Commodore Builds Out EDC HQ

Hobbs Brook Donates to Boston Y

DPM PM, Sasaki and Taylor & Burns Architects Newton, MA - Commodore Builders, a leading Boston-based construction firm, has been awarded the build out Education Development Center, Inc. (EDC).

The new 120,000sf headquarters is located in CenterPoint, a 23-acre, 500,000sf office/lab/R&D park located in Waltham, just a mile from EDC’s current location.

The building is owned by TC Saracen, LLC, a joint venture of Saracen Properties and Trammell Crow Company Acquisition Funds. EDC’s move will take place by November 2011.

EDC is a global nonprofit organization that designs, delivers and evaluates innovative programs that address some of the world’s most urgent challenges in education, health, and economic opportunity. EDC also has offices in New York and Washington, DC. The new 120,000sf space will house EDC’s 450 area employees under one roof, with a floor plan designed to facilitate staff communication and integration and to provide a more sustainable work environment.

The new building, a former Raytheon headquarters, is being refurbished to suit EDC’s needs and will feature enhanced conference meeting space with state of the art audio visual technology.

Preconstruction is underway and construction is slated to begin in April, 2011.

“We’re sad to lose a good neighbor here in the Chapel Street complex, but we’re excited that EDC chose Commodore to build their new headquarters,” stated Joe Albanese, Founder and Chief Executive Officer of Commodore. “We admire the great work EDC does and we look forward to building a new space for them locally that will help them expand their reach around the world.”

by Michael Barnes, Publisher High-Profile Monthly At our recent meeting, Dan Antonellis, who has been promoted to be Northeast team’s VP of Marketing & Communications for Suffolk Construction, alluded to an important news announcement Suffolk would be making shortly.

A week or so later we received a news release that Suffolk’s Berry Division would manage the $100 million expansion of the Maine Medical Center.

Berry has managed much of the preconstruction and subsequent work of MMC’s prior five-stage expansion.

We have noticed an upturn in the number Michael Barnes of new projects, restarts, and rehire stories we’ve received lately and there appear to be more on the way.

Here’s one…….

The Boston Redevelopment Authority (BRA) approved the 368 Congress Street project, which will transform an existing underutilized building in the Fort Point Channel neighborhood into a 120room extended stay hotel with two ground floor retail/restaurant spaces. The existing six-story structure is known as the “Stillings Building” and was built in 1901. The project was previously approved in 2007 as an office and ground-floor retail project.

Total project cost is estimated at $45 million, and restoration work is expected to begin in April 2011.

The development team consists of Norwich Partners of Boston, LLC as the proponent; Colliers Meredith & Grew as the development manager; Group One Partners, Inc. as the project architect; McCarter & English and Brennan, Dain, Le Ray, Wiest, Torpy & Garner as legal counsel; Howard Stein Hudson as transportation consultants; and Lee Kennedy & Company as construction managers.

The BRA also approved the 800 Huntington Avenue project which will renovate and expand the existing building to accommodate a new state-of-the-art medical office building with an outpatient medical clinic to be operated by the Massachusetts Eye and Ear Infirmary.

Total project cost is estimated at $60 million, with a construction startup in the first quarter of 2011. The development team includes The Beal Companies, LLP, as the owner/developer; Tsoi/Kobus & Associates as the project architect; GEI Consultants Inc. as the geotechnical and environmen-

tal engineer; Harry R. Feldman, Inc. as the surveyor and Howard/Stein-Hudson Associates, Inc. as the transportation engineer.

And here’s another:….

The BRA approved the 100 Arlington Street project, which will transform an existing building into a 128-unit residential building in Bay Village. No significant changes to the exterior of the existing building will occur. In addition to the rental residential units, the project includes approximately 10,250sf of retail space along Arlington and Stuart Streets.

The development team includes The Congress Group, Inc. as developer; Elkus/ Manfredi Architects as project architect.

Total project cost is estimated at $65 million. Construction is expected to start in spring 2011.

Also in the news: Mayor Thomas M. Menino joined Governor Deval Patrick recently to break ground on the $13.5 million Yawkey Commuter Rail Station reconstruction project, a key public transportation component of the $450 million Fenway Center development. Separately, the new station signifies the beginning of the larger Fenway Center project, which will significantly transform the public realm between Kenmore Square, Fenway, and the Audubon Circle with the creation of a number of new amenities including retail space, housing, and new green space.

