Mark Sultana, the principal architect of DSDG Architects,
faces
the
unique
challenge
of
designing a modern-style home in a farmhousestyle neighborhood. The Polo Club’s design covenant prohibits overt, modern architecture, such as flat-line rooftops, which is precisely what this homeowner prefers. Sultana makes everyone happy with his new ranch-modern style that turns this horse pasture into a high-tech, environmentally responsible, modern ranch. A long, undulating drive — with sabal palms and minimalistic, native, drought-resistant trees and shrubs — leads to the strong A-frame entrance, reminiscent of the quaint horse barn that once stood on this property. Low-profile pitches and silver aluminum roofs, blocky forms, white stucco, frosted glass, high-definition wood images on aluminum siding, and a rusting steel louver are the perfect elements to create this striking design for the Sarasota Polo Club community. The home — just shy of 14,000 square feet under air — “has every modern bell and whistle,” Sultana shares. The team collaborated with Wicked Smart Homes to make this modern ranch high-tech. “It has an ‘app’ for everything,” — even to control the ground-mounted solar panel array. u

“We needed to match the existing architecture in the neighborhood. Even though a flat, modern roof is precisely what the client wanted, we couldn’t do it. So we came up with this style that incorporates a standing-seam, metal roof into the architecture,” describes Sultana. Working with Mullet’s Aluminum Products, the team set out to do something original. Essential to the look, there would be no seams, no joining of sides, just one continuous façade. A mock-up was created, proving that this critical, modern A-frame feature was doable. The adjacent COR-TEN® weathering steel louvers are a dynamic, living design element. “They also create a beautiful shadow effect on the wall — an ever-changing visual to the façade on top of the white stucco as shade and shadow are always moving,” shares Sultana.

With an overwhelming desire to be environmentally responsible, this home boasts the “biggest solar array on a residential home in Florida,” Sultana continues. The environmental features also include drought-resistant landscaping, thermally broken windows, water-conserving artificial turf, and more. A screen of sustainable bamboo lines the property’s border to buffer the resort-style, modern-ranch home from the adjacent road. Mike Voigt, luxury home builder and president of Voigt Brothers Construction, is no stranger to building homes with this environmental mindset. As an award-winning leader in green building, he brings his expertise and experience to this modern ranch. “Oftentimes you generate more energy than you can use, so if you have batteries to harness the extra energy, you can rely on them,” describes Voigt on how current battery technology isn’t yet up to par. “We plan on battery performance improvements soon, so we ran conduit and wiring throughout the home so it will evolve alongside the technology,” he continues. u
Dining Room: DSDG Architects’ in-house interior designer April Balliette uses a stunning, creamy quartzite slab with golden veining that 301 Granite & Marble fabricated for the custom dining table. She pairs the table with these uber-mod dining chairs from Elite Modern in faux leather for durability. Hanging from the A-frame entry is Modern Forms’ Chaos Pendant from Bee Ridge Lighting. A stunning backdrop of aluminum-framed windows sets off this brushed-aluminum light fixture, a custom stain entry door, and DIZAL’s aluminum siding. This unique, durable, laminated product features high-resolution wood images.

The owner’s contributions to the décor and design were vital say the builder and architect. And she knew her mind. She wanted a “timeless” home—one in which accessories could be interchangeable. “I chose grays and white and relied on a variety of textures for interest and definition,” she says. From the 12 ft chandelier in the foyer to each of the furnishings, the home bears her imprint.

The large-format Mark collection tile by Atlas Concorde from Design Works traverses the interior and exterior with a concrete appearance. Low-profile, comfortable modern furnishings from International Design Source preserve the view to the magnificent pool. Thayer Coggin classic cube lounge chairs in navy with polished chrome create a meaningful impact upon entry. Artful pops of primary yellow and teal meld with the blue, teal, and cream Surya rug.

DSDG Architects’ in-house interior designer, April Balliette, listened intently to the homeowners’ wishes for a modern interior. With one of the homeowners favoring subtle tones and the other pushing for primary colors, one thing they both agree on is that the home must be teenageboy-proof! “I’ve never met anyone who didn’t like blue,” shares Balliette. From there, she builds a modern-contemporary palette of sleek gray and white, warming it with varying shades of blue, minty green, and tasteful punches of yellow and orange. u
Kitchen: “These lighting fixtures are the kind where you cross your fingers and hope the client thinks they’re perfect, too — luckily they do!” delights Balliette. The delicate but substantial modern pendants from Bee Ridge Lighting offer warmth and contemporary style, showing both wood and polished nickel finishes. Balliette frames the white acrylic cabinets from Campbell Cabinetry Designs in a dark wood tone that she pulls from the DIZAL aluminum siding on the exterior and foyer walls. This streamlined, minimalistic modern kitchen is the perfect balance of light and dark, and the final touch is the gray quartz backsplash that fills the wall. Living Room: The floor-to-ceiling fireplace meets the roof’s angular pitch for a stunning contemporary detail. Balliette vertically stacks porcelain tiles for a modern visual texture and pulls from the dark tones that accent the cool color palette. Blocky, modern forms and clean lines echo in both the coffee table and the fireplace. The coffee table, with a wenge wood base that encompasses a contrasting white onyx slab, is from International Design Source. 34

