MANUFACTURING & INDUSTRIAL EXPERIENCE

VEGA

OFFICE AND MANUFACTURING

SERVICES Mechanical, Electrical & Plumbing Design Technology Design SIZE 230,000 SF 50-acre site COST $50,000,000

HEAPY provided mechanical, electrical, plumbing, and technology engineering design for VEGA Americas Inc., a global leader in level and pressure measurement technology for the processing industry.

The project included relocating their Americas headquarters to the City of Mason’s new Research & Development Park, bringing 217 employees to the new 230,000 SF campus.

The new $50,000,000 headquarters includes a state-of-the-art business and training center, as well as ADVANCED MANUFACTURING and production facilities on 50 acres.

The manufacturing area includes fabricating and assembly spaces, prototype space, humidity-controlled quality control lab, clean assembly and testing rooms, storage, central stock area, loading and receiving warehouse, maintenance space, office and huddle spaces, and a large industrial area. Manufacturing space uses equipment of both U.S. and European voltages. The facility also contains a primary and secondary data center.

In addition to the larger manufacturing facility, the site also features a business center, complete with an open environment corporate office, customer experience center, conference rooms, a training lab, 240-seat auditorium, huddle space, kitchen and dining, men’s and women’s locker rooms and showers, a fitness center, storage and ancillary spaces.

The site was developed to maximize the preservation of existing greenspace, so that employees and visitors can enjoy outdoor walking paths and gardens.

ABBOTT LABS EXPANSION

SERVICES Mechanical, Electrical & Plumbing Design Commissioning SIZE 277,500 SF

HEAPY previously provided Commissioning Services for Abbott Laboratory’s new 250,000 SF Liquid Nutrition Manufacturing Facility and subsequently designed the MEP systems associated with the 277,500 SF addition of a new distribution facility. Abbott is a global, broad - based health care company devoted to the discovery, development, manufacture and marketing of pharmaceuticals and medical products, including nutritionals, devices, and diagnostics This state-of-the-art plant specializes in ASEPTIC PACKAGING TECHNOLOGY and was designed and constructed for Current Good Manufacturing Practices (cGMP). The expansion includes additional storage and distribution warehouse facility for packaged food products, office space, shipping and receiving space and future tenant space.

Abbott produces two of their leading brands, Ensure and Glucerna, in this plant. The first line inside the plant produces 800 bottles of Ensure per minute, or more than 1 million bottles a day.

Our commissioning services included the Chiller and CHW Systems, Cooling Tower and CW Systems, AHU, and Compressor and Desiccant Air Dryer.

ADARE PHARMACEUTICALS R&D CENTER

SERVICES Mechanical, Electrical & Plumbing Design Commissioning SIZE 26,000 SF COST $4,300,000

HEAPY designed the mechanical and electrical systems for the 18,000 SF renovation and 8,000 SF addition for Adare Pharma Solutions, formerly Eurand Pharmaceuticals, Research and Development Center in Dayton, Ohio. Adare Pharma Solutions is a specialty pharmaceutical company that develops, manufactures, and commercializes enhanced pharmaceutical and biopharmaceutical products using proprietary drug formulation technologies.

The facility was designed and constructed for Current Good Manufacturing Practices (cGMP), and houses administrative, research, and manufacturing functions. The site is approved for processing of controlled substances, and also features INTEGRATED R&D AND MANUFACTURING units with organic-solvent processing capabilities.

SCHNEIDER ELECTRIC R&D CONSOLIDATION

SERVICES Mechanical, Electrical & Plumbing Design Commissioning SIZE 65,000 SF COST $10,000,000 Winner “Best Interiors” Award, 23rd Annual Triangle Crew Champion Awards Conference

HEAPY provided engineering design and commissioning services for Schneider Electric’s new central Carolinas facility. The project repurposed an existing big box retail space with a complete renovation and new interior layout that transforms the space into a central regional hub, featuring ADVANCED RESEARCH LABORATORIES, collaborative office spaces, a regional warehouse, and a shipping center.

Lab spaces include R&D, product development, testing, and customer support functions.

Scope included the renovation of existing systems with significant upgrades and modifications to adapt the building to the new functions. Systems included new air handling, new lab exhaust with energy recovery, new boiler plant, lab compressed air system, controls, electrical power and metering, as well as all associated building infrastructure and support systems.

