The space also houses multiple video studios, where instructors digitize educational content and deliver virtual lessons to live classrooms. “Our goal is to help kids understand and become empowered by their place in the world; to know they don’t have to wait until they’ve grown up to improve their own health and the health of the planet,” she says. “Students develop a clear understanding of how they can live in the 21st century while remaining mindful of how the choices they make each day affect both the environment and their bodies.” Cummings Center is the North Shore’s largest office park. The campus houses more than 600 businesses, including corporate headquarters, software firms, research laboratories, and microbusinesses. It is also home to more than 130 women-led businesses.

Focus: Year-In-Review Construction Institute: Year End Review
The year 2020 is one best forgotten. We have experienced unprecedented economic turmoil, a disastrous pandemic costing hundreds of thousands of lives and a toxic partisan political campaign. Our country seems to have lost its way. We have been separated from loved ones. The travel, retail and entertainment industries have been all but shut down. Some refused to acknowledge the serious threat to society resulting in a crisis in the health care industry. On the other hand, we are remarkably adaptable, and we continually learn and adjust. Perhaps through it all we have made progress. Since we have been unable to travel, we have learned to communicate in new

ways. The idea of video conferencing has been slowly developing for years. Some firms had become fluent in its use. When faced with the inability to travel, video platforms suddenly became an important part of our lives. We needed them for work, shopping, and social activities. Providers of the service jumped into high gear improving and distributing their products. They became amazingly simple to use. The implementation curve accelerated dramatically. Some people routinely “shopped by mail.� Suddenly we were dependent on it as stores closed and reduced their hours or capacity. Internet retail and grocery delivery took off and is now commonplace. In my neighborhood, dozens of small panel trucks roam the streets seven days a week delivering groceries, appliances, and all the necessities of life. Restaurants, unable to serve meals indoors, reverted to outdoor seating, curbside delivery, and take-home meal kits. They continue to struggle with limited capacity, and many will fail. Organized sports play to empty stadiums and games are frequently cancelled or rescheduled. Only a complete control of the virus will permit us to fill
stadiums and arenas. Early in the pandemic, construction came to a halt. It was short-lived and soon every part of the industry was back at it. Construction sites developed innovative safety measures; designers learned to work from home and found they were sometimes even more productive than in the office. Again, technology that was slowly evolving quickly became essential. Vendors stepped up and adjusted their products for ease of use. On site observation by architects and engineers became impossible, so alternatives needed to be developed. Today, architects keep live webcams active at their workstation. Contractors can beam photographs back to the office using drone technology. Digital communication makes the process more efficient, if not as personal as in the past. The overall economy was devastated as millions lost their jobs, businesses closed, and normal life came to a standstill. The health care industry finally began to get ahead of the curve. New treatments were developed to help reduce the mortality of the virus. Fast expansion of facilities provided more capacity. We will begin 2021 with a public health
disaster, but with the knowledge that effective vaccines are coming in the short term. Together, with better understanding of the virus and new treatments, we will turn back and control the threat. The economy will rebound as more and more companies find better ways to cope with the disruption they experienced. The likelihood of new government spending on infrastructure, green industry, re-training and personal assistance grants promise for a strong rebound in the year to come. While not everyone will recover from this disruption, innovators will take advantage of new methods and create entire new ways of doing business. In every industry, survival techniques will lead to the development of more permanent lines of service that will remake society going forward. By focusing on solutions to global problems of climate change and economic inequality, we will again demonstrate the resilience that has produced the greatest country in the world. Focus: Awards Amenta Emma Receives Industry Awards

Hartford, CT – Amenta Emma architects and designers wrapped up 2020 with award recognition in several studio types. In September, Amenta Emma was awarded the IIDA New England Award for Best Senior Living for the design of the Southington Care Center second floor nurses’ station, garden room and outdoor patio. For this project, the senior living design team was tasked with reimagining the institutional feel of the center which is home to 65 residents living with varied stages of dementia.

The Amenta Emma K-12 team received a CREW CT Best in Class: Academic Award for the transformation of Weaver High School in Hartford, Conn., which was announced at the virtual Blue Ribbon Awards presentation held on Oct. 1. As part of a team with the SLAM Collaborative, the renovations to the 1960’s building include a new transparent facade which brings much needed light into the building, and collaborative multi-use spaces that give greater access to resources, programming

and extra-curriculars to the surrounding community. The building meets Connecticut High Performance Building Standards (LEED Gold equivalent). Amenta Emma was also honored with three Merit Awards in the AIA Connecticut Design Awards which were presented at the AIA CT Awards Gala in November. The New Haven offices for quasi-public venture capital firm Connecticut Innovations was recognized in the Interior Architecture category. The Connecticut State Office Building
at 165 Capitol Avenue in Hartford was recognized in the Built category. Finally, Amenta Emma’s design for renovating and expanding Lafayette Hall at Housatonic Community College in Bridgeport, Conn. also received a Merit award in the Built category. Amenta Emma’s Higher Education team’s design of the 48,000sf addition to the main campus building adds critical program areas and radically changes the college’s relationship to its urban context.