Master Bedroom: Balliette uses Benjamin Moore’s Gentleman’s Gray for the headboard wall that matches the blue, gray, and cream geometric style area rug. Currey & Company table lamps, in a faux shagreen from International Design Source, sit atop the dark rosewood Hurtado nightstands. With the pandemic disrupting lead-times, Balliette enlists a local cabinet maker to create a custom dresser that complements the nightstands. Master Bath: This modern, rectilinear, striking white freestanding Jacuzzi tub from Ferguson Bath, Kitchen & Lighting Gallery sits atop the Dwell porcelain tile by Atlas Concorde from Design Works, which also flows into the walk-in shower. Lining the feature walls, Balliette creates a textural design using Wow tiles from Sticks & Stones Flooring. These varying tiles range from ribbed to flat yet work together for a unique, undulating, modern wall aesthetic. Master Vanity: Balliette uses the dark wood tone of the DIZAL to select the perfect finishes for the rest of the home. “For a time, that aluminum siding sample went with me everywhere to make all these selections,” she shares. From Campbell Cabinetry Designs, this floating master vanity in Richelieu’s Brillanté Collection offers a modern, glossy look and fits seamlessly into the overall design. Master Fireplace: This dramatic Napoleon Vector fireplace from Woodland Direct, clad in the 30-by-60-inch Dwell porcelain tile, creatively divides this large master bedroom from the casual office on the other side. The fireplace is tiled in a simple stack for a modern, minimalistic appearance. Balliette shares that its dark tone pulls from the porcelain-wood flooring’s knots. Hence, she opts for a contrasting wood-like porcelain slab mantel, which withstands the working fireplace’s heat.
Master Office: On the other side of the master bedroom fireplace is a quaint office space with views to the Ipe wood lounging deck. Balliette selects this stunning, Italian-crafted, Flamingo side chair from Robb & Stucky as the perfect mate to the homeowner’s existing, clean-line, white desk. “To add a bit of warmth into the bedroom space, so they didn’t feel cold modern, we switched to a porcelain wood-like flooring from Design Works,” shares Balliette.

Guest House Bedroom: Elegant-modern defines the guest house master suite. The Surya rug marbled with lapis, teal, and cream offers visual movement to this tranquil design. Vertical lines on the gray Bernhardt bed from Robb & Stucky lift the eye to the cool blue artwork. More Space Place provides the perfect built-in closet for this guest house that has it all.
Guest House Living Room: This contemporary living room houses a comfortable sofa with an attached chaise from American Leather. The crisp white sofa allows the pops of orange and yellow on the throw pillows and the artwork above to stand out. Geometric shapes on the rug echo in the Oggetti cocktail table and the Uttermost Sakana table lamp in a faux shagreen from International Design Source. With the same flooring from Sticks & Stones Flooring as the main house, this fully equipped guest house — with its own front entry — is cohesive with the overall design.

Outdoor Shower: A natural Florida landscape lines the walk that leads to the outdoor shower. Nestling between the walk and the greenery are gray-and-white river rocks that create a spa-like sensibility. This nook connects to the fabulous outdoor living and pool in vibe and in color while offering privacy with its dense, lush foliage.
Outdoor Living: This area is functional and elegant with an outdoor kitchen, dining, and conversation areas. Balliette selects durable outdoor seating and brightens the sleek, gray-and-white color scheme with lapis-blue and teal throw pillows. The juxtaposition of the large-format, concrete-gray floor against the warm wood tones of the DIZAL ceiling makes a strong rustic-modern statement.

Front Elevation: “The front of the home consists of eight large casement windows, which were used specifically because they have a clean look and provide lots of natural light, which is important in a beach home,” says Johnson. White siding and moody blue shutters add the perfect touch to the windows, matching this beach home’s contemporary front door. The driveway is complete with turf stone drive strips, supplied by Belgard, that are laid like a normal paver. Designed turf plugs fit into each hole to create an inviting look. Natural wood accents on the front of the home and the garage doors offer a sneak peek inside this beach house that hosts a Hamptons vibe of blue, white, and natural wood throughout. Front Entry: A twisted teak root entry table, whose base resembles the roots of a tree, greets you as you step out of the elevator onto the second floor. The abstract art piece hanging over this table, sourced through International Design Source, emulates the Gulf and reaches up toward the ceiling, making it a perfect addition to this beachfront home. A silver tray atop the table is the ideal place for guests to drop their keys.

With a true style all its own, this custom beach house on Anna Maria Island is a mix of coastal, casual, and luxe. It’s a perfect vacation spot that evokes the feeling of vacationing in the Hamptons while incorporating enough local flair to reflect Florida’s sun-kissed charm. Unlike the Hamptons, which essentially closes during the winter, this home offers 12 months of inviting Florida weather all year long. This coastal contemporary custom home is 5,800 square feet, including 3,900 square feet of living area. It also has eight bedrooms, six-and-a-half baths, a five-car garage, and a 1,760-square-foot rooftop, and was designed as a vacation rental for up to four families. “With that in mind when designing the house, I try to incorporate a larger great room, dining, and kitchen space to handle lots of people at one time,” says Brian Johnson, president of Johnson Homes of West Florida, and the home’s owner. It also features space for a small arcade, an area for board games and puzzles, lots of outdoor seating, and a heated pool and spa. The home — adequately named Sea Forever — is a mere 200 steps from the beach and is located on a narrow point of Bradenton Beach, equidistant from the Intracoastal waterway and the Gulf of Mexico. The full rooftop deck features a bar area, a significant design piece of the home, and “creates the contemporary clean-line style,” describes Johnson, while allowing great views of both water bodies. The roof turf has a specially designed pitched roof truss system for draining water to the front of the house. Johnson’s use of unique materials includes Versatex Canvas, the faux wood cladding on the front of the home. It has a lifetime warranty against defects and is the perfect choice for the island’s harsh environments. u

Living Room: A custom Sea Forever sign, created by Designs by Mary Rose, states the home’s name proudly in the living room. The use of the Benjamin Moore Hale Navy color on the font coordinates with the kitchen island and barn door. This space’s natural tones and blues complement the beach-themed art prints hanging over the sofa, clad with blue and white pillows. A light blue coffee table is the perfect place to set aqua-toned accessories reminiscent of the Gulf colors.
Dining: White metal pendants, suspended with a hint of natural wood, blend perfectly with the 10-foot-long custom dining table, featuring a white epoxy river flowing down the middle to give it a contemporary feel. Metal X-base legs allow the 10-foot benches on each side to slide in perfectly. The 9-foot tall, Hale Navy blue barn door boasts artful gold cartography that adds to the home’s local flair. Custom-made by local woodworker Jeremy Williams, it features a hand-carved map of Anna Maria Island. “We think that it’s perfect because if someone comes to visit, whether it’s family from far away or anyone else, they’ll want to feel that local vibe,” Amy Smith, owner/designer of Designs by Amy Lou states.
The owner’s contributions to the décor and design were vital say the builder and architect. And she knew her mind. She wanted a “timeless” home—one in which accessories could be interchangeable. “I chose grays and white and relied on a variety of textures for interest and definition,” she says. From the 12 ft chandelier in the foyer to each of the furnishings, the home bears her imprint.

