It’s no secret that the housing industry drives the economy by providing jobs, growth and advancement of all economic sectors. However, the construction industry has faced several challenges with limited access to building materials, record high material price increases, labor shortages and new housing regulations. Protect Your Property from Termites and Pests Provided by J&J Exterminating Termite season is arriving, and Louisiana homeowners can expect Spring swarms beginning in April and swarming into May. Louisiana is ripe for termites again this year thanks to already heavily landscaped swamp areas and recent hurricanes. Now is the time to make sure your property is protected and that your pest control plan is in place. Most people in south Louisiana know that our climate contributes to a variety of pest control challenges, and termite services are critical for local property protection. Consider new treated attic insulation for termite and insect preparedness. Pest Control companies now offer the progressive, E.P.A. approved, “T.A.P.” or Total Acoustical Pest control insulation. T.A.P. is a permanent pest solution which also helps save money on energy costs and insulates your home against unwanted outside noises. T.A.P. is infused with boric acid that will kill all insects, including Formosan termites. It is the only pest control product with an Energy Star Rating. If your attic insulation was damaged in recent weather, it will need to be replaced to rid your home of any health risks. Properly insulating your attic can reduce your heating and cooling bills by up to 30 percent. Upgrading your existing insulation also adds value to your home. For residents who need new-construction attic insulation, consider a type that is energy-efficient AND repels bugs. T.A.P. insulation – a loose-fill insulation made of cellulose and recycled newspaper – is affordable, soundproof, energy-efficient and fire retardant. It also provides better protection against cold and heat – and insects. Pest Control companies battle a variety of pests year-round, including bed bugs, fleas, flies, mosquitoes, beetles, moths and rodents. Hot and humid summer months of June through September are particularly ripe for mosquitoes. You should consider scheduling one-time event sprays as well as ongoing maintenance-control programs.

Build a Better Landscape Provided by The Grounds Guys There’s a lot to consider when building a beautiful new landscape! Keep these key elements in mind when planning your new construction or landscape renovation project:

LANDSCAPE BED PREPARATION New homes are built on a pad of compacted construction dirt. These compacted soils are poorly suited for plant roots and limit healthy growth. To remedy this, loosen the soil to a depth of at least 8 inches and incorporate generous amounts of organic matter to landscape beds before installing plants.

LOUISIANA NATIVE BEDDING PLANTS Louisiana native plants evolved naturally in our climate’s heat, humidity, and high rainfall, and are well adapted to our soils and pests. Each spring and fall LSU AgCenter horticulturists unveil a list of Louisiana Super Plants which have been evaluated and selected for their superior performance in Louisiana growing conditions. These tough and beautiful plants have endured several years of university evaluations and observations ensuring they are well suited to Louisiana landscapes.

IRRIGATION (SPRINKLER) SYSTEM Despite Louisiana’s high annual rainfall, irrigation is needed to establish and maintain healthy landscape plants because of extreme hot or dry weather conditions in the summer months. Lawns typically need 1 inch of water a week. However, superficially watering the surface isn’t enough, as water evaporates. The most efficient time to water lawns is in the early morning hours from 2 a.m. until sunrise. Watering during these hours reduces evaporation loss and puts less strain on municipal water systems, while minimizing the risk of moisture-related turfgrass diseases.

SOD INSTALLATION Sodding is a common method for establishing turfgrass lawns in Louisiana and can be installed year-round depending on environmental conditions. Site preparation is important, starting with elimination of any existing vegetation. Next, aerate and loosen the soil by tilling to a depth of 4 to 6 inches, followed by removal of dead vegetation and debris. In-ground drainage and/or irrigation systems should also be installed at this time. Rake the area to remove any remaining debris and shape the surface to facilitate drainage and establish final grade. Immediately following installation, water until the sod and soil underneath are both moist. Keeping these fundamentals in mind will help ensure years of enjoyment with your new or newly renovated landscape! 18 DESIGN & BUILD 2022

Four Steps to a Five-Star Deck Provided by Stine Home & Yard Beautiful decks can be built with a variety of features, but in many ways the hard work is in the steps you take planning your deck from start to finish before the first board is ever cut. Time spent in thinking through your project thoroughly will pay huge dividends in saving time and money. The most experienced DIYer or DIFMer (Do It For Me) will tell you that there are many ways a deck project can go wrong, and when it does it can be very costly. So, take a deep breath and spend a few minutes reviewing these simple suggestions that will make your deck project a complete success. After reviewing these steps, remember that you can always consult with the “Pros Who Know” at Stine. They are experienced folks who can advise you on the right products and proper installation and maintenance best practices. Here are the four steps that will make your deck project a sensational success.