The facility utilizes Schneider Electric Digital Energy’s best-in-class Building Automation System components, lighting controls, and energy metering devices, which work with their supervisory smart buildings platform, ExoStruxure. As a sustainable and high performing space, the systems are setup with sequence of operations based around ASHRAE Guideline 36 to include static pressure resets, supply air temperature resets, and comparative enthalpy economization.

ENERGY METERING will be used after full occupancy to determine the amount of renewable energy credits (RECs) and future photovoltaic (PV) needed to offset electricity and carbon to meet Schneider Electric’s goal of CARBON NEUTRALITY BY 2025. The commissioning team assisted in these goals by leading and facilitating the commissioning process between the mechanical contractor, owner’s agent, local controls installation team, and equipment suppliers. During the commissioning process, our team helped validate system performance and tuned the controls to ensure peak efficiency while packaged equipment and critical space needs were maintained.

BOSCH

BATTERY SYSTEMS

SERVICES Mechanical, Electrical & Plumbing Design Fire Protection Design SIZE 170,000 SF COST $6,000,000 (original) $2,000,000 (expansion)

HEAPY provided facility and process system design for a new 170,000 SF research and automated developmental manufacturing facility for nickel metal hydride (NiMH) battery systems and nickel-plated electrodes for fuel cell energy systems. In 2012-2013, the facility was expanded and converted to Li-Ion production. The facility includes receiving, storage and handling of power substrate. These are mixed and pasted onto material to form electrodes.

HEAPY’s scope of work involved a wide range of facility and process design, planning and mechanical/ electrical systems design. Being a high power density battery developmental center, facility electrical infrastructure was a key element to the overall project. HEAPY designed a total of four, 4000A services at 480V, 3Phase, 60Hz for the facility and the associated distribution; this equates to a total power density for the facility of 43.3 W/SF. Additionally, numerous laboratory grade process utility systems were required to support research and development of various battery types and associated manufacturing process, including: • 500-ton capacity water cooled process chiller water system with 2500-gallon Thermal Inertia Tank to serve a robotic battery test cell system • Deionized/Reverse Osmosis (RO) Water System with recirculation pumping and UV Sterilization System • Multiple High Pressure Solids Collection Systems with Hoods for Mixing of Powder based electrode material within a Class I, Division 2 NEC Hazardous Classified Space with explosion relief • Cleanroom Class 100,000 Process Enclosures for pasting equipment with HEPA filter ceiling modules • Industrial Compressed Air System with three, 1250 SCFM rotary screw air compressors During the Li-Ion conversion, a series of projects were executed related to handling Li and assembly of Li-Ion battery systems, including: • Class I, Division 2 - Li storage rooms with intrinsically safe electrical and specialty fire protection systems/detection and needed HVAC systems • H3 Classified Li-Ion assembled battery units, with speciality fire protection systems and ventilation/ humidity control systems • Cell coating line and curing line: High temperature HVAC curing room, Class I, Division 2 spray coating system with intrinsically safe electrical, specialty fire protection systems and detection, contamination control space with precision T&RH control for coating space This fast track, design-build project had a building systems budget of $6,000,000 and an additional process utility systems budget of $2,000,000. Final Certificate of Occupancy was granted in just four months and 1 week — two weeks ahead of schedule on this complex project.

LAB & RESEARCH FACILITIES EXPERIENCE

NASA

RESEARCH SUPPORT BUILDING

SERVICES Mechanical, Electrical & Plumbing Design Technology Design LEED® Program Management SIZE 60,000 SF COST $20,000,000

HEAPY provided MEP and technology engineering design for the new Research Support Building at the NASA Glenn Research Center in Cleveland, Ohio. The new building provides RESEARCH OFFICE SPACE for 160 occupants, as well as a kitchen and cafeteria, exchange store, training and conference rooms, and social and common areas. The 60,000 square-foot facility features flexible and adaptive space with multiple breakout areas and concurrent engineering rooms, as well as low partition workspace to encourage teamwork and collaboration.

The facility pays homage to the historic campus on which it sits, reflecting an industrial and functional aesthetic. Health and wellness were at the forefront of the design, featuring abundant natural light and biophilic design to improve occupant health and wellness. Achieving LEED® GOLD BD+C CERTIFICATION, the center was designed to exceed modern building energy efficiency standards and to accommodate future renewable energy systems.

High voltage (2.4kV) power was extended to the building’s new primary transformer with future expansion of a second separate service of similar voltage incorporated into the design. The electrical design also included space and system planning for the expansion of a future emergency generator.