White Shaker-style cabinetry perfectly matches the matte white GE café appliances adorned with brass handles and Calacatta gold quartz countertops shimmer with a slight touch of gold. Three seagrass woven island pendants from are the perfect blend of coastal appeal and art deco. They have a touch of brass to flow with the warm handles on the appliances. The kitchen island is wrapped in Benjamin Moore Hale Navy, while bamboo frame bar stools with a woven rattan seat “give the perfect touch of class to this Hamptons-inspired kitchen,” Smith states.

To achieve uniqueness throughout the home, Johnson worked with Amy Smith, owner/designer of Designs by Amy Lou. After the initial design, Johnson shares plans with Smith, whom he has worked with for three years. “Amy generates a theme for each room so renters can have a special experience,” Johnson explains. “Then she creates a storyboard for each suite to give me a feel for what the finished space will look like.” After entering the home’s double doors, you can see directly out to the pool and outdoor living area. Experiencing the home’s internal design starts when stepping off the elevator onto the second floor. A turn to the left leads into the kitchen’s open floor plan and then directly into the dining and living area. It’s cohesive and flows easily from one space to the next. The show-stopping, 9-foot, hand-carved navy barn door is at the end of the dining area. Here, guests can pinpoint the local beaches they’ve visited on the door’s map. A step through this door leads to the arcade room — a perfect place for the kids to have fun. Guests will also find two en suites on this floor. u
Cabana Suite Bath: The Cabana bathroom hosts a blue and white penny tile cabana stripe to perfectly coordinate with the accompanying bedroom headboard. The shower sides are in a 12-by-24-inch vertical stacked white porcelain tile to allow the back wall and floor to be the star of the show. The vanity is custom-painted in the same color as the Cabana Suite to give a seamless quality between the two rooms. The custom cabana sign was crafted by Jeremy Williams, who also created the home’s custom barn door and other bathroom signage throughout the home. Cabana Suite: This creative suite with mix-and-match colors features a custom navy and white striped headboard with fabric from International Design Source. The geometric orange rug and the orange and white palm lumbar pillow coordinate with the vintage cabana art print on the adjoining wall, giving this space a fun cabana vibe. The orange and blue hues mix perfectly together, even down to the white and gold pineapple lamps and the seagrass nightstands. Teardrop mirrors provide a touch of vintage flair. 62

Fairy Wrasse Suite: Local artist Designs by Mary Rose created the custom Fairy Wrasse signage in a hot pink font and a white 6-foot frame. The name evokes the colors and vibrancy of the beautiful, bold fish. Ideal for young children, this whimsical room has lots of colors — from the artful, multicolored rug and the striped coverlets in blue, lime green, pink, and orange to the fun green and white fabric headboards. The dresser and the nightstand drawers are lined with a pink and orange palm print for added discovery. Coral Reef Suite: This playful pastel pink suite features coral shell mirrors flanking each side of the large tufted tan headboard with nailhead trim. Nightstands on each side are in a different shade of pink with a marble top for a vintage look. Standing atop each nightstand is an orange coral and tan Uttermost lamp from International Design Source. The abstract shell art enhances the playful feeling of the room.
On the third floor, there’s a laundry room and six additional bedrooms — two for children and four designed for adults. A custom-built cubby bench in the hallway is a great place to store items or sit down to put on shoes. Everything is in the details when Johnson and Smith work on a home. Smith truly brought the Hamptons to life at Sea Forever with an added local flair to each of the home’s eight unique bedroom suites — some with accompanying baths. “The builder gives me his overall idea of what he wants and doesn’t want, and then I just go with it,” Smith explains of the bedrooms — Cabana Suite, Hamptons Suite, Surfer Suite, Wave Suite, Coral Reef Suite, Ocean Pearl Suite, Pirate Suite, and Fairy Wrasse Suite. Each room’s character brings the home to life, with surprises and special touches at almost every turn, even in the least expected places. “When you open the drawers in the Hamptons Suite, they are lined with blue and white palm trees,” Smith delights. World-renowned surfboard shaper Juan Rodriguez had a hand in the Surfer Suite design by creating a unique display board. Johnson met with Rodriguez, and they selected the raw slab of wood and then discussed the shape and color of the finished board. “This is the kind of detail I like to put into these projects to make them more original — a home people will want to rent time and time again,” Johnson explains. u 64

Hamptons Suite: The Hamptons Suite is a true classic and a favorite of the home’s owners. “When they first walked into this room, it was nostalgic of their first home as a married couple — from the Ralph Lauren traditional Hampton-style lamps to the embroidered blue and white bedding,” Smith delights. The threepiece whale art from Designs by Amy Lou on the wall over the bed recreates the classic Hamptons look. The denim and white cotton blend Annie Selke rug is perfect underneath sandy toes after a long day at the beach. “We were hesitant to create such a traditional room in a contemporary beach house, but it only seemed fitting, and it turned out to be one of everyone’s favorite rooms,” Smith adds.
Hamptons Bathroom: Moroccan blue and white tiles with slight distress on the edges cover the overall bathroom floor and the back accent wall of the shower up to the ceiling. The shower floor is in a white Penny tile and complements the bold Moroccan tiles. Each side of the bathroom shower wall is in a 12-by-24-inch stacked blue jean cement tile with blue grout. “This is one of our team’s favorite bathrooms in the entire home!” exclaims Smith.

Decorative buoys line the hall between each print for added nautical appeal in this third-floor hallway. Each custom art print by R. Johnson is a destination spot on Anna Maria Island. As guests exit the elevator and stroll down the hallway to choose their rooms, they can point out places they have already been or would love to visit on the island.
Smith appreciates having the freedom to use her imagination to create perfect spaces, especially when designing a variety of cool, hip bathrooms. “One of the things I love most about designing beach houses with Johnson Homes is that he gives me the freedom to be bold with the tiles,” she declares. The completed Sea Forever beach haven checked nearly all of the boxes for the perfect island destination. Whether it’s the home’s more laid-back Ocean Pearl Suite or the whimsical colors and trendy touches in the Fairy Wrasse Suite, this home offers something for every vacationer to enjoy. “Just around every corner, there’s something to discover,” Smith concludes. “It’s almost like guests are on their own little scavenger hunt with what they can find in the house, never quite knowing where their finds will lead them on the Island.” n
Powder Bath: The powder bath is the epitome of the Hamptons, using stark white and bright blues. Warm Paja floors coordinate with the floors throughout the home’s main areas. The back wall is tiled in a 3D navy blue and white nautical star pattern from floor to ceiling, while the surfboard art on the adjacent wall solidifies the room’s beach theme. The lighting from the white and brass cone fixtures complement the warm tone of the round, natural wood mirror, while the vanity displays the Hale Navy blue that is ever-present in the rest of the home.

