Q3 2026 Market Update • Residential — Single Family Residence
Market Analysis Western Connecticut, Connecticut • Q3 2026 • Prepared for homeowners and prospective buyers
Western Connecticut's housing market remained firmly in sellers' territory through the third quarter of 2026, even as a few early signs suggested the landscape is beginning to shift. The median sale price rose to $1,128,500, up 7.0% from the same period last year, and homes continued to sell above their asking prices on average — a sale-to-list ratio of 104% means that buyers, on the whole, were paying more than what sellers initially asked. At the same time, homes sat on the market a bit longer than they did a year ago, with the median days on market rising from 16 to 22 days. That's still a very brisk pace by historical standards, but it's a meaningful change from the frantic, blink-and-you'll-miss-it conditions that defined the market in recent years. One of the most notable developments this quarter was a significant increase in new listings. Sellers brought 1,573 homes to market — nearly 33% more than during the same quarter last year — and active inventory now stands at 976 homes. That's a real improvement for buyers who have spent the past few years frustrated by a near-empty field of options. The story nationally mirrors what we're seeing here: more homeowners who had been holding onto low pandemic-era mortgage rates are finally deciding to make a move, gradually loosening the inventory constraints that have kept prices elevated across the country. In Western Connecticut, that influx of new supply hasn't been enough to tip the market in buyers' favor just yet, but it is creating more choices and, in some cases, more room to negotiate. For sellers, the numbers remain encouraging. Fewer homes closed this quarter compared to last year — 1,434 sales versus 1,513 — but prices held strong and total sales volume for the quarter topped $2.5 billion. The takeaway is that demand hasn't dried up; it has simply become more selective. Sellers who price their homes thoughtfully from the start are still attracting strong offers, while overpriced listings are more likely than before to sit and require reductions. With a median list price among active homes currently at $1,099,000, the market is telling sellers that realistic pricing remains the smartest strategy. For buyers, the road is still challenging, but the quarter offered some genuine reasons for optimism. More listings, slightly longer days on market, and a small but real softening in the pace of competition all suggest that the white-knuckle bidding wars of recent years may be easing — even if homes are still frequently selling above asking price. The 599 homes currently under contract show that motivated, well-prepared buyers are absolutely finding success. If you're serious about purchasing in Western Connecticut, getting pre-approved, knowing your priorities, and being ready to move decisively when the right home appears remain your most powerful advantages in a market that rewards preparation.

More buyers than homes
HOW IT IMPACTS BUYERS
— More homes to choose from — Could spend less than asking price — Price reductions more common — Rarely competing offers
— Fewer homes to choose from — Need to be able to close quickly — May pay more than asking price — Competition from other buyers
HOW IT IMPACTS SELLERS
