Cutler Names O’Brien President Mulligan Named Chairman

Goldstein President of C/F Data Weymouth, MA -After a six-year sabbatical to work at two other technology companies, Eric Goldstein has returned to C/F Data Systems to take on the role of president and help propel the firm to national status.

High-Profile Teams up With KBE on ‘50 Ways to Make A Difference’ Project

Farmington, CT - KBE Building Corporation (KBE), formerly Konover Construction, is midway through its “50 Ways To Make A Difference” initiative, created to support communities in which the company works and lives.

So far, 26 out of 50 projects have been completed including partnering with High-Profile on a $2,500 donation to The Cove, an organization that provides family and school-based programs using the peer support group concept to help children,

teens and families dealing with grief due to the death of a loved one.

As part of the company’s 50th anniversary celebration, KBE is assisting 50 community projects in Maryland and Connecticut with monetary donations and volunteers.

The 50 Ways program, which will run until the end of the year, focuses on improvements to community structures and services for children, education and seniors.

Worcester, MA - Cutler Associates, a design and construction firm headquartered in Worcester, recently announced that long-time president Frederic Mulligan, PE, DBIA was named chairman and Ernest Mulligan (Ed) O’Brien was appointed as president.

The appointments are the culmination of a long-planned leadership transition, and were unanimously approved by the company’s board of directors.

Mulligan joined Cutler Associates at its inception in 1972, and has held a variety of positions with the firm including serving as president for the past 25 years. He will continue to play an active role in the company, focusing his time and attention on business acquisition, quality assurance,

and customer satisfaction. He will also continue his service within the community including his position as board member.

O ’ B r i e n joined Cutler Associates in 2007 as O’Brien executive vice president, operations and has worked to advance the company’s integrated design, construction, and estimating activities and enhance Cutler’s industryleading system for single-source project delivery. He has more than 30 years of experience in the design and construction industry. As president, he will continue to lead the company’s design and construction operations to guarantee the highest quality of project delivery for Cutler’s clients.

Shawmut Awards Scholarship Boston, MA– Shawmut Design and Construction in collaboration with Boston’s John D. O’Bryant School of Math and Science, recognized the recipient of its second annual Construction Management Career Scholarship. Shawmut Design and Construction’s managing Director of the People Strategies Team Lisa, DeAngelis, recently awarded Jean Lotin with the 2009 Scholarship.

The scholarship is awarded by Shawmut annually to an outstanding student who has demonstrated an ambition in the construction industry at the John D. O’Bryant School, a college-preparatory school with a specialized, rigorous academic program focused on science, technology, engineering, and mathematics.

“This scholarship was designed for promising students exactly like Jean, and we eagerly anticipate the contributions he will make in the field and with Shawmut,” said Thomas Goemaat, Shawmut’s CEO. Lotin will receive up to $5,000 for

Keane to lead BSA Boston, MA - Boston civic leader Tom Keane is the new executive director of the Boston Society of Architects (BSA), the nation’s largest chapter of the American Institute of Architects (AIA).

Keane, an attorney, comes to the BSA with a diverse background. He launched and held senior management positions in several business sectors, was a general partner in Murphy & Partners (a New York-based private-equity firm) and a regular columnist for the Boston Herald and Boston Globe Magazine. During his six-year tenure as city councilor from 1994 through 1999, Keane focused significantly on matters of design, architecture, development and preservation and on the ways in which they fundamentally affect communities and individuals.

Keane served as a public director on the BSA’s board of directors from 2000 through 2004. At the end of his term, he was made an honorary BSA member.

“The mission of the BSA is to articulate the importance of design as a public

Manchester, NH - Brookstone Builders, Inc. has been selected as subcontractors for a building renovation project by the State of New Hampshire Department of Transportation (D.O.T.) The scope-of-work will involve the complete fit-up of the former Indian Rock Hardware Store on Indian Rock Road in Windham, N.H. just west of Exit 3 on Interstate 93.

New plumbing, electrical and mechanical systems will be installed, along with new walls and finishes. When fin-

ished, the 4,000sf structure will house office and laboratory space for use by D.O.T. engineers and management teams during the I-93 rebuilding project.