Beautiful and more tranquil, the Ocean Pearl Suite is for guests who do not favor vibrant colors and trendy add-ons. Brass-stacked circle mirrors in a pearl shape nearly reach the ceiling, hanging on the wall over nightstands with natural wood geometric legs and natural stone tops. The custom half circle headboard gives the illusion of a complete circle. The circular theme carries through to the bedding with tiny round pom-pom pearls and onto the diamond-cut pattern on the woven rug with pearl pom-poms between each diamond. “The outdoor living space is critical when building vacation homes,” Johnson says. The pool is in a blue mosaic tile featuring a customized spa with a unique acrylic transparent design. Johnson added a three-hole putting green to utilize the remaining area in the back yard so that everyone can enjoy the space at the same time.

Originally designed and built by DSDG Architects and Voigt Brothers Construction as a spec home, this coastal transitional home is located in Sarasota’s premier waterfront neighborhood on a canal in Paradise Shores, where many homes have private boat docks with direct access to the bay and scenic views of Bird Key. A little over halfway through the construction process, the property was purchased by a family from Boston, who brought in Blu Interiors | Blu Home to further customize the interior details to suit their needs and lifestyle. u
Living Room: Voigt Brothers Construction worked with DSDG Architects to designate the fireplace location and craft the feature wall, and Blu Home selected the honed marble stack stone from 301 Granite & Marble. “This fireplace is on a central axis with the room, so it aligns with the kitchen island and couch,” shares architect Scott Gross of DSDG Architects. FineCraft Custom Cabinetry built a bookcase to match the floors from Sticks & Stones Flooring, making it appear original to the house. A microsuede ottoman with a bridge serves as a footrest and coffee table. “There are two parts to design: function and beauty,” adds Chelsea Dunbar, owner and principal designer of Blu Interiors and co-owner of Blu Home, and interior designer Megan Ellis. “They have to marry each other to really work.”

Dining Room: To accommodate up to 10 people comfortably in the dining room, Blu Interiors chose a round table and barrel chairs with soft, feminine curves that mimic an armchair. The powder-coated aluminum dining table has an engraved lazy Susan, which is discreet and functional. Voigt Brothers Construction created the elevated wood ceiling detail to add warmth to the space. “This room is more intimate, and the design is impactful, creating a wow factor in a small space,” adds Dunbar.

Kitchen: Comfort was top of mind in the kitchen, which features all-white cabinets by Progressive Cabinetry and swivel counter stools with a back cushion that can accommodate sitting for more extended periods of time. “The clients do a lot of entertaining and cooking, so it’s important that the stools are comfortable,” note Dunbar and Ellis. “The soft curves match the dining room chairs, and they have a sculptural look that matches the modern design throughout the house.” The appliances and plumbing fixtures are from Ferguson Bath, Kitchen & LIghting Gallery.

“When working on a spec home, the main challenge is designing for an end user that you don’t have,” says architect Scott Gross of DSDG Architects, who designed the home and worked alongside Voigt Brothers Construction. “So, you’re designing based on current trends for the masses until someone rises up and loves what you’ve done. When the Boston family stepped into the design process, their changes were pretty minimal — a testament to our teamwork and collaboration in planning. We worked hard to develop a plan that most people would like. The outcome is a home where every aspect of the project has some character to it.” u
Master Bath Vanity: The custom vanity spanned the entire wall, so Voigt Brothers Construction broke it into sections with light fixtures to keep it from looking overbearing. “We used built-in mirrors with paneling and low-profile sconces to make it look and feel graceful,” says Stephen Voigt, vice president of Voigt Brothers Construction. Blu Interiors created a custom selection for the fabric on top of the vanity stool from Mitchell Gold + Bob Williams to match the ones at the foot of the bed in the master bedroom. “It juxtaposes the acrylic base with the brushed metal framing underneath, which brings together traditional and contemporary elements,” state Dunbar and Ellis. The faucets are from Ferguson Bath, Kitchen & Lighting Gallery. Master Bedroom: The wallpaper in the master bedroom is made of actual shells that have been stripped and laminated, creating a dimensional effect that removes the need for any artwork. Blu Interiors brought in a blind tufted microsuede headboard in the neutral gray color scheme incorporated in the custom bedding, end benches, and area rug. The sculptural chandelier, reminiscent of coral or a sea anemone, was sourced through Blu Home and showcases the light in unique ways. Master Bath Tub & Shower: Voigt Brothers Construction created wall and floor designs in the master shower with Marazzi Castellina Stone Mosaics, a natural stone and porcelain with metallic details from 301 Granite & Marble. The wall pattern is framed with a brushed shellstone pencil rail. Blu Interiors added a sculptural resin stool that is both functional and chic. “The fresh white color of the stool pulls from the white acrylic interior of the garden soaking tub, creating a sense of balance with the finishes,” says Ellis.
Lady Lounge: The “lady lounge” was designed for the matriarch of the house, who selected the feminine artwork from a local art gallery. The Nathan Anthony daybed, sourced through Blu Home, complements the soft palette of light blue, taupe, and blush. It is paired with textural materials, such as grasscloth wallpaper, a shag area rug, and a lacquered raffia tray on the coffee table, which doubles as a filing cabinet. “You just want to touch and feel everything in here,” exclaim Dunbar and Ellis. “The wife is more transitional in her everyday style, and this room really reflects that.”

