TESTIMONIALS “Patrick is top-notch. We used Patrick when we bought our first home in 2012, and the amount of personal attention we received was remarkable. Fast forward to 2021, and we asked Patrick to help us sell our house and buy a new one. Patrick went above and beyond every step of the way. He’s a great person and a great ally to have – he will get the job done! He is an extraordinarily fair and kind person and treated us very well each time. We couldn’t be happier with how everything worked out, and we owe Patrick a great deal of credit for how well the sale and purchases went for each home.” – Tom Warren
“Patrick was amazing! He is thorough, knowledgeable and efficient. Despite difficult market conditions, he made the process relaxing and allowed us to focus on the decisions we needed to make. We will work with him on any future real estate transactions and will gladly recommend him to friends looking for a realtor.” – Ethan Seltzer
“We love working with Patrick! He was our agent for purchasing and selling our current home. He is so professional in all aspects of buying and selling. His pictures and videos of our home were amazing! He is prompt in answering questions and passing on info. I can’t imagine working with any other realtor! He is amazing and always brings levity and fun throughout the process!” – Tam Patrick
“Our experience of working with our realtor, Patrick Henry, in finding and purchasing our new home in Portland was nothing short of WONDERFUL! Our situation is a bit unique – we currently live on the East Coast but decided that living in Portland is where we would like to begin our next chapter. Patrick was an amazing sounding board, heard and understood our needs and wants and set realistic expectations about what would be possible in our price range. When we arrived in Portland, Patrick had put together a wonderfully detailed itinerary of home showings over the course of two days. During those two days, he showed us a variety of properties across many of the different neighborhoods of Portland. This broad search ultimately narrowed in on one particular neighborhood that we were drawn to, which ultimately led to finding a property in Kings Heights that we simply fell in love with. This is where Patrick really showed wonderful care and top-notch reliability. In all of the back-and-forth communications and through all of the various inspections that needed to take place, we always felt like we were Patrick’s number ONE clients. Always available and responsive, he made what could have been a difficult experience of closing on a home from 3,000 miles away incredibly manageable! We cannot recommend working with Patrick enough – an all-star realtor and a truly wonderful guy!” – Ryan Dalton
“Patrick Henry patiently guided us (my spouse and me) to our first-ever home purchase and today showed the same skills, professionalism, knowledge and patience. We have nothing but extreme gratitude and appreciation for Patrick Henry. Five-star realtor but more importantly, five-star person. Thank you.” – Keith Sager
“Patrick is an extraordinary agent, and our experience of buying a new home in a new city couldn’t have been better with his guidance and reassurance. Thank you so much for helping us purchase our lovely home.” – Barbara Caron
“Patrick was such a pleasure to work with! Great knowledge of the local market, straightforward insight into the homes that we looked at, very responsive and a great sense of humor. He made the process of buying a new home very smooth. Would absolutely recommend anyone work with him.” – Ben E.
“Patrick is who you want when making this type of decision. He walks you through each step, keeping close tabs on your needs, feelings and expectations. He has assisted me with my last three home transactions, and I would not use anyone else. He has close ties with the greater Portland area and knows the market value of the homes in the area. He creates a safe environment where you feel like you are his only client and is exceptional when working with all other parties involved. I can’t say enough what a treasure to have him in your corner.” – Aaron O.
“How to begin a stellar review of an amazing agent? Patrick really has it all going for him. He was an absolute pleasure to work with from start to finish and provided us with great advice, fantastic customer service, a complete understanding of the current market and a calm and steady demeanor to get the deal closed. I cannot recommend Patrick highly enough.” – Timothy Bartling

CLOSING ON YOUR HOME Once your offer has been accepted, the closing process begins. Here are some of the typical steps involved. Home inspection – Most property sales are contingent on the results of a home inspection, which is paid for by the buyer. The inspection typically occurs within 10 days of offer acceptance, and includes a review of the home’s exterior elements like the roof, siding, trim and windows, as well as kitchen and bathroom fixtures and appliances, and major systems like heating and cooling, plumbing and electrical. If defects are discovered during the inspection, you may exercise the remedy described in your offer or negotiate with the seller to determine what repairs will be made.
Title search – This is a historical review of all legal documents relating to ownership of the property to ensure that there are no claims against the title of the property. It is also recommended that you purchase title insurance in case the records contain errors or there are mistakes in the review process. Appraisal – As a standard part of the mortgage process, your lender will order an appraisal report to ensure that the loan will be guaranteed by the home’s value. Final walk-through – If it’s requested in the contract, you’ll be given the chance to look at the home to make sure it’s in the same condition as when you signed the sales agreement. Closing costs – In addition to your deposit and down payment, there are a variety of other costs involved in closing including: • Loan origination fees, appraisals and reports • Surveys and inspections • Mortgage insurance • Hazard insurance • Taxes • Assessments • Title insurance, notary and escrow fees • Recording fees and stamps
