ith spring in full swing and summer on the horizon, it’s time to start planning the perfect outdoor party or special occasion. Cushions will once again adorn outdoor seating; pools will once again lap with refreshing clear water for splashing, and grills will be prepped for sizzling. Whether you’re planning a small affair with the immediate family, a more elaborate party for friends or the entire neighborhood, or a culinary event, an outdoor kitchen can be an indispensable three-season amenity.
“In the luxury real estate market, outdoor kitchens have significantly evolved, transforming from mere grilling spots into central features of lavish outdoor entertainment areas that rival exclusive resorts,” observed Kate Cacciatore, a Realtor with William Raveis Real Estate in Southport, Connecticut. “This trend has intensified post-COVID, with buyers seeking properties that blend resort-like amenities with the privacy of a home, creating a compound feel. “Modern luxury homes boast outdoor
kitchens that serve as comprehensive entertainment hubs, equipped with built-in grills, smokers, pizza ovens, kegerators, festive bar areas and outdoor TVs — all enhancing the property’s allure for at-home entertaining,” Cacciatore added. “When these kitchens are paired with additional outdoor features, such as pools, spas, tennis or even pickleball courts, they not only elevate the home’s leisure and entertainment potential but also significantly increase its value and desirability.” CONTINUE

Ready to Cook Luxury homebuyers in search of a property in Fairfield County right now will find a handful of options with outdoor kitchens poised for summer soirées. For example, there’s the magnificent brick Georgian Revival colonial at 202 Round Hill Road in Greenwich. Built in 1994 on 2.53 acres, the five-bedroom home is complemented by formal gardens, a pool and a spacious terrace to accommodate several seating areas. The property is currently offered to the market for $6.795 million. BK Bates, who is a Realtor with Houlihan Lawrence’s brokerage in Greenwich, is the listing agent. The outdoor kitchen at 202 Round Hill Road pairs a built-in grill with a sink and refrigerator. Like the kitchen inside the home, during the summer season, it becomes the hub for entertaining outdoors. “The living room, kitchen and family room all have French doors that open to the large terrace,” Bates explained. “There is an automatic awning over the dining table.
‘‘
The homeowners use this south-facing space for spring, summer and fall entertaining. Plus, there’s a heated pool and brick-walled garden that surrounds the terrace for complete privacy.” There’s also the newly constructed modern marvel at 21 Edith Lane in South Wilton, built by Jablonski Associates and completed this year. It is situated on 1.16 acres, and in keeping with the architectural theme, there are walls of glass which break down the visual barriers between the indoors and natural setting outdoors. The main-level floor plan flows effortlessly out to a patio. Brown Harris Stevens Realtor Bozena Jablonski is the listing agent for the property, which is currently on the market for $2.175 million. “The outdoor kitchen at 21 Edith Lane was meticulously crafted to seamlessly blend the patio with the interior living space,” Jablonski said. “Expansive floor-to-ceiling windows and large sliding doors ensure a fluid transition
between the indoors and outdoors. Tucked against the side wall for added privacy and intimacy, the kitchen boasts a built-in grill, ample storage cabinets, drawers and countertops. “The spacious patio accommodates various outdoor seating arrangements, from cozy couches to dining tables and chairs,” she added. “Extending from the patio is a flat, grassy area, seamlessly integrated into the outdoor space. Surrounding it all is a lush backdrop of woods, creating a tranquil and secluded ambiance. This thoughtfully designed setup is ideal for hosting both intimate gatherings and larger soirees, effortlessly accommodating guests in both indoor and outdoor areas. Whether it’s a casual summer picnic, a formal dinner affair or an exclusive chef presentation, the versatility of this space lends itself to a myriad of entertaining possibilities.” Increasingly, having an outdoor kitchen ranks high on luxury-home buyers’ wish lists.
Having an outdoor kitchen is highly valued by most buyers. They can immediately see themselves on the patio having fun with friends and family. They start talking about who is the cook in the family and what kind of food they like to make on the grill. It helps buyers to focus on

fun times awaiting them in the new house — not just practicalities of everyday living.

