Redwood Gardens, Elan Homes

Developer: Elan Homes Project: Phase two of the Redwood Gardens development Cost of build: Undisclosed Location: Marton Moss, Blackpool Type of contract: Private sector Project timescale: Three years Executive summary: Elan Homes is using H+H Celcon Blocks Solar Grade in the construction of its Redwood Gardens development near Blackpool. The inner leaf of 86 new homes will be built using the highly efficient block, the thermal performance of which will help Elan Homes meet its goal of constructing energy efficient homes as part of sustainable communities.

Project description: H+H Celcon Blocks Solar Grade were specified by Elan Homes for the internal leaf of the cavity wall of 86 homes being constructed at its Redwood Gardens development. Situated near Lytham in Blackpool, the 10-acre site was acquired from regional developer, Kensington Developments and forms part of the wider 422-home Redwood Point development at Marton Moss. Phase I of the scheme has been completed and sold, with Elan building the second phase. Elan have experience with timber frame construction but find masonry construction to be more commercially advantageous. The housebuilder signed a Group agreement to use H+H Celcon Blocks Solar Grade as they meet its U-value requirements, enabling them

to build energy efficient homes and help create sustainable communities. Celcon Blocks Standard Grade are already highly thermally efficient, however the Celcon Blocks Solar Grade prioritise combatting heat loss even more so, with a thermal conductivity of just 0.11 W/mK. Using these blocks can significantly reduce the U-values of each house which is important to ensure homes are thermally efficient and perform in line with the latest building regulations. Elan Homes is a growing privately-owned housebuilder, operating across the North West, South West, Midlands and Wales. The acquisition of the Redwood Gardens site marked the start of Elan’s expansion into Lancashire. Construction started in February 2022, with the development expected to be complete by 2025.
