Design Toolkits for Jeffries Point Applicant's Name: Yufei Tang Completion Date: Fall 2023 Project Location: Jeffries Point, Boston Project Type: Group Project, Academic Work Work Content of Applicant: Concept Generation, Landscape Design, Shoreline Redesign, Collage, Gis Mapping [Project Introduction] Water pollution and air pollution have always been major environmental issues facing Boston. Jeffries Point is a coastal lowland next to Logan Airport. It has a typical pollution problem and has a rich and diverse culture. Our project extracts classic historical and cultural elements to create an active and diverse waterfront space. It respects the residents’ life styles and can also gather a deeper cultural identity. The updated Jeffries Point also has a stronger ability to resist floods, water pollution and air pollution. Finally, we used the project site as a case to think about the coexistence of humans and water. 01
Pollution Issues in Boson In the initial phase, we wanted to understand what is happening in Boston. Through the means of GIS, we saw the current serious water and air pollution problems in Boston. And decided to focus on the East Boston where the pollution problem is typical. In East Boston, we find that typical pollution problems are also strongly correlated with race, income, and other factors. So we paid more attention to the environmental justice issue and came up with our strategies and project.

Water Pollution in Boston In Boston, impervious paving, the gray charging system is a big contributor to water pollution, they prevent the proper inÞltration of rainwater, creating sewage runoff and ßooding. And rising sea level is exacerbating water pollution.
Air Pollution in Boston Air pollution in Boston comes primarily from heavy trafÞc, with the highways and Logan Airport being the most typical. On the other hand, the lack of green space also contributes to the high level of air pollution.

Concept Generation After analyzing similar cases in the Boston area and extracting key historical elements of Jeffries Point, we proposed to create a completely different Eastie than Northie, rooted in Jeffries Point.

ICA-driven urban development has created gentrification issues in South Boston, and we propose that Eastie builds on the ICA Watershed and is more deeply rooted in local history and culture, in a completely different way than Southie.

Upland Residential Area In order to alleviate the air pollution problem of the community due to its proximity to the airport, the concept of the residential housing type design is to raise the first floor to increase the ventilation. At the same time the first floor is utilized as bars and retails, which is also connected to the cuisine.
SENIOR APARTMENT
Twin House Shared Hallways connects the two buildings, which have shared café space. The Þrst ßoor is utilized for bars and retails.
BACKYARD
Quotruple House Two sets of twin houses form a quotruple house to Þt the neighborhood plan, and the Þrst ßoor and corridors have more activities space.
Senior Apartment Senior friendly collective house is planned in a triangular area of the community. Also using the shared hallways idea, the Þrst ßoor is a semi-open senior activity center.

Upland Cuisine Jeffries Point's immigrant history has brought a diversity of cultures and cuisines to the area. We have preserved the famous local brewery, Downeast Cider House, and created a multicultural cuisine, where the vibrant atmosphere spreads out through outdoor dining on the beach and bars in the neighborhood. Factory Complex Jeffries Point is a still active marina with residents also working on jobs related to marinas and boats. In order to preserve the unique function of the site and wishing to respect the lifestyle of the local residents, we have preserved the facilities and factories within the site and integrated them and ICA Watershed to form a complex. It became a landmark for new Eastie.

Backshore Activities and Protection In addition to the landmark factory buildings, a wealth of activities take place in this open space. The design elements are derived from the long history and culture of Jeffries Point. They will awaken memories and love for the area. Resilient landscaping features such as rain gardens and permeable pavement are also used to protect against flooding.

Sports Park: Pier is utilized as a sports park that includes a skatepark and basketball courts for residents. The youth activities are accompanied by views of the beautiful Boston skyline.
Pier Dining: The pier is divided into two levels, with the lower level retaining its original function, while the second level is a continuation of the cuisine, where you can savor fresh seafood caught from the oversea fishing farm and oysters picked from oyster reefs.

On the issue of flooding in Boston, our final step in creating the New Eastie discussed how people live with water. We built modules with different functions and they can be stitched together into places on the water. [Project Introduction] Livability is an important aspect of any urban space, and it refers to the ability of a city to provide its inhabitants with a high quality of life and well-being. Ann Arbor, Michigan, is livable cities in the United States. However, the city is facing some serious issues that threaten its livability. High rents and housing prices are a major concern, indicating a housing for "Open Your Backyard" seeks to address the housing shortage problem in Ann Arbor in a sustainable, affordable, and community-focused way. Senarios We selected three neighborhoods by property size from the Residential 1 zoning in Ann Arbor for backyards to create different scenarios of the proposal. The success of the creation of the different scenarios shows that the idea of open backyards can be adapted to the neighborhoods of Ann Arbor.

The outdoor shared kitchen and dining room saves housing space while providing a place for people to communicate and interact with each other, enhancing residents' sense of identity with their backyard community, and the shared kitchen is designed to be very friendly to special populations, as they are able to receive help from other residents from time to time.

In the backyard neighborhood, we designed many public spaces for the residents to enhance the community feeling, in order to avoid people feeling uncomfortable for living in such a special area.

The project takes inspiration from the NORC form of neighborhood, and to change the problem of too much independence, we added elements of Downtown Flushing to form an aging-friendly but all-ages neighborhood with an urban interface on the second floor and a community interface on the second floor.

Data Analysis GIS Mapping Using GIS Mapping to analyze Flushing, a typical area in Queens where seniors gather. It is found that the areas where seniors are more inclined to gather are characterized by well-developed service facilities and amenities, abundant recreational activities, and more open spaces.

Create the Community Architecture Design Residential buildings were created based on the NORCs concept.
