Decluttering your home can feel overwhelming, especially when you don’t know where to start. One of the most effective ways to tackle clutter is by using the Move-Out Method. This approach treats your home as if you are moving out, helping you make clear, decisive choices about what stays and what goes. Whether you’re preparing for an actual move or just craving a more organized space, this method will transform your home.
Step 1: Empty the Room
Start by selecting a single room to focus on Remove everything yes, everything from that space, placing it in a designated sorting area This drastic step allows you to see the room as a blank canvas and forces you to evaluate each item individually before returning it
Step 2: Sort with Purpose
Once the items are out of the room, categorize them into four groups:
with yourself if you haven’t used it in over a
Step 3: Clean the Empty Space
Before returning anything to the room, take the opportunity to deep clean. Wipe down surfaces, vacuum carpets, and refresh the walls. This not only revitalizes the space but also gives you a fresh perspective on how you want it to look and function.
Step 4: Reintroduce Essentials Only
Now that the space is clean and decluttered, bring back only the items that belong there. Be intentional about placement to create an organized, functional, and visually appealing space If an item doesn’t add value or serve a purpose, reconsider whether it belongs.
Step 5: Maintain the System
Clutter accumulates over time, so it’s essential to maintain your newly organized space Adopt a routine where you periodically reassess each room using the Move-Out Method. Develop habits like the “one in, one out” rule whenever you bring in something new, let go of something old.
The Benefits of the Move-Out Method
Clarity & Simplicity: Seeing a room empty allows for better organization and layout planning. Less Decision Fatigue: Sorting outside the room makes it easier to choose what truly belongs. Encourages Minimalism: Helps eliminate excess and encourages a clutter-free lifestyle. By using the Move-Out Method, you can create a home that feels lighter, more spacious, and ultimately more enjoyable. Ready to reclaim your space? Start today!
PASSIVE ARCHITECTURAL DESIGN: SUSTAINABLE HOME CONSTRUCTION IN ZIMBABWE
TEXTSTAFFWRITER&PHOTOGRAPHSH&S
Imagine living in a home that keeps you cool during scorching summers and war
Passive design isn’t just about saving money on electricity it’s about creating homes that work with nature, not against it. Whether you’re building a new home or making small changes to an existing one, incorporating passive design strategies will make your space more comfortable, sustainable, and cost-effective So why not let your home do the hard work while you sit back, relax, and enjoy the perfect indoor climate?
m on chilly winter nights without racking up massive electricity bills Sounds like a dream, right? Well, with passive architectural design, it’s completely possible! Zimbabwe’s unique climate, from its sun-soaked Lowveld to its breezy highlands, makes it the perfect place to embrace smart, sustainable home design.
What is Passive Design, Anyway?
Passive architectural design is like giving your house superpowers it works with nature, not against it, to maintain the perfect indoor temperature Instead of relying on powerhungry air conditioners and heaters, passive design makes clever use of the sun, wind, and natural building materials to create a comfortable and energy-efficient home all year round
Clever Design Tricks for a Naturally Comfortable Home
1. Smart Orientation and Layout
Where your house faces can make or break its comfort levels In Zimbabwe, homes that face north get the best of the sun’s warmth in winter while staying cool in summer. Big windows on the north side let in the winter sun, while verandas and overhangs keep out the harsh summer heat.
2. Let Your Walls Work for You
Ever walked into an old stone house and felt that natural, cool air? That’s thermal mass at work! Using materials like brick, concrete, and stone helps absorb heat during the day and release it at night, keeping the temperature just right This is a lifesaver in places like the Lowveld, where daytime heat can be unforgiving.
3 Harness the Power of Fresh Air
No one likes a stuffy home! Passive design ensures a constant flow of fresh air through cross-ventilation Strategically placed windows and vents allow cool air to breeze in while pushing out hot air. If you want to take it up a notch, a courtyard or wind tower can further enhance natural cooling
4. Shady Business: Keep the Heat at Bay
Ever noticed how trees provide the best shade? Well, in passive design, shading elements like pergolas, deep eaves, and even leafy trees can help keep your home cool Traditional thatched roofs, still popular in rural Zimbabwe, are excellent at maintaining indoor temperatures cool in summer, cozy in winter
5. Go Underground for Ultimate Comfort
If you’ve ever walked into a cave or basement, you know how stable the temperature is Earthsheltered homes use the ground as insulation, reducing temperature swings This works particularly well in rocky areas of Zimbabwe, where homes can be partially built into the landscape for extra comfort
6. Sustainable Landscaping and Water Efficiency
Your garden isn’t just for looks it can be part of your home’s passive design! Planting indigenous trees and shrubs provides natural cooling, while rainwater harvesting helps reduce reliance on municipal water Permeable landscaping allows water to soak into the ground instead of running off, making your home more eco-friendly
A Blend of Tradition and Innovation
Zimbabwean architecture has been nailing passive design for centuries Just look at rondavels, with their thick mud walls and thatched roofs simple yet incredibly effective Modern architects are now mixing these age-old techniques with contemporary styles, proving that sustainability and elegance can go hand in hand
CHAS EVERITT INTERNATIONAL EXPANDS INTO ZIMBABWE
The Chas Everitt International property group is expanding to Zimbabwe and will shortly be opening an office in Harare.
“This expansion comes in response to Zimbabwe’s steady economic recovery over the past few years and rapid growth in key industries such as mining, tourism and agriculture, which is attracting many new affluent buyers and investors to the local real estate market,” says Chas Everitt COO Barry Davies.
“In addition, urbanisation is increasing and there has been a surge in diaspora spending in response to the government’s policy reforms and infrastructure developments, with the result that Zimbabwe now has one of the fastest-growing property markets in Africa ”
Certain challenges still exist, he notes, including currency instability, high construction costs and regulatory uncertainties, but despite these, Zimbabwe’s residential real estate sector is expected to be worth some USD85-billion this year and grow at an annual rate exceeding 5% to reach more than USD104-billion by the end of this decade
“Our new Chas Everitt office in Harare, under the leadership of local business stalwarts Trevor Jakachira and Evelyn Mbundire, will cater to the growing demand for prime residential properties in suburbs such as Avondale, Borrowdale and Mount Pleasant and is currently assembling a top-performing team of experienced estate agents
“It will provide expert guidance and a comprehensive range of real estate services including sales, leasing and property management to both local and international buyers, helping them navigate the opportunities and challenges of Zimbabwe’s dynamic property landscape.”
And there are excellent investment opportunities, says Davies “For example, the most recent statistics show that an influx of expatriates and business professionals has driven prime residential rents up by more than 10% over the past three years, so that four-bedroom apartments or homes in Harare are now commanding up to USD3500 a month. Platforms like Airbnb are also fuelling demand for short-term rental units and holiday homes.
“Consequently, a significant portion of current property inquiries is currently driven by Zimbabweans abroad looking to invest in luxury rental apartments as well as family homes, and by global investors who are always on the lookout for diversification opportunities in thriving emerging markets.”
Davies says that as a result of its affiliation to Leading Real Estate Companies of the World®, Chas Everitt is easily able to connect top property developers and owners in Zimbabwe to these affluent investors across the world, “and with local business leaders at the helm who have a deep understanding of the evolving market trends and investment opportunities in Zimbabwe, we will definitely be bestplaced to assist those investors in making informed choices and smart property decisions.”