According to the Boston Business Journal, Boylston Properties has asked the Boston Redevelopment Authority for permission to scratch its initial plans to build a research and office facility in the heart of the city’s Fenway neighborhood and instead put up a “limited service/extended stay” 183-room hotel.

The Boston-based developer said changes in tenant demands — office and lab space is down, hotel properties are up — prompted its decision to seek BRA approval to revise its plans. The new hotel, as planned, would be eight stories in height.

100M+ Strategic Master Facility Plan Phase 2 Portland, ME - Berry, a division of Suffolk Construction, has been named construction manager for Maine Medical Center’s (MMC) Strategic Master Facility Plan Phase Two. The construction management team will work with hospital officials and the architect to revise and update the next phase of MMC’s long-term plan, which concentrates on the Bramhall campus in Portland, MMC’s largest facility.

The architect on the project is Perkins+Will.

The project team will also identify facility needs for inpatient medical and surgical care and interventional services and determine the appropriate capacity, size, facility, and infrastruc-

ture requirements for providing these core clinical services. The hospital expects to complete this evaluation process this fall. The plan is expected to involve more than $100 million in construction.

“We are delighted that Maine Medical Center has chosen us to help with its strategic, 10-year master plan,” said Peter Campot, president of Suffolk’s Berry Division. “We oversaw preconstruction and construction of MMC’s five-phase expansion, which included the East Tower (home of the new Women and Infants Center), an expanded emergency department and radiology department, and new parking structure, helipad and central utility plant,” he said.

Suffolk and S/L/A/M Top Off $21M Holy Family Hospital Emergency Ctr.

Topping off the new Holy Family Hospital emergency center Methuen, MA - Suffolk Construction Company and the architectural firm The S/L/A/M Collaborative recently joined with officials of Holy Family Hospital in Methuen to celebrate the hospital’s 60th anniversary by topping off the new $21 million emergency center.

The 21,000sf facility nearly doubles the hospital’s capacity to care for emergency patients, providing patients and families from southern New Hampshire and the Merrimack Valley with greater access to advanced emergency medicine. When the expanded emergency center is completed in 2011, the hospital will be able to accom-

modate 54,000 emergency visits annually.

The new, uniquely designed emergency center will be equipped with 34 private treatment bays, including six fasttrack rooms; an on-site, CT scanner; and a double trauma room.

Caritas Healthcare, the owner of Holy Family, has awarded Suffolk and The S/L/A/M Collaborative projects on multiple campuses, including the Carney Hospital, Good Samaritan Medical Center, St. Anne’s Hospital, and St. Elizabeth’s Medical Center. Suffolk is partnering with The S/L/A/M Collaborative at Holy Family Hospital.

Walsh Brothers on CHB Expansion Payette Architect Boston - Walsh Brothers, Incorporated was recently awarded the lateral expansion project at Children’s Hospital Boston (CHB). Ironworkers Top Off Lynn Community Health Center Architect HDR Warner + Associates, Construction Manager BOND

Lynn, MA - BOND hoisted the final steel I-beam at a reception to mark the topping-off of the Health Center on Union Street in Lynn. Joining BOND in marking this significant milestone were staff and board members of the Lynn Community Health Center, project architect HDR Warner + Associates, Local 7 Boston Ironworkers, and a host of other dignitaries and city residents.

The topping off marked the close of the foundation and framework phase of the project, which broke ground this past June.

The Health Center recently announced that major funding from the Federal Health Care Reform Act has enabled it to nearly double the size of the project by building out a second floor and completing the basement. The total expansion is projected to cost $18.8 million. The 29,300sf, two-story expansion will allow the Health Center to provide comprehensive health care for more than 7,000 new patients, in addition to the more than 33,000 individuals who already rely on it for their care.

RDK Completes Johnson & Wales Bldg. Autiello Begins Bank Renovations Designed by Saccoccio & Associates

82,000sf with Tsoi/Kobus & Associates Providence, RI - RDK Engineers has completed work on the new Center for Culinary Excellence at Johnson and Wales University in Providence. RDK joined forces with Tsoi/Kobus & Associates and provided MEP/FP design and construction administration services for the new 82,000sf teaching facility located on the university’s Harborside campus.

