Mayor Thomas M. Menino announced that four projects totaling more than $75 million in private investment received approvals from the Boston Redevelopment Authority’s board of directors. The projects represent more than 330 construction jobs. The board approved the first residential building within the proposed Seaport Square project on the South Boston Waterfront. The project will include 34 residential units occupying 54,400sf of residential space in a six story building with ground-floor retail space. There will be a mix of approximately one-, two- and three-bedroom units. Construction is anticipated to begin in the second quarter of 2009 with an estimated completion date in the fourth quarter of 2010. Total project cost is approximately $40 million. The project will create approximately 200 construction jobs. Hacin & Associates is the architectural team for the Parcel A component. The board also approved the 44 Burbank Street residential project, which will bring 45 new units of housing to Fenway. The developer, Catamount Westland LLC, will construct a 47,000sf building consisting of nine floors. The residential condominium units will range in size from loft-style dwellings to two-bedroom configurations. Dolezal Architecture + Interior Design and Symmes Maini & McKee Associates are the co-architects; Colliers and Bovis Lend Lease are the construction managers.
Construction is anticipated to begin in the third quarter of 2009 with an estimated completion date in the first quarter of 2011. Total project cost is approximately $20 million. The project will create approximately 100 construction jobs. The board also approved a revised proposal for a project located at 296 Cambridge Street in Beacon Hill. Talanian Realty, the developer, was approved to construct 16 one- and two-bedroom residential units with first floor retail space, and on October 16, 2008, the developer filed a Notice of Project Change that proposed a five-story office building with retail on the first floor. The site is currently utilized by what is known as Grampy’s Gulf Station, a gas station and small convenience store, which will be demolished. CBT is the architect. Total development cost is approximately $9.5 million. The project will create approximately 30 construction jobs. The Board approved plans for a new LA/Fitness Club in a West Roxbury shopping center located on the V.F.W. Parkway. The project includes the renovation of an existing vacant retail space into an approximately 48,900sf new fitness facility. Total development cost for the project is estimated at $6 million. The developer anticipates completing the construction by late summer of 2009. Robert Nicodemus of Bergmeyer is the project architect and permitting consultant.

GEI Tapped to Perform FEMA Studies Fischbach Completes $4M Project Glastonbury, CT GEI Consultants, Inc., a national water resources, geotechnical and environmental engineering firm, has been selected by both the City of Hartford and the Town of East Hartford to perform Federal E m e r g e n c y Management Agency (FEMA) Levee Accreditation engineering studies. Both the Hartford and East Hartford Levees have been granted Provisionally Accredited Levee (PAL) status by FEMA. The PAL status has been granted to these levee systems
because FEMA and the U.S. Army Corps of Engineers believe the systems provide flood protection against a design flood event with 1% annual chance of being exceeded. Under the PAL agreement, the municipalities must provide the required documentation to demonstrate that level of flood protection. GEI Consultants has been selected to collect the necessary data, perform the evaluations and provide a comprehensive plan for achieving compliance with FEMA regulations.
Boston, MA – Fischbach & Moore Electric Group, LLC of Boston has completed the $4 million wireless project enabling cellular phone service in Boston’s Central Artery tunnel system. The cellular carriers involved include Verizon Wireless, Sprint/Nextel, T-Mobile, and AT&T. The NECA contractors’ project scope included the installation of more than 13 miles (70,000 feet) of four runs of 72-strand fiber optic cabling with associated supports every five feet, and 12,000 feet of coaxial cabling with associated supports every four feet. The project also included Fischbach & Moore’s installation of cellular carrier equipment within Vent Building 6 and in 43 utility rooms located in the Central Artery tunnels. The Fischbach & Moore team
installed all required fiber optic cable and coax cable support systems and all required antenna mounts and antennas. The extensive fiber optic cable for the project originates in the CA/T communications room, within Vent Building 6 in South Boston, and runs through a section of the Ted Williams Tunnel. Cabling then extends through to the I-90 East and Westbound tunnel system and the I-93 North and Southbound Tunnel system. Cable installations also include all associated on- and off-ramp areas within the tunnel system. This challenging nine-month project began in February 2008 and was completed on schedule by the end of October. Wireless cellular service in the Central Artery tunnels is now operational.

