he autumn season is a magnificent time to spend outdoors and appreciate the change of seasons. With covered patios, outdoor fireplaces and kitchens, fire pit areas and entertaining decks, outdoor living knows no seasonal bounds. Houlihan Lawrence Realtor Julie Church described the six-bedroom, 9,081-square-foot colonial at 174 Round Hill Road, Greenwich, for which she is the listing agent, as “a home that really offers the best of both worlds—a beautiful, sophisticated setting with the space and flexibility for everyday living.” She remarked on the home’s 10-foot ceilings, abundance of natural light, home office space, au pair suite, gym and wine room. The property is offered to the market for $8.5 million.

“The outdoor spaces are really an extension of the home and one of the things that makes this property so special,” Church said. “The setting is incredibly peaceful and private, yet you are just minutes from town and the schools. The expansive terrace, outdoor fireplace and built-in grill create a wonderful setting for everything from a casual family dinner to a larger gathering with friends. “Beyond the terrace, the pool and beautifully landscaped grounds offer so much room for recreation and enjoying time outdoors. What I love most is that the property isn’t limited to summer use—the outdoor fireplace and multiple gathering areas make it easy to enjoy the grounds in other seasons.”

ccording to Grand View Research, wallpaper is a global, $2.1 billion business today—and growing. Fortune Business Insights estimates that about 63% of that market represents residential applications.

That may be surprising, because wallpaper wasn’t always fondly regarded. In the aftermath of the 1980s, when wallpaper seemingly was everywhere, there was a backlash, a market correction if you will. Homeowners and interior designers CONTINUE

preferred the simplicity of paint, and neutral color palettes became fashionable. But those wallpapers of the past were mass-produced and messy to apply. They often had garish designs, heavy with florals and stripes. But today, wallcoverings are far easier to

work with, and are found in an array of colors, textures and finishes—seagrasses, linens, silks and bamboo, peel-n-stick, pre-pasted, metallics, geometric patterns, chinoiserie, coastal patterns, soft florals, wall-spanning murals, children’s themes, and so much more.

A Designer’s Case for Wallcoverings Brittni Brown is an interior designer and principal at BB Design, a full-service interior design firm based in Greenwich, Connecticut. “I use wallcoverings as much as possible for a multitude of reasons,” she said. “First and foremost, they are the easiest way to add personality, texture and depth to a space. “Secondly, vinyl wallcoverings add durability and practicality

to high-touch wall surfaces and allow owners to keep walls clean with their ‘wipeability’—in a way that paint simply does not perform. For this reason, I encourage clients to add vinyl wallcoverings to mudrooms, bathrooms and stairwells.” In the 1980s, wallpaper was everywhere in American homes, but it fell out of favor with homeowners and interior designers for decades afterward. But wallpaper is clearly having a renaissance. CONTINUE

“Some clients are initially hesitant to add wallcoverings to their spaces and sometimes reference the ‘80s, but they get on board once I show them the incredible modern options—and they are always thrilled with the end result.” Interior designers have their favorite go-to sources for fabrics, furnishings, paint and decorative items. And wallcoverings are no different. Brown said, “I am a huge fan of Thibaut’s performance vinyls, Arte International, and Schumacher and have applied them in projects in both Greenwich and Palm Beach. Some wallcoverings add both unmatched textures, as well as noise cancellation, like the Phillip Jeffries I applied to the walls of a client’s guest bedroom to allow their grandson—and the rest of their family—to sleep in peace. This wallcovering became the focal point of the room and created a luxurious cocoon-like feel.” With so many colors, patterns, materials and performance options available, today’s wallcoverings are a far cry from their 1980s predecessors. Whether used to envelop a room in texture, bring drama to a small space, or simply make a hardworking wall more durable, wallpaper has reclaimed its place in the designer’s toolbox. This time around, its appeal may have less to do with following a decorating trend and more to do with giving a home something paint alone cannot: personality! This grand foyer and curved staircase’s ascent have decorative intrigue and texture, thanks to the wallcovering chosen by Greenwich-based Interior Designer Brittni Brown. Westport & Riverside, Beyond the Summer Season Joseph Barbieri, a Realtor with Sotheby’s International Realty, is the listing agent for 279 Saugatuck Avenue in Westport—a five-bedroom Georgian-style colonial, waterfront, on 1.35 acres. It’s on the market for $14.9 million. “This property delivers an authentic waterfront lifestyle, where mornings begin with a sunrise over the Sound. Afternoons revolve around the water, easily accessed by the private dock, and evenings naturally transition to dining and cocktails at the outdoor bar or on the porch. The pool and spa overlooking the water create the kind of environment that becomes part of a family’s daily routine rather than a space used on special occasions,” Barbieri concluded. In addition to the main house, there’s a detached two-bedroom guest cottage and a separate guest suite above the attached garage. For outdoor living and dining, there is a covered back porch, an expansive pool patio and an outdoor kitchen