Design included short circuit analysis, both interior and exterior lighting, occupancy and vacancy sensors, daylight harvesting, lightning protection and grounding, fire alarm/life safety, and security and access controls.

Direct buried pre-engineered high-pressure steam and condensate piping was extended to the building’s pressure reducing station and steam-to-hot water converters from the campus steam utility mains to serve as the building’s main source of heat. Chilled water was also extended to the building from a campus main. The design included variable volume AHUs and air terminal units, packaged dedicated outdoor air system for kitchen makeup air, kitchen hood exhaust and relief, dual-cool computer room AHU for the main data room, and radiant floor heating for spaces with large glass exposures.

CLEVELAND CLINIC LERNER RESEARCH INSTITUTE

SERVICES Mechanical, Electrical & Plumbing Design SIZE 358,000 SF COST $390,000,000

HEAPY is currently providing MEP engineering design, in partnership with Vanderweil Engineers for two new research towers (CBA and CBB) at the Cleveland Clinic Lerner Research Institute, a facility poised at the forefront of scientific research and discovery. The facility supports the Clinic’s strengths, with scientists investigating novel biological pathways, markers of disease, developing new medical devices, diagnostics and therapies related to cancer, cardiovascular and metabolic diseases, brain and eye diseases, diseases of the immune system, and emerging pathogens. Central utilities will be apart of the two new towers.

The new research towers, together with existing district research space, will create a dynamic and integrated research enterprise aligned with principles of wellness and scientific collaboration. The buildings will be connected and integrated with the existing John Sherwin Health Science building (NC) through a bridge connect at level NC4/new building level 3. A bridge to connect CBB with CBA and NC is also planned, with potential connection to NA at level NA4 possible in the future, providing more Innovation District integration.

Tower CBA will include animal research, gnotobiotics, core labs, infectious disease labs, wet research labs, support and ancillary spaces, and public and shared spaces. The tower will place new emphasis on wet research, with BSL-3/ABSL-3 CORE LABS, supporting growth in infection biology. The tower also includes an expansion to the main vivarium, and co-located gnotobiotic and BSL-3 labs.

Tower CBB will include computational/data science, computer services, flow cytometry, an expanded genome center, FLEXIBLE GMP CORE WITH FIVE INDEPENDENT PROCESS LABS, imaging core labs, quantum computing, computational dry research space, wet research labs, as well as an 200-SEAT AUDITORIUM, public shared spaces, and building support spaces. The tower consists of stacked research neighborhoods with workspace facing a common atrium, featuring natural light and outside views, optimizing sharing of space and equipment.

CLEAN ROOM RENOVATION

SERVICES Mechanical, Electrical & Plumbing Design Technology Design SIZE 20,000 SF COST $25,000,000

HEAPY designed the mechanical, electrical, controls, and security systems for a confidential client in Santa Ana, CA. The facility produces medical devices and equipment, and the project scope consisted of three ISO 8 cGMP/FDA validated environment cleanrooms and supporting gown room space totaling 18,000 SF. INNOVATION & SCHEDULE ADHERENCE The project schedule was fast tracked. HEAPY created pre-purchase equipment packages for fan filter units, cleanroom wall and ceiling systems, air handling units, condensing units, and dessicant dryer units to mitigate the impact of long lead times for equipment, allowing the project to stay on schedule and hit critical path milestones.

PRECISE TEMPERATURE & HUMIDITY CONTROL Two of the cleanrooms required 72+/-2F and 50 +/- 5RH control, while one the rooms required 72+/-2F and 20%RH maximum control. Careful consideration to room pressurization cascade and vapor barrier for each space was required to ensure proper compliance to cGMP. As part of the design, HEAPY designed and coordinated the cGMP validated monitoring system for temperature, humidity, pressure, and particulate count, allowing for live, online trending and monitoring.

GE AVIATION EPISCenter

SERVICES Mechanical, Electrical & Plumbing Design Technology Design Commissioning LEED® Program Management SIZE 115,000 SF COST $55,000,000

HEAPY designed the MEP and technology systems, and provided commissioning and LEED® program management, for the 115,000 SF Electrical Power Integrated Systems Research and Development Center (EPISCenter), located on roughly eight acres on the University of Dayton’s campus on River Park Drive, allowing graduate students to work on design modeling and testing of aviation electrical systems alongside GE Aviation engineering teams. The center focuses on several markets, including end-to-end electrical power starter/generation, conversion, distribution and load technologies for civil and military aerospace applications.