Dave Giovagnoli will serve as Brookstone Builders’ project manager, and Tennant/Wallace Architects of Manchester are the architects. The general contractor for the project is George Carns & Sons, Inc. of Windham. Work is expected to begin in mid-July and be completed by the end of October.

Acella to Build Friendship HQ Designed by David Dunlap Norwell, MA - Acella Construction Corporation has been selected to build the new headquarters for Friendship Home, located in Norwell. The facility will provide respite care and will include office space and an activity center where people with developmental disabilities can participate in day or evening activities.

The center will also serve as a central location for the group’s Friendship Clubs that have about 65 members who meet in Quincy, Duxbury, and Norwell for social activities and community service projects.

“Being a Norwell resident, I realize how important this type of project is to the community, and we’re excited to give cofounders Wilma Goodhue and Joan Mullare the facility they’ve been dreaming of for so long, said David Dirubbo, President of Acella Construction.”

Martineau to Work on DC Project P o r t s mouth, NH - Nicole Martineau, a project architect with TMS Architects, received her AIA Accreditation, became a LEED Certified Architect and Martineau was then selected from a large pool of applicants to spend the summer in Washington, DC working on the Historic American Buildings Survey (HABS) under the supervision of the National Park Service and the Library of Congress.

Martineau will be working specifically to document the Chicago Sanitary and Ship Canal that links the south branch of the Chicago River to the Des Plains River and is the only shipping link between Lake Michigan, the Mississippi River and ultimately the Gulf of Mexico. Constructed from 1892-1900, it was the largest public works excavation project undertaken at that time and its pioneering construction techniques set new standards for future projects.

She will return to TMS Architects in September.

Construction Begins on Portwalk’s First Phase Pro Con Architect of Record and Design Builder Portsmouth, NH – Construction is under way for Portwalk, a mixed use development in the heart of Portsmouth’s historic district with office, retail, restaurants, residences and a Residence Inn by Marriott hotel. Cathartes Private Investments of Boston is the developer of Portwalk, Elkus Manfredi Architects of Boston is the master planner, and DeStefano Architects of Portsmouth is the consulting architect. Pro Con Inc of Manchester is the architect of record and the design builder for the project’s first phase, which includes the hotel and retail space and will be owned by Parade Residence Hotel LLC. When completed, Portwalk will include three buildings located between Deer, Hanover and Maplewood streets in downtown Portsmouth.

Portwalk will be a pedestrian friendly, integrated urban development featuring first-class office space, boutique shops, cafes, restaurants, luxury residences and a Residence Inn by Marriott hotel. Portwalk is being built on the site of the former Parade Mall, which was recently demolished to make way for the new urban center. Cathartes Private Investments is aiming to make Portwalk a LEED certified mixed-use development and the Residence Inn, New Hampshire’s first LEED certified hotel.

The goal is to recycle 95% of the demolished waste material from the former twostory, 86,000sf Parade Mall. In addition, Portwalk will use regional and recycled materials in construction and incorporate environmentally beneficial strategies such as using white roofing, deploying water

Portwalk’s first phase is a five-story, 96,000sf mixed use building. The building’s first floor will house the hotel’s lobby and common areas and 12,000sf of retail space. Floors two through five will house the hotel’s guest rooms. The hotel will offer 128 urban studios and one-bedroom suites, with a large hearth room, bar and lounge area, breakfast room, indoor pool & fitness room, meeting room, business center and guest laundry area. Pro Con Inc has scheduled a June 2010 completion date for Portwalk’s first phase.

The development’s exterior design featuring granite banding, masonry veneer stone, red brick siding, and cornice molding complements the existing architecture in the historic Portsmouth neighborhood.

The main entrance to the hotel will be on Portwalk Place, a new pedestrian friendly one-way vehicular thoroughfare that will connect the Portwalk buildings. Portwalk Place will have wide brick sidewalks with trees, flowers, outdoor café seating and provide storefront access to shops and restaurants. The hotel’s side entrance will be on Deer Street.

By: Robin Corrigan, Chapel Construction hen Chapel Construction of New Haven, Inc. was awarded the project for renovations to Trinity Episcopal Church on the Green in New Haven, we were very excited to be working on such a historic edifice. We learned about the history of this impressive building through their Web site, discovering that the church dates back at least to the year 1752. Trinity Church was right in the thick of the American Revolution, which divided the congregation into three closely divided factions: those who supported the fight for independence, those who remained loyal to England, and those who were apathetic.