O’Sullivan Wins PRISM Awards

Boston – At the recent Annual PRISM Awards Gala, held virtually this year, BRAGB (Builders and Remodelers Association of Greater Boston) presented O’Sullivan Architects, Inc. with three PRISM Awards. The firm received two Gold awards for the Ocean Edge Estates restoration project at a seaside mansion estate property in Swampscott, Mass. The Ocean Edge Estates was a unique opportunity to restore a rare seaside property with a 100-year-old mansion and carriage house, in disrepair. The goal was to transform the property into a luxury 55+ community with views of the ocean and
the Boston skyline. The old tennis courts became the site for an additional unit. The sea wall was rebuilt, and designs reviewed by the Historical Commission before any work on the property. Small additions allowed the Carriage House to become a modern home, and the mansion to be converted to four luxury townhouses. The A. J. Letizio Enterprise Center project, which includes the corporate headquarters for A. J. Letizio Sales & Marketing company in Windham, N.H., earned a Silver award. The A.J. Letizo Enterprise Center was a fulfillment of the client’s vision for a vibrant hub where employees and clients

could convene, train, demonstrate and develop new concepts. Arlington, MA – BW Kennedy & Co. announced the Associated Builders and Contractors’ selection of 75 Hayden Ave. in Lexington to receive a prestigious Eagle Award for construction excellence. This complicated project consisted of a new Class A, 221,300sf, 4-story life science building; 9-story, 1091-car parking garage; and unique precast boardwalk that crosses protected wetland stream channels and connects various areas of the campus to parking. A beautiful building entry, added landscaping, site lighting, parking, and upgrades to an adjacent trail head bordering the property, create a welcoming campus atmosphere. The existing west road leading to the building entry has undergone improvement, while the area outside the entry now includes an extensive concrete unit paver crosswalk and “plaza” area. The plaza has a view of the exterior building “U,” a unique architectural
feature above the main lobby roof where sections of the building’s west elevation come together in a “U” shape. The plaza includes regional plantings and hardscape, as well as lighting designed to illuminate sculptures. The building lobby radiates warmth, with natural light coming into the space from roof skylights. The lobby also includes high-end light fixtures, a “cloud” ceiling, and a state-of-the-art modern library. King Street brought BW Kennedy & Co. on board during the conceptual design of the project. BW Kennedy’s design-build approach, including architect Perkins + Will and its MEP team partners, allowed for an iterative design process, giving the client real time pricing feedback as the architectural concepts were refined. The BW Kennedy project team completed the project in multiple phases to accommodate the needs of the existing campus.

East Main Street Water Treatment Plant in Middleborough, Mass
Middleborough, MA – Tighe & Bond, Inc. of Westfield received the Bronze Engineering Excellence Award from The American Council of Engineering Companies of Massachusetts (ACEC/ MA) for its work on the East Main Street Water Treatment Plant in Middleborough. The annual awards recognize recent engineering achievements that demonstrate the highest degree of merit, ingenuity, complexity, and client satisfaction. The East Main Street Water Treatment Plant is a sustainable and economic project that reduces the levels of iron and manganese contaminants in the town’s drinking water supply. Tighe & Bond’s design allowed for the application of biological filtration process, a relatively new water treatment technology application in
the United States that does not use chemicals to filter out the iron and manganese. The East Main Street Treatment Plant became the first MassDEP (Massachusetts Department of Environmental Protection) approved biological iron filtration system in Massachusetts to be placed into operation. Since the plant has been on-line, the town has noticed a significant decline in water quality complaints and residents have commented on the noticeable improvement in their drinking water. With the completion of this project, Tighe & Bond has now designed three out of the four operating biological water treatment plants in New England, providing more sustainable alternative solutions for water treatment.
Stark Creative Wins Gold MUSE Award Wolfeboro, NH – Stark Creative has taken Gold in the 2020 MUSE Creative Awards competition. The winning work was created by Yvonne Lauzière for Castle in the Clouds, in the Experiential and Immersive category for the gallery show “The Shoes That Built the Castle.” The curating and writing was crafted by the Castle’s curator, Robin Sherman. The MUSE Creative Awards is an international competition catering to professionals from the creative and design industries who help foster new horizons for their industries. Under the administration
of the International Awards Associate (IAA), the awards are judged by a panel of professionals, who have received accolades in international settings. With submissions numbering up to 4618 and submitted from more than 57 countries, all entries were evaluated based on their respective industry’s standards. Northeastern Bridge Recognized
Northeastern University’s new pedestrian bridge
Boston – The American Council of Engineering Companies of Massachusetts (ACEC/MA) has named Arup as a winner of its 2020 Silver Engineering Excellence Award for work on Northeastern University’s new pedestrian bridge in Boston. Arup provided structural, mechanical, electrical, plumbing, fire protection, and geotechnical engineering; and facade and lighting consulting to Payette for the design of this new pedestrian bridge. Spanning five MBTA/Amtrak rail lines, Northeastern University’s new pedestrian bridge provides a link between
two halves of campus, the interdisciplinary science and engineering complex, and the neighborhoods of Fenway and Roxbury. The bridge’s curved, asymmetric form required careful engineering design and is realized through two parapet barriers that flank the structure. These barriers lean 10 degrees outwards and use overlapping panels of solid specialty steel plate, which mask railroad infrastructure and direct views outwards and upwards. The specialty steel’s corrosion resistance means the bridge will not require repeated painting, resulting in lower operational expenses and few disruptions in rail service.

