The Western Connecticut housing market remained firmly in sellers' territory through the second quarter of 2026, with prices climbing sharply even as the pace of sales pulled back. The median sale price reached $1,200,000 a 14.3% jump from the same period last year and homes continued to sell above their asking prices, with the average sale-to-list ratio coming in at 105%. That means buyers weren't just meeting sellers at the asking price; they were routinely bidding beyond it. Meanwhile, 1,238 homes closed during the quarter, down about 6% from a year ago, a pattern consistent with what's playing out across much of the Northeast, where high prices and still-elevated mortgage rates have kept some would-be sellers on the sidelines and slowed overall transaction volume
The good news for buyers is that more homes are coming to market New listings jumped 25.7% compared to the same quarter last year, with 2,237 properties added during the period. Homes are also taking a little longer to sell a median of 19 days, up from just 11 days a year ago which suggests the frenzied, blink-and-you'll-miss-it pace of recent years is easing somewhat. That said, 19 days is still a fast-moving market by any historical standard, and with 925 homes currently under contract versus only 846 active listings, demand continues to outpace supply in real time

Sellers who treat the current environment as an automatic windfall may find themselves sitting longer than expected, but those who come to market thoughtfully are still achieving strong results.