Here is a tidbit of their history from the Church’s Web site.

Trinity and the American Revolution Even as the British landed in New Haven, The Rev. Bela Hubbard decided to remain in his home. He is rumored to have shouted to his wife, “What shall I do?” His wife instructed him, “Silly, put on your robes.” The Rev. Bella Hubbard did just that and stood in the doorway in full vestments with prayer book in hand. As a result, the British troops spared his house and his property.

Brookstone Awarded State Project - Dignard Architectural Architects Manchester, NH - Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have been awarded a new addition project by the State of New Hampshire.

The scope-of-work will include the construction of a 6,000sf, single-story steel-framed addition to the Army National Guard Base Building F in Concord. A new roof will also be installed on the entire

structure.

High-Profile: Facilities Development News RDA to Build Modular Church Hanson, MA - Realty Development Associates (RDA) of Sagamore embarked on a new construction project – the rebuilding of the United Church of the First Born, which was destroyed in a 2007 fire.

Four large packages containing the exterior of the new United Church of the First Born were delivered to the Hanson location and Realty Development Associates team began building the church. On the first day the entire exterior of the church was built, or “set,” on the foundation.

People who drove by in the morning saw only a foundation; when they returned that evening, the entire exterior of the church was standing.

That is one of the many advantages of modular construction, says Realty Development Associates President Don Shulman.

Pastor Reverend Loretta Gomes said that “Realty Development Associates took care of everything.”

The new church will have a sanctuary area, a pulpit, a foyer and several other rooms. “It’s a basic, open construction to start with,” Reverend Miranda said, noting that the church’s plans call for an addition to be constructed later. When that is completed, the church will have a sanctuary and a function hall. The second phase of construction for the church, which is home to 35 members, will include a 30 x32 foot addition off the side which will also include office space.

HPNA Redesigns Local Green Space Boston, MA - Boston’s Roxbury-based Highland Park Neighborhood Association (HPNA) recently completed a landscape design plan for the renovation of Alvah Kittredge Park.

Created with input from residents and users, the new park is planned to serve as a gathering space for the neighborhood by providing both restful open green space and an active water feature for children of all ages.

The fountain can be shut down automatically to quiet the space in the evenings. Lighting in the park will highlight some of the neighborhood’s historic elements, while also illuminating the interior of the space for safety.

A historic timeline serves as a key unifying element in the conceptual design of the new park.

HPNA is using the illustrated design and plan to raise funds to construct the park. While funds are still needed, the Association was awarded a grant for site improvements from the George B. Henderson Foundation on May 12 as well as additional funding from New England Grassroots Environment Fund’s Boston Grants Initiative program.

HPNA enlisted the help of the Boston Parks Department, which referred the group to Carol R. Johnson Associates (CRJA), Boston-based landscape architects. CRJA selected Kittredge Park as a pro bono project to undertake as part of the firm’s 50th an-

After distributing a preliminary survey, 12 CRJA staff members conducted three meetings with members of the Highland Park community to learn about residents’ desires for the park, understand their concerns, review preliminary design options, and reach consensus on a final design concept.

In the meetings, community members expressed that the best things about their neighborhood were its his-

tory, diversity, hills, and proximity to downtown.

Specific preferences for park features included preservation or interpretation of the existing memorial mural, inclusion of shade and flowering trees and plantings, a timeline that acknowledges and teaches the neighborhood’s rich history, planning for children’s safety, creation of an inviting community gathering place, traffic calming, a water feature, and enhanced lighting.

CRJA’s landscape architects recommended that honey locusts be installed in the new park. This large deciduous tree has an open branching pattern and small leaflets that would permit views into the park from the surrounding residences.

WPI Gets LEED Gold Designed by Cannon Boston, MA - Cannon Design, an internationally ranked architectural, engineering, and planning firm, announced that East Hall, a residence hall at Worcester Polytechnic Institute (WPI), has received LEED Gold Certification from the US Green Building Council.