RDK kept the needs of the growing student body in mind while working on the Center for Culinary Excellence, which includes everything culinary students could need to master their craft. The new facility includes 20 kitchens, each specially equipped for diverse hands-on culinary activities such as chocolate making, pastry baking, brewing and wine tasting; three dining rooms; several walk-in coolers; classroom spaces; and numerous faculty and administrative offices.

In addition, the RDK team conducted energy modeling to optimize energy performance.

Channel Begins Holloway Reno Greenland, NH - Channel Building Company of Wilmington, Mass. has entered into an agreement with Holloway Automotive for the interior renovation of its dealership located at 309 Portsmouth Avenue in Greenland.

Improvements to the original 26,000sf building will consist of 6,000sf of interior space being updated with all new floor tiles, extensive millwork for the sales area, all natural beechwood fin-

ishes, and vibrant paint schemes.

Channel Building will be performing all design and construction management for this new renovation, which is being designed to meet the needs of Holloway Automotive and its customers.

Work has started and will be completed by the end of the year.

Holloway Automotive will remain open for business during the renovation.

Renovations involve a complete rebuilding of the existing structure.

Providence, RI - A. Autiello Construction, Co. Inc. of Cranston has been awarded and begun work on a $1.8 million renovation for a Coastway Community Bank in Providence.

The 6,000sf renovations were designed by Saccoccio & Associates and involve a complete rebuilding of the existing structure.

The project includes reinforcing the existing structural steel; a new Italian stone veneer; energy-efficient glazing, and mechanical systems and improvements to the site décor.

The new branch will include customer retail services in addition to a training and meeting area. The branch will hold the only drive-thru convinces in the downcity area.

Work is expected to be completed in April 2011.

Phase 1 of the two-phase, $12 million capital improvement plan is near completion. This phase includes the construction of the new fitness facility and a major redesign of the main street level access of the parking garage and traffic pattern.

Phase 2, the most prominent of the extensive projects, is now beginning. The building’s current two-lobby layout will undergo a complete redesign and restoration to feature one expansive 4,400sf lobby. The project will blend some of the finest architectural components, finishes and styles to create a more updated, inviting introduction to the building.

The centerpiece of the redesigned lobby will be a stunning, 144-foot-long back-lit, wood feature wall that spans the length of the entire lobby from east and west elevator lobby cores and running behind the concierge desk.

RDK will work with DiMella Shaffer Architects on a new health and students services building at North Shore Community College (NSCC) in Danvers.

The new building is currently under construction and will allow NCSS to consolidate its health profession programs, enrollment service center, and student support services center under one roof.

A building is classified as a ZNEB if the amount of energy produced on-site is equal to or greater than the amount of energy consumed on a yearly basis.

The three-story, 60,000sf health and student services building will include the following energy-efficient features: geothermal wells for heating and cooling; chilled beams and energy recovery ventilation; roof-mounted photovoltaic systems; high-performing HVAC systems; and natural day lighting and controls that adjust lights based on daylight. The building is expected to earn LEED Gold certification.

More Than Just a Parking Garage Warwick, RI - Warwick now has a transportation hub offering one place for travelers to access planes, trains, buses, and automobiles. This intermodal facility opened on October 27, 2010 and is aptly called INTERLINK. It consists of an improved airport terminal building connected by a 1,200-foot skywalk to a six-level multifunctional parking garage.

Making the T.F. Green Airport more than just an airport, it is a central station where travelers go for a variety of transportation choices.

The six level garage is the essential key to integrating all the other modes of transportation. At just over a million sf with 3,200 parking spaces, it houses all rental car operations including vacuuming and car wash bays and the first elevated fueling platforms in the country. Car rental parking has 1,800 spaces and 800 spaces for commuters.

The train runs through the ground floor of the parking structure incorporating a precast concrete platform that is integrated into the building. The garage includes access to buses for the Rhode Island Transportation Authority.

Connecting the airport to the garage is a 35 foot high skywalk that is totally enclosed with both a walkway and moving sidewalks.

Last but not least is the space allotted for “Kiss and Ride,” short-term parking for

Warwick, acted as architect and engineer for the project. Gilbane Building Co. was the contractor.

When is a parking garage more than a parking garage? When it is the INTERLINK, Rhode Island transportation hub.