Boston – The American Council of Engineering Companies of Massachusetts (ACEC/MA) has named Michael Baker International as a winner of its 2020 Bronze Engineering Excellence Award for work on the MBTA Rail Transit Tunnel Inspection Manual. The awards, which celebrate innovation, ingenuity, and excellence in engineering achievement, were recently announced and will be celebrated at the 2021 ACEC/MA Engineering Excellence and Awards Gala. Michael Baker developed a unique, element-level inspection manual for transit and commuter rail tunnels in
the Massachusetts Bay Transportation Authority’s transit system. The manual details procedures for assessing universal aspects of transit tunnels, defines state of good repair and levels of deterioration, and provides calculations for prioritizing maintenance and rehabilitation, allowing repairs to be quantified and prioritized. The firm also performed a 200-foot calibration inspection to set a foundation for qualifying future inspection teams, created start-up guidelines for the manual and, since the project was delivered under-budget, has offered to provide training to tunnel inspectors.

AIA CT Celebrates Design Awards New Haven, CT – The Connecticut chapter of the American Institute of Architects (AIA) celebrated their 2020 Design Awards virtually on Nov. 12. The AIA CT staff produced an hour -long tribute video honoring firms, members, allied members, and public servants for their work, business acumen, years of service, and support of the organization. Coreslab Structures (CONN) Inc. received an award for supporting manufacturer for the bridge deck replacement job.
Associated Builders and Contractors, Inc (CT ABC) presented the Award of Merit Infrastructure in Heavy class to Contractor Mohawk Northeast for the rehabilitation of the CT DOT I-395 Bridge over Route 85 in Waterford, Conn. The existing CIP and steel structure needed full depth deck replacement and rehabilitation of Bridge 00255 in Waterford. Connecticut DOT replaced existing deck with precast concrete deck slabs manufactured by Coreslab Structures (CONN) Inc.
The project involved superstructure steel repairs, replacement of the existing two-span deck carrying I-395 over Route 85, as well as other associated rehabilitation work. Precast deck panels were installed, and a deck membrane was added to prevent water infiltration to the superstructure, followed by asphalt overlayment and the installation of a precast concrete center median. The project utilized Accelerated Bridge Construction (ABC) techniques to minimize the impact to the traveling

public associated with conventional construction methods. The work required two 10-day traffic diversions of both I-395 and Route 85 during the summer of 2019. The interstate was diverted around the bridge by directing traffic off Exit 2 and then immediately re-entering traffic to the highway using the Exit 2 on-ramp. The ramps were modified to carry two lanes of traffic each during the diversions. Route 85 was detoured around the worksite during the two 10-
day intense work periods. Mohawk Northeast was awarded the $6 million contract and worked with Coreslab Structures on the delivery of the precast deck slabs. The team included precaster, Coreslab Structures (CONN) Inc., Thomaston; owner, State of Connecticut, Hartford; structural engineer, AI Engineers, Middletown; and contractor, Mohawk Northeast, Plantsville. I-395 and Route 85 combined handle more than 50,000 vehicles per day in the area. The state was lucky to have a rare layout of both north- and southbound off- and on-ramps directly across from each other, enabling the temporary detour of I-395 traffic. Occasionally Mohawk had to temporarily stop traffic on Route 85 while the crane hooked up the precast bridge deck panels and swung them onto the bridge. The ABC process temporarily inconvenienced travelers, but caused less frustration than the alternative of 12-18 months of bridge lane shifts and closures. In total, 84 slabs were used in the deck replacement and all rehabilitation work was completed by the end of 2019.

