A.OFFICEANDRESIDENCE

Existingoffice/reception/residenceandstorageshedtoberetained.Rationalise storagesheds(removegardenshedand'siteoffice'andinstallasinglenewstorage shed(ItemD)toimprovespaceefficiencies.Improvetheconditionandappearance oftheparkinfrastructuretoimprovetheoverallparkamenityandaesthetics.

B.AMENITIESBLOCK

Demolishamenitiesblockandconstructanewall-abilitiesaccessiblefacility.The proposedamenitiesblocktobedesignedtocatertodiverseuserneedsandwill includefemaletoilets,maletoilets,oneunisexdisabledtoilet/shower,andaguest laundry.

5x2metresizeclotheslinetobeinstalledtotheeasternsideofthenewamenities blockforconvenientaccesstothelaundryfacilities.Provideanalternativeclothesline nearthestorageshed.

ConsiderinstallationofsolarPVandbatterysystem/solar-electrichotwatersystem onthenewamenitiesbuildingrooftoprovideongoingefficienciesandsustainability benefits.

C.EVCARCHARGER

Provide2no.carparkswithaccesstoelectricvehiclechargers-preferablyconnected totheproposedsolarPV/batterysystem.TheEVchargersshouldbeatleasta Level2publicACchargerorpreferablyaDCfastcharger.

D.CAMPKITCHEN

Theexistingcampkitchenandfirepittobedemolished.Theproposedcampkitchen withacoveredalfrescoareatobelocatedinthesouthernareaofthecaravanparkprovidingeasyaccessforthemajorityofguests.

Thenewpurpose-designedcampkitchentoprovideimprovedusabilityandamenity including:

· All-abilitiesaccess

· Bedesignedtoopenupthebuildingduringfineweather/closeduringcold-poor weather

· Includecommunaltables

· Providegeneroussinkandbenchspace

· ProvidekitchenfacilitiestoincludeBBQ's,cook-top,refrigerator&freezer,air fryer,microwaveovenandTV.Ceilingfans/heatingandcooling

· Closeproximitytotheplayground.

Considerinstallationofsolarphotovoltaiccellsandsolarhotwater(subjectto assessmentoftheavailablesolaraccess,duetothelocationoftheadjoiningRed Gums)andabatterysystem.

Proposedlow-growing/lowmaintenancegardenbedplantinginfrontofthecamp kitchenadjoiningthealfrescoarea.

Existingstorageshedandskilliontoberetained.'SiteOffice'buildingtoberemoved. Installanew10x8metrenominalsizepurpose-builtstorageshed/laundry (includingforadditionallinenstorageassociatedwiththeincreasedcabinnumbers).

Theproposedextensiontoalsoprovideadditionalspacefor:

-enclosed/securevehicle,machineryandequipmentstorage -enclosed/screenedrubbishbinstorage(atbackofshed) -undercoverprotectionforvehicleloading/unloading.

Atthesouthendofthenewstorageshedprovideanadditionalclotheslineandgas bottlesite(ifrequired)thatisplumbedtothenewamenitiesblock.

F.FENCEDJUNIORPLAYGROUND&SWIMMINGPOOL

Demolishabovegroundswimmingpool/fencingetc.

DemolishexistingplaygroundandtimberedgingunderRedRiverGums. Proposednewfencedplaygroundneartheproposedcampkitchenwithlowheight/ lowmaintenanceplanting,seatingandplayequipmentsuitableforyoungchildren. Playgroundlocationsubjecttoanarboristsassessmentoftheadjoiningremnant RiverRedGums.

G.CABINS

Retainexisting,newlyinstalled2no.two-bedroomcabins(includinganaccessible cabinwithdisabledparkingbay).

Asdemanddevelops/increasesinstallnewcabinsalongtheeasternboundary (wherethesitedepthisveryshallowandnotidealforlargercaravans)toforma cohesive'cabinprecinct'includingthefollowingnewcabins:

· 1no.premiumcabins(PC)-2bedrooms

· 4no.deluxecabins(DC)-2bedrooms

· 1no.accessiblecabin(AC)-2bedroomsincludingadisabledparkingspace

· 4no.studio/workersaccommodationcabins(SC)-1bedroom Refertotheaccommodationsummaryforaccommodationtypes/numbers. Eachcabintobeprovidedwithatleastoneparkingspace.Provideelectricvehicle chargingpointsandsolarpanels/batteriesatselectedcabins(EVchargingnumbers tobeconfirmed).

NOTE: Thereissufficientspaceavailabletoreplacetheproposedtwo-bedroom PremiumCabinwithathree-bedroomcabinifthereissufficientdemand. Retain/maintainthepostandwirefarmstyleboundaryfencealongtheeastern boundarytomaximiseviewsfromthecabinsintotheNhillSwampWildlifeReserve.

H.POWEREDCARAVANSITES

Remove5no.olderstylestudiocabinsand6ensuitesitesalongthewestern boundary.Provideatotalof22poweredcaravanparksitesdistributedthroughoutthe central,westernandsouthernpartsoftheparkincluding:

· Sites1-9and22drivethroughsites(see'I'below),

· Sites10-16reverse-inanglesites

· Sites17-21reverse-insites.

