ccording to Grand View Research, wallpaper is a global, $2.1 billion business today—and growing. Fortune Business Insights estimates that about 63% of that market represents residential applications. That may be surprising, because wallpaper wasn’t always fondly regarded. In the aftermath of the 1980s, when wallpaper seemingly was everywhere, there was a backlash, a market correction if you will. Homeowners and interior designers preferred the simplicity of paint, and neutral color palettes became fashionable. But those wallpapers of the past were mass-produced and messy to apply. They often had garish designs, heavy with florals and stripes. But today, wallcoverings are far easier to work with, and are found in an array of colors, textures and finishes—seagrasses, linens, silks and bamboo, peel-n-stick, pre-pasted, metallics, geometric patterns, chinoiserie, coastal patterns, soft florals, wall-spanning murals, children’s themes, and so much more. A Designer’s Case for Wallcoverings Brittni Brown is an interior designer and principal at BB Design, a full-service interior design firm based in Greenwich, Connecticut. “I use wallcoverings as much as possible for a multitude of reasons,” she said. “First and foremost, they are the easiest way to add personality, texture and depth to a space. “Secondly, vinyl wallcoverings add durability and practicality to high-touch wall surfaces and allow owners to keep walls clean with their ‘wipeability’—in a way that paint simply does not perform. For this reason, I encourage clients to add vinyl wallcoverings to mudrooms, bathrooms and stairwells.” In the 1980s, wallpaper was everywhere in American homes, but it fell out of favor with homeowners and interior designers for decades afterward. But wallpaper is clearly having a renaissance. “Some clients are initially hesitant to add wallcoverings to their spaces and sometimes reference the ‘80s, but they get on board once I show them the incredible modern options— and they are always thrilled with the end result.” Interior designers have their favorite go-to sources for fabrics, furnishings, paint and decorative items. And wallcoverings are no different. Brown said, “I am a huge fan of Thibaut’s performance vinyls, Arte International, and Schumacher and have applied them in projects in both Greenwich and Palm Beach. Some wallcoverings add both unmatched textures, as well as noise cancellation, like the Phillip Jeffries I applied to the walls of a client’s

guest bedroom to allow their grandson—and the rest of their family—to sleep in peace. This wallcovering became the focal point of the room and created a luxurious cocoon-like feel.” With so many colors, patterns, materials and performance options available, today’s wallcoverings are a far cry from their 1980s predecessors. Whether used to envelop a room in texture, bring drama to a small space, or simply make a hardworking wall more durable, wallpaper has reclaimed its place in the designer’s toolbox. This time around, its appeal may have less to do with following a decorating trend and more to do with giving a home something paint alone cannot: personality!

Greenwich, location isn’t only about the address— it’s also about what’s within easy reach. For buyers of all ages and abilities, neighborhoods that offer safe, accessible routes to trains, schools, shops, restaurants, parks and other everyday destinations can provide a lifestyle that’s more connected, convenient and less dependent on the car. Buyers may encounter the term “walkable” to describe proximity and the presence of sidewalks, which benefit all residents, including those with mobility challenges. And certain neighborhoods and hamlets of Greenwich deliver on these various promises. “Walkability has definitely become more important to buyers, not just in Greenwich but nationally, as well,” according to Roseann
Sarica Benedict, who leads a team of Realtors at Compass Connecticut. “Of course, what ‘walkable’ means really depends on where they are in life. For a commuter, it may mean being able to walk to the train. For a family, it might mean walking to school, the playground or into town for ice cream. And empty nesters or downsizers—I often hear that they want to be able to walk to restaurants, coffee, the library and everyday conveniences without always getting in the car. “I’ve been selling real estate in Greenwich for close to 20 years, and I’ve seen walkability go from being a nice bonus to something many buyers specifically ask for. In Greenwich, where so much of our town is residential and spread out, a home that combines a neighborhood feel with easy access to a village, train station,