North Branch Begins Alamo Fireworks Designed by Udelsman Londonderry, NH- North Branch Construction has begun work on a new warehouse and retail store for Alamo Fireworks in Londonderry. The project is a one-story, 7,874gsf warehouse/retail store. Construction includes structural steel, steel stud with gypsum interior and 3/4 inch exterior plywood with fiber cement clapboards on the
building front and two inch composite panel on the rear of the building, with a flat white fully adhered rubber roof. Sitework includes demolition of four existing structures (three small office buildings and an existing garage). Udelsman Associates of Hollis provided the design for the new facility. Construction will be completed in early 2009.

PCA Selected to Renovate Josiah Smith Tavern Weston, MA - The Town of Weston selected Prellwitz Chilinski Associates (PCA) to provide design services for the renovation and reuse of the historic Josiah Smith Tavern and Old Library in the town center. Scheduled for a 2012 opening, the project will reconnect two historic, centrally located buildings with the day-today functions of the community and provide Weston with a casual dining restaurant. The selection of PCA is the latest step in a five-year planning process, during which the Town solicited input from the Weston community and evaluated new uses for the historic buildings. ovated and a feasibility study has established the outline of the project. Approval for construction funding will be sought at Town Meeting in November of 2009.
Manchester, NH - Jewett Construction Company, Inc. has recently been awarded a contract to perform work on the HVAC Replacement System for the United States Postal Service in Manchester. The Architect/Engineer of record is Maguire Group, Inc. of Foxborough, MA. Work will include the removal and replacement of HVAC and acoustical ceiling systems in the administrative and distribution areas of the Manchester Processing and Distribution Center. The administrative offices, which encompass more than 20,000sf of space, will remain operational during all phases of construction. Most of the work will take place during the Post Office’s off-hours, ensuring the safety and uninterrupted workday of the post office employees. An integral part of the project will include the abatement of existing asbestos and lead-containing materials in conjunction with the removal of the existing HVAC and acoustical ceiling systems.

Metropolitan Completes Constellation Wharf Condominium Project Charlestown, MA – Metropolitan Restoration Corp. of Boston has completed the $3.2 million exterior waterproofing, restoration, and reconstruction of Constellation Wharf Condominiums in Charlestown. The 64 unit, wood-framed residential complex, built on the Charletown Navy Yard pier, required substantial waterproofing, restoration and reconstruction during the project. The unique waterfront setting of Constellation Wharf and its original construction added complexity to Metropolitan’s project scope, which was both comprehensive and multi-dimensional. Constellation Wharf’s wood structures are supported on a series of structural concrete beams, which are set on pilings. Units are cantilevered over the edge of the pier with water surrounding the complex on three sides.
Constellation Wharf Condominiums To enable access to the site, Metropolitan provided a site-specific, custom-designed staging system solution. The specialty contractor designed and constructed a cantilever beam system and

installed it on the lower decks to support aluminum pole pump jack staging systems, which suspended over Boston Harbor. The cantilever beams were held in place by counterweights. This system allowed

Metropolitan’s waterproofing/reconstruction project scope included the removal and replacement of deteriorated plywood sheathing on various aspects of the structure. Integral to the project was Metropolitan’s installation of sprayapplied waterproofing/air barrier system over the structure’s existing plywood sheathing. The project team consisted of the architectural and engineering firm BET – Building Envelope Technologies of West Bridgewater; Constellation Wharf’s management company, Lundgren Management Group, Inc. of Chelsea; and the onsite construction management company, Pomroy Associates of South Easton.
Landmark Gets Housing Contract Stull & Lee Architects Roxbury, MA - Landmark Structures Corporation of Woburn has been awarded a contract from New Boston Ventures to construct 18 affordable housing units for Brookford Dalin Dean Street Homes in Roxbury. The $4.3 million project, which is currently underway, will encompass seven twofamily buildings and four single-family buildings in the Dudley area of Roxbury. A sum-
mer 2009 completion date is anticipated. The Brookford Dalin Dean Street Homes Development project is a partnership of the City of Boston’s Department of Neighborhood Development, Dudley Neighbors, Inc., New Boston Ventures and Dudley Street Neighborhood Initiative. Steve Rigione of Stull & Lee Architects in Boston serves as Architect for the project.