1. PLANNING - This is arguably the most important step in any construction process. In this phase, you envision your project and answer questions related to budget, materials, contractors and timeline. Being able to get a clear picture up front will help you achieve your desired result.

2. CONSTRUCTION - If you plan to build the deck yourself, there are a lot of details you need to cover, including becoming familiar with current building codes. You’ll need to pull permits when required as well as use quality materials and build in a craftsman-like manner. There are quality materials, including the YellaWood® brand pressure treated products you may want to consider. You may prefer to hire a professional experienced in deck construction.

3. FINISHING TOUCHES - Once the boards have been laid, the real magic starts to happen as you begin customizing based on your own personal style and preferences. The options may almost seem endless when you start to choose a railing system, baluster design, post covers, post caps, lighting, etc. There are a variety of options to consider. Often these deck accessories go overlooked, but they can be the difference between a ho-hum, mediocre deck and one that will never fail to impress. If you can’t decide, there’s no need to get overwhelmed. You may consider bouncing your ideas off an expert. They could recommend the best products to complete your outdoor masterpiece.

4. MAINTENANCE - There are some decking materials that require less maintenance than others, but you want to take care of your deck if you want it looking good year-round. For pressure treated pine, applying a quality water repellent or stain, like YellaWood Protector, on an annual basis is good practice. It’s important to do your initial application shortly after the project’s completion and then once every year or two thereafter. If you want to paint or stain your deck, you need to make sure the wood is dry enough to accept the finish for best adhesion. A simple way to tell is to sprinkle drops of water on the wood. If it beads up and remains that way, then the wood is still too wet to absorb the paint or stain. When the beads of water quickly absorb into the wood and disappear, then the deck boards are dry and are ready to accept the water repellent, paint, or stain. Be sure to reapply to high traffic areas as needed. And remember, simple maintenance like sweeping the leaves off your deck regularly can go a long way to keeping your deck looking its best. 20 DESIGN & BUILD 2022

to evaluate their spaces and decide what was working and was not, what needs a face lift and what just needs a paintcolor change. This unexpected turn of events was the perfect opportunity for the design world to flourish, and it was all systems go---or so we thought. However, supply chains in the furniture industry were subsequently halted, and the furniture industry unfortunately found itself in serious trouble. Client orders were pouring in and could not be filled. With timeline delays, shipping issues, labor issues and covid shutdowns, it seemed like the only thing there was not a shortage of was excuses. For South Louisiana that was only the beginning; surviving a Cat 5 hurricane, and shortly after another significant hurricane, it seemed historically inconceivable. For many, remodeling and renovations became a necessity not an option. With the overwhelming issues facing the construction trade along with most other industries, now was the time to make solid design and decorating decisions that would improve the quality of life and enjoyment, as well as prove to be a wise investment.

There are countless ideas on the market to influence design directions. Trends and fads will come and go, however timeless interiors will stand the test of time and provide years of enjoyment. The pictures featured are of clients’ homes that were designed, built and appointed some time ago. Today, they are still worthy of publishing and their unique elements are still extremely relevant. Regularly updating any interior style offers a fresh perspective. I often share with clients that well-dressed spaces often allow furniture and accompanying accessories to travel from room-to-room within the home to refresh the look. Recovering a piece of furniture or creating a pillow with a designer scarf can ultimately add a level of edge to the space and update the look. Adding fresh plants and flowers are essential. Carefully selected interiors will prove to be a rewarding and worthy investment that will bring enjoyment and frame memories for years to come.

HVAC and Spray Foam Insulation Provided by Deep South Mechanical Spray polyurethane foam insulation has become a more popular choice for home builders in the Lake Area in recent years. The potential for better air quality, increased efficiency and lower electric bills attracts the 21st century home builder more and more. Compared to the cellulose and fiberglass homes of the past and present, spray foam completely changes the game. Spray foam transforms a home of several independent systems into a single cohesive organism. No longer are appliances, attic space, plumbing and the HVAC systems separate components that succeed or fail independently, but all are interconnected. If one component is not installed and designed with spray foam in mind, then the entire homes comfort, safety and efficiency can be diminished. The HVAC system is the most critical part of the equation when considering the move to spray foam. Spray foam creates an envelope around your entire home that drastically reduces the exchange of outside air and inside air. In normal circumstances, a traditionally insulated house will have the inside air replaced by outside air every 90 minutes to three hours. However, a spray foam house will exchange the air every five to ten hours. Therefore, it is easy to understand how a spray foam home can allow for a more even temperature that requires less energy to maintain. Unfortunately, a slower exchange of air can allow for diminished air quality and humidity issues if the HVAC system is not specifically designed for foam insulation. There are two main problems that foam houses in Southwest Louisiana face that rely solely on the HVAC system to address. First and foremost are higher humidity levels. A foam house is so easy to lower the temperature fast, that a system may reach set point in a few minutes but has not run long enough to properly dehumidify the air. Therefore, one may have 70 degrees inside temperature with a humidity level of 85%. This will not be comfortable. Dehumidification is always a priority for any home, but in a home with spray foam it is essential. Secondly, stagnant air can allow for severe air quality issues. This primarily occurs in the attic. In traditional houses, the attic is outside the insulation barrier and do not “share air” with your living areas. A foam house puts the attic inside the envelope. A huge advantage of this is your attic stays nearly the same temperature as your living room and puts the heat load on the roof rather than the ceiling. Nevertheless, stagnant air in the attic can cause damage to the HVAC system and create the perfect environment for mold. 44 DESIGN & BUILD 2022

