There’s nothing like a winning attitude. People who face adversity and somehow still come out on top amaze me. What is the difference between those people and the ones who face adversity and stay knocked down? The thing that separates them is the decision to win - no matter what.

hoto Here’s a recent real life example: My husband, Mike and I were at the beginning of this venture - he had appointments for his full time job and I had appointments for growing my magazine. He goes to start car #1 - IT’S DEAD!! We couldn’t jump start it, we couldn’t move it and we didn’t have time to waste. He didn’t cancel any appointments. He said, “ We are going to have to carpool - I’m not losing today!”

You see, a loss would have been cancelling all of his appointments for that day, getting mad, being frustrated and accomplishing nothing that provided an actual solution.

The car not working was out of his control.

Do you know what he did have control over? HIS actions and HIS attitude. So, we rearranged a few things and piled our family into car # 2. We were excited because we decided to win and we made a plan.

We got .02 miles from our destination and CAR #2 DIES!! Yes, we sat there in disbelief that two cars could die in one day but, we knew that we decided to win that day and nothing was going to stop us - not even two unfixable cars!! So, my amazing husband walked the rest of the way to his appointment. And I found a tow truck and a rental car for us to complete the rest of our day. We went and completed every one of our meetings. I don’t remember if we sold anything that day - but I remember the feeling of victory. I remember knowing that we did what it takes to win because we did what we had to do to move forward. We

always try to remember that in every adversity there is seed of equal or greater benefit.

Now, would anyone have judged us for throwing in the towel just for that one day? Probably not. Will people let you off the hook when you go through tough circumstances? Of course. But sometimes you have to think about what is gained when you push through that circumstance. Circumstances don’t make the woman, they reveal the woman. You will find out you are stronger than you thought. You will find that you don’t have to live every day in defeat. And what will happen when your children, co-workers, friends or family see you decide to win through your struggles?? I invite you to find out.

Getting REAL with Real Estate Real estate is always a hot topic. No matter where I go, people want to discuss the market. It’s a driving force of our economy and it effects our day-to-day lives in many ways.

There are a lot of misconceptions with buying a home right now. The questions below have been asked to me by new clients and potential buyers over the years…

Q: “If I buy a home in today’s market, do I have to put down 20%?”

A: Not at all. There are many programs out now to help buyers of all situations. There is actually a new product that offers 100% FINANCING for a first time homebuyer. Last week I closed one of these loans and my client actually received a check at closing! Pretty cool.

Q: “If I purchase a home that is not the way I want it, will I have to pay out of pocket for repairs?”

A: No. There is a type of loan called a renovation loan. This loan allows a buyer to get their own contractor out and give them estimates on ANY work they want done. It can include new appliances, paint, granite counters, whatever they want. The total of their repairs is added into their loan, so they are able to finance the repairs along with the home and pay on them as they go.

Q: “Has the criteria for buying gone up? What kind of credit score should I have” A: There are programs that offer financing for a score of 620 and above. I have lenders that would be happy to pull a free report for you, analyze where you are and if you don’t qualify right now, they can tell you exactly what you need to do to be ready to buy in months.

Q: “Is buying a foreclosure a bad idea? What about outstanding taxes and liens on the property?

Can they become part of the responsibility of the new owner?”

A: Buying a foreclosure can actually be a very simple process. Negotiations are made to an asset manager at a bank versus an individual owner. Most banks will accept, reject, or counter offers, accept a variety of different types of loans, and some will even do repairs on the home. The day of closing, the new buyer gets a clear title. They also have title insurance for the full purchase price of the home to protect them against anything that may arise down the road.