roperties with more than one home—commonly referred to as a “compound”—gained new interest following the COVID pandemic, particularly for multigenerational families, who appreciated individual living conditions but close proximity to one another. Multigenerational living could mean adult children who have returned to live and perhaps raise children of their own on the same property as their parents. Or it might refer to a case of aging or downsizing parents who have come to live conveniently close to their adult children. Each of these scenarios may require unique and distinctive residential and lifestyle needs, and compounds in Greenwich, Connecticut can cater to almost any demand.
A Waterfront Lifestyle for the Whole Family The modern compound at 45 Binney Lane in Old Greenwich is an exceptional 1.07-acre waterfront property, custom-built in 2020. It was the 2021 winner of a HOBI Award, comprising an eight-bedroom main house, complemented by a guest house, boat house, outdoor terraces, gardens, pool and deep-water pier. “45 Binney Lane is a modern house designed by Joeb Moore, but it has warmth and feels very welcoming,” according to co-listing agent Amanda Miller, a Realtor with Houlihan Lawrence’s Greenwich brokerage. “What’s ideal about 45 Binney is the variety of accommodations, where every guest can enjoy privacy—with ensuite bedrooms and a separate guest house—while at the same time feeling united in the entertainment spaces and outdoor gathering spots. “Also, there is much to do on the property,” Miller added. “Swim in the waterside pool. Hang out year-round in the spa.
Snuggle in the movie theater. Cook in the chef’s kitchen, or take off in a boat off the pier. If you’re tired, take the elevator! Plus, the house is LEED-certified and was built with quality materials that require little or no maintenance.” The 10.10-acre compound at 3 Cobb Island Drive and 7 Cobb Island Drive, Greenwich, has 440-feet of direct water front and panoramic views of Cos Cob Harbor and Long Island Sound. “The waterfront listing at 7 Cobb Island Drive and 3 Cobb Island Drive is extremely rare in Greenwich, since it is comprised of 10 acres and two lots,” Finlay explained. “Aside from breathtaking water views and 440 feet of direct waterfront, the property has two homes: the six-bedroom main house and the Vermont-style guest house/party barn. “Two homes provide lots of flexibility for multigenerational requirements, which is more and more in demand within the luxury residential space,” Finlay reported. The asking price is $18.5 million.

For Equestrian Families & Staff The equestrian property at 38-48-58 Quaker Lane, Greenwich, has appeal for avid riders and multigenerational families alike. Sotheby’s Senior Global Real Estate Advisor Danielle Claroni is co-listing agent for the 16.11-acre property, currently offered to the market for $35 million. Claroni continues, “This beautiful, private, equestrian facility has been the training facility responsible for the start of a few of the Grand Prix and dressage world’s best riders and horses. Whether you ride competitively or for pleasure, there is something for you—from a laser-leveled dust-free ring to miles and miles of trails maintained by the Greenwich Riding & Trails Association.” With several residential structures, the property accommodates the owner and immediate family, as well as live-in staff. But it can also accommodate a multigenerational living arrangement, as well. Claroni explained, “There are two luxurious homes on the property, perfect for multigenerational living or for a home that requires a large live-in staff or security. The main house has a beyond-luxurious primary bedroom and bath, four additional bedrooms with ensuite baths, an extraordinary kitchen beyond compare, and more.

“The large porch overlooks the vineyard and apple orchard, with south-western exposure to capture the sunsets and the view of the infinity-edge pool,” Claroni continued. “In addition, there is a very large unfinished lower level that can be completed to accommodate more entertainment space, a spa and gym, or guest/service quarters. The one-bedroom guest house, adjacent to the main house, also serves as the garage and pool house, with a bath, changing room, kitchenette and barbecue station.” The second luxury home on the property is equally as magnificent. “[It] also has an extraordinary kitchen that opens to a large seating and dining area, with an impressive two-sided stone fireplace and doors that lead to an outdoor fireplace and seating area overlooking the orchards. There are two primary suites—a spacious one with an office on the first floor and another on the second floor,” Claroni added. “Two additional bedrooms with baths round out the first floor. It’s perfect for multigenerational living. There is also a grooms’ suite on the lower level. In addition to the orchards among the acreage at 38-48 Quaker Lane there are vegetable gardens and a fertile vineyard with merlot and cabernet grapes.

