To Buy or Sell First?

The property market is tight now. Many community members have expressed to us that they would look to move but are overwhelmed by the process with valid concerns about the logistics of selling and finding the next property, as well as the financial implications of the move.

This is a tricky market, and Ben and Tenahya have a highly structured process for both selling and buying that will allow you to capitalise on the lack of listed property in the community, while still protecting your ability to find your next home. Our process can save you tens of thousands of dollars throughout your move while keeping you in control the entire time.

We did the same thing for our clients at 23 Lakeside Drive, Peregian Springs

"Our mum engaged Eastell & Co for selling her home. We met Tenahya and mum decided she was the best fit for selling her home. Tenahya and Ben clearly understood mum needed to sell her home first before buying a unit in Coolum. Tenahya and Ben worked with not only mum but the family to ensure the process was exactly how mum wanted it. Mum is moving from Peregian Springs into Coolum and she is extremely happy with how fast and smooth the process has been."

Coolum Community Native Nursery

Located at the base of the picturesque Mt Coolum, this non-profit community Nursery specialises in local native plants to the area, including those resilient to the salty conditions synonymous with the Sunshine Coast.

There are usually around 170 species available, and all plants are grown from scratch using seeds collected in the local area.

Local native plants have adapted over thousands of years to thrive in our windy, sandy, and salty environment. Moreover, they play a crucial role in supporting local wildlife and preserving the unique essence of the Sunshine Coast.

The Nursery offers complimentary expert guidance on caring for your new plants, optimal planting locations, and common pitfalls to avoid. Whether by phone, email, or in person, feel free to reach out with any inquiries about local native plants.

RECYCLING

RECYCLING

It will soon be even easier to do the right thing for the environment and keep the Sunshine Coast beautiful.

This is thanks to more recycling bins being installed by Sunshine Coast Council at popular beaches and parks across the region.

Cans, drink cartons, plastic and glass bottles, clean paper and cardboard can go in the new public recycling bins.

Takeaway coffee cups can’t be recycled and should be put in the landfill bin instead.

Items with batteries in them – such as vapes –should be taken to the closest battery return point as batteries must not go into the landfill or recycle bin due to the risk of fires in the trucks and at the recycling plant.

Sunshine Coast Council Manager of Waste and Resource Management John Hogg said clear instructions were attached to the front of each recycle bin to show what could go in the bin.

“We hope these simple instructions will help remind our community the right way to recycle as we work together for a clean Sunshine Coast.”

Bins are planned for various spots at Alexandra Headland, Mooloolaba, Maroochydore, Coolum Beach, Golden Beach, Currimundi, Dicky Beach, Sippy Downs, Moffat Beach, Warana, Buddina, Shelly Beach, Eumundi, Yaroomba, Nambour, Point Arkwright, Maleny and Palmwoods.

CURE MARINE COOLUM

Sunshine Coast’s largest allcarbon catamaran charts new waters

In a ground-breaking feat of maritime innovation, a new 70-foot all-carbon fibre catamaran has embarked on her maiden journey from Mooloolaba.

Sunshine Coast boat building company Cure Marine proudly unveiled the 'Cure Custom 70' as the first of its kind built in Australia over the past five years.

The hi-tech vessel is strong, robust, lightweight and poised to make waves in the global boat-building scene as she heads south for Brisbane and then onto cruising the Australian East Coast and Pacific Island waters.

New owners Allan and Michele Larkin named the catamaran ‘Noir’ for black in French, and custom designed her as a sailing, diving and family boat fitted out with four queen size cabins and six inbuilt fridges.

The catamaran was crafted within Cure Marine’s state-of-the-art facility at Coolum Industrial Estate using high-tech equipment, including the southern hemisphere's largest 3D printer.

The 3D printer provided by sister company, Zone RV, enabled Cure Marine to produce tooling and prototypes in a fraction of the time that the industry traditionally had seen.

Cure Marine CEO Carl Bird said the launch marked the beginning of a new era for the company.

“The 'Cure Custom 70' is the largest sailing vessel ever launched by Cure Marine and indeed the first all-carbon sailing catamaran to be launched in Australia in the last five years,” Mr Bird said.

“We are grateful for Sunshine Coast Council's investment support services, which played a crucial role in bringing this ground-breaking project to life."

Over the past 12 months, Sunshine Coast Council has provided vital support to Cure Marine including logistics and other investment support services.

With new ranges and a new state-of-the-art facility coming on-line in 2024, Cure Marine is always on the lookout for staff with experience in composite construction and marine industry background.

For future employment opportunities at Cure Marine visit www.curemarine.com.au or send a letter of introduction and CV to info@curemarine.com.au.

Direct Sunshine Coast Rail Line on track for delivery

A new heavy rail connection is tracking towards construction on the Sunshine Coast, that will make a trip to Brisbane at least 45 minutes faster than a car.

The Miles Government is committing an initial $2.75 billion to deliver Stage 1 of the Direct Sunshine Coast Rail Line project, which includes protection of the updated rail alignment all the way to Maroochydore.

The first stage will see a 19 km dual track built from Beerwah to Caloundra, the longest spur line in the south-east passenger network.

Staged delivery will see the line ultimately run to Birtinya and Maroochydore. This will deliver faster rail to the Sunshine Coast, with trains able to reach speeds of 140km per hour on some sections of the track.

The Sunshine Coast is one of the fastest growing regions in the state, and is forecast to be home to 600,000 people by 2046.