A certified LEED® Gold facility, the center houses laboratories supporting turbine engine development and testing, focused on materials testing and failure, electronics/power testing, calibration facilities, PMEL facilities, as well as computational fluid dynamics modeling centers. Additionally, the facility includes several testing modules for complete operational characteristics of turbine engines including conversion of power and discharge to grid and related SCADA systems.

IMPROVED INDOOR AIR QUALITY: The paints, adhesives, and sealants used in this facility contained little to no Volatile Organic Compounds (VOCs). In addition, the carpeting meets the requirements of the CRI Green Label Plus Program, and all composite wood was specified without added urea-formaldehyde to help improve indoor air quality and occupant health.

REDUCED WATER USAGE: By installing water efficient fixtures, the center uses 40% less water compared to a typical building. This equates to an estimated 93,000 gallons of water saved each year!

OPTIMIZED ENERGY PERFORMANCE: The design team specified additional insulation in the walls and roof, along with an efficient HVAC and lighting design to result in a 19% energy cost savings compared to a standard ASHRAE 90.1-2007 benchmark building.

BANGS LABORATORY EXPANSION

HEAPY provided mechanical, electrical, and plumbing design for the 22,500 SF expansion to the Bangs Laboratories in Fishers, Indiana, leveraging land immediately adjacent to the current facility. A large portion of the expansion consisted of shelled space.

The existing building and the building expansion were provided separate power supplies. Each building has a dedicated emergency generator. The new generator for the building expansion was sized to accommodate current needs while anticipating future growth and electrical loads.

WRIGHT PATTERSON AIR FORCE BASE SENSORS LAB

SERVICES Mechanical, Electrical & Plumbing Design Commissioning SIZE 150,000 SF COST $44,000,000

HEAPY designed the MEP systems for the 150,000 SF Sensors Directorate Laboratory Addition and Office Building at Wright-Patterson Air Force Base.

The project added approximately 91,000 SF and altered approximately 56,000 SF of the existing Sensors complex, according to AFRL. It allowed Sensors Directorate units currently located at Hanscom Air Force Base at Boston, Massachusetts, and in Rome, New York, to relocate here.

The project added OFFICES, LABORATORIES, AND A SENSORS TESTING RANGE to the existing Air Force Research Laboratory sensors directorate building.

As part of the project, 30,000 SF of existing CLASS 100 CLEANROOM SPACE was completely rebuilt. The rebuild included refacing of walls with a new cleanroom grade wall system, a new cleanroom ceiling grid, lighting, and terminal HEPA filter units for 75 FPM average room air velocity, refurbishment of the existing AH units with new pre-filters, humidification equipment, as well as complete cleaning and reseal of existing supply air ductwork. A new CLASS 10,000 GOWNING AREA and Air Showers were designed to support the Class 100 cleanroom spaces.

The sensors directorate is developing “layered sensing,” a technology years away from field deployment, that will allow radar, electro-optical devices and other sensors to communicate with others to monitor large areas. The system would link sensors in inner and outer space, atop buildings, and even mounted on U.S. troops’ helmets.

BUTLER UNIVERSITY SCIENCE COMPLEX EXPANSION

SERVICES Mechanical, Electrical & Plumbing Design SIZE 40,000 SF (addition) 220,000 SF (renovation) COST $130,000,000

HEAPY designed the mechanical and electrical systems for the expansion and renovation to Butler University’s Science Complex, which houses classrooms, private study areas, a library, chemistry and research labs, and common spaces. The design featured a new glass-enclosed atrium and connector building.

The project was highly complex, transforming two older, existing buildings into a completely refreshed and expanded science complex to support state-of-the-art, multi-disciplinary teaching and research.

The project proceeded in three phases: • Phase I: Creation of Levinson Family Hall, a new, 40,000 SF addition connecting Gallahue Hall and the Holcomb Building.

• Phase II & III: Major renovation of 100,000 SF in the Holcomb Building and complete 120,000 SF renovation to Gallahue Hall.

Both received all new MEP infrastructure, as well as a new fire protection system to meet current codes and standards.

The project adhered to an AMBITIOUS TIMELINE, while also allowing the university to offer a full curriculum throughout construction.

To limit the impact on students and faculty, the project was METICULOUSLY PHASED over a four-year period. All construction phases had to ensure support for classes and research experiments, with consideration for noise mitigation and sound barriers, scheduled shutdowns, and access to critical spaces.