WPI selected Cannon Design to plan and design the residential building to serve as a model for all future sustainable buildings on campus. In concert with the East Hall building design process, WPI integrated educational research projects to support academic programs on campus. In addition, the project creates an active green space on a previously underutilized site.

The building, unveiled in August 2008, will welcome its second year of student

residents this fall.

East Hall includes many sustainable design strategies, including a green roof, storm water management, water conservation, indoor air quality, and thoughtful use of recycled building materials. Grants for Wind Energy Projects Boston, MA - Secretary of Energy and Environmental Affairs Ian Bowles announced grants supporting nine new wind energy projects awarded by the Massachusetts Renewable Energy Trust through the new Commonwealth Wind CommunityScale Wind initiative.

“Wind energy is a core component of Governor Patrick’s plan for the commonwealth’s clean energy future,” said Secretary Bowles. “These

nine grants will help get more wind turbines installed and help more community institutions reduce their use of fossil fuels.”

The Governing Board of the Massachusetts Renewable Energy Trust approved the grants totaling more than $2.2 million.

Project funding included design and construction grants for three new wind projects totaling more than 4 megawatts (MW)

in capacity, and six feasibility studies for wind energy that would total more than 3 MW in capacity if built. The nine grants go to public projects, educational institutions, a farm, and a shopping center. Funds for the Trust come from renewable energy charges on electric bills, which generate roughly $25 million a year to support renewable energy installations and companies.

“These heavy energy-users—municipal and state facilities, schools, retail centers, and farms—have much to gain from wind power, and the Trust is glad to be able to put wind power within their reach,” said Phil Giudice, commissioner of the Department of Energy Resources (DOER) and chair of the Trust’s governing board.

The three projects receiving design and construction grants are the town of Hanover, for its wastewater treatment plant; the Lynn Water and Sewer Commission; and the Massachusetts Department of Correction, for North Central Correction Institution-Gardner.

Awards for the six feasibility studies go to Allen Farm, Martha’s Vineyard; Cape Cod Academy, Osterville; Centerville-Osterville-Marston Mills Fire District; Colony Place, Plymouth; Falmouth Academy, Falmouth; and Up-Island Regional School District, Chilmark, Aquinnah, and West Tisbury.

Utility-Backed Solar Power Projects Boston, MA - Attorney General Martha Coakley and Governor Deval Patrick announced a commitment to jointly develop large-scale solar photovoltaic (PV) power installations through a new statewide entity operating in collaboration with the state’s four investor-owned electric distribution utilities. This plan will maximize the benefits of renewable power for ratepayers across the state authorized by the Green Communities Act and help meet Governor Patrick’s goal of 250 MW of solar generation installed in the Commonwealth by 2017.

The Green Communities Act – comprehensive energy reform legislation enacted in 2008 – allows each of the four investor-owned utilities in Massachusetts

until the end of 2012 to develop up to 50 megawatts (MW) of solar PV generating capacity.

Given disparities in geographic area and customer base between the four utilities – NSTAR, National Grid, Unitil/Fitchburg Gas & Electric, and Western Massachusetts Electric Co. – the Attorney General’s Office has agreed to work with the Executive Office of Energy and Environmental Affairs (EEA), and its Department of Energy Resources (DOER), to identify a unified and streamlined mechanism to serve consumers in all four service territories and develop the most cost competitive solar projects. That plan will need to be approved by the Department of Public Utilities (DPU).

Grants Help Create ‘Green Communities’ Boston, MA - Marking the one-year anniversary of the Green Communities Act’s passage, the Patrick-Murray Administration announced the availability of technical assistance for Massachusetts cities and towns seeking to become “Green Communities” – a designation that will qualify them for future grant rounds of up to $10 million annually to fund municipal energy efficiency and renewable power projects.

Later this year, DOER plans to open the application process for up to $10 million in Green Communities grants, funded with proceeds from the auction of carbon allowances under the Regional Greenhouse Gas Initiative. HMFH Develops Green Standards Brockton, MA - HMFH Architects announced the opening of both the Mary E. Baker School and The Manthala George, Jr. School in Brockton. The new elementary schools each serve approximately 850 students from pre-kindergarten through grade five.

Both schools received funding from the Massachusetts Technology Collaborative (MTC) Green Schools Program to study and implement green measures.