Stage 1 of the Direct Sunshine Coast Rail Line will be a significant enabler for new housing, including supply for 50,000 people at Caloundra South and up to 100,000 people at Beerwah East.

It’s expected the initial stage of the project will accelerate the delivery of more than 3,000 affordable and diverse homes already planned within the region.

The funding envelope for Stage 1 is expected to be between $5.5 billion and $7 billion, with final costs to be confirmed at the completion of the procurement phase.

A ‘funding envelope’ is an approach taken on other similar projects around the world, allowing costs to be finalised when contracts are executed.

It’s expected that Stage 1 of project will support 2,200 good jobs in the region.

LOCAL WORKSHOP

Explore wild and wonderful world of monster love

Do you love writing and want to be part of a romance revolution?

Sunshine Coast Libraries invites you to join author Charlotte Powers for an introduction to the wild and wonderful world of monster romance.

It is a fast-growing romance sub-genre with stories involving a romantic relationship between a human and monstrous being, such as a mythical beast, alien, or dinosaur It often includes themes such as tolerance and acceptance.

Blending horror, fantasy and love, noted examples explore compelling relationships between people, dragons, gargoyles & mysterious sea creatures.

One story that became an awardwinning film was The Shape of Water where a romance between an amphibious man captured in the Amazon unfolds with a janitor on staff at a Research Centre.

Love that knows no boundaries

Author Charlotte Powers read one monster romance book and fell in love with the genre.

“I love how it challenges the ideals we have when it comes to romantic novels,” Ms Powers said. “The genre is very inclusive, there really is something for everyone.”

The writing workshops will provide an introduction to the sub-genre and an overview of other popular authors in the space.

Charlotte will delve into the psychology behind why readers find the genre so appealing and give a crash course into writing your own monster romance fiction. “I’ll take participants through my journey to becoming an author and share my tips for writing, publishing and marketing,” Ms Powers said

Who can take part in monster love workshop

The workshops are for anyone who is curious about the genre, or who wants to learn how to become a writer in that space Workshop participants will need to be aged 18 or older to attend.

Workshops will run from March 11-23 across seven Sunshine Coast Libraries locations. Registration is essential via the Libraries website.

57 SQUAT CHALLENGE

Flavia’s Journey: From Diagnosis to Determination

Join the 57 Squat Challenge for Breast Cancer Awareness

Flavia, hailing from Queensland, received her breast cancer diagnosis at the age of 28 in February 2010.

Drawing from her mother's experience with the disease, Flavia learned to prioritize living life fully despite the diagnosis.

Three years later, she welcomed her first child, a son, despite challenges with breastfeeding due to her condition. In 2017, her second child, a daughter, arrived, and Flavia embraced both breast and bottle feeding with gratitude.

At her regular check-ups, Flavia’s specialist would suggest a bilateral mastectomy. She resisted it for a long time, but she remembered watching her mother’s breast cancer experience and decided she did not want her children to see her go through the same challenge.

Supported by her husband, children, and faithful Labrador, Flavia took on the 57 Squat challenge for two consecutive years, raising over six thousand dollars for breast cancer research. Driven by a passion for advocacy, she aims to contribute to the National Breast Cancer Foundation's goal of eliminating breast cancer deaths by advocating for the 57 Squat challenge.

This March we're rallying the community to take on the 57 Squat Challenge where we ask you to complete 57 squats a day, for the 57 Australians diagnosed with breast cancer each day. It's not just about physical exercise but a shared commitment to raising awareness and funds for world-class breast cancer research. By signing up, dedicating yourself to complete 57 daily squats, and actively fundraising, you become a vital part in supporting individuals like, Flavia.

In Flavia's words, "My mum and I went through a double mastectomy with reconstruction. I have a daughter, so the vision of Zero Deaths is hugely important to me and to my family.”

Shady tradies using online marketplaces to rip-off consumers

Consumers are being of shady tradies op media or online marke

Attorney-General, Mi and Minister for th Domestic and Family D’Ath has urged Que their homework befo especially when adver

In 2023, the Office prosecuted 14 tradies who accepted money but failed to provide construction services and didn’t refund consumers.

LOOKOUTFORFAKE TRADIES ALERT!

In all cases, they were found to be operating through online marketplaces, service seeking applications or social media.

Social media and marketplaces can help consumers connect with local tradies, but users need to beware of swindlers posing as qualified tradespeople looking to make quick cash and disappear.

In the last two years, the OFT has received more than 720 complaints about tradespeople

A large number of these complaints related to delay in services, failing to supply, or unsatisfactory services for renovation, plumbing, concreting, and fencing works

It’s also a good option to pay by card as this may provide extra protection by offering a chargeback if the goods or services aren’t delivered.

Tips to know when hiring a tradesperson:

Do your homework by checking reviews and a general internet search of the business name.

Check they are licensed with the Queensland Building and Construction Commission (QBCC).

Ask to see certificates for public liability insurance.

Make sure you get a written quote or contract with business contact details

Arrange an on-site inspection so both parties can meet and discuss details of the job.

Don’t pay more than the maximum deposit of 20% for work priced at $3,300 or less.

Always get a receipt for the work, whichever way you paid for it

If a consumer has not received the goods or services they have paid for, the OFT recommends approaching the trader in the first instance. If this is unsuccessful, they should lodge a complaint with the OFT at www qld gov au/fairtrading or by calling 13 QGOV (13 74 68)