BUTLER UNIVERSITY SCIENCE COMPLEX (CONT.)

SUSTAINABILITY & RESILIENCY The Science Complex is near the canal, which is abundant in wildlife, so fritted glass was used to minimize bird strikes. Close collaboration with the architect allowed for incorporation of shading opportunities to reduce solar heat gain in the atrium. By analyzing sun angles and peak loading, the glass frit pattern density was adjusted to provide optimal coverage. This approach improved energy efficiency and enhanced thermal comfort, while still allowing for inspiring views.

The renovation incorporated sustainable design measures such as augmented roof insulation, highefficiency glazing and insulated frames, lab exhaust energy recovery systems, enthalpy economizers, advanced BAS control sequences with lighting control, and LED lighting. Although initially targeting LEED® Silver, the project team’s early emphasis on planning and coordination enabled them to exceed expectations and attain LEED® GOLD CERTIFICATION while adhering to the owner’s budget.

COLLABORATION & COST CONTROL HEAPY adopted a collaborative approach with the facility staff, design team, construction manager, and installing contractors to achieve the best possible design solution for Butler University. Early planning played a crucial role in containing costs (e.g., avoiding temporary MEP systems, eliminating waste, reducing rework). To further enhance cost-effectiveness, the project employed PREFABRICATION (23% of production hours) for many MEP utilities to reduce costs and on-site construction activities, resulting in decreased noise, improved safety, and minimized disruptions.

Contractors also heavily relied on BIM COORDINATION and a live 3D model was shared amongst all stakeholders. This streamlined process reduced errors, enhanced early clash detection, improved access for maintenance personnel, allowed the owner to view equipment in its intended configuration, and contributed to overall cost savings.

INNOVATION • Chilled beams were used because ceiling space was at a premium.

• Pumped coiled energy recovery system extracts energy from lab exhaust fans and redirect it back to the Dedicated Outdoor Air System (DOAS).

• A wrap-around heat pipe was used to minimize wasted reheat energy, leveraging refrigerant migration to cool and heat different sides of the coil.

• Labs included pure water systems, as well as a point-of-use vacuum system to maximize flexibility.

High- and low-pressure zones were used to induce air flow instead of fans, reducing required reheat energy. Where appropriate, ductless and filtered fume hoods reduced requirements to bring in outside air.

WRIGHT STATE UNIVERSITY NEC RESEARCH FACILITY

Situated at the heart of Wright State University’s campus, the new Neuroscience Engineering Collaboration (NEC) building brings together preeminent neuroscientists, neurologists, engineers, and students who will be trained as the next generation of innovators and healthcare providers — all focused on the diagnosis and treatment of neurological diseases and disorders. HEAPY provided engineering design for this modern center for translational research and collaboration, which features highly integrated labs, core resources, and interactive student spaces.

The four-story building features a central atrium surrounded by collaboration spaces, office suites, and an auditorium. Branching from the central atrium are two wings filled with laboratories, designed to be efficient, flexible, and adaptable to support a variety of research endeavors.

Lab spaces include: biomedical, CLEAN ROOMS (CLASS 10,000, 1,000, 100), molecular and cell biology, medical instruction, secure observation rooms for behavioral studies and kinematics, vibrationfree areas for sensitive laser and magnetic resonance imaging and electrophysicology, secure surgery and dissection areas, and secure hazardous material bulk storage.

A Laboratory Animal Resource (LAR) facility, located in the basement of a nearby building, is connected to the NEC via a fully secured access tunnel. The LAR supports observation, surgery, testing, ultrasound/ microscopy, and behavioral rooms, as well as manages animal waste and carcasses from the core histology laboratories.

The building was designed with a rooftop mechanical penthouse, regular and emergency power systems, a new electrical substation, purification systems to provide R0 and DI water, CO2 and vacuum systems, and fume hoods and specialty exhaust systems.

TECHNOLOGY DESIGN featured a secure local network linking data acquisition instruments to offline workstations, as well as back-up mechanisms to ensure the integrity and security of sensitive and valuable research data.

HEAPY provided commissioning services for a gowning room addition to the existing clean room facility. The existing facility was U-shaped and had more than 20 gowning rooms that were very small and scattered throughout. The goal of the project was to improve efficiencies with a new entrance for employees to enter. The massive gowning room allows hundreds of employees to gown in or out of the clean room, resulting in a faster shift change. This facility is utilized 24/7/365 for medical device production, and includes ISO class 8 gowning rooms leading into ISO Class 7 and 8 clean rooms.