Site19,20,21arerelativelysmallercampsitesandshouldbemanagedtobetent site/campertrailer/smallcaravansitesonly.

Proposedretainingwallbehindsites10-14toallowthesesitestobelevelledandbe morefunctionalforcaravans.

NOTE: Serviceswillneedtoberelocatedtoaccommodatethere-positioned caravan/cabinsites.

UndertakeannualtreearboristassessmentsoftheRiverRedGumsinthevicinityof thecaravansites/campkitchenandplayground.

J.ENSUITES

K.INTERNALROADEXTENSION

Proposed4.0mwideone-waygravelroadtoservicenewcabinlocations/powered siteswithamin.10metreinternaldrivewayradiusthroughouttheparkinaccordance withCFAFireSafetyGuideline2012.Theroadupgradeanddevelopmentofthe southernareaoftheparkwillrequiretheremovalofonematureRiverRedGum.

L.ENTRY/EXITBOOMGATES+TRAFFICMANAGEMENTBOLLARDS

Upgradetheentry/exittothecaravanparkwithnewboomgatesequippedwithkey padsornumberplaterecognitiontoenhancesecurityandlatearrivalmanagement. Relocatecheck-inparkingbayneartheoffice-seelinemarkedbays.

Providelinemarking/signageasrequiredtoprovidecleartraffic/vehiclemovement directionsthroughoutthepark.

Proposedtrafficmanagementbollardstoincreaseparksafetyandrestrict unauthorisedvehicleaccessintothepark.

M.EXISTINGANDPROPOSEDTREES

Engageaqualifiedarboristtoundertakeregulardocumentedarboricultural assessmentandtreemanagementthroughouttheparkasrequired.Specifictree recommendationsinclude:

· Palmtreenearswimmingpooltoberemoved

· Pinetreetoberemoved-subjecttoarboristassessment.

· MatureRiverRedGumbetweentheproposedgravelroadandsiteno.22tobe removed-subjecttonativevegetationremovalpermit/offsetapproval.

· Considerremoving/pruningtwotreesneartheproposedcampkitchen/ playgroundtoprovideasafeclearancefromthecanopyofthematureRiverRed RiverGum(tree#2&3),subjecttoarboristassessment.

Aligncaravanparksites(includingwidths)/roadsandcabinstominimiseimpactson treestoberetained.

Establishselecteddeciduousandevergreentreesthroughouttheparktomaximise shadeandamenityandtoenhancethecharacterofthepark.

N.EMERGENCYASSEMBLYAREA

Providesignage/infrastructureforanemergencyassemblyareaattheparkentry andanalternativeemergencyassemblyareaintheNhillShowgrounds.

Installemergencyaccessgates/signageandassociatedplanstotheshowgrounds betweensitenumbers14-15.

O.INSTALLATIONOFFIRESYSTEMTHROUGHOUTPARK

Counciltoengageasuitablyqualifiedengineertoprepareafirewaterservicingplan fortheparkthatassessesthewaterpressureinthewatermainadjoiningthesitein VictoriaStreetandlocatesfiresuppressionhydrantsandafirewaterstoragetank(if required)throughoutthepark.Thefiresystemandassociatedsignagetobeinstalled asapriorityandshouldcomplywiththeCaravanParkFireSafetyGuidelines-CFAApril2024.Nominalfirehydrantlocationsareshown.

P.RISKMANAGEMENTPLAN/EMERGENCYMANAGEMENTPLAN

Counciltocompleteariskmanagementplanandemergencymanagementplanfor theparktoensurecompliancewiththeCaravanParkFireSafetyGuidelines-CFAApril2024.

MISCELLANEOUS

· Counciltoconfirmbysurveytheactualleaseareaoftheparkasitdoesnot correspondwiththepropertytitle.Counciltomakethenecessaryupdates/ amendmentstotheleaseasrequiredtomatchtheexistingsitelayout.

· Providea1600mmhighcolourbondfencealongthewesternboundaryofthe parktoimproveprivacywithintheparkandminimisewindblowndust/rubbish fromtheShowgrounds.

· Installalowretainingwallwithincaravansites10-14toreducethegradientof thesesites.Establishagardenbedbetweenthewallandtheproposed colorbondfencetoimprovetheamenityofthesesites.

· AsrecommendedintheParkPresentationAuditReport-NhillCaravanPark preparedbyHPMAustraliathefollowingadditionalrecommendationswould improvetheavailablevisitorfacilitiesfortheparkandshouldbeconsideredfor installationintheshortterm:

-developaguesthubincludingamulti-functionalcampkitchenandgathering placetocreateasocialfocalpointwithinthepark.

-provideguest-friendlyWI-FIthatisaccessiblethroughoutthepark.

-investindigitalassetsforremotecheck-inandonlinebookingstoenhance transitoccupancy.

-expandonlinepresenceandintegration.
