New AML/CTF Laws: What Noosa Property Buyers and Sellers Need to Know From 1 July 2026, real estate transactions across Australia will look a little different. New anti-money laundering and counter-terrorism financing (AML/ CTF) laws are expanding to include real estate agents, and if you are buying or selling property in the Noosa Hinterland region, here is what you need to prepare for.

What is Changing?

Can You Opt Out?

The Anti-Money Laundering and Counter-Terrorism Financing Act 2006 has governed banks, gambling services, and payment providers for nearly two decades. Now, the federal government is extending these requirements to real estate agents, lawyers, accountants, and other professional service providers.

No. Agents are legally prohibited from acting on your behalf until they have completed their AML/ CTF assessment - for both their own client and the other party in the transaction. Every real estate professional in Australia must comply.

The goal is straightforward: detect and disrupt money laundering, terrorism financing, and fraud.

Real estate has long been identified as a sector vulnerable to these activities, and Australia is aligning with international standards by bringing property transactions under the AML/CTF framework.

Agents must retain your personal information for a minimum of seven years and handle it in accordance with the Privacy Act 1988. If you have concerns about how your data will be stored and protected, ask your agent directly about their processes.

What This Means for You Whether you are selling your hinterland acreage or purchasing a Noosa beachside apartment, you will be asked to provide more information than you might be used to. This is not a simple ID check - expect questions and documentation requests covering: Your identity, occupation, and any countries you are connected to The source of your funds for the purchase or details about the property sale Why you are engaging the agent’s services Whether you (or close relatives/associates) are or have been a “politically exposed person” - such as a senior government official Beneficial ownership details if you are transacting through a company or trust

Why the Duplication?

If you have already completed identity and source-of-funds checks with your bank or solicitor, you might wonder why you are doing it again.

Unfortunately, the Act requires each professional to conduct their own assessment. While the law does allow for some information sharing between providers, it is not always practical - so expect to repeat the process.

The bottom line: These new requirements add a step to the property transaction process, but they are designed to protect the integrity of Australia’s real estate market. If you are planning to buy or sell in the coming months, gather your documentation early and speak with your agent about what they will need from you.

This year, the 11th Noosa Art Trail event will showcase the vast creative range of Noosa artists. As always, the Noosa Open Studios Art Trail is a highlight of the Noosa arts calendar.

Eighty-two artists in 72 studios are excited to be opening their studios again this year to an extended audience as we welcome back local, intrastate, interstate and overseas travellers. We believe our artists offer visitors exceptional experiences and will tempt most to take something special home with them.

Noosa Open Studios Art Trail showcases local art by giving visitors access to artists in their private studios over nine days whilst driving through the picturesque shire of Noosa, discovering back roads and hidden treasures in this wonderful corner of the world.

Historic Wallace House at Noosaville remains the ‘hub’ of Noosa Open Studios, and has been since the first Noosa Open Studios in 2016, with artworks from each participating artist on display during the event.

Volunteers are on hand to help visitors choose their art trail adventure, and on weekends a pop-up café will fuel up art lovers for their trail adventure.

This year, we have an exciting new initiative, partnering with Bendigo Bank to host a ‘People’s Choice Art Award’. Wallace House is an ideal place to start the voting, as you can vote there while perusing the large collection of artworks.

With four different art trails to explore, you can choose between visiting trails around Noosa, the coastal beaches, the hinterland and our rural townships of Eumundi, Cooroy, Pomona, and Kin Kin, where you can discover a smorgasbord of art forms to engage with.

This year our Art Trail launch and fundraising event, sponsored by Hinternoosa, will be a ticketed luncheon at the beautiful Sunshine Beach Surf Club on 31 July.

You will be able to view items going to auction via Studio One Noosa’s website, www.studioonenoosa. com.au, from mid-June.

Noosa Open Studios is organised by a volunteer not-for-profit committee, with a focus on promoting the artists and creativity in the Noosa region. The inaugural 2016 Art Trail featured 39 artists over three days. This vision has gone from strength to strength with our largest event to date in 2022.

We partner with Noosa Shire Council, Tourism Noosa, Noosa Arts & Crafts Association (Wallace House), and appreciate their support.