Game Room: The “man cave” was built around the Nautilus pool table from Mitchell Exclusive Billiard Designs, which features a blue felt surface. Along with the abstract watercolor rug, it pays tribute to the client’s favorite sports team, the New England Patriots. A custom bar ledge matches the shelves’ dark finish above the wet bar. Framed horseracing memorabilia line the wall above the bar ledge, and saddleinspired barstools complete this space.
As a result of building custom and spec homes over the years, Voigt Brothers Construction has mastered the art of drawing on their previous projects to create an impressive end result that will appeal to a broad audience. “We’re always getting feedback on what people are looking for when it comes to new design ideas and trends,” says Stephen Voigt, vice president of Voigt Brothers Construction. “Whenever we start a spec project, we take ideas from things that we have done previously and put them together to create a customized set of plans. We’ve built a lot of contemporary homes in the past, but we wanted this house to feel more beachy. It’s transitional in the sense that we put wooden beams in the great room but no crown molding, for instance. There are clean lines and modern elements throughout the house, but it never feels cold.” u

Chelsea Dunbar, owner and principal designer of Blu Interiors and co-owner of Blu Home, and interior designer Megan Ellis were introduced to the homeowners through their realtor. They mixed design elements to embrace the builders’ design profile of the home and interject the modern design the clients were seeking. Locally sourced and commissioned artwork pieces, unique wallpaper, and impactful, sculptural lighting were all carefully curated for the home and enhanced its multi-generational appeal. u
Staircase: Above the custom fabricated aluminum staircase, light filters through a large window designed by DSDG Architects, merging coastal and craftsman design. “We included an X-brace to tie in with the entry metal bracing feature, while the window mullion adds more of a craftsman feel,” Gross shares. The light fixture, Moonlight Murmuration by Ochre, is a contemporary installation of solid glass drops illuminated by an LED, brass cap, and white canopy. Blu Interiors custom scaled it to fit the space. Bonus Room & Lounge: The ceiling tray detail with wood cypress slats over black inlay add depth to the lounge. Custom pillows from B2E Home bring out the blue in the ottoman, sourced through Blu Home. “The ottoman is an installation of pieces that takes the traditional coffee table and modernizes it,” note Dunbar and Ellis. “The separate coffee table creates a solid surface with wood and metal, while the moveable seaside table can be pulled over to the sofa.”

Guest Suite: Designed by Blu Interiors, the bunk bed in the guest suite has a queen on the bottom and a twin on top. A capiz shell chandelier from Serena & Lily acts as a natural diffuser, illuminating the room with a soft, warm glow. The hanging rattan chair enhances the room’s playful atmosphere, drawing attention upward to a recessed ceiling. The ceiling color is one of the same blue hues found in Drew Noel Marin Art’s commissioned art piece. “The pixelated appearance of this piece with a pop of orange is fresh and unique,” says Ellis.
Powder Bath: Various deep-sea elements are featured in this powder bath. “The onyx backlit countertop sets the tone,” add Dunbar and Ellis. “We added character with large-scale aquatic wallpaper and a fun light fixture to make this into a unique space.” The Visual Comfort single pendant light fixture combines sticks of varying lengths in an hourglass shape and lends an organic and sculptural feel with a hint of soft light for a relaxing ambiance. “The homeowners are extremely family-oriented,” says Dunbar. “This is their part-time residence as they live in Boston most of the year, but they have a daughter who is currently living here while she goes to school. We designed the house with the idea that this home would play host to friends and family throughout the year. They were also very passionate about the artwork in the home, so they decorated it with lots of local artists’ pieces. Since it was a spec home, a lot of the work had already been done or was in progress by the time we came on board. There is a lot of family character throughout the home, and the furniture and design details have been carefully selected to reflect the clients’ passion for family and community.” n
Rear Elevation & Pool: DSDG Architects placed the pool as close to the canal as possible to erase the distance between the two, creating an endless sense of connection. “Our company thrives on creating the outdoor experience and a connection to the water,” Gross points out. “We arranged the palm trees to create a green buffer between the clients’ home and the neighboring house across the canal to block its view while leaving the water open.” The outdoor furniture is from Sutherland Furniture.

Front Elevation: Concrete pavers in various colors create a sense of movement in the driveway leading up to the front porch with a gable built out of cypress wood. “The gable was a design element we thought would look good on the house, so we played off that,” says Voigt. To add warmth to the exterior, DSDG Architects added wood accents and brackets, along with polymer garage doors that resemble wood but can better withstand the Florida environment.

Guild overlays a strong Miami flavor atop this open-concept, new construction, contemporary home, using iconic shapes, pastels, burnished gold, and graphic prints. To combat the angular, clean lines of the architecture, she finds era-reminiscent furnishings with an alluring parlor-esque appearance and uses them to create more fluid furniture layouts. Even still, Guild finds ways to embrace and blend the current architectural trends in this modern home with her fanciful design. The foyer features a glass-surround office in a modern-style horizontal frame that Guild ties in with matte black drapery rods in the adjacent living and dining room. This seemingly simple design decision not only creates a cohesive feel but adds a subtle embellishment to the architecture. The clients share their existing citron, blue, and green urn early in the design phase, which ignites the color palette. Guild complements these fresh colors with baby-blue, geranium, burnished gold, lavender, and flamingo pink. The elevated-for-modern-times Miami deco boutique hotel atmosphere of the home is achieved by using rattan and seagrass materials, trapezoid and cone shapes, bamboo motifs, and graphic fabrics and wallcoverings. For clients who like the idea of a home that offers a lot to think about, this distinctive design is a dazzling, glamorous deco-reverie in which they get to live. “The bold, fashion-forward design — curated to the aesthetic that the client enjoys — is layered and multifaceted. It was our job to interpret their vision, expand on it, and elevate it,” delights Guild, who gives her clients the anything-but-average deco design of their dreams. n