MTC is the state’s development agency for renewable energy measures and recently led the process for the adoption of new high performance standards for public schools.

High performance schools are defined as performing in the top 10% of buildings in the US and significantly above standard building code regulations in energy use, acoustic levels, indoor air quality, thermal comfort, water efficiency, and storm water management.

In its pilot Green Schools program, MTC provides up to 2% of additional construction funding for schools meeting these high performance building criteria. The two Brockton elementary schools are among the first schools completed in the pilot program.

Both schools are open to the community, with shared functions such as a cafeteria/ auditorium, gymnasium and a music room, to support a wide variety of civic meetings and events. The schools are planned with separate, secure entrances and support functions to allow for after-hours occupancy.

Highly durable materials such as brick and zinc-coated copper roof and wall areas were chosen for minimal long-term maintenance.

Spaulding Rehab Approved Boston, MA - Mayor Thomas M. Menino announced that the Boston Redevelopment Authority Board has approved the $200 million Spaulding Rehabilitation Hospital and its Institutional Master Plan. The new facility will be built on parcels 6 & 7 in the Historic Charlestown Navy Yard and it will be create 132 inpatient rehabilitation beds in an eight-story, 221,100sf building.

The facility will include a state-of-the art gymnasium, therapy rooms, swimming pools, and other uses that aid in patients’ recovery.

Nauset Completes EPOCH Phase II Partners with The Architectural Team

W

eston, MA – Nauset Construction announced the completion of Phase II of the $15 million EPOCH Senior Healthcare of Weston renovation and addition project. The 78,000sf, multi-phase project was constructed while the senior living community remains occupied and in full operation.

Once completed, the revitalized EPOCH community will house a total of 130 beds, with additional 21-beds of assisted living. Nauset partnered with The Architectural Team, of Chelsea for this significant project. The two firms have worked together on many similar projects including extensive interior and exterior renovations to an occupied senior living facility located in western Massachusetts.

The owner, EPOCH Senior Living, selected Nauset for the three-phase construction project in the summer of 2008.

The first phase was completed in January of 2009 and the second phase was completed in June. Renovations included selective demolition, reconfiguration and upgrades to over 68,000sf of space, including the main entrance lobby, reception, and common areas. It also included community rooms for residents, day rooms, therapy suites, the library, nurse stations, hallways,

Dining hall patient rooms, bathrooms, nourishment stations, dining areas and a full-service commercial kitchen. Extensive lighting, life safety systems, utility and MEP system upgrades are also incorporated into the project scope. Phase II of the project included the addition of Alzheimer’s units, a theater room, a common kitchen and lounges with fireplaces, an ice cream parlor and administrative offices. The community was expanded with the construction of 10,250 sf of space including a one-story and a two-story addition to the existing building. Extensive site improvements were made in the process of constructing the additions. A surface parking lot expansion and significant landscaping upgrades are also part of the project’s scope of work.

Forced to meet the growing demands of our aging population and compete with modern and more technologically advanced facilities, aging buildings are undergoing major renovations and additions. In 2008, healthcare construction marked record-breaking numbers as an overwhelming number of dated facilities moved forward with improvements. Open/flexible spaces – Facilities are incorporating larger corridors and more open and flexible spaces into their designs in order to support clinical efficiency, patient safety, and deployment of emerging clinical technologies. The flexibility to easily reconfigure space for multi-purpose use is also common in today’s healthcare communities.

Infection control – Incorporating new technology and materials designed to reduce hospital-acquired infection is more prevalent in today’s designs.

Wireless communications, RFID tracking, anti-microbial surfaces, negative pressure isolation rooms, single patient rooms, and emergency department entrance alternatives are commonly used to reduce infections.

Green building – Evidence suggests that the utilization of sustainable materials in construction helps to reduce infection, promote healing, and reduces operational costs. Strong trends in green building are quickly gaining popularity with developers, owners, and private healthcare facilities. Hiring a contractor with LEED certification is an important consideration.

The challenges of maintaining high-level care during construction in occupied and operational hospital, outpatient healthcare, and senior living communities are numerous. Bristol-Myers Squibb Builds New Plant The following are excerpts from an article by Christina Chatalian, communications coordinator, The Construction Institute, and Mary Vogel, executive director, The Construction Institute.

