R: Tengo el don de distinguir un proyecto campeón, reconozco un buen proyecto a millas de distancia, y atraigo a personal distinguido, administradores y agentes de venta experimentados y altamente calificados para el trabajo.

P: Michael, tienes un post grado y una trayectoria en la industria de la hospitalidad, ¿esta industria es sinérgica con las ventas de bienes raíces de alto nivel?

R: Sí, ambas industrias tienen un corte similar en el servicio al cliente, tener cortesía en todo momento y tener soluciones adecuadas al alcance para cada solicitud del cliente. El orden también se parece, en la manera de hacer reportes y agendas para ejecutar inspecciones o mostrar una propiedad.

P: ¿Cuál es su experiencia en bienes raíces?

R: Venta de proyectos rascacielos, representando a las constructoras en las ventas y mercadeo del proyecto.

P: ¿De dónde provienen sus compradores, son locales o internacionales? ¿Tienes una proyección del mercado de bienes raíces para 2017 que podría compartir con nuestros lectores?

R: El 60% de mis clientes son internacionales, de Sudamérica en su mayoría de Brasil, Argentina, Venezuela y Colombia, y también de México. Y cuando los proyectos están culminados vemos clientes estadounidenses, del Noreste. Veo el 2017 como un año de absorción, muy típico en el Sur de la Florida, parte del ciclo de inicio con premura. He visto este fenómeno 4 veces en mi carrera como un ciclo que se da continuamente.

P: ¿Cuáles son las tendencias de bienes raíces que estás viendo en el sur de la Florida?

R: En este ciclo en particular hemos visto una tendencia por el renombre de los arquitectos a modo de celebridades. Veo todo tipo de clientes Sudamericanos comprando, en contraposición con uno o dos países, y hemos visto a Miami revivir como “La Ciudad Mágica” en este ciclo inmobiliario.

P: ¿Cómo ves el mercado inmobiliario en el sur de la Florida en los próximos cinco años?

R: Otra vez en absorción, en 24 meses empezarán nuevos proyectos y el ciclo inmobiliario dará un giro otra vez.

P: ¿Cuáles vecindarios están de moda?

R: ¡North Miami está que arde! Con una, dos, tres, cuatro nuevas torres; “Marina Palms” y “The Harbor” ya terminadas. La reconocida compañía desarrolladora Dezer Development 28 | April 2017 | www.holalatinosnews.com

P: ¿Qué diferencia a su empresa de las demás?

R: Me puedo describir como lo que en Inglés se le llama “hired gun” o en Español tal vez se traduce mejor a “la carta ganadora”, y a continuación te lo definiré. Yo vengo en representación de la compañía desarrolladora del proyecto y doy marcha a la organización de ventas, agilizándola y convirtiéndola en un proceso uniforme, en contraste a la compañía desarrolladora, teniendo que contratar equipos o varios agentes individuales de ventas y marketing exclusivo. De esta manera, yo luzco y promuevo la marca de la compañía, en lugar a mi propia marca.

Marina Palms está casi totalmente vendida, ¿cuántas unidades han sido vendidas? y ¿Cuál es el rango de precios? ¿Cuánto tiempo se ha tardado en vender este proyecto?

R: Son 468 residencias condominio y una marina privada de servicio completo con 112 espacios para embarcaciones grandes y medianas. Sólo quedan disponibles en venta 24 unidades, incluyendo 6 residencias “penthouse”. Los precios varían entre $950,000 y 5 millones. Tomó desde el comienzo hasta el final de la construcción unos 4 años completos para vender todas las unidades.

P: ¿Cuáles son algunas de las características únicas de Marina Palms?

R: Cada residencia en Marina Palms tiene un ángulo único que permite el ingreso de luz natural para darle amplitud a cada espacio, techos altos y precisión en la distribución de los espacios. he quaint city of Dania Beach was the first incorporated city in Broward County. It began 112 years ago as a tomato-growing center and became a popular site for antique shops. It has all the elements to become a bustling tourist destination as Dania is the transportation hub of Broward County with a seaport, two railroads systems and has amazing pristine beaches. A few years ago, a landmark Quarterdeck and a major Marina on the beach were opened. Today, major developments underway such as Dania Point, the Hyatt and a number of new projects will revitalize the city.