WITH GAIL CARLSON OF STUDIO G HOME Gail Carlson Brundage, owner and lead interior designer of Studio G Home, has more than 30 years of interior design experience. She is known for her fresh, sophisticated, and unpretentious style. Gail’s design objective is to create interiors that are always comfortable, classic, and timeless, featuring tailored details, interesting juxtapositions, and careful editing. Taking a break from her day — which is typically filled with running her design business, as well as the firm’s storefronts Studio G Home and Studio G Bed & Bath — Gail sat down with Home & Design to discuss one of her recent projects, where she and her team redesigned an existing home with strong bones to meet a repeat client’s specific needs. Topics of our conversation? Everything from how she and her team approach the design process to the advice she has for homeowners looking to remodel or build in 2021. Home & Design: Let’s start with some background on the project. How were you introduced to this client? What were they looking for when they came to you and what was their overall vision for the project? Gail Carlson: This client is a previous client; I did their home in Lakewood Ranch. For this home, they were looking for the perfect waterfront property. Over the previous year (maybe two), I previewed several homes with him before we landed on this one. We both agreed on its superior construction. For example, the moulding detail hides the home’s air conditioning vents — which are cleverly placed behind the crown — and the living room’s beams are made from actual rough-hewn timber. The doors are impressive, the floors are a beautiful light color (European oak hardwood), and the home was a relatively new build. u

Home & Design: This home was built and featured in Home & Design Suncoast a couple of years ago. It is lovely to see how different homeowners work with our local professionals to personalize and create a unique design to meet their needs and style. Gail Carlson: Yes, so the home — designed by architect Brian Phipps and built by Clyde Astrom — is in perfect condition, and the layout was well thought out. It is on Bird Key and sits facing the west, looking across the Bay toward the Bird Key Yacht Club. Most of the home can be opened to the patio and rear of the house, and you see boats going by in the distance, but the waterway just beyond their property is very calm. The homeowners love to paddleboard there with their labrador!
Home & Design: It sounds like the perfect waterfront home! Will you walk me through your design process for a project like this, where you redesign an already “complete” home for a homeowner to meet their personal taste. Gail Carlson: We began by working with the warm tones in the woods — we added iron, stone, a lot of linen textiles, and a bit of leather. Some of the furnishings are actually from the client’s previous home. We wanted to include as many of his existing pieces as possible, and most of them wound up in the living room. However, we added things like the chest and mirrors on either side of the fireplace and the seagrass area rug with its linen binding. Accents like the chandelier further the concept, creating texture and variety in the use of materials, but it is all very balanced. u

The owner’s contributions to the décor and design were vital say the builder and architect. And she knew her mind. She wanted a “timeless” home—one in which accessories could be interchangeable. “I chose grays and white and relied on a variety of textures for interest and definition,” she says. From the 12 ft chandelier in the foyer to each of the furnishings, the home bears her imprint.

Home & Design: Balance is such an important thing to have nowadays. Will you share a little bit about how you achieve balance between comfort and understated elegance in your designs? Gail Carlson: We try to select quality pieces designed for lasting comfort, which creates a timeless design that can go with homeowners from one home to the next. Classic pieces can be balanced by sprinkling in a little flavor — as we did in this home’s family room with the modern, hourglass-shaped stools. We also balance heavier pieces with something light. For example, in the home’s family room, we selected a sectional to maximize seating for entertaining, so we kept the coffee table very light because there was already a lot of mass in the room. Material and fabric selection are also essential. Linen is an excellent material for Florida; it can retain a lot of moisture before it feels wet. All of our bed coverings, as beautiful as they are, are washable linens. They actually help regulate temperature and will get softer as you wash them.

Home & Design: Brilliant! Switching gears, we’d love to touch on the current Sarasota market and what your clients have recently been asking for and prioritizing in their design projects? Gail Carlson: One of the biggest compliments I remember receiving was when a client said, “I love our home and its interior so much, I never want to leave.” We’re all about creating a sanctuary for our clients, and we’ve talked about this a lot lately. So many people are spending more time inside — working from home and facing limited options in what they can do outside the home. People have had time to reflect on what their home means to them, and we are here to create spaces that have a kind of barefoot elegance — where you can have your shoes off and feel comfortable at home. Home & Design: There are so many people who are currently rethinking their living situations and looking to remodel or find a home that better suits their needs. What advice do you have for homeowners looking to remodel or purchase a new home this year? Gail Carlson: Oh, that is a good question. Pick your team carefully. We have seen an increase in remodels and renovations. It is very important to understand the different roles each professional — interior designer, architect, contractor — plays in the process. Take a look at the process that a designer goes through to get you from A to Z. I find most people (even some professionals!) put things out of order. We focus on building confidence with the client from the beginning, and every step of the way, we provide background to help clarify why a decision is a “good” one. It is also important to understand and communicate your priorities. You can do things in phases; it doesn’t all have to happen right away, but you’ll need a professional team to help you understand the overall final plan. n

FRESH TAKE A bayfront home receives an elegant makeover with designer finishes

Seven years after building this custom home, Jay Anderson, owner and president of Edgewater Contractors, was contacted by the new owners who wanted to remodel it. Located on the north end of Longboat Key in Emerald Harbor, the exceptional property offers direct access to Sarasota Bay and has stunning water views from nearly every room. “This is the first time I’ve ever built and remodeled the same house,” says Anderson. “It was great to see it stand the test of time over the years. It was an interesting and fun project.” u
Front Entry: To lighten up the entryway, Anderson revamped and removed the heavier handrails and bases around the columns. He also installed soft external lighting, brought in lush, low-maintenance landscaping, and refinished the front doors. The doors are made of hand-carved impact glass and reclaimed cypress wood — the same material used to build the curved arbors that frame the garage doors.

Staircase: The custom freestanding staircase is original to the house and was specifically engineered without support underneath to create an open space. A faux finisher redid the white oak handrails and stringers in a darker metallic finish, leaving the stair treads untouched for heightened contrast and definition. An eye-catching light fixture adds the perfect finishing touch to the space. “The chandelier is made from a single strand of wood that is interwoven, creating a unique shape,” says Anderson.