Fort Devens, MA - Businesses across Massachusetts have learned that project labor agreements (PLAs) are a sound business choice, and there is not a better example of this than the current Bristol Myers Squibb manufacturing plant being built at Fort Devens.

The Bristol-Myers Squibb manufacturing plant is one of the20 largest biotech engineering sites in the world. The multiproduct biopharmaceutical manufacturing plant at Fort Devens is being built under

Parsons, developer Vogel of the new plant, is a leader in managing PLAs across the country and currently has $50 billion worth of projects under PLAs. Massachusetts was the only state to include a PLA in its development package, guaranteeing access to a highly skilled construction workforce and other efficiencies for the timely construction of their project.

Bristol-Myers Squibb received $33 million in state tax credits, following legislation including a change to the state’s investment tax credit rules to allow the company to claim a refund for 5% of its investment in the facility. In addition, the state put through a $34 million bond issue for infrastructure relating to the new biopharmaceutical plant, the new waste water treatment site and sewage facilities.

The new facility began construc-

tion in February 2007 and is BMS’s largest single capital project with a projected cost of $750 million. The project consists of six structures with flagship buildings used for offices and quality control labs totaling 72,000sf. The manufacturing plant is 190,000sf.

Vision 3 Celebrates Ribbon Cutting Providence, RI - Rhode Island College officially opened the doors on July 1 to its renovated, 9,385sf Building 3 on the East Campus.

The main purpose of the renovation was to relocate the financial aid department to the first floor of the twostory building, in necessary proximity to the Admissions and bursar’s offices in adjacent buildings. The relocation completes plans to have the College’s enrollment management functions on the East Campus.

The building also features two eclassrooms and a café as a gathering spot for students. The café was planned in cooperation with the student government leaders, who selected and purchased the furnishings for an adjacent lounge area and patio.

This adaptive reuse of a former State of Rhode Island Department of Children, Youth, and Families (DCYF) residential cottage was designed to complement previously completed, awardwinning renovations at Buildings 4, 5 and 10, also designed by Vision 3 Architects.

Suffolk Education Begins New Charter Public School

Boston, MA - Suffolk Education recently announced that it broke ground and began renovations and construction of a new $39.6 million facility to house the Boston Renaissance Charter Public School.

The Suffolk team is renovating an existing, three-story mill building and warehouse in the Hyde Park section of Boston and constructing a 20,000sf addition.

The Boston Renaissance Charter Public School is the largest charter school in Boston, serving children from 10 city neighborhoods. The school is divided into

three smaller schools, consisting of the Kinder School for grades K1 and K2, the Primary School for grades 1 through 3, and the Elementary School, for grades 4, 5 and 6. Classrooms for each of these smaller schools will be housed on a separate floor of the mill building. The warehouse building will house a gymnasium, a cafeteria, a multimedia center, music classrooms and dance studios. The addition will contain a new administrative wing, the K1 wing, a connecting corridor and support facilities.

University of Rhode Island Ocean Science Center Completed Gilbane CM - Designed by Burt, Hill Narragansett, RI – Construction of the University of Rhode Island’s $15 million Ocean Science and Exploration Center and the Pell Marine Science Library was recently completed by Gilbane Building Company. The facility will enable the University to remain one of the nation’s most prestigious centers of oceanographic research, exploration and education.

“This new facility will become the heart of the Graduate School of Oceanography, a place that will nurture and strengthen interactions between faculty and students,” said David Farmer, dean of the Graduate School of Oceanography. “We have created a building that evokes both a physical and intellectual center for the campus while accommodating the growing information resources necessary to sustain our research and educational programs in the 21st century.”

The centerpiece of the 41,000sf facility is the Inner Space Center, which will use a satellite system and Internet2 to make it possible for URI scientists and students to participate in ocean-going research expeditions without leaving campus. The Center will enable scientists ashore to “step aboard” research ships around the world as they use advanced undersea vehicles developed by the Office of Naval Research and the National Oceanic and Atmospheric Administration to explore uncharted regions of the world.

The entry alcove, clad in stainless steel, is complemented by ‘Bentley Green’

doors painted with a high gloss automotive finish. Construction of these stainless steel walls required exact measurement and rigorous coordination; once fabricated, they could not be scored during installation on site.

