The Home Builders Association of Washington County welcomes all exhibitors and attendees to the 39th annual Home Show. As we reflect over almost 40 years of the show, we are proud of the connections the made between the building and associated industries and the public and the work we have done to promote the trades to students in Washington County. The last few years have brought many challenges for everyone, particularly those who are planning for in-person events. Thank you so much to all of our exhibitors and attendees who have stuck with us in uncertain times. The HBA believes that connecting with each other in person is the best way to determine who you want to do business with. Our members possess a strong work ethic and excellence of character that shines, and there is no better way than looking them in the eye and shaking their hand for the home owner to see that. Congratulations to our Home Show cover artwork student designer, Hugo Moore! Hugo Moore is a 10-year-old fourth grade Magnet student at Emma K Doub School for Integrated Arts and Technology. Hugo has attended Doub for the last two years and is very creative and thinks outside the box. He always approaches his artwork with good details and storytelling. Hugo’s favorite subject is math because he thinks it is challenging in a good way. When Hugo is at home, he likes to pet his dogs and play video games like Geometry Dash, which is his favorite at the moment. Hugo used the drawing app Autodesk Sketchbook to design his artwork.

Celebrating Keith Moore, the HBAWC Volunteer of the Year

On behalf of the Home Builders Association of Washington County, I would like to congratulate longtime HBA member, past president, vice president and current treasurer, Keith Moore, for being selected as the HBAWC Volunteer of the Year. Keith is the current Director of Engineering with Frederick, Seibert and Associates (FSA) and has been employed with FSA since 1988. He has been an active and faithful board member of the HBAWC since 1992. Keith graduated from Pennsylvania State University with a Bachelor of Science degree in Engineering. Immediately upon graduation, he started his employment with FSA. Keith and his wife, Michelle, have been married for almost 35 years, they have two beautiful daughters, and recently welcomed their first grandchild. Keith is passionate about his faith,

public service, and stream restoration. Every year, he takes time out of his busy schedule to fly fish with his father and brother in New England. He is known for tinkering with clocks and just about anything that can be tinkered with. His co-workers at FSA joke that Diet Coke would go out of business without Keith. He is a member of the American Society of Civil Engineers, Pennsylvania State Association of Boroughs, Pennsylvania State Association of Township Managers, and has been active in and crucial to the Home Builders Association of Washington County, including our Land Use Council and Home Show Committee. Congratulations, Keith, for being named the 2024 HBAWC Volunteer of the Year. Your commitment to the organization and public service are appreciated and this award is well-deserved.

Choosing the right kind, and tips for reviving your floor’s tiled surfaces with a simple cleaning

eautiful tile floors are a homeowner’s dream. Whether they’re located in your kitchen or bathroom, made out of ceramic, porcelain, or luxury vinyl tile, many find attractive (and durable!) tile the perfect flooring fit for their homes. While you may be so close to having your dream tile installed, it’s likely that you’ll still be left with a couple of questions, like: What color grout should you get? How do you keep grout lines clean? In case you’re unfamiliar, grout is used with tiles to fill the gaps between them. It’s typically a mixture of water, cement, and sand. This reinforces the flooring itself while also giving it a sleek design. No matter what kind of tile you have, you will need to install grout with it to ensure that your floors look perfect and last longer. While tile may be one of the best low-maintenance flooring options around, cleaning is still inevitable. Here are some tried-and-true tips on how to pick the right grout for you and how to keep your tile floors clean with as little stress as possible. THERE ARE FOUR MAIN TYPES OF GROUT: Sanded Grout Sanded grout contains sand particles that give it incredible strength, so it’s perfect for areas that get a lot of action, like your kitchen or bathroom. Notable for its resistance

to shrinkage, staining, and moisture, sanded grout ensures lasting results and reduces maintenance efforts. With a wide range of color options, ease of installation, and cost-effectiveness, sanded grout offers a long-lasting and aesthetically pleasing solution that stands up to daily wear and tear with ease. Unsanded Unsanded grout is a common choice, especially in bathroom projects, where it shines in filling those thinner joints between tiles. Unlike its coarse-textured counterpart, unsanded grout, as well as acrylic grout, is silky smooth, making it perfect for those tight nooks and crannies between tiles. If you’re aiming for a polished, professional finish in spaces with slender grout joints, unsanded grout is your behind-the-scenes hero, making sure everything looks just right. Furan Unlike typical grout, furan is mixed with alcohol instead of water. Picture it as the fortress of grout; it’s often used in more industrial spaces, since it is resistant to wear and tear, scratches, stains, and even those nasty chemicals. Whether you’re in a factory or a busy kitchen, furan grout plays the role of a tough guardian, ensuring your surfaces stay strong and looking good. Epoxy This is the most expensive kind of grout, but for that extra cost, you get the most durable stuff out there. It is mostly used in wet areas like showers because it won’t degrade over