Both the interior and exterior were updated with elegant designer details throughout. Anderson changed all the decorative light fixtures — sourced through Light Up Your Life — for a fresh look, designed a custom kitchen hood with hammered metal detailing, and added new window treatments and automated shades. All the rooms were painted lighter colors to create a greater sense of connection and openness. “Before, each room had its own color and it felt like everything was divided,” he shares. “Now all the rooms have similar wall colors, which ties the interior together.” Anderson used the highest quality materials when he originally built the home, so elements such as the curved ceiling with exposed wood beams in the game room maintained their pristine condition. The French oak floors were rebuffed and oiled to restore their natural grandeur. “When we built the house, the homeowner wanted to have as close to a net-zero energy home as possible,” Anderson shares. “A lot of time and energy was put into the materials we selected, which enabled us to put out a better product that stood the test of time.” n

She wanted a “timeless” home—one in which accessories could be interchangeable. “I chose grays and white and relied on a variety of textures for interest and definition,” she says. From the 12 ft chandelier in the foyer to each of the furnishings, the home bears her imprint.

Rear Elevation: To make the area around the swimming pool feel less enclosed, Anderson removed the pool cage and installed a new welded aluminum handrailing. Exterior lighting was added and all of the railing and decks were replaced, including the observation deck above the master bedroom — the perfect spot for catching a Sarasota sunset. The exterior of the home was repainted the same color, which provided an instant refresh. “It was more of a facelift on the outside to bring everything back to 100 percent,” says Anderson.

ARCHITECT Q&A WITH CLIFFORD SCHOLZ OF CLIFFORD M. SCHOLZ ARCHITECTS With more than four decades of experience honing both his inventive and construction management sides, Clifford M. Scholz, president of CMSA Architects, has built this well-known, highly-skilled, and reputable architecture firm. We sat down with Mr. Scholz to learn about the chance meeting that developed into this magnificent Modern Bay View property. While at an open-seating networking event, Scholz found a random seat. Within five minutes of speaking to the gentleman beside him, Scholz had learned that he and his wife were on the hunt for an architect to modernize their beloved property. Home & Design: What was the vision and inspiration for the Modern Bay View project? Clifford Scholz: The clients wanted a very modern home, yet it was extremely important to them to keep much of the existing furniture. We also needed to bring it up to current FEMA requirements, make it feel energetic, and disguise the garage doors. I don’t have a list of questions for my clients — I like to keep it somewhat informal because I find my creativity and my clients’ willingness to share ideas flow better during these informal sessions. It was evident to me that they wanted modern with an eclectic twist. u

Home & Design: How do you help clients fully understand the scope of a project? Clifford Scholz: I do all of my drawings by hand, using a straight-edge and a Flair. Whereas my senior vice president Richard D. Oswald, who is computer-savvy, creates 3D computer models and renderings. We’ve got a mix of methods that we like, and the clients do too. Rick and I are both licensed general contractors; we just don’t practice on a daily basis. But we’re well-tuned-in on what money can and can’t do regarding a build. Also, we look at the project from our clients’ perspective — we do that a lot at our firm — and ask ourselves how we would feel about this process. It is a big deal, and we use that insight to help the clients understand and feel comfortable about the scope of their project. Home & Design: How do the stairs make an architectural statement in this home? Clifford Scholz: The house was meant to be a strong house, but also warm and full of light. We developed a transom system throughout the whole house so that even if all the doors were closed, natural light still

flows from room to room. The stairs and the elevator presented us with a challenge and an opportunity to create something that had mass but also design something that light could pass through. The stairs wrap around the elevator, and we used a steel beam and pre-cast concrete treads. The beam goes down the middle, and these concrete treads are secured to it. Now, instead of this element being a 15-foot-long obstruction in the middle of the house, you only contend with about 5 feet of elevator width. The rest lets light pass through as this house was designed to allow light to stretch from the east to the west. Home & Design: What is your favorite aspect? Clifford Scholz: The rooftop terrace. The clients asked us what the views were when you kept going up. As we normally do, we brought our drone and took an aerial assessment of the site. When we saw the view from the rooftop level, we just went, Whoa! From up there, you’re looking all the way down the Sarasota Bay, and you get views of the mangroves, boaters, and far off houses. It’s like kinetic art — you couldn’t ask for a better view. u

Home & Design: Tell me about the unique materials incorporated for the garage doors? Clifford Scholz: Garage doors aren’t something we want to showcase. It’s a functional aspect, and the client simply said that he didn’t want to see it. There is one garage on the front of the house and three garages on the south side of the house. I knew I needed to come up with a texture or a material to clad the base of the house that would look like an architectural material and not a garage door. We decided on this composite exterior cladding product called Parklex that we had used on another project and knew it could stand the test of time. We sheathed a good percentage of the ground level with this material, and where the garage doors were, we were able to clad the actual garage door in the same material — essentially masking it. We engineered the garage doors to be flush with the outside face of the house, making this a very successful detail Home & Design: Are there any trends you hope are here to stay in the Suncoast design community? Clifford Scholz: One trend that developed out of our universal experience surrounding the pandemic was that people were forced to spend more time at home as a family, which helped them see what worked in their homes and what didn’t. This gave people an appreciation for what we as architects do and helped families narrow down the changes they’d like to make in their homes. When we do residential work, we need to know a lot about our clients to be effective. Being together as a family at home has made it easier for our clients to communicate that to us. That trend of coming together — that we didn’t have a choice in due to the pandemic — brought us as architects even closer into that relationship with our clients. I truly hope that trend is here to stay. n

Spectacular island location with city and Gulf views — once an investment, now a home
Understanding the most versatile, in-vogue design and what will sell takes an astute eye and scrupulous research. “When you are not building for a specific buyer, the ‘what’ and ‘how big’ become complex, almost scientific questions because the possibilities are endless,” says builder Steven Murray of Murray Homes. Carrie Riley, owner of Riley Interior Design, collaborates with the luxury home builder to answer all those questions for this Bird Key island home — once an investment property. Riley’s twenty-five years of experience in high-end residential and commercial interior design have taught her that narrowing down design ideas for clients with mood shots can help streamline the creative process and produce designs that sell. Or, in this case, designs that investors fall in love with. Murray describes this home as being “heavily influenced by the California coast contemporary style, and has very organic applications of it, incorporating decorative glass, stone, concrete, and wood.” This design offers views of both the water and the downtown Sarasota skyline, unique interior features, a resort-style pool, a rich composition of mixed materials, clean lines with subtle coastal inspiration, and a finely tuned colorway. u

