Legislature to make sure all homes in our state are tested for the deadly gas when they are sold. Janet Thompson lived and worked in the area for many years before being diagnosed with the deadly disease. She passed away last summer. The bill is HF 816 and is known as “Janet’s Law.” It simply says that when the ownership of a residential home is transferred, it must be tested for the presence of radon. The gas itself is caused by the natural breakdown of uranium in the soil, and its level varies in different

parts of the state. When uranium breaks down, radon gas is a byproduct and can seep into homes through cracks or other openings in the foundation. Again, from testimony given by officials from the Department of Health, approximately one in seven homes in the state has already been tested for the gas, and of those, one in three has elevated levels. The test, estimated to cost less than $10, is easy to do. The measuring device is hung in the home for three to five days, and then it’s sent to a lab for analysis. A number higher than four “picocuries” indicates the level is high. I want to work with all parties involved in real estate to make this testing procedure work. The bill will start the committee process with its first hearing either this week or next. Wolf-hunt issues resurface A bill was introduced in the state Senate last week that would put a stop to Minnesota’s one-year old wolf hunt. The animal came off the endangered species list two years ago, and the state conducted its first hunting and trapping season this past fall and winter. The season ended when the quota of 400 animals was nearly reached. This new legislation, SF 666, reinstates a five-year period during which no hunt can be conducted. After

that, a hunt can only be held “if population management is deemed necessary and other means for controlling the wolf population are explored.” It surprised me that three of the bill’s authors reside in the metropolitan area and the other is from Rochester. Local town hall meetings Senator Torrey Westrom and I have planned a series of town hall meetings for the second Saturday in March. We will be stopping in Glenwood, Melrose, Freeport, and Albany, beginning at the Lakeside Ballroom in Glenwood at 9 a.m. on March 9. We’ll head east to Melrose later that morning, and then finish up after lunch at Freeport and Albany. Residents are encouraged to meet with us and share their concerns. The Senator and I will give a review of what’s happening in St. Paul, as well. We will also be meeting the afternoon before, on March 8, in Sauk Centre at a gathering hosted by the Chamber of Commerce. Additional information will be in next week’s column. Rep. When he was in the eighth grade, “Sparky” failed every subject. When he got to high school, he also did poorly. He was not good at sports and did not fit in with the other students. Everyone considered him a “loser.” However, he enjoyed drawing. And even though no one else was proud of his art work he was. He submitted his cartoons to many editors. Unfortunately, every one of them turned him down. So he decided to write his autobiography in cartoons. He presented himself as a childhood “loser” - alone and left out, always looking for a friend. His comic strip, Peanuts has become famous and today nearly everyone knows and loves “Charlie Brown.” There are days when all of us feel lonely and left out, friendless and afraid. Lights, Camera, Lunacy! By Saralee Perel Like death, it was bound to happen. I was the guest on the TV show, “Books & the World.” Am I glad I stepped out of my comfort zone? We’ll see. In pre-show terror, I emailed my pal, Bill, for support. He thinks highly of me so I didn’t tell him my real thoughts. “Your dream has come true,” he wrote. “Someone wants to interview you. It’s a GOOD thing.” “So is Metamucil,” I thought. “But you know what they say about too much of a good thing.” “What’s the worst that can happen?” “My dress could get stuck in the waistband of my pantyhose so viewers will see a wide shot of my fanny.” Before the show, I layered L’Oreal Firming Facial Serum on my thighs. I used a vat of Revlon Concealer on my second chin. I put Almay Cover-Up Stick on my crow’s feet and the sides of my mouth where my dark lines fan out like cat whiskers. The older I get, the longer it takes to get that natural look. My heart was beating so fast, I used up 4 years on its warranty!
Flinging blouses from my closet, resulting in a giant mound of clothing, I found the answer to our daily 2-hour search topic: where’s the cat? At the studio, I met the interviewer, Bob Silverberg, a stunning fellow with warm and welcoming eyes. When the cameras were on, we simply spoke with each other – from the heart. It was because of this brilliant gentleman’s tender manner that I loved the experience. If you’d like to see my interview, just go to www.youtube.com and type my name. I went blank 17 times – seriously. And so, I learned about stepping out of my comfort zone. Instead of shying away from the next opportunity, I’m going to calmly and courageously take a deep breath, think about the value of attempting a new scary thing – and then throttle the person who asks me. To my friend, Bill, whose caring support was a reason I didn’t back out, “Hey pal, I’ve got 2 words for you. Trust me; they’re not elegant.” Those words I’d like to say to him and everyone else who believes in me? Thank you. I cherish the encouragement from friends near and far – not just old friends like Bill but new ones, many of whom are readers who’ve contacted me, but whom I’ve never met in person, which matters not one bit when it comes to the

Upsala Elementary School will be holding its annual Kindergarten Roundup on Friday, March 8, 2013. Registration for the class of 2026 will begin at 8:15 a.m., for all children who are interested in attending kindergarten at Upsala Elementary School starting in the fall of 2013. Parents should bring their child’s birth certificate and immunization record when they come on this day. Kindergarten Roundup is for both parents and children and will run from

Burtrum City February 4, 2013 The meeting of the Burtrum City Council was called to order on Monday, February, 4, 2013 at 7 p.m. by Mayor Allen. All members answered roll call. Minutes of the Jan. 7th meeting were read and approved on a motion by Ron Strassburg and seconded by Clara Taft. Upon vote motion carried. Finance report was given and accepted on a motion by Anna Payne and seconded by Kevin Wunderlich. Upon vote motion carried. Checks number 7082 thru 7090 were approved for payment

A member of the Sheriff’s Office was at the meeting to request a donation for training equipment that the State does not provide.
