Pre-Design Services

Master planning and programming are the critical first phases of the design process. Because of their importance in helping to establish the functional and financial future of each project, Hobbs+Black develops these phases in greater detail than might be provided by a less experienced firm. Such detail requires that we generate an accurate database from which to work, including an understanding of the Owner’s existing facilities.

Other Professional Services Hobbs+Black has worked with many clients in important areas related to design. These areas include building code review, facility and site evaluation, and construction feasibility studies. We have also assisted clients in securing and coordinating other related services such as environmental analysis, strategic business planning, financial feasibility studies, and market evaluations.

Hobbs+Black Architects’ main office is housed inside a historic stone church that was built in 1886 at the corner of State and Huron Streets in Ann Arbor, Michigan. With two additional branch locations in Lansing, Michigan and Phoenix, Arizona, we are a full-service firm providing architectural, interior design, and related consulting services from all three offices.


Freudenberg is a worldwide provider of products supporting industry, science and health, and home-oriented products. To support increased success and demand in the North American market, Freudenberg needed to develop a new Regional Headquarters for its US operations. An existing, single story office/warehouse building comprised of 24,000 square feet was selected as the new headquarters. Overall, the structure of the facility was in excellent shape, but required significant aesthetic improvements to incorporate the Freudenberg corporate brand. The program called for 10,500 square feet of office space, sectioning off the remaining portions of the building into two high-bay lease spaces, totalling 6,048 square feet and 3,455 square feet each. The two lease spaces will be available for future growth in the long-term and can be leased to other Freudenberg subsidiaries in the short-term. The overall design is a clean and contemporary office space combining collaborative break out spaces, open office, private office, and flexible conferencing areas. The faรงade was updated to incorporate the Freudenberg brand and to improve thermal and weather performance with a tall, day-lit vestibule. Another project requirement that influenced the design was the desire to have the project achieve LEED Silver Certification. Combining the design aesthetic goals with the challenges of the depth of the facility, skylights and light tubes were incorporated to improve natural daylight throughout the facility and to reduce lighting and energy consumption. To improve the energy efficiency performance of the building envelope, new insulation materials were incorporated into the ceiling, roof, and exterior walls, in addition to upgrading the entire HVAC system with new roof top units.




Hobbs+Black has completed a large number of projects for Spartan Motors at their Charlotte, Michigan campus, including the following: Plant 1: Hobbs+Black completed the design of a 36,000 square foot renovation and a new service garage. The renovation involved transforming a service facility into office and storage areas as well as a customer service/ sales area and parts warehouse. The state-of-the-art service garage is built to service motor homes and includes 40 foot service pits as well as overhead lube reels and compressed air. Plant 5: This 50,100 square foot plant is a complete assembly facility for Department of Defense vehicles. Prior to this renovation, the facility was an existing retail warehouse facility. Hobbs+Black worked with Spartan Motors to completely gut the building to make way for assembly lines, as well as office, conference, and break room areas. Plant 6: This 31,700 square foot renovation involved the transformation of a former retail warehouse space into a repair and shipping facility for Department of Defense vehicles. The facility includes four below grade service pits, a 3,000 square foot welding shop addition, and 4,000 square feet of office, conference, and break room facilities. Plant 8: Hobbs+Black provided architectural and engineering design for this 111,847 square foot assembly and paint plant. This facility assembles large fire truck cabs, and in addition to a complete assembly line, the project included a paint mix room, repair areas, and office space.



Renovation of an industrial facility for the purpose of automotive wheel manufacturing. Additions for the foundry, waste water treatment plant, and office. The renovation involved 65,000 square feet of programming area to be reviewed and redesigned for the best use of space.


Bowling Green Metalforming is a new manufacturing facility located on a 132.0-acre site in Bowling Green, Kentucky. The single-story facility is 920,000 square feet, of which 47,000 is office area, with several two-story areas spread throughout the building. Hobbs+Black was required to coordinate with several processes including: •

Process mechanical room with several evaporative cooling towers

Chillers and air compressors

Nine process assembly lines

Medium-voltage interior power distribution loop including 11-6000 Amp substations

Ten presses ranging from 800 ton to 2500 ton

Associated coil looping pits and scrap conveyor tunnel

Coordination with the CSX railroad for spur lines and load tracks on the site and up to the building.

The building has a typical roof height of 32’-0”, with two high-bay areas meeting 60’-0”. There are five cranes running in various areas of the building, four of which are concentrated in the press bay. Two of these cranes have a 75 metric ton main hook with a 35 metric ton auxiliary hook (which equates to a 122 US ton crane). The building is supported on caisson footings, due to the presence of caves/karsts in the area. The client also mandated several systems to ensure that the facility is environmentally sound. Any area that involved a pit, or tunnel/basement, is treated with an epoxy sealant as a first line of defense with an additional environmental liner under these areas to provide additional safety measures.



Brose is a 170,000 square foot manufacturing facility located on a fully developed site in Vance, Alabama. This is a family-owned business that is rated ninth best out of the top 100 worldwide automotive suppliers. Brose produces door systems for the new model range of the “M” and “R” class vehicles for Daimler Chrysler. This steel-framed, metal-sided facility consists of a 27,500 square foot two-story office, production area, and storage area. Additionally, there are 16 receiving and shipping docks.


Control Gaging engineers, designs, and manufactures precision gages for machine tools in the new facility. The construction consisted of steel framing with an envelope of concrete masonry, glass curtainwall at the office, and insulated metal panels at manufacturing areas. The manufacturing space includes one overhead loading dock with seal and one grade level dock door. The new facility improves efficiency in Control Gaging’s current operations and offers the company room for future growth. It also offers natural recreation options to employees; the company plans to add a bike path around the facility and plant more than 200 trees on the site.