with bar seating. Stroll across a span of lawn to a private pier and dock. The waterfront perspective across the Saugatuck River and out to Long Island Sound delivers captivating panoramic vistas that change with the seasons. “The outdoor dining area and fireplace make the most of the year-round views,” Rob Johnson said of his listing at 16 Indian Point Lane in Riverside, Connecticut. Johnson is a Realtor with Brown Harris Stevens’ Greenwich brokerage. “In the summer, the dining area lines up perfectly with Saturday-evening and July 4th fireworks from Rye Playland—and daylight views of Manhattan. In the winter, spectacular sunsets from multiple rooms are at the center of the view.” The 7,142-square-foot house at 16 Indian Point Lane was built by Sound Beach Partners Homes in 2009. It presides over 1.09 acres, with perennial gardens and coastal views. It is offered to the market for $13.5 million.

Fall in Norwalk, Fairfield & Southport The four-bedroom coastal colonial home at 7 Rowayton Avenue, Norwalk, is for sale, with an asking price of $10.495 million. It was designed by Cardello Architects and built in 2015. The 6,045-square-foot interior space was professionally designed by Julie Nightingale. Some of its special features and finishes are wide-planked white oak flooring, a Crestron smart-home system, an all-stop elevator, a dramatic glass staircase and a chef’s kitchen. Amenities are in abundance, as well: a movie theater, golf simulator, home gym and a playroom. Libby Mattson and Douglas Milne, Realtors with Houlihan Lawrence, are the listing agents. “What is so extraordinary about the outdoor living at 7 Rowayton Avenue is that it was not designed as a seasonal amenity,” Mattson said. “The 16-foot sliding glass wall opens the main living areas almost completely to the outdoors, creating this incredible connection between the house, pool, terraces and water views. You have a year-round heated gunite pool, an oversized 16-foot spa, a full outdoor kitchen, multiple granite terraces, a covered outdoor living room with a wood-burning fireplace, and this dramatic 18-foot architectural fire wall that becomes especially beautiful in the evening. “I think what a buyer will appreciate is how many different ways you can use it. You can have coffee outside overlooking the water in the morning, spend the afternoon around the pool, have dinner outside, then move under the covered terrace, or gather around the fireplace as the evening cools.” Victoria Fingelly and Libby McKinney Tritschler, Team AFA at William Raveis Real Estate in Southport, Connecticut, are the listing agents for 1061 Cedar Road in Fairfield, Connecticut. Listed for $3.995 million, the six-bedroom Cape-style colonial is situated in 1 acre, with meticulously landscaped grounds.

“What we think buyers should understand about this house is that it has something increasingly difficult to find: real character combined with a floor plan that works beautifully for the way people live today. Throughout the nearly 6,000 square feet, you find reclaimed wood, antique doors, wide-plank floors and beamed ceilings, but the home never feels overly formal or pretentious,” the Realtors explained in an email. “There are also some truly memorable rooms,” they added. “The dramatic great room, with its soaring ceiling, floor-to-ceiling bookcases and library ladder, is unlike anything we typically see. At the same time, the kitchen and family room form a comfortable everyday heart of the home, and the first-floor guest suite adds tremendous flexibility.” The property also has remarkable outdoor living and recreational spaces. “What makes the outdoor setting at 1061 Cedar Road so special is that it truly lives like an extension of the house. It isn’t simply a beautiful pool and backyard—it’s a series of thoughtfully designed spaces that invite you to spend time outside,” they suggested. “There are expansive stone terraces, a pool and spa with cascading fountains, a pool house, built-in grilling area, fire pit, integrated sound system, and one of our favorite features: the covered outdoor dining area beneath a bamboo canopy. “While it is spectacular in the summer, we can easily imagine this space becoming even more inviting in the fall. The stone terraces, outdoor dining and fire pit create wonderful places to gather as the evenings become cooler, whether it’s dinner outside, cocktails by the fire, or simply enjoying the privacy of the property. There’s a warmth and intimacy to the setting that makes outdoor living here feel much less seasonal.”

mudrooms BRINGING ORDER TO BUSY LIVES by Gretchen A. Peck

In

a home, some of the hardest-working spaces aren’t necessarily the showiest. Take a well-designed mudroom, for example. It can bring order to the daily chaos for any homeowner but especially for families with children. A smartly appointed mudroom becomes a landing place for backpacks, school projects, sports equipment, outerwear, shoes and more. What are the elements that make up a functional mudroom space, and is there a tradeoff between utility and design? “Storage is number one, but it needs to be the right kind of storage,” according to Katherine “Kate” Kuras. Kuras is a Realtor with Berkshire Hathaway HomeServices New England Properties in Darien, Connecticut. “I like a combination of closed cabinetry, drawers, hooks and open areas that are easy to access every day. A bench is essential for putting on shoes, and durable flooring and finishes are obviously important.” One of Kuras’ current listings is 72 Old Kings Highway, South in Darien, Connecticut. It’s a newly constructed five-bedroom luxury home, designed by V&A Construction. The property is currently on the market, with an asking price of $3.8 million. “Much of the cabinetry and millwork throughout 72 Old Kings Highway, South was custom built in-house, including the kitchen,