Foundry Place Precast Garage Eases Parking Crunch The city of Portsmouth opened the $26.2 million Foundry Place Parking Garage to help alleviate the city’s downtown parking crunch. The 5-story structure has 616 spaces and was constructed as part of a public/private partnership with Deer Street Associates, which is also building four mixed-use projects in the vicinity. Historic downtown Portsmouth had been lacking parking and this project will encourage further development in this sought-after area of the city. City officials worked for more than a decade finding a location. According to Marc Stonier, PE, director of design with Walker Consultants, one of the challenges was the congested site in an urban environment situated between the neighborhood on the south and an active railway to the north. The logistics dictated the structure and construction method and made precast concrete the most viable system. Installation went up quickly and eliminated the need to have batching on site. Trucks delivered precast components just in time so that site constraints were eased and schedule improved with the precast structure. Dailey Precast project manager, Dan Dailey, explained that they made use

of BIM to coordinate with the general contractor and the team during the project’s erection phase. “As we came off the foundation, we were able to use BIM to show the Consigli team how all the precast pieces fit with what was already in the ground. Our use of BIM greatly improved coordination and we could review every component in 3D and show exactly where it is in the job. Any changes to the project are immediately reflected in the model, with the impact
flowing through the entire project’s timeline.” The Foundry Place Garage took its name from the site’s historic use as a metal-casting foundry. The original buildings on site represent an important aspect of Portsmouth history and so the project team incorporated metal gears in prominent ways on the exterior. Dailey Precast cast enormous gears into the concrete stair tower. Dailey’s use of lasers in the production process
helped with the placement of the gear shapes in the precast components. Additional ornamental gears were added onto the long southeast elevation. In addition to the gears cast into the precast concrete panels, extruded aluminum plate fabricated gears were secured to the precast spandrels with concealed pin-type connectors. Aluminum decorative fins with curved center c-channel were flanked by flat panels on either side. The structure was also set off with exterior decorative lighting. The fins were attached to break up the long expanse of the precast facade into more manageable segments and add some dimensionality to the flat panels, describes Stonier. Incorporating four colors of concrete, the garage is a very stylish addition to the urban landscape. The shear walls at the end of the garage feature a russet color that resembles existing buildings in the Portsmouth area. Restoration and Renovation Construction Begins on Museum Renovation

Greenwich, CT – Construction has begun on the renovation and expansion of the exhibit galleries and support spaces of the Bruce Museum, a community based, world-class institution highlighting art, science and natural history in Greenwich. The centerpiece is a three-story addition that will be integrated with the current structure while connecting the project to its adjacent park setting. The design vision for the project ties the building to the landscape and to the unique geology of its New England context. Drawing inspiration from stone quarries found along the Connecticut coast, the design features a delicately striated facade of cast stone and glass that will be animated by the play of light across the building, changing appearance

public phase of a transformative, $60 million capital campaign in support of this multi-phase expansion and renovation project. Isaac Blair Installs Shoring at Historic Watertown Arsenal Submitted by The Marr Companies Watertown, MA – The Watertown Arsenal was first established in 1816 by the U.S. Army in Watertown. It was the first major engineering testing laboratory in America, created for a variety of warrelated activities including storing and manufacturing cutting-edge military technology and weaponry. Arsenal functions shut down in 1968 and the U.S. Army ceased operations there in 1995.
Inside an old mansion at the Watertown Arsenal, Isaac Blair shored two 50-ton columns so that asbestos found beneath and around the footings could be safely removed.
On the Arsenal’s 40-acre site, Isaac Blair worked on an adjacent building to shore a 10-foot-high by 20-foot-wide opening for the installation of a new natural gas generator.
Today, the 40-acre site is home to the Arsenal Mall, a park, restaurants, and many offices. A three-story, 12,700sf brick structure on the property is listed on the U.S.’s National Register of Historic
Places; during the Civil War, the mansion served as the largest Commanding Officer’s Quarters in the U.S. Army, home to Captain Thomas J. Rodman, and is currently undergoing renovation to prepare for new tenants. Earlier this fall, Isaac Blair was contracted by A-1 Concrete Leveling to support two of the mansion’s structural columns because newly discovered asbestos, found beneath and around the
footings, had to be removed. Isaac Blair worked with engineers of record Simpson Gumpertz & Heger (SG&H) to install a specialized shoring system to support the 50-ton columns, using 30-foot long steel beams and shoring towers. By design, the length of the beams allowed the column weight to be supported and distributed over a distance, permitting A-1 Concrete to access a greater amount of surface area to remove the contaminants at one time.
On an adjacent building at the same location, Isaac Blair shored a 10-foothigh by 20-foot-wide opening for the installation of an 8-foot x 8-foot natural gas generator. To accomplish this, Isaac Blair installed a 20-foot-long steel beam along the top of the opening supported by 8-foot timbers on either side. In both locations, the shoring remained in place for approximately one month as work was completed.