The commissioning team verified the equipment was installed and operating properly to ensure intended life cycle, reliability, and reduction in maintenance expense along with FDA compliance. The results best exemplify the value that a comprehensive commissioning process brings to a project of this complexity and size. Thorough commissioning of the new project prevented downtime from occurring once occupied, reducing risk and cost impact to the operations and production teams.

In addition, HEAPY provides Boston Scientific with their annual Clean Room Certification for FDA Compliance, which includes meeting clean room standards of temperature, particle counts, ventilation, pressure, and humidity. As a part of this process, HEAPY takes necessary readings and makes adjustments to help the client meet ISO 14644 for FDA compliance reporting. HEAPY troubleshoots any existing problems (e.g., filter issues and obstruction, verification of proper installation).

This is a 24/7/365 facility, so annual testing occurs during the only 8-hour period the facility is shut down throughout the year. Boston Scientific relies on HEAPY to be effective and efficient to prevent lost productivity.

HEAPY was engaged by Whiting-Turner to provide building commissioning services on a 31,000 SF complete renovation of the historic building in Brightleaf Square with a 10,000 SF building expansion in downtown Durham, North Carolina. The facility is being developed for Cambridge based BioLabs for their second multi-tenant flexible laboratory incubator space in Durham. The facility will include seven ready to occupy lab spaces fit with fume hoods, bio-safety cabinets, gas lines, vacuum lines, point of use RO/DI process water, and a full generator emergency back-up power system.

Each lab space will have open benches with equipment provided by BioLabs, with tissue culturing rooms and various office and conference room capabilities.

This flexible biotechnology space is specially designed to facilitate startup companies and entrepreneurs to accelerate development and speed-to-market advancements.

The laboratory spaces were designed to be negatively pressurized to the interior corridors and general working areas, with the tissue culture rooms and microscope rooms negative relative to the general lab spaces. These pressure relationships are a key factor in providing a healthy and clean work environment for the building occupants and safeguarding the critical research performed on site.

The facility relies on two large dedicated outdoor air systems (DOAS) to provide 100% fresh air for ventilation, humidity control and building pressure, with four large zones of variable refrigerant flow (VRF) indoor terminal units for space temperature control. The VRF system utilizes multiple terminal units per circuit and a branch controller to allow for heat recovery for simultaneous heating and cooling in different zones around the facility.

HEAPY provided LEED Enhanced Commissioning services for Procter & Gamble’s 858,000 SF expansion and renovation of the Mason Business Center, the company’s largest Research & Development facility in the United States. The facility is home to P&G’s beauty product research division, housing 1,150 inventors, scientists, researchers, and consumer experts. The center includes modular, adaptable laboratory spaces (designed to meet cGMP requirements), manufacturing pilot plants, and space to conduct focus groups with consumers regarding new beauty products. This expansion provides a central location for all related operations, enabling streamlined business unit collaboration and innovation.

This four-year project involved the careful and COMPLEX PHASING of multiple simultaneous projects in nine buildings (three existing and six new), minimizing disruptions to ongoing operations.

Scope items for this project that go beyond the LEED requirements included fire protection, fire alarms, security and surveillance, ASHRAE 110 testing of fume hoods, room particle count testing, and filter challenge testing. Additionally, this project included all cGMP areas and required that commissioning comply with the Installation Qualification (IQ) / Operational Qualification (OQ) / Performance Qualification (PQ) standards required by the Owner’s master validation plan for the project. The project is certified LEED Silver.

This project also included the commissioning and design review of the modification to the existing onsite CHILLED WATER PLANT. This included two new chillers (one 2800-ton steam turbine driven centrifugal and one 1500-ton electric motor driven, winter operation centrifugal chiller), as well as one new counter flow cooling tower and associated condenser water pumps. This modification expanded the plant capacity to approximately 14,300 tons (from 10,000 tons) and also provided a more energy efficient design by providing the steam turbine driven chiller, which allows for base-loading the plant during summer operation.

MASON BUSINESS CENTER (CONT.) COLLABORATION While this was a very complex project, P&G prioritized quality above all else. The project team was selected entirely based on qualifications, from across the country and internationally. Throughout the duration of this major project, 5,192 issues were identified, tracked, and resolved during the commissioning process. These issues ranged from simple labeling errors to major operational issues that would have prevented moving into the facility. This highlights how essential the commissioning process is to every project, because a skilled commissioning team can provide coordination and collaboration to help achieve peak facility performance.