But as the construction boom takes its course, City Manager Robert Baldwin, wants to ensure that residents have a great place to live and has implemented a successful beautification project in Dania Beach called Oasis, an innovative community project where the city works with residents in improving the physical quality of neighborhoods in the city, one street at a time, in turn, improving the quality of life for its residents and visitors. “We are trying to improve our neighborhoods and make it a great place to live. We don’t want residents to leave; it’s a community where people 42 | April 2017 | www.holalatinosnews.com

“Disorder in a neighborhood leads to crime. So we try to create a better area, a safer environment and crime will be reduced. By beautifying a street, the residents see the improvements and start improving their own properties.

That’s why we call it the Oasis Program because it grows.

We plant seeds and the residents actually react to that by improving their own properties. We really think that this is having such a good effect on Dania Beach,” Baldwin says.

This unique program encompasses infrastructure improvement such as: improvements to private property through volunteerism; increased voluntary code compliance and building department review; improvements to public landscaping, street lighting, and streetscaping; signage and boundary setting. The Oasis cleanup event happens every year in a different Oasis area. By the end of this summer, they will have completed 13 projects and they spend about

$150,000 per project. Most funds come from property taxes and use community development block grant funds, as well a storm sewer funds as they are improving drainage.

Baldwin says that they have actually seen a drop crime rate in areas that have been improved. “The Oasis Program goes back to the foundation to improve the health of the city so it doesn’t just fall back on the police dept. You need officers but you need to work on the health of the patient which is the neighborhood,” he said.

“Many cities have beautification projects, but we have a comprehensive program designed on the concept of broken windows which was developed back in the 80s. It’s proven that disorder in neighborhoods creates an environment for crime and if you beautify the environment it can reduce the level of crime. You set up a psychological barrier when criminals come in, they don’t want to be in nice areas.”

He also said that by improving neighborhoods, it also positively affects surrounding commercial areas and this will attract developers to the city.

P- ¡Ya son más de 2 millones de visitas en Youtube para este sencillo, y en total 8 millones de bajas en plataformas digitales! ¿En el videoclip tienes compañeros muy guapos, los escogiste tu misma?

R- ¿Guapos no? Tengo un equipo de gente a mi alrededor en quienes confió, me encanta que cada cual se encargue de su parte. Mis videos son para mis fans y mis fans son de todos los colores y sabores, por eso ¡hay que dejarlos contentos a todos!

P- ¡Sin duda que hay amores que te llevan a la locura o al “infierno”!

R- Apenas estamos conceptualizando el show pero ya muero de ganas por estar en directo en todos los países.

R-¡Adaptarse o Morir! Es importante no nadar en contra de la corriente.

R- Fue una presentación muy divertida en el Palacio de los Deportes en MX, ella es como mi hermanita. Me encantó que me haya invitado. Estamos cocinando algunas sorpresas y espero cantar nuevamente en inglés muy pronto.

P- Y en casa… El rol de mamá, de mujer de hogar… ¿Cómo llevas esta fase de tu vida?

R-Esa fase de mi vida me encanta. ¡Soy mamá, mamá!--una rockstar mom. Y amo estar con mis hombres, llevarlos a la escuela hacer la tarea y simplemente ver cómo van creciendo cada día. Ser madre es una gran bendición.

Cancer, almost every person has been affected directly or indirectly by this dreaded disease. The modern medical model explains cancer as the structural change of the cells resulting in unrestrained growth. While science may claim the success rate of the related treatments has increased, the life-altering side effects and levels of toxicity these treatments generate in our healthy cells is material.

According to Ayurveda, cancer is the breakdown of self-referral. Self-Referral is simply defined as the natural state of our total body, less the effects of the environment and the experiences imposed on the body. When the flow of natural intelligence throughout our physiology is supported by self-referral, our health is vibrant, energized and harmonious: Our cells “acknowledge” they are part of the whole (unaltered by experience or environment).

Stress, as defined under Ayurveda, occurs when self-referral is altered. Due to the accumulation of stress and its resulting toxicity, cells become disconnected from their purpose for existence. Therefore, the approach to heal a cancer cell is to restore its memory of wholeness. The cell must remember its higher function (what is its role), express its unique talents (what is its outcome) and be “aware” of its purpose (how can it serve the whole).

Es evidente que no queremos ir por el mundo con una única expresión debido a una mala pincelada.

Para esto existen algunas reglas básicas, sin embargo, he desarrollado algunos trucos que son un éxito, ya que no todos se adaptan a la regla, si empezamos por las normas universales de las cejas solo hay que seguir los pasos que se muestran en la imagen.

Luego de estos pasos, mi consejo es levantar las cejas en forma de sorpresa y detectar en donde el músculo se activa en la parte central superior de la misma, es allí donde colocaremos el punto más elevado. Seguido, se peinan en dirección al nacimiento

del cabello -los trazados deben ser suaves y cortos sin presionar contra la piel- de esta forma se respeta el aspecto natural, bien sea con lápiz o pincel.