Design Build Achieves the Impossible
by Jen Luoni As with other industries, productivity within architecture and construction necessitates coordination of factors to reach a project’s realization. Poor communication and misunderstandings undermine timelines, along with the varying factors of year end spending, lease expiration and manufacturing demand. Under normal conditions, these elements interplay culminating in a project’s lifecycle, however under duress become exacerbated, particularly when the traditional construction methodology is used.

For those employing design build, acceleration of schedules becomes an innate capability, enhanced by strategic planning and partnership to meet schedule demands. In mid-August, Dacon was approached by an electrical subcontractor needing a complete office renovation in four months, including a certificate of occupancy and final billing, yet there was no set scope, plans or budgeting available. In recompense for this, in-house drawing
production, costing and readily available construction talent enabled quick strategic deployment. While the scope was being formed, budgeting ran simultaneously. The construction team aligned with the pre-construction group to devise a strategy for permitting, mobilization and long-lead items. While permits were submitted, pricing was finalized.

With the client fully immersed in design build’s attributes, they became invested partners in rapid execution. Long lead times were integrated and accounted for, enabling a smooth project cycle. Boston – Capstone Headwaters has released its latest Construction Services Industry update, reporting that COVID-19 induced headwinds through Q2 2020 manifested in project delays and cancellations, supply chain challenges, and workforce capacity restrictions, contributing to substantial declines in construction spending. However, industry demand has rebounded in recent months, with construction notching three consecutive months of gains, rising 1.4% in August, according to the U.S. Census Bureau.
“The worst is behind us and we believe there is a significant opportunity for growth across most end-markets for the next several years,” said managing director Darin Good. Merger and acquisition activity in yearto-date 2020 has trailed the prior year by 29%, largely due to the significant decline in Q2 transaction volume. However, consolidation has begun to show signs of accelerating, with Q3 recording the highest quarterly deal count of the year with 97 transactions.

Turner Construction Holds Donation Drive Revere, MA – The Turner Construction Company Boston team has established a unique way to support local, former servicemen and women and their families by holding an annual macaroni and cheese, “Mac Attack,” donation drive. The 2020 drive was the third successful event, with collection locations across nine project and office sites in addition to a new option this year for virtual giving. Turner’s employee led resource group, the Military Veterans Network, has worked with staff to collect over 1,500 boxes of macaroni and cheese to donate to the Revere Veteran’s Service Office, an organization that services over 400 families throughout the city of Revere. Since its inception in 2017, the drive has expanded with help from Turner Boston’s Military Veterans Network, an employee resource group with the mission to ensure a positive working environment for veterans and position them for success in their careers. The employee resource group creates outlets to help foster relationships and trust among Turner veterans, similar to the camaraderie established when serving in the armed forces, with the goal of echoing

this positivity to Turner peers and the greater community. “As the office of Veterans’ Services, helping change lives is what we strive for daily,” said Marc Silvestri, director of Veteran Services for the city of Revere. “In doing so we are not only strengthening our veterans and family members, we are strengthening our community as a whole. This being our goal, it can’t be done alone… It has been an honor a company the size of Turner Construction still has the respect to honor the smaller veteran organizations such as the city of Revere.” Since its inception, Turner’s Mac Attack drives have provided thousands of boxes of macaroni and cheese to local veterans and their families.

Boston – City Kids, a youth education nonprofit founded by City Realty Group managing partners Fred Starikov and Stephen Whalen, donated 10 new Chromebook laptop computers to students at the Eliot K-8 Innovation School, the oldest continuously-operating public school in Boston. City Kids and City Realty Group were joined by former District 1 city councilor, Sal LaMattina, to personally deliver the Chromebooks to Eliot School principal, Traci Walker Griffith, and students who need them for at-home learning. This timely donation comes when Boston Public Schools has paused reopening plans after the city’s COVID-19 positive test increased. This means there is
more at-home learning and more urgency to help students-in-need to ensure they have the proper resources to participate in school from home. To date, the City Kids program has donated more than 2,000 laptops to local schools and educational programs. City Kids is a nonprofit program whose goal is to spark intellectual curiosity in the children of Boston by providing them with unique experiences and powerful educational resources. The program provides summer camp scholarships, art programs, free yoga classes, playground clean-ups, backpack giveaways, community meals and even surfing trips to New England beaches.