This is more than a new facility; it is a plan that is being closely watched by other airports looking to become more traveler friendly, it is a plan for the future.

For our companies, excellence is not just an end goal; pursuing it every day is a way of life, as is exemplified by this year’s Excellence in Construction Award (EICA) Kyle Reagan winners.

We are proud to have 13 award winning projects that demonstrate the diversity, versatility, and craftsmanship of the merit shop contractors that make up our association. From public safety facilities, to veterinary isolation wards, to wind turbines atop Mount Wachusett, this year’s award-winning proj-

ects represent a wide spectrum of construction excellence.

In an effort to recognize emerging talent in the area of sustainable construction, ABC will also be presenting three “ABC Green Awards” for the second year in a row to project teams who delivered expert craftsmanship that was also environmentally friendly and energy efficient.

• Judges’ Comments: Interstate’s excellence clash detection work prevented serious problems from hampering this project.

Electrical – Commercial/Industrial Over $1M Award of Merit & Green Professional Electrical Contractors of CT, Inc., Norwood Project: Martha’s Vineyard Hospital, Oak Bluffs Architect: Thomas, Miller, & Partners, PLLC Engineer: J.C. Thomasson Associates, Inc. Owner: Martha’s Vineyard Hospital • The PEC Team performed all the electrical work on this 91,318sf expansion, addition, and renovation to the existing Martha’s Vineyard Hospital.

• From preconstruction through final acceptance, the project lasted for roughly 26 months and utilized nearly 30,000 man-hours.

• Judges’ Comments: There are few challenges like the challenges of working on the Vineyard, and Professional Electric surpassed them all.

Dellbrook, EA Fish, and The Architectural Team Convert Bourne Mill Fall River, MA - The Bourne Mill, once the largest cotton mill in the world, has been transformed into 166 mixed income housing units which are 95% occupied after years of neglect. This remarkable conversion project encompassed 186,808sf within seven different buildings, comprising a total project value of $29 million and a project duration of 16 months.

“In a society that so quickly disregards the old to make way for the latest and greatest fads, it is exciting to be involved with bringing back one of our area’s elder statesmen that provided employment for so many in the region,” said Mike Fish, president of Dellbrook Construction. “It is especially gratifying to now give the Bourne

Mill its well-deserved care that we strongly feel increases the character of the communities in which it stands.”

Dellbrook Construction recently won an Eagle and Green Award in the ABC “Excellence in Construction Award” competition. This was one of the first LEED certifiable mill conversion projects in the country.

“Innovations included Dellbrook devising methods to test the old-growth long-leaf yellow pine beams that were previously in place,” commented the ABC judges, “An array of innovative solutions were utilized to analyze and restore this once crumbling structure.”

Dellbrook won an Eagle and Green Award for its Bourne Mill conversion.

Because certain components of the structure were rotted, there was extensive testing to determine the structural integrity of the timber beams throughout the mill.

Through the experience of renovating 10 to 12 mill buildings, the professionals of Dellbrook had developed unique handson knowledge of the structural soundness of the old-growth long-leaf yellow pine beams and had a differing opinion of the amount of beams that could be salvaged to retain its historic composition without compromising the structural integrity of the buildings.

“Dellbrook devised an innovative method of performing load tests which were conducted in accordance with the building code by loading beams with 55,000 lbs, then measuring the deflection and rebound of each,” stated Tom Reed, EA Fish VP of field operations. “These tests were con-

ducted with the CMU blocks which were later used to construct the elevator shafts in the buildings. This exercise resulted in the savings of $600,000 and a victory of real world construction over theoretical engineering concepts.”

“What first attracted my father to Bourne Mill is that it has an amazing waterfront location next to Cook Pond, the property is right on the MassachusettsRhode Island border with portions in both Fall River, Massachusetts and Tiverton, Rhode Island,” continued Fish. “With mills, he generally looked for good bones or structural integrity, interesting industrial aesthetics, and historical architectural features that translate to interesting living spaces – and in Bourne Mill he found all of these features.”

• The EnviroVantage team encountered a serious dilemma stemming from the sheer heat of the live pipes that melted the workers’ glove bags and equipment.

• Judges’ Comments: Detailed demolition work while maintaining full functionality is no easy task.