Columbia Completes Olin Project Needham, MA - Columbia Special Projects Division (SPD) recently served as the design-build construction manager at Olin College for the renovation of its music facilities. Allegro Interior Architecture served as the project architect. Columbia SPD collaborated with Olin’s facility management team from design inception through project completion, managing the architect, engineers, and subcontractors. The expansion included ener-
gy-efficient pendant lights, a security key- fob pass system, tel/data, and power distribution for recording systems. Columbia also retrofitted surrounding walls with acoustical treatment to ensure minimal noise penetration. A challenge to this project included the fact the space was near the Campus Center, which is the hub of student activity. Columbia SPD carefully phased all work and utilized various construction techniques to minimize disruption.
Acella Completes Yawkey Dorm Architects S.A. Architecture Brewster, MA Acella Construction Corporation, a Norwellbased construction services firm, recently completed the construction of Tom & Jean Yawkey Dormitory at Latham School in Brewster. Latham School is a program offered at the Latham Centers, a nationally known, innovative treatment facility on Cape Cod. Students at the school range from ages 8 to 22, and include girls who have coped with troubled histories, have experienced trauma and failed placements. They also include individuals living with Prader-Willi
Syndrome. The new 9,600sf dormitory is a two-story wood-framed building and will house 16 students and eight staff members. Included in the project is an elevator, basement storage and an unfinished second floor for future expansion. Construction was divided into two phases to accommodate the client's funding. The dorm is named in honor of former Boston Red Sox owners Jean and Tom Yawkey. Acella worked on this project in close collaboration with S.A. Architecture of Orleans.

Bufftree Celebrates New Campus E. Randy Jarvis Architects New Bedford, MA - Students from the Attleboro area attending Bristol Community College can now pursue their dream of higher education in a newly renovated, up-to-date facility combining today’s high-tech capabilities with more student-friendly amenities. The recent ribbon-cutting on what is known as the Attleboro Corporate Campus, the former Texas Instruments building purchased by BCC in 2006, featured a gathering of educational and civic leaders as well as
representatives of the project’s contractor, Bufftree Building Company. Bufftree renovated 25,000sf of what had been manufacturing space on the first level and created classrooms, computer labs, conference and library rooms, a health lab, and chemistry and biology labs. In addition, the site has been modified to conform to ADA standards. The architectural firm was E. Randy Jarvis Architects of New Bedford.

Martini, a Massachusetts-based construction management firm with three offices on the East Coast, to build a new Science and Engineering Center in the heart of the school’s campus. Construction of the 35,000sf building will begin in the spring of 2009. The project will be completed during the 2010 - 2011 academic year. “The A.J. Martini team includes three Union College graduates,” said Peter Martini, CEO of A.J. Martini. “We are thrilled to be back at our alma mater and lend our expertise in university construction.” Union College will seek a LEED Gold Rating from the U.S. Green Building Council, a national certification that recognizes projects that incorporate sustainable, green building practices.

Faculty, staff, students, and members of the construction team, including Perkins+Will architects and Odeh Engineers, Inc., gathered to sign the ceremonial last beam and to witness it being lifted into place by the ironworkers. Steve Cornwall, Roger Williams’s project manager, introduced Robert Collie of Bond Brothers who, spoke about the topping off ceremony as celebration “not only of the successful completion of the structure, but more significantly, marking the safe erection of the superstructure.” Collie congratulated Jay Steel, Daniel Koury Construction, Inc, and Oldcastle for a job well done. The site is part of a larger, 500,000sf office park called CenterPoint that contains both office and lab space. After months of preconstruction planning, Erland, teaming with LaFreniere
Architects of Cambridge, began this project in mid-October. Improvements to the new building will include a new façade, all new HVAC units, new elevators, new toilet cores, and various architectural upgrades to make the building tenant-ready. The project also includes demolishing three existing buildings and attendant sitework to create a park-like corporate campus with new parking spaces, site lighting, and landscaping.