Providence, RI – Churchill and Banks teamed up with ZDS Architecture, DiPrete Engineering, and The Torrey Company to design and build a 60,000sf, five-story multi-family building at 580 South Water Street in Providence. The building will include 69 residential units, 69 parking spaces, and luxury living conditions. DiPrete Engineering is providing site design, survey, and permitting through the City of Providence, RIDEM, CRMC and Narragansett Bay Commission. The site was a previous industrial site which contained part of I-195 that was relocated in the 2000’s.
The site had challenging underground conditions that led to difficult design considerations for building and stormwater management. The building will have easy highway access and will be located near restaurants, the city’s Riverwalk, and downtown entertainment. Construction of the residential building is set to be complete by spring 2021.
Northampton, MA – MassDevelopment has announced the sale of a 23.37-acre parcel at Lot 1, Olander Drive in Village Hill Northampton to North Commons at Village Hill, LLC, an affiliate of The Community Builders (TCB), which will build a 53-unit mixed-income multifamily housing facility on the parcel. Construction of the new facility, named North Commons, is expected to be complete in 2022. North Commons will include 12 units that will be rented to households earning no more than 30% of area median income, 27 units that will be rented to households earning no more than 60% of area median
income, and 14 units that will be rented to workforce households. The building will be constructed with energy efficiency standards, all of which will reduce the building’s external energy demand. In partnership with the Village Hill Northampton community, TCB plans to build a neighborhood recreation area at North Commons that will feature a playground, pavilion, picnic tables, and an open-grass lawn. TCB has also conveyed over 18 acres of the property, known as Mill River Greenway, to the city of Northampton as conservation land.

NEI Completes Village at Nauset Green MassDev Provides Loan for Redevelopment

Boston – NEI General Contracting, an award-winning general contractor and construction management firm, announced the completion of Village at Nauset Green for Pennrose, LLC in Eastham, Mass. The $16.4 million, 65-unit development provides much needed affordable and workforce housing by offering 39 affordable units for people earning 60% of the area median income (AMI), 11 affordable units for people earning 30% of the AMI, and 15 workforce units. Four units are ADA accessible. Designed by The Architectural Team (TAT), the design aims to evoke the local Cape Cod style and create a small village feel for residents and the community at large. Bioregional Urbanist Design Principles
by Philip Norton Loheed As president of Earthos Institute, I have helped to create Bioregional Urbanism, a process to encourage changes back to “One Planet Living.” This is the final installment describing Bioregional Design principles. Let’s revisit briefly basic principles of creating as a “bioregional urbanism team”: As creators on a bioregional team we work to identify projects that benefit the Bioregional Systems, then look at how our own disciplines and skills can contribute. If we only see projects through our disciplinary lens, we can easily succumb to the old adage, “If all you have is a hammer, everything looks like a nail.”
Humans have been consuming Earth’s resources faster than the annual cycles can be renewed since about 1975 (presently about 1.6 times faster). Over the 20th

century, we have also experienced two major eras of human greed, bracketing the altruism and economic balance of the “great generation”: A. the so called “golden era” of greed following the civil war brought on the great depression; B. the mobilization of the great generation’s unity and balanced economic success through the war years and well into the 1960s; and C. the second great era of greed that has evolved since. This “I-WE-I” history is chronicled in The Upswing, by Robert D. Putnam which provides much data documenting “How America came together a century ago and how we can do it again…” As we work to address our global problems, dramatized by the pandemic, climate change, social justice and so on, we are actually working to create a new era of “WE” – very much like a war footing but based upon cooperation, empathy, and just action systems. Bioregional Urbanism, a component of Hawkins’ “blessed unrest” is Earthos’ contribution to our shared imperatives and goals. We can work together like an ecosystem. When creating as part of a bioregional team, we need multiple disciplinary perspectives in order to effectively implement projects to address the holistic needs of the local community and bioregion. We actively understand how each discipline can and needs to contribute leadership to the project, not just as input. A landscape architect provides leadership in helping the team to conceptualize landscapes that help stakeholders explore bioregional knowledge and economies. While outdoor and environmental educators provide leadership in helping the team conceptualize education about
architecture
design partnership plus
bioregional resources, economic development, and processes; entrepreneurs and economic innovators provide leadership in conceptualizing ways to develop industry and economy based on bioregional resources. It is important to note that no one actor or discipline drives a bioregional project. Rather, each contributor has a role in informing and co-creating the larger project, integrating with other disciplines, and helping others to understand and integrate what they know, while also understanding the limits of their own knowledge and respecting the knowledge arenas of other team members and bioregional collaborators. Bioregional Urbanist projects are
systems based, which means that they are often multi-pronged in approach. As we design and implement, we need to immerse ourselves in the systems that we are a part of to improve their functioning, and to address overconsumption and degraded socio-ecological systems while improving biodiversity. We are simultaneously connecting to living systems as members, and scientifically assessing our impact on the whole bioregional system. Northern New England City of Portland Unveils Pop-up Park tial phase in the city of Portland’s broader plan for the eastern waterfront, which involves developing an underused threeacre parcel into a dynamic public space. The proposed park, Portland Landing, was envisioned by the city in Stantec’s 2017 concept plan as a comprehensive,