Callahan Completes Pro Shop

almouth, MA - Callahan recently completed the Pro Shop at Woods Hole Golf club in Falmouth. The project entailed the demolition of the existing Pro Shop and the construction of a new one in its place.

The new pro shop features an expansive 5,710sf basement level that, in addition to offering space for golf bag and pull cart storage, houses approximately 70 new electric golf carts. Above the basement level is the new pro shop and first hole tee box. The first floor level is approximately 2,000sf and consists of the sales areas, a refreshment center, an office for the course pro, and a scorer’s desk adjacent to the en-

try foyer.

Outside the building will be a new practice green, a large bluestone-paver terrace with a native fieldstone retaining wall leading up to new elevated tee boxes for Hole #1.

Construction started in September 2008 and was completed in June 2009.

oston, MA - The John W. McCormack Federal Building, with 22 stories and more than 600,000sf of space, is located in the heart of downtown Boston and represents one of the most beautiful Art-Deco buildings in the area.

The original building was completed in 1933.

Bud Grove, vice president, Suffolk Construction, the general contractor on the project, said, “This building is similar to another Boston icon, the Fenway Park.

Both are beautiful old structures that have owners who really appreciate the grandeur in both and found architects who knew how to bring it back to its original splendor.”

Paul Pressman, senior associate of Goody Clancy noted, “We largely saw that we had a real showpiece of a building and it was our intention to restore this feature that made it such a wonderful place and make sure the public could see the beauty of that original design.”

“This building was a WPA project,” commented John F. Buckley, senior project manager for Government Services Administration (GSA). “This was built during a period of economic strife in our country, and we seem to be coming full circle as we’re experiencing some economic strife again. Here we are back in this building with a major project that’s creating jobs, stimulating the economy and keeping people working.”

Streetview: John W. McCormack Federal Building The building has been undergoing modernization and renovation with an emphasis on green practices. Marking a milestone in these efforts, 149.5 total tonnage of construction debris has been recycled and diverted from landfill, bringing the percentage of material diverted to 84.93% as of April 1, 2009. This includes 6.17 tons of concrete, 8.59 tons of metal, and 19.26 tons of wood. The diversion of construc-

tion waste and recyclables is a requirement for LEED certification. Additionally, developed in part through funding by the US Environmental Protection Agency (EPA), the building will offer a green roof on the fourth and fifth floors. The project has been designed to achieve a LEED Silver Rating, and currently it is tracking at LEED Gold levels.

Grove pointed out, “About 70% of

our trash that has been brought off-site has been able to be recycled.....we have a pretty high rate there that’s going to help contribute to points for the LEED score card.”

While retaining its function as a federal courthouse, including its historic courtrooms and library, for use by the US Bankruptcy Court, the building features the adaptive reuse of the US Post Office areas to serve as offices for a number of federal agencies, including EPA, the Department of Education and the Department of Homeland Security. The careful reuse of these spaces as well as the historic preservation of many of the existing courtrooms, corridors, stairways, and exterior facade has allowed the project to maintain approximately 75% of existing walls, floors, and roof. The new construction will most likely also achieve using over 10% of recycled content as well as having more than 10% of new materials extracted and processed regionally. The majority of wood materials will be purchased from FSC-certified sources. There is also a rigorous construction waste management plan implemented on the project that currently exceeds recycling/salvaging at least 77% of non-hazardous construction and demolition debris.

Some of the main energy-efficiency components of the design include variable speed drives for fans and pumps, lighting with high efficiency controls, including motion sensors and daylight dimming, and new insulated double-pane, low-e windows. The project also includes enhanced commissioning to ensure optimal set-up, performance, and maintenance of all building systems. Plumbing fixtures will reduce estimated water consumption by 642,000 gallons/year, a 32% improvement over code requirements. The indoor air quality of the building will be improved through use of low-emitting construction materials such as paint, carpeting, and composite wood.

Perhaps the most dramatic and noteworthy part of the project from a sustainable standpoint is the green roof on the fourth and fifth floors. On a confined urban site, the green roof space encompassed more than 25% of the site footprint, providing an important occupied open space for the building users. The green roof will be planted with native species and after establishment should require no irrigation.