vanities, pantries, closets, office and mudroom,” Kuras explained. “There was a tremendous amount of attention paid not only to how the house looks, but to how the spaces connect and function on a daily basis. The result is a home that feels refined without being overly formal and very comfortable to actually live in.” The mudroom in this home is adjacent to both the kitchen and garage. “It works particularly well for that morning and afternoon routine,” the listing agent noted. “Kids can come in from school or sports, drop everything where it belongs and move directly into the kitchen, without carrying it through the rest of the house.” “With school-aged children, there is an incredible amount of stuff coming in and out of a house every day—backpacks, sports bags, coats, shoes, instruments, projects and all the things they need to remember the next morning,” Kuras said. “I also think a great mudroom should feel like a real room. At 72 Old Kings, the cabinetry and millwork were custom built specifically for the space, so there is a level of detail and craftsmanship that you see throughout the rest of the house. Mudrooms are incredibly practical, but there is no reason they can’t also be beautiful.” CONTINUE

The Heartbeat of Daily Life Coldwell Banker Realtors Brittany Strouse and Lianne Owen are the listing agents for 8 Loretta Court, Westport. This newly constructed home, built in 2026 by Simple Plan Home Builders has six bedrooms, nine baths, 9,576 square feet of interior space and an attached three-car garage. The property is offered to the market for $6.895 million. Incorporated into the design are an open-concept kitchen and adjacent scullery, a glass-enclosed office, a gym, bar, wine cellar and playroom. The mudroom is smartly positioned in the floor plan. “I love this mudroom for several reasons,” said Strouse in an email. “First, its location right off the garage and next to the kitchen, is incredibly practical for everyday living. I really appreciate that it stays visually separate from the kitchen, so coats, shoes and daily clutter stay tucked away and out of sight. “Second, I love the size. Mudrooms are so often the site of last-minute, pre-departure stress, everyone grabbing bags, shoes and jackets at once on the way out the door, so having ample room for everyone to gather their things without bumping into each other makes a real difference. The shoe compartments are also closed storage, so once you’ve picked your shoes, you simply close the drawer, and everything stays neat and out of view.” Strouse noted that the mudroom also has a separate coat closet with shelves, ideal for out-of-season outerwear. “Ultimately, this mudroom is more than just a functional space,”

The mudroom at 8 Loretta Court, Westport, is positioned between the attached three-car garage and the chef’s kitchen. The six-bedroom newly constructed home is situated on a 0.66-acre lot, on a what the listing agents refer to as “a coveted cul-de-sac,” just a short stroll to Compo Beach. she said. “It’s the heartbeat of daily family life, the place where each day both begins and ends. It’s where everyone gathers with their things and heads out the door in the morning, and where they land again in the evening, shedding shoes and coats and settling back into the comfort of home.”

everything has a place Balancing Luxury with Livability

“For me, the best mudrooms combine organization with great design,” said Linda Toscano, a Realtor with Coldwell Banker in Guilford, Connecticut. “Built-in cabinetry, hooks, cubbies, a bench for putting on shoes and durable flooring are all important. Closed storage is especially valuable, because it keeps the everyday clutter out of sight. I also think lighting and finishes matter. A mudroom is often one of the first spaces a homeowner walks into every day, so there is no reason it shouldn’t feel just as polished and welcoming as the rest of the home.” Toscano is the listing agent for 294 Maple Road, Easton, Connecticut, a 15.43-acre compound. The property is offered to the market for $4.999 million. She remarked on the quality of the craftsmanship found throughout the 7,070-square-foot interiors of the main house. It’s a home that “balances luxury and livability,” she said. There are quarter-sawn wide-plank hardwood floors, custom millwork and built-ins, coffered ceilings, and marble finishes in the kitchen—plus a host of amenities, including a saltwater pool, a pool house and outdoor kitchen.

“What I really appreciate about the mudroom at 294 Maple Road is that it is both beautiful and incredibly functional,” the listing agent opined. “In a home of this caliber, even the hardworking spaces should feel thoughtfully designed, and this one does. Its location makes it a natural transition point when coming and going, particularly with the home’s extensive garage space. It gives you a place to leave shoes, coats, bags and everything else at the door rather than carrying it into the main living areas. I also love that it feels like a true part of the home, rather than simply a utility space.” “With school-aged children, there is always something coming or going out of the house: backpacks, coats, sports equipment, shoes, projects and everything in between,” Toscano continued. “Having one designated place for all of it can make mornings easier and keep the rest of the house much more organized. Each child can have their own cubby or storage area, and it becomes that natural staging point for the day. Everything you need to get out the door is right there, and everything has a place when you come home.”