the veins. If you’re going for a subway look and already have the white tiles, go with black grout. If you’re looking to tie your design together, choose a lighter color like white or a similar shade. When deciding between a dark or light hue, just remember to be aware of what aesthetic you want in your home and what you want to pull attention to in your floors. Regarding grout color choices, you have a world of possibilities. You can opt to coordinate it with your existing floor tiles or go for a different approach. To make things easier on you, we recommend finding a close match rather than an exact match. To do that, look at the grout samples themselves rather than going off photos or the colors represented in the packaging. The most popular colors of grout include white, black, gray, and brown, all of which come in a variety of shades. If you want to emphasize the tile pattern and keep the focus there, choose a contrasting, darker color. If you have marble tile, try to pull a color from one of

Whether the bathroom grout has lost its sparkle or the kitchen backsplash has seen better days, knowing how to clean grout effectively can make a world of difference. It may seem like common sense, but it’s important to remember that a spill or mess needs to be cleaned up fast. With tile floors, regular maintenance is the biggest key to avoiding headaches down the line. Frequently cleaning your tile floors—first sweeping, then vacuuming, and occasionally mopping— means that you won’t have to worry about stains setting into your tile or— even worse—your grout. Speaking of grout, there’s nothing like the sight of dirty grout to take the sheen off the beauty of your tile floor. Grout that hasn’t been properly cleaned or maintained is a real eyesore, but it doesn’t have to be that way. The answer? Sealant. Sealing your grout allows it to be resistant to those pesky stains.

BRUSH YOUR… FLOORS? A great DIY grout cleaner involves mixing water and hydrogen peroxide in equal parts. Then grab a small grout brush (an old toothbrush is perfect) and scrub away. This simple method should work like a charm. (Though, of course, be sure to consult your Hard Surface Care & Warranty Guide before any cleaning of your tile floors.) HOMEMADE CLEAN Speaking of DIY grout cleaner, lots of folks these days are into using homemade cleaners. Not only can they often be safer, but the DIY aspect of mixing up your own cleaner can be fun and inexpensive. A winning solution for a homemade cleaner for your entire floor needs is combining a cup of white wine vinegar with a gallon of water when you do your mopping. This mixture helps clean, naturally get rid of odors, and won’t break the bank. (Again, for best results always refer to the manufacturer’s cleaning instructions.) If it’s too late and your grout is stained or dirty, with a little elbow grease, cleaning tile grout can be easy and successful. We suggest you use a manufacturer-recommended tile and grout cleaner, but for a DIY solution, consider using undiluted, distilled white vinegar or oxygen bleach. Extra baking soda also works wonders. With vinegar in a spray bottle, spray the grout with the vinegar and let it the mixture sit for 5–10 minutes before scrubbing with a brush. Once scrubbed, rinse the vinegar to reveal the beautiful white grout. Use the tile cleaner afterwards to remove the vinegar smell. If using oxygen bleach, pour 4 tablespoons of it in powder form into a 2-gallon bucket of steaming water. Once dissolved, soak a cleaning towel in the solution and spread it on the grout. After letting it sit for 30 minutes, lightly scrub the grout with a brush and repeat from the beginning. Remove the solution with a clean cloth, and rinse the grout with hot water before wiping dry. If you own a home with marble or stone tile flooring, scratches can happen in some cases. Some types of tiles, especially natural stone, are more sensitive to cleaning agents than ceramic or porcelain tiles are, and many do not recommend DIY cleaners on these more

sensitive surfaces. A more balanced pH cleaner from a product specifically made for marble or stone tile flooring is your best bet here. HOW DO YOU GET YOUR TILE GROUT WHITE AGAIN? repair a driveway A

sphalt driveways do not last forever. Over time, weather and general usage can degrade the driveway surface, resulting in cracks, pitting and more. Ultraviolet rays, salt and automotive fluids also can affect the appearance and functionality of a driveway. An unsightly driveway can adversely affect curb appeal and resale potential. Homeowners have to consider various factors when it comes to repairing driveways. They may have the option of getting the driveway resurfaced, resealed or repaved, and each project is unique.

RESURFACING According to the home improvement price comparison site Kompare It, resurfacing is simpler and faster than installing a new asphalt driveway. With resurfacing, any cracks are filled in to create an even base. Then a new layer of asphalt is applied over the

existing one. That new layer can range in thickness from 1.5 to 3 inches. A heavy rolling machine will then smooth and flatten the layers together. If the driveway has minor pitting or cracking, then resurfacing can be a cost-effective strategy, as it may be a $3,000 to $6,000 job as opposed to $5,000 to $10,000 with repaving.