Una vez terminado el diseño y trazado, recomiendo aplicar un gel con spoolie, transparente o con color y ¡voilá!, esto logrará que la ceja permanezca intacta por horas, claro nada de lo anterior es válido sin las herramientas y materiales adecuados, como la brocha. Cualquier brocha de corte angular con un grosor no superior a los dos milímetros es ideal, mis favoritas son e.l.f small angled brush, es económica y fantástica, así mismo la de Costal Scents, 208 SE angled brow brush de M.A.C, y así miles. Otra herramienta importantísima es el spoolie, este cepillo pequeño que sirve para peinarlas y que se vean supremas.

Yo creo que existe una relación entre la dieta y la masculinidad del hombre. Psicológicamente yo opino que muchos hombres de nuestra cultura creen que si otros hombres los ven comiendo ensalada o platos de frutas, eso los hará ver menos masculinos. El problema es que al comportarse así, el hombre pone su salud en riesgo. Por dicha razón le pedí una entrevista sobre el tema al Dr. Adonis.

Dr. Adonis, ¿usted también está de acuerdo con que posiblemente existe una fuerte conexión entre la dieta y la masculinidad? ¿Y qué opina de si hay alguna diferencia entre la cultura anglo y la hispana?

Respuesta: Definitivamente existe una conexión entre la dieta y la masculinidad. Por ejemplo, los hombres con alto contenido de grasa en el cuerpo (por una dieta incorrecta,

En un estudio, los hombres Hispanos reportaron menos Disfunción Eréctil (19.9%) que Blancos (21.9%) y AfroAmericanos (24.4%) pero es difícil definir si reportan menos por problemas de tabúes culturales. Hato Caves are stunning natural wonders that date back 200,000 years. The caves, which are open for the public to explore, offer an intimate look at the history of Curaçao.

Local Favorites Seaside Terrace where they serve delicious ‘krioyo’ (creole) style fish with rice and bean and plantains. You can even ask for my favorite—french fries with “Pinda Sauce” (Peanut Sauce) a Dutch recipe. Can’t leave the island without trying it! They actually have chicken kebobs that they pour it over.

I’ve been hooked for years….

Another local favorite is Landhuis Brakkeput Mei Mei, a plantation-style estate converted into a restaurant that offers fresh seafood, grilled steaks and chicken and a delicious salad bar in a historic nineteenth-century farmhouse.

Hofi Cas Cora, located in the heart of Willemstad, is the island’s very own family-owned vegetable farm offering a delicious menu with all natural ingredients. They have an outstanding vegetarian lasagna. And while on the island, don’t forget to try the “batidos” or milkshakes made out of fresh fruits and milk.

Healing Curaçao I took a tour of an Aloe Plantation and it was quite enlightening. Thanks to Curaçao’s warm climate, the island is gifted with an abundance of natural Aloe Vera plants. The luxury CurAloe products are made from the gels of the aloe plants on the plantation.

I finally learned how to properly prepare fresh edible aloe. You have to actually let it leak out the bitterness by tilting sideways and then peel it like you would a fish with skin. Cócteles

Caipirinha brasileña Receta fácil para preparar la Caipirinha brasileña. La caipiriña se prepara con limones, azúcar, la bebida Cachaça y hielo.

Ingredientes 1-2 limones o limas, cortados por la mitad longitudinalmente y sin la médula o parte central blanca, se pueden cortar en cuartos o dejarlos en mitades si son limones pequeñitos. El trago se ve más bonito cuando tiene ambos limones y limas.

2 onzas de Cachaça 1-2 cucharadas de azúcar 1 cucharada de jugo de limón fresco Hielo picado al gusto

Para servir:

Rodajas de limón

Preparación

La caipiriña se puede preparar directamente en un vaso mediano o en una coctelera, se mezclan los pedazos de limón con el azúcar y se usa un majador de cocteles para aplastar suavemente y sacar el jugo de los limones.

Luego se agrega el licor Cachaça y el jugo de limón, y se revuelve bien todo. Si lo preparo en una coctelera vierta la bebida, incluyendo limones aplastados, en un vaso con hielo picado. Si se preparó el coctel directamente en el vaso, añada hielo picado y revuelva ligeramente.

Sirva inmediatamente y adorne con una rodaja de limón.