Construction on Marriott Progresses Pro Con Architect and CM Auburn, ME – Construction is progressing on the new 100-room Residence Inn by Marriott hotel located in Auburn. Pro Con Inc of Manchester, N.H. is the architect and construction manager for the $7.8 million designbuild hotel, which is being developed by Auburncourt, LLC. The four-story, 75,256sf hotel reflects a new generation of Residence Inn by Marriott with exterior stone veneer, gable windows and cathedral ceilings in the Gatehouse and pool areas. “We are currently installing the sheet rock on all floors and will begin finishes by the end of the month,” stated the project superintendent for Pro Con Inc. “The pool has been installed and the mechanicals are underway throughout the hotel. Pro Con Inc began the project’s site work in March 2008 and has scheduled a March 2009 completion date.
Residence Inn by Marriott The hotel, which is located six miles from I-95 and diagonally across from the Auburn Mall, will offer studios, one- and two-bedroom suites with complete kitchens and separate sleeping and living room areas. The Gatehouse will feature a large hearth room including a fireplace, breakfast buffet area, guest market, meeting room and study area. ay State Building Specialties, Inc. (BSBSI), provides and installs a wide variety of quality building specialty items for the retail, commercial and institutional markets in New England. Founded by Preston Maxwell and G.J. Healy in 1947 as Bay State Blackboard Company, Inc., the company originally specialized in the resurfacing of slate chalkboards. By 1960, however, slate was becoming obsolete as porcelain enamel steel emerged as the principle product used in the construction of chalkboards. Reflecting the changing market, Bay State Blackboard changed its focus and began constructing and installing framed porcelain enamel steel chalkboards and tackboards. Bay State Blackboard underwent a major change in 1973, when Sean Mahony joined the firm as sales manager and in 1974 purchased the firm from its founders. Under the leadership of Sean Mahony, Bay State Blackboard expanded its operation over the next 30 years to include the sale and installation of a number of other building accessories, including projection screens, window treatments, acoustic wall panels, toilet partitions, lockers, wall protection, fire extinguishers and cabinets.
The steady growth of the company—from four employees in 1973 to more than 30 today—has required a commensurate increase in office and warehouse space. This has been accomplished by a series of moves, beginning in 1979, when it moved from its original 600sf home in Belmont to the South Shore. In 2007, BSBSI moved into its own 32,000sf building on Lundquist Drive in Braintree. In 2003, the company underwent another major change. Noting that the name "Bay State Blackboard" did not encompass the expanded scope of business Bay State performed, the company changed its name to "Bay State Building Specialties, Inc." to more fully describe the company's expanded operation. Gil Lentol joined the company in 1996 as a Project Manager. In 2002, he became President and General Manager and, in 2006, Gil became a partner in the company. The change in corporate identity, however, is the only thing that has changed. The management and employees of BSBSI take pride in the history of their company and are dedicated to providing the highest quality product and workmanship for the next sixty years.

ADD Inc Hosts Annual Event
New Hampton Inn and Suites under construction
Hampton Inn on Schedule Pro Con Architect and CM Yonkers, NY – Construction is continuing on schedule for a new Hampton Inn and Suites hotel, located at 160 Corporate Boulevard in Yonkers. Pro Con Inc of Manchester, NH is the architect and construction manager for the new 150-room hotel and FSG Yonkers Hotel, LLC is the owner and developer. The hotel will be managed by Colwen Management of Nashua, N.H. The exterior siding and windows are currently being installed, and the building will be weather-tight by the end of the month in anticipation of the winter weather. Pro Con Inc began site work on the design build project in March 2008 and has scheduled a May 2009 completion date. In addition to the design and construction management services, Pro Con
also provided pre-construction and structural engineering services for the developer. The 87,566sf, four-story hotel will offer king and queen rooms, and 37 studio suites. The suites will have a sitting area with a pull-out sofa sleeper and a wet bar with a refrigerator and microwave. All the guest rooms will offer complimentary high-speed Internet access, and wireless Internet access will be available in the lobby. The public areas of the hotel will include a full service bar, breakfast area for the hotel’s complimentary weekday breakfast, a “Suite Shop” selling snack and sundry items, an indoor pool and fitness room. The hotel will also have a flexible space conference room.

Dirubbo Buys Acella Norwell, MA - Acella Construction Corporation announced that the firm’s cofounder David Dirubbo has purchased Acella Construction and assumed the position of the company’s president and chief executive officer. Dirubbo co-founded Acella Construction with his partner Robert Johnson in 2003. Johnson recently sold his shares to Dirubbo.