Portland, ME – Stantec recently joined the city of Portland to celebrate the opening of the Park at Amethyst, a 1.5acre public park along the downtown waterfront. Inspired by the 2017 concept plan prepared by Stantec, the pop-up park and outdoor waterfront retreat is a welcome addition to downtown. The new park, the 67th park in the city and the first to be added to the city-wide network in many years, maximizes the use of salvaged materials. In doing so, the city and Stantec greatly reduced the cost of construction while creating a new downtown destination. The park features include a granite ramble formed by reclaimed material for informal seating, custom swinging benches, walking paths, an open plaza with food concession area, a waterfront promenade, and lush landscaped berms
that have replaced an expansive area of asphaltic impervious pavement. The popup park is designed to reduce storm water run-off and to withstand coastal flooding. “Our waterfronts hold immense potential for community enrichment and are the front-line defense for improved coastal resilience, especially in Portland where there is such a rich history and connection to the coast,” said Gary Sorge, discipline leader for landscape architecture at Stantec. As part of its role on the project, Stantec provided conceptual design, design documentation, and permitting and construction phase support. Park construction was completed by Seabreeze Property Services, with full-time oversight of the construction provided by the City of Portland. The Park at Amethyst serves as an ini-
long-term strategy to reimagining this portion of the waterfront to its maximum benefit. In the meantime, the Park at Amethyst serves as an initial step to repurposing the eastern waterfront into a space for both residents and visitors to enjoy.
Construction Underway at Mittersill Franconia, NH – Bonnette, Page & Stone Corp. of Laconia began construction in September of a new Mittersill Performance Center in Franconia. The building was designed by Port One Architects from Portsmouth, and site work is being performed by Presby Construction of Franconia. The newly constructed performance center will be a lodge located at the base of the The Mittersill Ski Slopes at Cannon Mountain. It will be open to resort visitors and be a facility for the alpine ski and training teams to utilize during races and/ or training efforts. Plans call for 9,200sf of indoor space and it is expected to be completed before the conclusion of the 2020-2021 ski season. The project is a partnership of the Franconia Ski Club, the state of New Hampshire, the Holderness School and the

Mixed-Use Connolly Brothers Retained for Middleton Development Middleton, MA – Connolly Brothers, Inc., a construction management firm serving private commercial, industrial, and institutional clients, announced it has been retained by Richardson Green to design and build a new 56,000sf multitenant building at 25 Rundlett St. in Middleton. Dubbed Stone Ridge, the single-story building is designed to meet the needs of flex industrial tenants with office, manufacturing, and warehouse space and features high bays. The biggest challenge facing Connolly upon starting the project was clearing the site. Connolly started site work, including blasting, in January before pouring the foundations in July. The company is currently erecting steel, and the building is expected to be complete in April of 2021. The project team for Stone Ridge includes Richardson Green, owner/ developer; Connolly Brothers, architect and construction manager; BLW Engineering, mechanical, electrical, and plumbing (MEP) engineer; Morin

Build Better Podcast A Long-term Approach to Addiction Recovery by Emily Langner On season 2, episode 5 of the Build Better podcast, Anastasia welcomed Lisa Ulbrich, vice president for Commodore Builders, a construction management firm based in Boston. In addition to her career in construction, Ulbrich is passionate about addressing alcohol and substance use disorder. She is a certified interventionist and executive recovery coach, and has personal experience with overcoming addiction. She joined Anastasia to talk about Commodore’s partnership with the Herren Project, and shares how they are helping provide those struggling with substance use disorder a long-term path to recovery. Ten years ago, Ulbrich began her own journey into recovery, after battling alcohol addiction. According to Ulbrich, being in recovery “not only brought me back to who I was, it’s given me much more.” This journey inspired her to look into the science behind addiction, and she developed a passion for learning more about substance use disorder. my thought process of coming up with something really different.” As a result, she worked with the Herren Project to develop a program at Commodore Builders to address the issue with care and compassion, and to provide a “no judgement” approach to help those in recovery be successful in the long term. She says, “One size doesn’t fit all,” so it’s important to provide a plan that fits a particular person and family. The program aims to educate employees and their families, and to make sure they are supported in the after care environment. Commodore is now offering the services to every construction worker on their jobsites. Ulbrich’s hope is to soon see people going through the addiction recovery process treated the same way as someone with diabetes, or a broken leg, for example. By normalizing the issue and the need