RESEALING Resealing a driveway, also called sealcoating, is another repair strategy. HGTV says resealing can be a do-it-yourself project. Resealing helps the driveway last longer. The driveway needs to be clean and dry, with holes and cracks filled prior to sealcoating. Start at the far edge of the driveway and seal that area by “cutting-in”

by hand for a neat edge. Afterward the rest of the driveway can be sealed using a squeegee or broom. This project can be completed within two or three days if no precipitation is forecast.

REPAVING A project best left to professionals, repaving typically involves the removal of an existing driveway and the installation of a new one. The sub-grade layer is essential in the process for a smooth look. Contractors also will assess soil and grading when doing work. The construction blog Main Infrastructure says the new asphalt driveway can vary in thickness between two and six inches, depending on budget and need. The contractor also can advise if full-depth asphalt application or an aggregate base is practical. Assessing the condition of driveway can give homeowners a better idea about which type of repair project best suits their property. SH222682

s sales coordinator at Oliver Homes Inc., I am frequently asked, “What does it cost to build a new home?” or “What are the steps to building a new home?” or “How does the home-building process work?” I am very consistent in my answers; there is a logical process to building a new home.

The first step is discussing the lot where the home will be built. Oliver Homes can assist a client in finding a lot. Some clients already own a lot; others are gifted a lot by family members. There are many considerations for buying a lot; among them is whether it is feasible for the desired home to be built there. Oliver Homes can guide a client in the process of putting a lot under contract. The second step is determining the style and design of the home. Oliver Homes offers cape cods, one-story, two-story, split-foyer and split-level homes. Oliver Homes offers many

prepriced plans but offers flexibility in altering an existing plan or in designing a custom plan. “Custom” does not equate to additional cost. The house is priced as designed. There is no additional charge for customizing a plan. The third step is considering the site improvements or site cost. Oliver Homes will perform a complimentary site visit and site-cost estimate. This consists of a visit to the lot to determine all costs associated with building a particular home on a particular lot. The site cost includes utility connections for electric, cable and phone; excavation; well; septic; driveway; storm

water management; driveway apron; and grading. The fourth step is estimating the cost of building permits and county fees. We take care of the entire process, which includes applications, designs, fees and engineering plans. The fifth step is discussing construction financing. Some clients elect to obtain a construction loan. Oliver Homes is accustomed to dealing with construction loans; however, we also offer the ability to finance the purchase of the lot and fund the construction of the home. This allows the buyer to consider many types of loans to purchase a

arm woods and natural colors will make a major comeback in 2024. Earthy palettes will add warmth and texture to the kitchen. Popular colors in the next three years are predicted to be light to medium wood tones, white and green tones. White oak and walnut are on the top of the list for trending wood species. Combination finishes using wood tones and painted cabinetry will add interest to the kitchen. Mixed metal finishes are on the rise. Don’t be afraid to mix black, gold, silver, and brass tones to add a sense of warmth and charm. Lighting applications that combine lights under

cabinets, inside of cabinets, and under the toe kick will offer function and flexibility of use. Statement lighting can be used over kitchen islands or dining tables. Islands remain popular and seating at the island is preferred. Islands can have closed storage below or furniture-style legs depending on your style. Beverage stations are also popular, and may include coffee bars with built-in coffee makers, wet bars and smoothie stations with room to store accessories in the cabinets. With the popular health and wellness movement, there’s a larger emphasis on making the kitchen as functional as possible to improve

uilding your dream custom home can be a daunting task, but working with an experienced custom home builder will make the process smoother from start to finish. An experienced custom home builder will know and understand the local codes and requirements of each State and County. So, let’s look at some things to consider as you start the building process that can help make this process as smooth as possible.

PROPERTY: • Does your property allow you to sit the home on it the way you would like? • Will the location of the home meet setbacks from wells, septic systems, and property lines? • How will the driveway get you from the road to your home? • If you would like a walkout basement,

is there enough grade to allow one? • How far away are utilities from your home’s location on the property? DESIGN OF YOUR HOME: • Does your home builder have a Draftsman in house to help you design your dream home? • Does your home builder have a Design Specialist that will work with you to pick out all your building materials from the outside of the home to the final touches on the inside? • Without both of these professionals you would either have to pick all your building materials out on your own or hire an outside company to help you. This can be very expensive. TIMEFRAME: • How long should the entire process take?? Well, that depends on the

complexity of your home and the land. • You will need to allow 3 to 5 months from the initial phone call to the builder to the time of signing a contract and starting the permit process. A great custom builder will have a contract for you to sign that will be extremely detailed with all building materials, estimated start and completion dates and one that is legal in your State and County. • The permit process varies depending on location. Each County issues permits, and the requirements are different per County. An experienced builder will know what each County requires. • The building process usually takes 8 to 11 months.