Front Elevation: Murray softens this California-contemporary design for its Florida setting with natural materials and a palette of earth tones. The dark, horizontal, clean-line architectural features give this home a unique and robust presence as it sits within its pristine island landscape. “It is a livable contemporary,” shares Riley, “and it is coastal because it has a bit of that sand, water, and beach feel, but in an elegant format.”
Entry: Capitalizing on both the contemporary aesthetic and natural light, Riley uses a cocoa-color, six-lite horizontal door. Bold, angular lines make up the entry, so Riley adds shiny, sculptural orbs for a fluid juxtaposition of forms in the foyer. A concrete material with pearlized flecks on the staircase is reminiscent of the inside of a shell, carrying the coastal vibe amid the contemporary stainless steel cable railing.
Living Room: Riley describes this outdoor Gulf view as “the money shot.” Tying in the coastal elements, Riley designs a white shiplap canopy ceiling that elevates and lightens the room. The interior details are drawn in AutoCAD and are supplied to the builder, who then constructs the designer’s vision. The focal fireplace wall is one example, with two mirrored shelving units that flank the fireplace and reflect the interior design.

Living Room: “This home project is a light, bright-and-airy design style,” shares Riley. This mirror-top, barrel end table offers an opposing roundness to the linear furnishings, yet its linear cut-outs echo the strong, horizontal theme. A contrast is created between the hard and soft materials, merging these concepts on the contemporary lounge chairs with chrome legs. Mixing metal, varying woods, and soft upholstery, a livable modern design is achieved.
Kitchen: The sculptural pendants over the bar add a touch of whimsy to this streamlined kitchen. Satin nickel pulls and knobs adorn the classic white cabinets from Campbell Cabinetry Designs and complement the stainless hood, Wolf range, and cool gray backsplash. The glass-front cabinets are lined with natural walnut, and a silver metallic inlay edge was added to the Caesarstone quartz countertop. The wooden and metal accents tie in this bright kitchen with the overall design of the home.
Dining & Wine Wall Detail: The glass housing for this wine collection is designed as a pass-through to the foyer. “As you walk through the encased wine archway and look up, you get a full view of the wine bottles themselves,” shares Riley, who selects a walnut paneling from Campbell Cabinetry Designs for the encasement interior. Master Entry: These chocolate-espresso hued interior doors have stainless steel reglets for a spectacular modern accent. The wood flooring from Sticks & Stones Flooring has a beachy feel and runs throughout the home. Subtle freeform artwork framed in silver is a delicate greeting, giving the space “a museum-like quality that draws you in,” delights Riley.
Master Bedroom: The headboard wall layers warm wood tones atop cool silvers. Silver teardrop pendants hang above shagreen nightstands. The bedding, area rug, and window treatments are soft elements that supply subtle elegance while maintaining the focus on the feature wall and the unforgettable Gulf view.

Master Bathroom: Raw-edge underlit walnut shelves flanking the freestanding tub offer an organic presence in this whiteon-white master bathroom. Atop the Campbell Cabinetry Design makeup vanity is a cool-gray quartz that picks up the marble floor’s deeper colors. Lining the niche is a wall of greige and silver tiles in a herringbone pattern that gives this space a visual texture and creates a soft, feminine feel. Riley shares, “This particular project started as an investment property, but the further the home progressed, the more the client fell in love with it and chose to keep it as their own.” That’s a true testament to the amazing design, and how this once meant-to-be-sold house became a cherished home. n

DISTINCTIVE INTERIORS This master bedroom retreat was designed by Distinctive Interiors in the soft, coastal style their clients desired. The room’s awkward window (in both sizing and placement) above the headboard was a real design challenge. The owners wanted a refresh — not a full renovation with demolition or construction. Interior designer Stephanie Nolan was challenged to redesign the space in a way that would “hide” the odd window and still have the headboard wall look spectacular. To do so, she added a beautiful grasscloth wallcovering to soften the space and add texture, then masked the odd window by adding blackout lining and custom-designed artwork in a matted capiz shell shadowbox frame over them. This solution allows the owners access to the window while providing that symmetry it most desperately needed. Nolan chose Palacek’s natural lampakanai rope-wrapped bed in their White Sand finish and added a custom comforter in Ralph Lauren’s pure white brushed cotton fabric with soft, coastal pillows from Eastern Accents. NIKKI SEDACCA CURATED INTERIORS By collaborating with many local and regional artisans, Nikki both completed this project on time and supported many local businesses amidst the pandemic. She custom-designed many of the furniture pieces found in the home. In this project, the client wanted neutral hues and a minimalist, contemporary feel. The curves in the home’s architecture served as inspiration for curves in many of the design elements, such as the custom sofa. The client’s art collection was used as a focal point of the design. Less is more in this home. Each detail was important in curating the highly sophisticated space. The client’s office features geometric lines and shapes in the desk and textural details of the abstract painting. White orchids offer the final touch of both linear shape and natural beauty.

MINDY WEBB DESIGN Known for her aesthetic and style that aligns with iconic fashion houses, contemporary art, and classical interiors, founder and principal designer Mindy Webb, brings a reimagined level of “edgy sophistication” to each project. The Orange Club townhome, located in the heart of downtown Sarasota, was designed with the perfect balance of natural elements intertwined with contemporary clean lines, creating a modern coastal sanctuary for the clients. This projects’ palette consists of bringing in Sarasota’s coastal tones, combining calming neutrals while incorporating blue and green hues to add contrast and color to the home.
The homes’ entryway is uniquely located on the ground floor, while the kitchen and living space is on the second level. “We wanted to create a special moment for our clients as they enter their home. We decided to design a gorgeous custom mirror framed in gray oak to soften the contemporary lines of the console table,” states Mindy Webb.

The clients enjoy entertaining friends and family in this townhome. A custom entertainment wall was designed to be a focal point and visually separate the kitchen and living space. This entertainment console was designed to combine function and appeal. In order to maximize storage, the team designed the base of the unit to have floating cabinets with flat panel doors to create a contemporary style. The back paneling of the unit was designed with a stained walnut veneer to create contrast with the floating shelves and base of the cabinetry.
The highlight of this townhome is the stunning rooftop view overlooking downtown Sarasota. The vision for this outdoor oasis was to carry the contemporary palette through the interior of the home and marry it to the outdoors.