Our team collaborated with a multi-disciplinary, international team to help resolve more than 5,000 issues identified during the commissioning process.

ENSURING SCHEDULE ADHERENCE The project fell behind during construction, which posed a serious issue to the team because some personnel had already vacated other properties and needed to move into their new spaces on schedule. The HEAPY team ramped up capacity, bringing on additional commissioning team members and working double shifts and over weekends to cut three months off the original schedule. Being able to adapt and pivot helped meet the owner’s schedule without negatively impacting operations or personnel relocation.

HEAPY provided commissioning services for a major silicon industry provider’s 350,000 SF high-tech manufacturing facility. Previously an existing warehouse space, the building was converted into a state-of-the-art manufacturing facility to develop silicon components used in various products such as computer processors, cell phones, and automobiles.

The HEAPY Commissioning team collaborated with the owner and contractors to deliver an integrated, quality driven process for the HVAC systems, process piping, and plumbing systems. Throughout the commissioning process, the construction team and facilities engineering group resolved major system troubleshooting needs and provided the owner with the necessary validation steps to begin move-in and owner training on time to be ready for production.

RESILIENCE AND TROUBLESHOOTING During the commissioning process, a sump pump exhibited inadequate performance during a quick system shut off for the cooling tower system. We identified emergency run off for the cooling tower basin overflow and normal water flow from the sewage ejector was causing an overflow into the production facility. After performing integrated testing of system shutdown and sewage ejector float testing, the contractors were able to add guides to the float assembly based on the observed conditions. This adjustment resolved the overflow issue and helped ensure the pump engages earlier to remove water from area.

Additionally, HEAPY identified a major issue during emergency system power testing of an electrical load shed and substation building program. The electrical sequencing missed one of the sub stations and upon investigation, the on site team identified a field wiring issue as the culprit. Further, an ungrounded terminal was identified during this investigation.

Both issues were corrected prior to a final witness testing when the substation began providing large amounts of power to the facility at increased voltages and amperages.

Because our team discovered and corrected these issues prior to the programs going online, downtime and additional problems for the plant were mitigated, saving the client maintenance staff expenses and mollifying operational difficulties.

COLLABORATION During power system witness testing, the rotations of two sub stations were found to have different rotations. Discussions with electrical contractors, design engineers and facility engineers determined both substations should be in the same rotation to avoid any future potential errors. The power systems contractors revised the programming and adjusted based on the team’s recommendation during the next power shutdown.

HEAPY is the Designer of Record for the complete renovation of the CORPORATE CENTER for JPMorgan Chase. This building is the 2nd largest single tenant corporate office building in the United States behind the Pentagon, totaling 1,461,000 SF. HEAPY has provided and continues to provide electrical, HVAC, plumbing, and fire protection design for this $320,000,000 project.

The project has been executed in MULTIPLE PHASES while maintaining an occupied and operational building with more than 10,000 current employees.

The 111,000 SF amenities section of the building includes a large conference center complete with advanced audio visual and lighting as well as HVAC, Plumbing and Fire Protection upgrades to accommodate the modification. The conference center is comprised of many differing sized conference rooms and training rooms with various levels of audio-visual support tailored to the needs of each user. Spaces vary from a board room and huddle rooms up to an expansive Multi-purpose room with a capacity in excess of 600. HEAPY also utilized a pressurized raised floor cooling system in the A/V rack room (supporting the Conference Center Multiple Purpose Room).

secondary wings flanking a main atrium space. The building improvements create a more open, efficient and collaborative workspace with state-of-the-art features to create an engaging, high-performance workplace.

INFORMATION SECURITY is paramount at this international banking headquarters. A closed network was implemented for security, as well as a double interlock security access systems for all technology rooms. All Automated Temperature Controls and Lighting Controls must be stand alone and are not permitted to transmit outside the complex.

While the building is not pursing LEED accreditation, HEAPY designed the building with SUSTAINABILITY in mind. Examples include the integration of daylight harvesting into a Lutron Lighting controls system, using LED lighting in all spaces, and installing low-flow plumbing fixtures to comply with water usage requirements.

The project met or exceeded all ASHRAE requirements for heating and cooling.