Healthcare Over $10 M Award of Eagle Erland Construction, Inc., Burlington Project: The Leonard Florence Center for Living, Chelsea, Mass.

Architect: DiMella Shaffer Associates Owner: The Chelsea Jewish Nursing Foundation • This $25.2 million facility is the first skilled nursing facility built in Massachusetts in 13 years.

• The building was surrounded by wetlands; an existing, occupied senior living community; a busy, public roadway; and an operational warehouse all within 20 feet of the new building.

• Judges’ Comments: The Erland team worked diligently to erect the new building within close proximity to other facilities and an overall very tight site.

Commercial/Institutional/Industrial Over $5 M Award of Merit & Spirit Erland Construction, Inc., Burlington, Mass.

Project: Richard B. Flynn Campus Union, Springfield Architect: Symms Maini & McKee Associates Owner: Springfield College • Totaling 58,500sf, this building is now the hub for student services and activities at Springfield College.

• This $17.5 million structure was built as an addition to the existing beverage center that was built in the 1950s.

• Judges’ Comments: The contractor kept an exceptional log on this complex project and proved adept at meeting unforeseen challenges.

Electrical – Commercial/Industrial Over $1M Award of Merit C.E. Floyd Company, Inc., Bedford, Mass.

Project: Hospital for Large Animals Ward at Cummings School of Veterinary Medicine at Tufts University Architect: Gregory J. O’Connor Associates, Inc. Owner: Cummings School of Veterinary Medicine at Tufts University • This animal isolation ward is the only one of its kind in the New England region and operates on a 24x7 basis for both clinical and research work.

• C.E. Floyd encountered a large outcropping of undetected ledge that required alternative methods of removal due to the underground oxygen lines and utilities.

• Judges’ Comments: This project demanded the contractor use special care for the health, safety, and well-being of the animals … C.E. Floyd got it done.

• The CTA team met weekly with the Transportation Security Administration (TSA) to review security protocols.

• Judges’ Comments: Working successfully at Logan Airport with heavy security constraints and 24x7 traffic is no easy task.

Historical Restoration Over $1M Award of Eagle & Green Dellbrook Construction, LLC, Braintree, Mass.

Project: Bourne Mill Apartments, Tiverton, R.I. Architect: The Architectural Team (TAT) Owner: Bourne Mills Rentals Market, LLC • The historic Bourne Mill was originally a textile mill built in 1881. The renovation encompassed seven different buildings and over 186,000sf.

Owner: Town of Lexington • This project involved the demolition of the existing facility and the construction of a new 87,000sf facility.

• This building is the first LEED Silver certified DPW Building in the Commonwealth of Massachusetts.

• Judges’ Comments: CTA overcame the discovery of undetected hazardous material by communicating effectively with their client as well as Mass. DEP and site workers.

Residential Award of Merit CTA Construction Co., Inc. Boston Project: Capen Court Senior Housing, Somerville Architect: CSS Architects Incorporated Owner: Somerville Housing Authority • This project included the pre-engineered modular building construction of a four story, 91,000sf senior housing facility in the City of Somerville, which featured the assembly of 157 separate modular units.

• CTA dealt with a strict timeline on this project to accommodate the relocation of a 60-inch MWRA water main.

• Judges’ Comments: A first-rate outcome that resolved the challenges of coordinating with the MWRA on a limited site.

High-Profile Feature: Homewood Suites Hotel

C

anton MA - Timberline Construction, with offices in Canton, is the general contractor for a 98-room Homewood Suites Hotel being built in Canton. This four-story, 80,000sf hotel project is located at 50 Royall Street, just off exit 2B on Route 93 north. Situated on 2.3 acres, this project is under construction with a completion date scheduled for June 2011.

A project of this size is a hopeful sign that the economy is starting to swing toward a recovery from the downturn that has affected the construction sector very hard over the past three years. Timberline Construction performs much of the sitework and carpentry using local labor. The majority of subcontractors are from the greater Boston area.

The suite concept for hotel design is gaining in popularity with business travelers and families visiting the area. There are a combination of studio, one- and two-bedroom units, each with a kitchen. There is an indoor swimming pool, spa, and exercise room that is very popular with guests. The Canton location makes it easy to visit vacation destinations in both the city of Boston, the seacoast, or the mountains to the west and north.