• A custom home builder will listen to your wants and ask you what your budget is. They are not going to use it against you. They are going to direct you with certain materials or the size of your home to get you into your budget. • Listen to your builder as they explain things and ask questions as you go through the process. Although the building process will never be without some sort of stress. keep in mind that this is one of the most important decisions you are going to make in your life. By hiring an experienced builder, your stress level will be lower and you will enjoy the entire process from start to finish a lot more.

BUDGET: • Lastly and maybe most importantly is your budget. We all know that with inflation, all materials have gone up in price.

Over time, the flow of water meeting an obstacle could loosen pipe joints as the water tries to find an easier workaround. • Pipe discoloration: If there is any sign of discoloration on pipes, particularly rust, it could be a symptom of a dripping sink or drain line that is slowly leaking. A slow leak can eventually turn into a big mess if left unattended. • Sewer smells: Pipes need traps and vents. Traps are designed to prevent

sewer gas from entering the home, while vents channel sewer odor up to the roof. If there are sewer smells, it could mean a trap has dried out or a vent line is cracked, says Family Handyman. • Low water pressure: If you turn on the faucet and the water pressure is poor, it could be the result of a clog or a leak somewhere in the system. Pipes that are improperly sized for a home also can affect pressure. • Sluggish drains: Clearing drains is perhaps the only plumbing problem that homeowners should address themselves. More often than not, drains that fail to drain quickly have a blockage such as hair or other debris. If attempts to clear the drain do not work, it is best to bring in a professional plumber. • Shaking sounds: Water can cause occasional noises, but if the sounds are frequent, the pipes are not secured firmly enough. A plumber will need to tighten the mounting straps or even completely replace them. ne of the latest trends in gardening is the all-season interest landscape. For years many people were content with their landscapes consisting only of evergreen plants, such as azaleas that flowered for a short time in the spring. With only spring interest, most of the show is over before you can be out of doors. Some people accept it, but no one really wants their landscape to look barren for several months of the year. And more and more people desire their new landscape to provide color every season of the year. One great benefit of the all-season landscape is that it changes by the season. It may have one mood in the spring and be totally different in late summer. How do you create a garden like this?

Use plants with long bloom times A cherry tree is a lovely addition to a front yard, but we all know how long the show will last—maybe two weeks at best. Soon you are going to be wishing for something else to carry the color torch on. You will find that long blooming plants are very helpful for making so you always have color. Cheery coreopsis blooms from June until frost. Knockout roses offer a long season of bloom and crepe myrtles blossom for several months in the summer.

Use plants with colorful leaves Nothing grabs attention like color. A lot of gardeners focus only on the color of blossoms. While this is important, there are many interesting colors of leaves available. You will find that leaf color typically lasts a lot longer than bloom color. Hence it is a lot more useful in creating an all-season color garden. Color could also be found in autumn berries or in the color of stems or trunks.

Winter Color Many evergreens are interesting but subdued colors. In addition, consider planting plants with colorful stems and berries.

Planning a garden may seem like a task of staggering size. It is! It involves plenty of staggering. By this term we mean that not everything in your garden will bloom at the same time. Rather, when the azaleas are finishing up, the lilacs are coming into their own, and by the time the lilacs blooms are spent, the coreopsis blossoms are brightening the early summer.

Pay attention to interesting shapes and textures Remember that color isn’t the only factor in making your landscape interesting. Use plants with interesting textures. Ornamental grasses make a wonderful addition to a garden, because their texture contrasts with that of a lot of garden plants. Plants with large leaves tend to attract attention, such as a banana plant or elephant ear (neither are hardy in our zone.) pring is a season of rejuvenation that compels millions across the globe to quit hibernating and get back to enjoying the great outdoors. Spring also marks a great time to assess a home’s exterior, namely those areas like a deck where people will spend a lot of time in the warmer months to come. Assessing a deck after winter can be eye-opening. Harsh winter weather can take its toll on a deck, and the following are some telltale signs that a deck could be in need of repair or replacement. • WOBBLY UNDERFOOT AND IN HAND: Wobbly planks and railings are one sign of a deteriorating deck homeowners won’t recognize as they hide from winter weather indoors. But these tend to reveal themselves rather quickly when examining a deck after winter. Wobbly planks in the middle of the deck can be inconvenient, but wobbly steps and railings can be dangerous. According to the home improvement resource Angi, wobbly railings can be a byproduct of rot. A local decking professional can assess the extent of the rot in railings and elsewhere and determine the best course of action. If the rot is isolated to an area or two, a simple repair may be all that’s necessary. Extensive

rot may require a full replacement of the existing deck. • FADED PAINT: Many homeowners paint their wood decks, and that paint will not last forever. Faded paint can turn an otherwise lovely deck into an eyesore, and paint can fade over the winter. Thankfully, a local painter can address a faded deck and may