Historic Building Steps into the 21st Century Exterior Designs in Final Phase of Retrofit Worcester, MA - Exterior Designs, a Manchester, N.H.-based company that specializes in exterior cladding, is in the final phase of completing the total retrofit of the 250,000sf building that was the former home of Worcester-based shoe giant, Thom McCan. Though the building has undergone several renovations since it was built in the early 1900s, including a complete residing of the building with corrugated metal, the building was outdated and was in need of a major face-lift. Columbia Completes Siemens Facility East Walpole, MA - Columbia Construction recently completed a 115,000sf. Diagnostic Reagent Facility Expansion for Siemens Healthcare Diagnostics, in East Walpole. The expansion was in response to the industry’s growing demand for Siemens’s diagnostic tests. Seventy new jobs were created as a result of this expansion. Built three months ahead of schedule, the new facility was constructed in 19 months, with the warehouse being delivered in just 11 months. Several green elements were integrated into this project such as the installa-
tion of light sensors throughout the building; energy-efficient roof design and insulation to conserve valuable resources; and the installation of high-efficiency motors for all facilities and process equipment to minimize energy needs and decrease use of fossil fuels. The most complex green initiative was the implementation of a water recharge system (WRS). Water from rooftops of buildings 3 and 4, as well as the parking lot, is plumbed into the WRS, which provides a path for the water to enter directly into the ground rather than travel off the site into Walpole’s storm sewer system.
Lowell, MA - J.M. Coull has completed the first phase of renovations at the Lowell Community Health Center facility located on Warren Street in Lowell. The architect is Maugel Architects of Harvard, Mass. Formerly comprised of exam rooms and offices that needed upgrading, renovations to the 5,000sf space on the second floor included the removal and replacement of nearly all of the interior finishes and MEP systems. The improvements involved the construction of 10 new exam rooms, a waiting room, doctors’ offices, restrooms and a staff lounge. This new
space houses Lowell Community Health Center’s Family Medicine and Women’s Services practices. A particularly sensitive portion of this project was the existing telephone and IT server rooms that needed to remain on this floor. It was imperative that existing mainframe computers for all of the Health Center’s facilities remain operational throughout the project. J.M. Coull performed construction activities, including reinforcement of the ceiling, walls and floor surrounding these rooms, without upsetting ongoing computer operations.
Lee Kennedy Tops Off St. Luke’s New Bedford, MA — Lee Kennedy Co. recently joined Southcoast Hospitals Group project team members, Mayor Scott Lang, and St. Luke’s Hospital neighbors to celebrate the topping off of the hospital’s new parking garage. The topping off comes just six months after the team mobilized on-site following an extensive preconstruction process. Designed by MFPA Inc. and Newbury Design Associates Inc., the garage will provide parking for 341 vehicles when it opens in March 2009.

rovidence, RI - Shawmut Design and Construction completed a three-story, occupied vertical expansion to Rhode Island Hospital in Providence. In conjunction with architects Hellmuth, Obata + Kassabaum, Inc., and Rhode Island Hospital’s Facility Design Team, the project is designed to improve the patient experience and allow the hospital to meet the future healthcare needs of the community by reinvesting in its infrastructure. The project added three new floors of inpatient beds serving cardiac intensive care, telemetry and general medical/surgical patients, and included the construction of a 140-foot high, cast-in-place concrete shear tower with a connecting steel truss, glass-enclosed pedestrian bridge. The 110-bed patient addition features a glass and masonry curtain wall.