Six units located on the first and second floors have handicap accessible bathrooms, and many of the units have access to adjoining rooms to accommodate very large families or groups visiting the area.

Rendering of new Homewood Suites There is a centrally located laundry room on the first floor as well as a very comfortable sitting area with gas fired fireplaces that afford the homestyle amenities that families are seeking. An executive center with computer work stations and conference capability are also located on the first floor that is a plus for the business travelers to our area.

The exterior is a combination of brick accents, hardy plank siding, and E.F.I.S. (exterior finish and insulation sys-

tem) around windows and parapets. This design gives the feel of a high-end residential complex rather than the usual hotel model.

A gabled roof with architectural asphalt shingles continues to enhance the homestyle look. The front entry is accented by large columns that also bring a very welcoming feel to the structure.

Ron Kendall, president of Buffalo Lodging Associates that owns and operates 38 hotels throughout the Northeast and in Florida, said, “This will be the seventh Homewood Suites in our portfolio. The hotel is designed for upscale extended stay guests who anticipate being in the area on assignment for several days, weeks, or months and the hotel provides a breakfast buffet and social hour for patrons.�

Archetype Architects of Portland, Maine is the architect. Partner Bill Hopkins worked as the partner-in-charge for the Homewood Suites, and associate architect Kevin Gough serves as the project architect.

Timberline Construction is a full service general contractor and construction management firm located in Canton. It has a varied portfolio that includes work in sectors that include retail establishments, restaurants, wireless telecommunications installations, commercial, healthcare, higher education, and hospitality.

Wilber School Apartments Best Historic Rehabilitation with New Construction Boston - The new, mixed-income Wilber School Apartments recently earned national recognition for both sustainable design and historic preservation.

Days after the US Green Building Council awarded the project a Gold certification under the LEED-for-Homes program, the National Housing & Rehabilitation Association (NH&RA) named it the Best Historic Rehabilitation Involving New Construction at the 2010 J. Timothy “Timmy” Anderson Awards for Excellence in Historic Rehabilitation.

The apartments’ high design standard, the result of collaboration between PCA and Beacon’s in-house designer, Mercedes Farrando, has helped the project succeed in the community. Erland Completes Fay School Project Teams up with S/L/A/M Southborough, MA – Erland Construction of Burlington recently completed the new 35,000sf Primary School building for the Fay School in Southborough. As part of this project, Erland also renovated the existing Steward Dormitory into a new Wellness Center.

BOND Breaks Ground at FSU CBT Architects Fitchburg, MA - BOND, along with students, faculty, and staff from Fitchburg State University (FSU), celebrated the official groundbreaking of the school’s $57.3 million new science facility. The Building Division of BOND, based in Everett, will construct an addition as well as renovate the existing Condike Science Center. The project is the first new academic facility for FSU since 1963.

“We understand the significance of this project and we are honored to be given this opportunity. This groundbreaking brings us one step closer to delivering a state-of-the-art facility in which FSU’s students and faculty will accomplish great things for many years to come,” said Bob Murray, president of BOND. Funding for the science center and renovations to the existing building is part of the state’s $2 billion bond bill to improve facilities at Massachusetts’s public institutions of higher education. The 55,000sf structure will provide students and faculty with biology and chemistry teaching and research laboratories, classrooms, and support functions. In addition, the project will include renovations to the existing building, which provides space for physics and geophysical sciences, classrooms, and faculty offices on the 31-acre campus.

Wayland High School Starts Construction Designed by HMFH Architects Wayland, MA - HMFH Architects has commenced construction on the new Wayland High School.

Slated for completion for the 2012 school year, the $56.2 million project includes 160,000sf of new construction and 40,000sf of renovation. KVAssociates is the owner’s project manager, and Shawmut Design and Construction is the construction manager at risk (CM-at-Risk) under Massachusetts’s new construction statute.

The original Wayland High School was designed and built in the early 1960s and widely touted for its modern form – a modular, team-teaching, California-style campus of eight buildings. Thirty years after it opened, selected upgrades such as roof replacement, system repairs and new finishes were made to the facility, but the physical condition and the energy performance of the school continued to deteriorate.