school or shopping can be especially appealing. And buyers will sometimes compromise on things like lot size or even square footage to get that lifestyle,” Benedict observed. When counseling buyers coming to Greenwich for the first time, local Realtors know the nuances of each neighborhood and nook that makes up the broader Town. Benedict said she often works with buyers coming from Manhattan who want to be able to walk to the train station, shops and restaurants—in which case, they might look specifically at communities like Old Greenwich. “You have the village, train station, restaurants, shops, library and parks all relatively close together, and many of the surrounding streets have sidewalks. Central Greenwich is another great option, particularly neighborhoods close to Greenwich Avenue.” “Walkability has become increasingly important to buyers at all stages of life,” said Liz Eckert, a Realtor with William Raveis Real Estate in Greenwich. “Young professionals often want easy access to Metro-North, restaurants and coffee shops; families appreciate being able to walk to schools, parks and activities, and empty nesters and downsizers frequently tell me they want to leave the car at home and walk to dinner, the library or meet friends for coffee. For some buyers, it’s a bonus, but for others, it’s one of their top criteria. What’s interesting about Greenwich is that you can find that walkable lifestyle while still enjoying the space, privacy and residential character that draw people here in the first place.” Across Greenwich’s diverse and distinctive neighborhoods, private associations, hamlets and regions, there are several locations that afford this type of active and accessible lifestyle.

Eckert pointed to Greenwich’s downtown district, with its train station, Greenwich Avenue shops and restaurants, library and parks. She also cited Byram and Cos Cob as communities where you’ll find sidewalks. Eckert is currently the listing agent for 37 Arch Street, Greenwich, an eight-bedroom antique colonial that dates back to 1815. The house is currently occupied as a professional office, but it could potentially be converted to a single-family residence or for ‘mixed-use,’ the listing agent suggested. ummer may be winding down, but that doesn’t mean Fairfield County residents are ready to bunker in for the winter. The autumn season is a magnificent time to spend outdoors and appreciate the change of seasons. With covered patios, outdoor fireplaces and kitchens, fire pit areas and entertaining decks, outdoor living knows no seasonal bounds. Houlihan Lawrence Realtor Julie Church described the six-bedroom, 9,081-square-foot colonial at 174 Round Hill Road, Greenwich, for which she is the listing agent, as “a home that really offers the best of both worlds—a beautiful, sophisticated setting with the space and flexibility for everyday living.” She remarked on the home’s 10-foot ceilings, abundance of natural light, home office space, au pair suite, gym and wine room. In
a home, some of the hardest-working spaces aren’t necessarily the showiest. Take a well-designed mudroom, for example. It can bring order to the daily chaos for any homeowner but especially for families with children. A smartly appointed mudroom becomes a landing place for backpacks, school projects, sports equipment, outerwear, shoes and more. What are the elements that make up a functional mudroom space, and is there a tradeoff between utility and design? “Storage is number one, but it needs to be the right kind of storage,” according to Katherine “Kate” Kuras. Kuras is a Realtor with Berkshire Hathaway HomeServices New England Properties in Darien, Connecticut. “I like a combination of closed cabinetry, drawers, hooks and open areas that are easy to access every day. A bench is essential for putting on shoes, and durable flooring and finishes are obviously important.” One of Kuras’ current listings is 72 Old Kings Highway, South in Darien, Connecticut. It’s a newly constructed five-bedroom luxury home, designed by V&A Construction. The property is currently on the market, with an asking price of $3.8 million. “Much of the cabinetry and millwork throughout 72 Old Kings Highway, South was custom built in-house, including the kitchen,
vanities, pantries, closets, office and mudroom,” Kuras explained. “There was a tremendous amount of attention paid not only to how the house looks, but to how the spaces connect and function on a daily basis. The result is a home that feels refined without being overly formal and very comfortable to actually live in.” The mudroom in this home is adjacent to both the kitchen and garage. “It works particularly well for that morning and afternoon routine,” the listing agent noted. “Kids can come in from school or sports, drop everything where it belongs and move directly into the kitchen, without carrying it through the rest of the house.” “With school-aged children, there is an incredible amount of stuff coming in and out of a house every day—backpacks, sports bags, coats, shoes, instruments, projects and all the things they need to remember the next morning,” Kuras said. “I also think a great mudroom should feel like a real room.