PSC Provides Innovation for NOAA Facility

loucester, MA - Abington-based Precast Specialties Corp. (PSC) provided 30,000sf of architectural precast panels for the Northeast Regional Office of the National Marine Fisheries in Gloucester, a division of the National Oceanic and Atmospheric Administration (NOAA). PSC provided an aesthetically pleasing solution to replace masonry-laid brick in the original SPEC. John D’Amelio, President of PSC, says, “We could provide the facility with a realistic way to complete the design within the constraints of weather conditions and a tight schedule.” In 90-days, 439 precast panels were fabricated by PSC with inlaid architectural thin brick made by METROBRICK. American Steel and Precast Erectors was subcontracted by PSC to complete the infield installation because of its excellence and reliability during over 10 years of work-
ing together with PSC. Installation took one month. The proximity of Precast Specialties Corp. to the jobsite helped to minimize transportation costs and highlights the importance of incorporating local building materials into the planning and construction of facilities. The fact that the fabrication and infield installation of 30,000sf of precast panels could be completed in a New England winter while staying on budget and on schedule is a testament to the power of precast concrete as a building material suited to meet specific needs and also to the importance of choosing the right building materials from a local supplier. Remember, the next time you congratulate your team on a job well done, you should thank the people we often forget—the general contractor who gave us the opportunity, the architects who designed the project, and the suppliers and vendors who provided materials to us so that we could complete our role—they are contributors to our sucess.
Griffin Continues Work on High-Profile Schools Across the Region The new $99 million, 350,000sf high school being built to replace the outdated, century-old high school in Quincy, Mass. is the largest municipal project in the city’s history. Construction is occurring in several phases, and the Griffin Electric team is currently working on Phase 2 of the project. The New England Griffin Team is also working on one of the most innovative schools being built in Massachusetts history—Newton North High School. Construction on this $195million, 405,000sf high school began in July of 2008 and is expected to continue into the fall of 2010. The new state-of-the-art school will replace the existing 35-yearold school. The high school will feature an outdoor stadium, indoor swimming pool,
vocational education workshops, glassenclosed cafeteria, restaurant and a unique zig-zag shape allowing access to natural light in every classroom. The new school will consist of a temporary integration of the current high school with renovations and new construction, allowing for an expanded campus, including a new vocational teaching area, new gymnasium, library, media center, and computer labs. In May 2008, the Alabama Griffin Team began electrical work on a new high school in Leeds, Ala. Scheduled to open in fall of 2009, this new high school will be approximately 130,000sf in size. This school is to replace the original high school built in the 50s. The original high school was demolished, and the new

Griffin Continues Work at Catalyst Residential Tower and Begins Work at Catalyst Parking Deck Charlotte, NC - In 2007, Wayne J. Griffin Electric, Inc. began the design-build electrical construction on a substantial residential project in Charlotte—the new Catalyst Residential Tower. Scheduled to finish in 2009, this new housing tower will contain 27 stories of post-tension poured-inplace high-rise construction. This year, design-build electrical construction will also begin on the new Catalyst Parking Deck. The eight-story precast parking deck is scheduled to be complete by the end of 2008. The new 500,000+sf residential complex will include 462 condominium units including a designer lobby area, elevated amenity deck with swimming pool, private clubroom, fitness center, media room, gaming area, and 20,000sf of street-level retail space. The neighboring new 400,000sf parking complex will include eight levels of parking and 12,000sf of street-level retail space. The Griffin Electric team is responsible for the design and installation of the complete electrical and fire alarm scope for both projects.

New Bedford, MA - Bufftree Building Company recently completed a new construction and renovation project on the Gosnold Laboratory for the United States Geological Survey (USGS) at the Woods Hole Oceanographic Institute (WHOI). Bufftree has been the contractor of choice for many major projects at WHOI over the years. Bufftree Superintendent George Whalen described the Gosnold addition as both an interesting and challenging project. “With the use of mainly cathedral ceilings and minimal partitions, all phases of work had to be thought out in advance and monitored while in progress to ensure a neat appearance upon finish,” he said. “Although difficult to visualize at first, the architect’s use of various angles, lighting and exposed structural elements came together to create a great looking building inside and out.”