Seth Berkowitz, architect of Goody Clancy, noted, “The interesting things about the green roof is that they’re not just aesthetic, there is a lot of functionality... drainage from all the different roofs is filtered through the green roof into cisterns ...so that whenever drought conditions occur that water can then be pumped up and used for irrigation.”

Stanley’s Opens in Providence Vision 3 Architects Providence, RI – Stanley’s Famous Hamburgers has opened a new location on Richmond Street in the heart of Providence’s Jewelry District.

“Since 1987, I wanted to open a new location,” says current owner, Greg Raheb, “and when I found a location in the jewelry district, I did it.”

Moreover, having fit-out the offices for the original tenant, Shawmut was not only familiar with the existing infrastructure, finishes and amenities in the building, but also knew what standard materials to use and what specific code regulations to meet. Boston, MA - Shawmut Design and Construction completed the relocation of Eaton Vance Corporation’s national headquarters to Two International Place, in the center of Boston’s Financial District. The 310,000sf build-out, designed by CBT Architects and managed by Jones Lang LaSalle, required 15 months of intensive pre-construction and seven months of construction.

The finished space spans 10 floors and includes updated elevator lobbies on each floor, perimeter offices, 35 conference rooms, six trading areas, an e-business studio, large seminar room, data center, telecommunication IDFs on every floor, new cafeteria and kitchen, and a completely redesigned roof deck, which serves as an outdoor gathering area. Team collaboration, precise scheduling, and rigorous field supervision were key to successfully coordinating the many aspects of this large, multi-floor restack.

Some project highlights: • Eaton Vance was one of the first clients to engage in Shawmut’s Green Building Initiative Program–82.1%, or 676 tons, of all debris on this project was recycled.

Cranston RI - Pawtucket Credit Union held a ribbon-cutting recently to mark the opening of its newest branch.

Designed by Vision 3 Architects of Providence, the branch at 40 Sockanossett Cross Road is the credit union’s 13th location, and its David Graham, president of Graham Builders; Brian Regan, vice president of Pawsecond in Cranston. The new branch was built by Graham Builders of tucket Credit Union; and Keith Davignon, AIA, principal of Vision 3 Architects.

Smithfield, R.I. Pawtucket Credit Union’s newest, 3,300sf branch is approximately near the Garden City Center, the branch 800sf larger than its standard. Located is expected to provide banking services in a vibrant, suburban neighborhood for an increased volume of customers.

JCA Completes Phase I for L1 Billerica, MA - J. Calnan & Associates recently completed the first phase of construction for L1 Identity Solutions’ Secure Credentialing Division in Billerica.

Working collaboratively with Visnick & Caulfield Architects, WB Engineers, Diversified Project Management and many other subcontractor partners, the project team was able to deliver the first phase of the 90,000sf fast-track project and move L1 Secure Credentialing into its expanded space.

Phase 1 of the project included the fit-out of 60,000sf of additional space to L1’s current facilities. The additional space includes new corporate office areas; computer labs; factory space with a production area; a large data center and conferencing/ meeting rooms.

Some of the challenges included transferring the current data center to the

new data center with uninterrupted service to a fully functioning office environment.

The project team kept the data center alive throughout the duration of the project.

Another interesting challenge was that JC&A had to turn the first phase over faster than the time it typically takes to procure materials, while creating minimal disruptions to the neighboring tenants. “Leveraging nearly 14 years of solid subcontractor and vendor relationships, we were able to work with our partners to fast-track material deliveries and work offhours to maintain the tight schedule and minimize disruptions,” said Project Executive, Stephen Robak. “We look forward to delivering the next 30,000sf next month for this world-class client.”

The project team is currently underway with Phase 2 of the project.

High-Profile: Calendar Green Buildings Open House Oct. 3 - 10am-4pm The NESEA Green Buildings Open House offers a unique opportunity for members of the public to see renewable energy and other green building technologies at work.

On the day of the event, homeowners and building managers will be on-site to describe their green building features and answer questions. Members of the public can learn basic principles of green building. Many of the buildings will demonstrate how solar hot water is collected and stored, how photovoltaics can be placed on or integrated into the shell of a building to produce electricity, and how wind can be used to generate power.