Federal Court Decision Reminds Construction Project Participants to Secure Additional Insurance Coverage at Project’s Start
by Kenneth A. Sherman The scenario is this: A construction worker experiences an injury on an on-going construction project of yours. As the owner, you assume you are protected because prior to starting the construction project, you required your general contractor to obtain general liability, professional liability, or builders’ risk insurance for their work on the construction project and to add you as an
additional insured under their insurance policies. Your general contractor provided you with a Certificate of Insurance listing you as additional insured, which you filed away for just such a circumstance. Unfortunately, when you presented the Certificate of Insurance to your general contractor’s broker, they responded that, despite you being named on the Certificate of Insurance, in fact, no insurance coverage would be afforded to you because the insurance policy itself did not extend insurance coverage to additional insureds. Now you are stuck; you do not have the insurance coverage you negotiated at the start of the project. This scenario, unfortunately, is all too real, as a recent Federal Court decision from Boston reminds us – insurance coverage is afforded only by language
GCI Rises to Challenge of Remote Learning by Charlie Chippeo Amid a pandemic, it’s not easy to provide the training young people need to access lucrative construction careers, but the Gould Construction Institute, the training affiliate of Associated Builders and Contractors’ Massachusetts Chapter, is rising to the occasion in unprecedented times. When you look at responses from a recent survey of Gould students, it’s easy to see why a growing number of young men and women are looking to construction. One wrote, “Knowledge is power, and with the right focus and hard work, there will always be jobs for the trades.” “I wanted more than working 60 hours a week for low wages at the pizza shop I was at,” another added. Construction offers a pathway to a real career – without the massive college debt that is crippling so many graduates. Last spring, Gould began a remarkably smooth transition from classroom to online learning. “Remote learning saves people a 20-mile trip from work to the classroom on a cold December night after a long day of work,” said Tim Hathaway, president of Larkin Hathaway Inc., a Bridgewater sheet metal contractor, and also a member of Gould’s board of directors. “A lot of our employees have young families, and remote learning allows them to avoid the commute and spend more time at home.” Rick Enwright, New England/midAtlantic field manager for New England Air Tech, agrees, “I have one employee who struggled to make it home from work, shower, eat, and then make it to class on time. He loves the remote classroom.” Most of Gould’s students are young,

meaning that the transition has been less daunting than it would be for an older group. “Most of these students grew up in front of computers,” said Dan McCauley, an electrical instructor from Rivers Electrical in Holbrook. “They can figure it out.”
of that insurance policy itself and not by contract, agreement, custom, practice, or factual circumstances. In Factory Mut. Ins. Co. v. Skanska United States Bldg., No. 18-cv-11700DLC, 2020. U.S. Dist. LEXIS 95403, the Federal Court in Massachusetts held that a construction project’s general contractor and sub-contractor were not additional insureds under the construction project’s owner’s Builders Risk insurance policy (Policy). They contended they were, based on Massachusetts’ anti-subrogation doctrine, which prevents insurers from subrogating against their own insureds for the very type of risk the insurer provided. In dismissing the contractors’ motion for summary judgment, the court determined they did not qualify as additional insureds because: (1) additional insureds under the Policy are those whose liability would be purely vicarious “to the extent of the insured’s legal liability for insured physical loss or damage,” which the District Court determined was not applicable to the undisputed facts, and (2) the language of the policy itself seemed to indicate that it applied to only one insured, which, in the District Court’s opinion, was the construction project’s owner.
The facts, circumstances, and result of Factory Mutual are unique to this matter, but its lesson is universal to any party to a construction project. As we see from Factory Mutual, failing to confirm insurance coverage in advance of an otherwise insurable event might leave a party exposed to having its additional insured coverage determined by a non-party to the underlying construction project, such as an insurance coverage analyst or a judge, should the question of insurance coverage end up in litigation. Construction business owners and executives would be well served to avoid the hypothetical scenario discussed above by insisting on, at the very least, a copy of the applicable insurance policy and, at best, an opinion from an insurance professional as to whether additional insured coverage has actually been obtained on the construction business owner’s behalf. He was looking forward to classes and wouldn’t have been willing to travel if it meant missing them.” Hathaway also observed that “since employees don’t have to commute and get home from class late at night, they’re less burnt out and more able to absorb what they’re being taught.” Remote learning has also been an adjustment for instructors. Both McCauley and Rick Broderick, a 31-year Gould electrical instructor, say that doing it well requires more preparation. Gould is providing instructors with the training they need. Broderick said, “Gould’s been doing a very good job of supporting its teachers.” McCauley concurred, adding, “I like the transition.