USGBC Members Approve LEED 2009 The U.S. Green Building Council (USGBC) announced at its Greenbuild conference in Boston in November 2008 that LEED 2009, a revision of the LEED Rating System first made available for comment in May 2008, has been approved by its 18,000 member organizations. The revision is intended to create greater consistency among the several LEED rating systems, reflect a more scientifically grounded weighting of credits— including a stronger focus on energy and climate issues—and accommodate new developments in building technology as
well as regional variations (see EBN Vol. 17, No. 6). All LEED rating systems now contain 100 points. USGBC will update LEED 2009 regularly to keep the system up to date with technological and market developments, much like code organizations do with building codes. USGBC has not yet announced when registration under LEED 2009 will begin, but it will likely coincide with the launch of a revamped LEED Online tool, expected in Spring 2009. by John Kelly, executive director Geothermal Heat Pump Consortium The new tax incentives for geothermal heat pumps are the culmination of an "all-out" federal legislative affairs effort unilaterally initiated by LSB Industries (Amex LXU) subsidiary, ClimateMaster, in April, 2007. Dan Ellis, president, with the support of a coalition of top-tier legislative consultants, embarked on a mission to educate Congress on the benefits of geothermal heat pumps and the role they could play in meeting our nation's energy-efficiency and climate change goals. Ultimately, there were direct meetings with 34 members of Congress, including Majority Leader Reid, and with hundreds of staff members and other government and administration employees. This effort received vital support from: Alliance to Save Energy American Council for an Energy Efficient Economy International Ground Source Heat Pump Association Geothermal Heat Pump Consortium Geothermal National & International Initiative Inc. National Ground Water Association Geothermal Energy Association National Rural Electric Cooperative Association The specific provisions of the bill that directly or indirectly support geothermal heat pumps are: Long-term Extension of Energy Credit. The bill extends the 30% investment tax credit for solar energy property and qualified fuel cell property, as well as the 10% investment tax credit for microturbines. The bill increases the $500 per half kilowatt of capacity cap for qualified fuel cells to $1,500 per half kilowatt of capacity, and adds small commercial wind as a category of qualified investment. The bill also provides a new 10% investment tax credit for combined heat and power systems and geothermal heat pumps. The bill extends these credits through 2016 and allows them to be used to offset the alternative minimum tax (AMT). By including geothermal heat pumps within
the definition of "energy property" in the Energy Credit language, geothermal heat pump systems placed in service after October 3, 2008 will now also be subject to a five-year depreciation period. Long-term Extension and Modification of the Residential EnergyEfficient Property Credit. The bill extends the credit for residential solar property and removes the credit cap (currently $2,000) for solar electric investments. The bill adds residential small wind investment, capped at $4,000, and geothermal heat pumps, capped at $2,000, as qualifying property. The bill extends these credits retroactively from January 1, 2008 through 2016 and allows them to be used to offset the AMT. Extension of Energy-Efficient Buildings Deduction. Current law allows taxpayers to deduct the cost of energy-efficient property installed in commercial buildings. The amount deductible is up to $1.80 per square foot of building floor area for buildings achieving a 50% energy savings target. The energy savings must be accomplished through energy and power cost reductions for the building's heating, cooling, ventilation, hot water, and interior lighting systems. This bill extends the energy efficient commercial buildings deduction for five years, through December 31, 2013. Extension of Credit for EnergyEfficiency Improvements to New Homes. Under_current law, contractors receive a credit for the construction of energy-efficient new homes that achieve a 30% or 50% reduction in heating and cooling energy consumption relative to a comparable dwelling. The credit equals $1,000 for homes meeting a 30% efficiency standard, $2,000 for homes meeting a 50% standard. The bill extends the new energy efficient home tax credit through 2009. LEED for Neighborhood Development Boston, MA - The U.S. Green Building Council (USGBC) announced the opening of the first public comment period for its LEED for Neighborhood Development rating system. The program is the first national certification system for green neighborhood design and development. LEED for Neighborhood Development is a collaboration between the USGBC, the Congress for the New Urbanism, and the Natural Resources Defense Council and integrates the principles of smart growth, new urbanism, and green building. USGBC began pilot testing LEED for Neighborhood Development in early 2007, and accepted nearly 240 pilot projects into the program, representing 39 states and six countries. The rating system will evaluate projects on criteria related to smart location and linkage to the community at large; neigh-
borhood pattern and design; and green construction and technology. “The development of LEED for Neighborhood Development speaks to the breadth of what ‘green building’ means,” said Sophie Lambert, director of LEED for Neighborhood Development, U.S. Green Building Council. “What was once a rating system solely designed for commercial construction, LEED is now evolving beyond single buildings to address development at the neighborhood scale.” Public comment for LEED for Neighborhood Development opened on November 17 and will run until January 5, 2009. Utilizing these suites, architects can quickly and easily incorporate environmental performance analysis into their design workflow without rebuilding geometry. Consigli Restores Irish Heritage Ctr