AFTER A YEARS-LONG S E A S O N O F G R AY, I N T E R I O R D E S I G N RECAPTURES COLOR & PERSONALITY by Gretchen A. Peck
“
I’m so happy that gray is gone,” Susan Corvo said. Corvo is an interior designer and principal at Susan Corvo Redesign in Fairfield. She works with residential clients across Fairfield County, Connecticut; Westchester County, New York; and New York City. Neutral color palettes—shades of white, cream and gray—have been pervasive in new construction homes and houses for sale for a number of years. The theory is neutral colors allows prospective buyers to envision their own furnishings and decorative items in the space. Buying a home with a “blank slate” like that, so to speak, presents an opportunity to introduce color and personality to the interiors. “All they’ve been seeing for the past few years are grays and neutrals, but they want their personality to be reflected in their homes,” she said. Color may be introduced to an interior room in any number of ways—wall color, statement furnishings, throw pillows and rugs, vases, artwork, even lampshades.
When Corvo begins the initial consultation with clients, she asks them about favorite colors and to share photographs of designs they like, perhaps from magazines or interior spaces they’ve seen online. Her design may be informed by emotive adjectives, like calm, serene, striking, bright. “Blues are very calming. Blue reminds you of water, of the ocean, especially if it’s a subdued hue,” she explained. “One of the things we’re seeing now in the design industry, and it’s really prevalent in Europe, is bringing the outdoors in—using green, greenery and bringing more wood into the home,” Corvo said. She suggested shades of green, like basil, sage or tree moss to achieve this effect. What’s out of style, in terms of color? Formal rooms with colors that were prevalent a decade or two ago, such as reds, golds and purples. These

In this example, Susan Corvo added patterns and muted orange furnishings and pillows to a living room space, contrasting the white walls, fireplace and neutral couch, yet complementing the hardwood floor finish. Below right: The color blue evokes water and the ocean. It’s naturally calming, according to interior designer Susan Corvo. A current design trend is “bringing the outdoors inside” with shades of green and wood finishes. Photos: Susan Corvo Redesign

Trish was an excellent partner in buying our first home. She helped us better understand each phase of the process and made sure none of our questions were left unanswered. We appreciated her deep knowledge of the local community and the real estate market, both of which greatly informed our search and eventual purchase. She was honest, timely, and enjoyed working with her - we know you will too! -MG

Lighting will also influence how the eye perceives color.
are the colors of royalty, she explained, while even in luxury homes most people opt for more casual and comfortable lifestyles today. This is evident in upholsteries and fabrics, as well. “Instead of rich velvets and silks, we go more to cottons and linens,” she said. Another design trend that feels dated today are “statement walls,” with a single wall painted or covered in a bold eye-catching color. Corvo said it’s important to consider how colors complement and meld in the main living spaces of the home, which flow together either by virtue of an open floor plan, or simply how people move through the spaces naturally, from one room to the next. While a simplified approach to color is best on the main level, a homeowner can be bolder or more whimsical with color in individual rooms —bedrooms, for example. “The downstairs of your house has to flow,” Corvo said. “Your color schemes have to flow from room to room. You don’t want it to look like a circus, with one room green, one room blue, another room orange and another purple. That doesn’t have any cohesiveness. But you can take those kinds of colors up to the bedrooms, because the doors can be closed and it becomes a separate room. But the downstairs should flow, so you want to pick basic colors that you love.”
"Light can come from different sources. Windows bring in natural light. You may have ceiling lights, accent lights, lamps and wall sconces. And they all reflect light differently,” she said. “So, when I’m working with color, I bring it into the house and we view it on different walls, under different conditions. You should like how the color looks in all those places.”
Above: When adding color to main living areas, consider how the space flows into adjoining or adjacent rooms and how the colors can be carried through so that there is cohesion rather than confusion. PANTONE
®
13-1023 Peach Fuzz
As a creatively inspired designer, Corvo keeps current on new and trending paint colors. Sometimes clients ask to incorporate the PANTONE Color of the Year. For 2024, that color is “Peach Fuzz.” But not everyone’s home may be accommodating to a certain color. “Still, I love orange and terracotta, which are versions of peach. What I tell people is...
‘When you see the color of the year, don’t think you have to have that exact color in your house. It may not work.’ But you may be able to go with a variation of the color. And if they really love the color, we may be able to use it in a bedroom or add a simple accent piece to a room.”