Hamburguesas de hongos y quínoa Para aquellos que han dejado de comer carne durante estos días de cuaresma, o para los que quieran comer más saludable, ¡esta receta es una buena opción para cuando te antojes de una deliciosa hamburguesa!

Lo que es aún mejor es que puedes prepararla de antemano.

Ingredientes para las hamburguesas •4 champiñones portobello medianos (aproximadamente 1 libra), con las branquias removidas y picadas • 1/2 taza Nueces • 1 diente de ajo •2 cucharadas aceite de canola • 1/4 taza Cebolla roja picada • 3 cebollas verdes picadas • 2 cucharaditas. Vinagre de vino de arroz • 1 taza Quínoa cocida • 1/2 taza maicena • Pan de hamburguesa integral o pan germinado si prefiere pan sin gluten •Lechuga • Tomates en rodajas Rosemary Mayo • 1/2 taza mayonesa (low-fat) • 1 cucharadita. Romero fresco finamente picado • 1 cucharadita. Jugo de limón •Sal kosher

Preparación: 1. Hacer las hamburguesas: Precaliente el horno a 375 grados F. En una bandeja de hornear poco profunda de 3 cuartos de galón, poner las nueces, ajo, 1 cucharada de aceite, 3/4 cucharadita de sal y 1/4 cucharadita de pimienta; Extender la mescla en forma pareja. Hornear 20 minutos o hasta que las nueces estén tiernas. Dejar enfriar. Apague el horno.

2. En el procesador de alimentos, mezcle los hongos, cebolla roja, cebolla verde y vinagre hasta que la mayoría estén suave. Transferir la mezcla a un recipiente grande y agregue y revuelva la quínoa y la maicena hasta que esté bien mezclada. Cubra el recipiente con envoltura de plástico y refrigere 2 horas.

3. Precaliente el horno a 375 grados F. Forme la mezcla en 5 hamburguesas (aproximadamente 1/2 “de espesor y 3” de ancho). En una sartén antiadherente de 12 “, calentar 1 cucharada de aceite en el medio, cocinar las hamburguesas 5 minutos o hasta que estén bien doradas, transferir las hamburguesas a la bandeja para hornear.

La mescla da para 10 hamburguesas, lo puedes hacer en dos partes.

4. Hacer el Rosemary Mayo: Mientras tanto, combine mayonesa, romero, jugo de limón y una pizca de sal.

Conserva hasta 5 días, refrigerado. Hornéalo por 10 minutos 5. Sirva hamburguesas sus panes y agregue el Rosemary Mayo, y adorne con lechuga y tomate.

Art Exhibit “Ever Changing Perspective” in Wynwood The Inaugural Ever Changing Perspectives art exhibit will take place on Saturday, April 1stat 7pm at The Curators Voice Art Projects gallery in Wynwood. The event is created by noted photographic artist Jade Matarazzo. The exhibit, in part, draws attention to beautiful details in things around our daily environment that are missed in our high paced society. With a society that has its heads buried into cell phones and tablets, the public walks across the streets of their cities, not noticing, seeing or even being aware of the details. Ever Changing Perspectives gives a real, detailed and sometimes shocking look at things all around us. Miami is the first showing for Ever Changing Perspectives, which will show over 30 photographic works. Following Miami, the exhibit will move on to New York in May at the Brazilian Endowment for the Arts, with a final presentation in the artist’s homeland of Sao Paulo, Brazil in June.

The exhibit is curated by Sorbonne educated Dr. Milagros Bello, professor of art at the Miami International University and curator of Contemporary Art. “Jade Matarazzo visualizes the turbulence and the speed of the urban life and the deep complex human conglomerate that populates our contemporary societies. On the opposite vision, she captures the poetics of nature and the lyrical resonances of the environment,” said Dr. Milagros Bello. “I’ve gotten to know extraordinary people and objects through my camera that we, as a society, are overlooking daily and have learned that we really are all one connected unit,” said Matarazzo.

¿Estamos solos en el universo? la NASA descubre siete planetas habitables

¿Somos el único planeta en el universo que alberga vida? es la pregunta que muchos nos hacemos y no aún no tenemos respuesta, pero lo que si podemos asegurar hoy en día es que existen planetas con características semejantes a la Tierra y con mayores posibilidades de una abiogénesis (desarrollo de vida a partir de materia inorgánica). El pasado 22 de febrero del 2017, la NASA reveló un descubrimiento histórico, la existencia de siete exoplanetas similares a la Tierra y potencialmente habitables que se encuentran orbitando una misma estrella a 40 años luz de distancia en la constelación Acuario.