In 2004, HMFH Architects began working with the Wayland High School Building Committee to assess physical conditions and develop a programmatic solution that would support up to 1,100 students and the current educational program at WHS. The initial plan was rejected by the voters when the moratorium

With the reinstatement of the new Massachusetts School Building Authority in 2008, project planning resumed with an educational visioning session involving a wide range of community stakeholders. The resulting educational plan combines new construction with renovation in a three-building campus that includes an academic building and a commons building linked by an open courtyard, and renovation of the existing 40,000sf field house.

Consistent with the initial educational concept, the new academic building groups general classrooms and informal small learning spaces in four flexible clusters around the central media center and seminar classroom with tiered seating. The adjacent commons building, in addition to the 600-seat auditorium and student dining commons, includes a music suite, art studios, “fab” lab, and fitness studio. The

commons also connects to the adjacent field house, which is being updated for full accessibility, Title IX equity, and significant improvements in energy use and conservation.

HMFH’s high performance design features integrated daylight harvesting, using a combination of external sunshades, internal light shelves, and rooftop light monitors to daylight most of the learning spaces in the new buildings. Efficient site design includes relocating campus parking, replacing extensive paving with natural surfaces, and creating rain gardens to manage surface run-off in paved areas.

The phased construction plan calls for existing academic buildings to be left in place while the new buildings are constructed. Earlier this summer, temporary parking and traffic plans were put in place to minimize disruption to school operations.

New Sutton DPW building Sutton, NH - North Branch Construction, Inc. of Concord has completed construction of a new DPW building for the town of Sutton.

North Branch was the designbuild contractor for this new 9,984sf, $1.2 million facility, that replaced an existing 44-year-old 2,900sf highway garage. Construction began in late May with the demolition of the existing facility.

The new wood framed building features seven bays (including a wash bay), office space, a break room, a locker room, a cistern and sprinkler system.

Construction was completed in mid-October, two and a half weeks ahead of the contract schedule.

Margulies Perruzzi Completes Linedata Reno Boston - Margulies Perruzzi Architects, one of Boston’s most innovative architectural and interior design firms, announced that it has completed the design and renovation of 22,000sf of existing office space for Linedata, a global solutions provider for the investment management and credit community.

Linedata is currently located at 260 Franklin Street in Boston. Margulies Perruzzi Architects transformed the office design, constructing the project in

phases to accommodate Linedata’s business continuity, while the company continued to occupy the space. The project scope includes new workstations, furniture, finishes, and lighting, as well as boardroom upgrades and the addition of a videoconferencing room.

Fort Point Project Management provided project management services, and Vanderweil Engineers provided mechanical, electrical, and plumbing engineering. The project was built by Structuretone.

Exterior Designs Completes Decker Towers Reno Burlington, VT - Exterior Designs, Inc. of Manchester, N.H. recently completed a major exterior renovation of the tallest standing building in Vermont.

Decker Towers, located in Burlington, is 11 stories high and holds more than 160 units. The building was built in 1971 and purchased by the city of Burlington.

Currently, it is owned and operated by the Burlington Housing Authority.

The renovations included the removal of more than 550 aged windows and replacing them with new energy-efficient units. In conjunction with the window replacement, 33,000sf of EIFS was enhanced

by increasing the thickness of the insulation and applying a new exterior top-coat to give the 1971 building an updated appearance.

The challenges of a project like this were combined with an aggressive schedule. In addition, the building was fully occupied and functioning for the entire duration of the renovations.

Exterior Designs, Inc. accommodated the tenants and the Burlington Housing Authority given the special circumstances of this project, managing to finish ahead of schedule.

OTHRA Celebrates Ribbon Cutting Stamford, CT – The Old Town Hall Redevelopment Agency (OTHRA) recently held a grand opening celebration of the historic park and the Old Town Hall building.

The Beaux Art building, dating back to 1906, has just received a historic interior renovation completed by Fuller and D’Angelo, architects located in Elmsford, N.Y. The restoration includes terrazzo floors with marble mosaic borders, historic borders, historic woodwork restorations, floor to ceiling window restorations, plaster moldings, and a very large scagliola wall panel and column restoration. All of the interior was returned to its original splendor.

Along with the historical restorations came an ultra-modern addition. The new two-story transparent glass curtain wall, called the “sail,” added to the west side of the building, draws attention to the adjoining classical façade and rejuvenates the Edward A. Connell Heritage Park, with its lower plaza, meandering walk, and upper park.