Essex Builders Completes Church Designed by Johnson Olney Needham, MA - Essex Builders Corp recently completed construction of a $2.2 million renovation to First Parish Church of Needham. Design and construction focused on utilizing high-efficiency products and features to ensure a sustainable design, while guaranteeing long-term cost effectiveness. The project, designed by Johnson Olney Associates, Inc. of Boston, included 2,500sf of renovations to the chapel, additional space for the existing daycare and a
Portland, ME Consigli Construction Co., Inc.’s Portland operations have completed multiple renovations and repairs to the Maine Irish Heritage Center’s headquarters on Gray Street in Portland, marking the official re-opening of the Center since damages caused by flooding and the collapse of the tower’s bell forced the closure of the building. The 1893 building was once used by Maine’s Irish immigrants as the home of one of the largest Irish Catholic congregations in New England. In 2006, the tower’s bell frame broke through the belfry floor and collapsed through two floors of the tower. The Maine Irish Heritage Center was forced to close the facility and cancel its events, leading to a significant effort on the part of its volunteers to raise funds and awareness to the Center’s importance in the community. Consigli oversaw renovations that
returned the bell to its belfry among numerous other improvements. In the belfry, structural steel beams were installed along the tower walls, with additional support beams reinforcing the corners. The rooms and floors ripped apart by the bell's collapse were also repaired and refurbished, as was the lower-level meeting area, giving the Heritage Center new space to use for offices. Consigli also performed work on the building’s exterior, including slate repairs and masonry stabilization and rebuilding, which was completed under a grant from the Office of Housing and Community Development in Portland. The self-perform craftsworkers at Consigli oversaw all rough carpentry, including framing of walls and ceilings, as well as construction of the handicap ramp, drywall salvaging and hanging, and refinishing and reinstalling of finish woodwork.

Walden Media Office Completed Designed by Margulies Perruzzi Burlington, MA - Margulies Perruzzi Architects (formerly Margulies & Associates) has completed the design of a 5,000sf office in Burlington for Walden Media, the film studio behind “The Chronicles of Narnia” and “Journey to the Center of the Earth.” Relocating from downtown Boston, Walden Media wanted an open and collaborative working environment that reflected and supported the dynamic and imaginative nature of the movie industry. Margulies Perruzzi Architects redesigned the space to include offices and open areas for workstations, a staff lounge, a screening room, a videoconferencing room to communicate with the firm’s office in Los Angeles, and a “think room” with casual furniture and white boards for creative brainstorming. Bus Terminal Completed North Branch CM Londonderry, NH - North Branch Construction, Inc. of Concord has completed construction of the $7 million bus terminal, with associated maintenance and storage buildings and expanded parking lots in Londonderry. The buildings, owned by the State of N.H., Bureau of Public Works and Department of Administrative Services, are located on adjacent sites at Exit 5 of Route 93, and comprise of a total of 33,149sf. The terminal building was construct-
ed with a structural steel frame and masonry bearing walls, brick veneer exterior, asphalt shingle roof and radiant floor heat. The maintenance and storage buildings have structural steel frames, metal siding and membrane roofs. Construction also included a 12,000 gallon underground fuel storage tank and fuel dispensing equipment and porous pavement parking lots. Tennant/Wallace Architects, AIA PA provided the design for the project.

Darlow Christ Local Architects Cambridge, MA – Lee Kennedy Co. recently completed a $2.2 million vertical addition for Swissnex Boston, Consulate of Switzerland, atop the organization’s existing collaborative space in Cambridge. The contractor worked in a design/ build capacity with Swiss design firm Convergeo and local architect Darlow Christ Architects on the project. The contemporary design features few right angles, creating an “engineering puzzle” that required a carefully installed radius steel frame and features a segmented, curved glass curtainwall façade.
A green roof surrounds the new addition, lowering energy costs and reducing the building’s carbon footprint. Cork flooring was also installed throughout the new space, further adding to the environmentally-friendly design. Despite the complex challenges posed by the logistics of a vertical addition on a tight urban site, Lee Kennedy Co.’s team completed construction in just over seven months, closely coordinating with abutters and the City of Cambridge throughout the course of work.
Hobbs Brook Renovates Office ADD Inc Architects, A.J. Martini CM Waltham, MA - Hobbs Brook Management LLC has completely renovated an 85,000sf office building at 590 Lincoln Street with the intention of leasing the space to an anchor tenant. Astra Tech, a medical device company has leased the entire building. ADD Inc of Boston provided architectural and interior design services for the building rehabilitation and A.J. Martini of Winchester served as the construction manager. The design improvements include an entirely new exterior envelope, common
areas and landscaping, resulting in a fully contemporary Class A office building. The industrial shell of the existing building was demolished down to its basic column, beam and slab structure and then completely reconstructed. Demolition performed by A.J. Martini included removing the roof system, facade and mechanical systems. Construction improvements include seismic, structural, ADA and shell and core upgrades, a new curtain wall and metal panel system, a new roof structure, elevators, new lobbies and all new mechanical systems.