HEAPY worked in COLLABORATION WITH THE PROJECT TEAM, including designers, owner’s groups, and construction managers and contractors to ensure all goals are met for the project. In addition, our team endeavored to make the owner aware of all foreseen and potential risks related to project construction.

All members of the team used the BIM 360 C4R Platform.

UC HEALTH

This project is the largest capital project in the history of UC Health. It includes the demolition of several structures, the expansion and renovation of the emergency department at UC Health’s University of Cincinnati Medical Center, Greater Cincinnati’s adult Level I trauma center, as well as the construction of a new surgical pavilion to modernize and grow operating room capacity. This project is being delivered via an integrated team of DESIGN-ASSIST partners, including architects, engineers and contractors.

INNOVATION The new emergency department is being designed to provide strategic treatment spaces in the event of a future pandemic, which will leverage negative pressure to ensure a safe environment.

RESILIENCY This complex renovation and addition project was executed on a crowded, urban campus in an active medical center. The construction was carefully phased to ensure minimal interruptions and ensure continuity of operations. In addition, the new portions of the facility will boast 100% generator emergency standby power back — the first areas on the large, sprawling campus to boast this level of resiliency.

COLLABORATION The project consists of demolition and a couple of additions on a very tight urban campus that is an active hospital. Besides the difficulties of inserting the additions on the campus, there is a University central utility plant on the opposite side of the hospital from which main 24” chilled water pipe and steam must be brought. HEAPY is working with a team including hospital facilities, university facilities, design assist contractors, structural engineers and the architects to coordinate the route.

UC GARDNER

NEUROSCIENCE INSTITUTE

The $68,000,000, four-story UC Health Gardner Neuroscience Institute brings together 125 faculty specialists and 15 care specializations under one roof, providing a single location for patients to receive services for treatment of epilepsy, brain tumors, mood disorders, stroke, traumatic brain injury, Parkinson’s, and Alzheimer’s disease. All outpatient neurological care and patient education activities are provided here, as well as advanced clinical trials. The 194,000 SF building incorporates welcoming spaces and natural light, which studies have shown promote patient healing. The facility offers convenient amenities, including underground parking, a café, patient lounge, auditorium, and outdoor rehabilitation spaces.

The project, led by HPLEX as Owner’s representative, had more than 100 exam/consult rooms, procedure rooms, and imaging (i.e., MRI, X-ray, future PET-CT). There was an infusion department and associated compounding pharmacy with hazardous and non-hazardous clean rooms that complied with USP 800.

The Institute has received 19 awards for exceptional design and functionality, including: • Gold Touchstone Award for Evidence Based Design and Research, 2021 • Best of the Best Design Awards, Best of Healthcare 35,000 sf Platinum, 2020 COLLABORATION The Owner and Architect wanted to create an iconic building as a gateway to the healthcare campus. They desired an all-glass exterior, but the glare would have negatively impacted the patient population and posed challenges to meet energy codes. HEAPY collaborated with the team to develop a shading solution using a special fabric to create an iconic look, reduce glare, and meet energy codes. The building now features a geometric, textured white mesh scrim exterior, which allows for an abundance of natural light, while also providing better energy efficiency.

SUSTAINABILITY The hospital had available campus utilities, but they were not immediately adjacent to the site. HEAPY performed life cycle cost analysis to evaluate connecting into campus utilities versus stand-alone utilities, which helped the team determine the best solution.

GREATER COLUMBUS CONVENTION CENTER

HEAPY provided engineering design for the $125,000,000 renovation and expansion of the Greater Columbus Convention Center, which added 37,000 SF of new exhibit space, bringing the center’s contiguous space to 375,000 SF. Approximately 10,000 SF of two-level meeting space was added, with 10 new rooms with outside windows, bringing the total meeting rooms at the facility to 74.

A full renovation of the exterior included cleaning and repairing the façade, adding enhancements to guide attendee arrival (e.g., navigation and way-finding), replacing doors, and transforming pick-up and drop-off points. A new, two-level open atrium entrance welcomes attendees on the north end with beautiful natural light features and elegant tile. This more prominent entrance at Goodale Boulevard and North High Street better connects the convention center and the vibrant Short North Arts District, and is also used for prefunction space.

The project also upgraded the Convention Center and Hyatt Regency meeting rooms, ballrooms and public spaces in the areas of finishes, wall coverings, way-finding, technology, sound systems, ceilings, carpeting, social seating, and lighting.

The project is certified LEED Silver for existing buildings by USGBC.