So, what does the HVAC system need to address to ensure that your foam insulation home will perform as expected? Most importantly, is that the HVAC system installed is sized properly for the volume and square footage being conditioned. There are several options concerning brand and setup suitable for a foam house. However, the minimum level of equipment would be 16 SEER two-stage equipment. The inside air handler that circulates your air throughout the home must be variable speed. This means that the blower motor can run at different speeds based on the need at any given time. Furthermore, the outside unit must have at least a two-stage compressor. This allows the outside unit to operate at full capacity when needed, but also at a lower capacity to primarily dehumidify. Even with the right equipment, a poor installation can render it ineffective. The two main components that must be present in the installation are: the inside unit must have a return specifically installed to pull air into the air handler from the attic, and there must be a supply drop of conditioned air introduced at the highest point in the attic. Both items allow for air movement in the attic which addresses the stagnant air problem. The following are other things to strongly consider when building a home with spray foam insulation:

• Thermostat with humidity controls.

• Dehumidifier which is often considered a non-negotiable and installed in the attic.

• Introducing fresh air directly into the HVAC system to create positive pressure in your envelope.

• Multiple returns throughout the home, every hallway, and every bedroom.

• Gas Furnaces should be avoided. If it is necessary, a specific furnace must be installed that can be identified by two PVC pipes exiting through the roof. Not the traditional single metal 4-inch exhaust.

Spray foam is the premier method of insulation and when the HVAC system is paired and installed properly, there is nothing that can compare. Overall, spray foam insulation can take a home into the 21st century.

Understanding the overall time frame to build is important but coordinating key dates with your schedule will ensure that the build experiences has few delays as possible. Most local builds will be separated into three phases – design, preconstruction, and construction. As the homeowner, you will have certain responsibilities to fulfill in each of these stages. The design process is the most homeowner involved stage and can be the most fun…if you allow it! Starting with a residential designer or architect, you will design the home plan that works best for how you live. This may be an existing plan modification or a full custom design - either route will require that you spend time discussing your preferences with the design team and providing timely feedback on proposed designs. This will keep the design moving forward towards a complete home plan set. With the plans complete, you can begin the second part of the design phase and make selections for the home’s finishes. Depending upon the builder’s process, all finishes may not need to be selected during this phase, however, understand which ones do and be certain to complete these. For those future selections, know the deadline to complete each one and schedule these into your calendar so you are not rushed to make a choice or delay construction – costing time and money. The pre-construction phase includes the home’s permitting, lot preparations, and in most communities an Architectural Review Board. While the home builder will take the lead on most of these tasks, the homeowner will have two main responsibilities. The first is to finalize and secure any financing for the build such as closing on a construction loan or the mobilization of cash to an escrow account – or both. Expect to work with your builder, bank, and an attorney to prepare these funds. The second homeowner task is to be available for a pre-construction meeting. This conference is to coordinate with the builder on the home plans, selections, and any of your special needs that may or may not be on

the superintendent’s paperwork. This is the most important builder meeting you will have, so be certain to have this time set aside. With construction underway, your responsibilities as homeowner become more consultative. The builder has his plans, specifications, and special requests in hand and will be able to navigate the day-to-day construction of the home. While the easiest physical phase for the homeowner, it is often the most stressful as the home comes to fruition. Be certain that you and your build team have a comfortable communication plan and that any on-site progress walks are scheduled so that homeowners, builders, and appropriate trades / vendors can attend and maximize productivity. Straight Talk about Big-Box Store Chemicals Provided by Pro Pools There is probably no more frequent question asked a pool professional than the difference between the chemicals sold in pool stores and what they can get at a big box store. The question is of course way too broad for a single article, but will try to lay out the things that matter most to anyone who owns a pool. You first need to intentionally set aside the single most valuable thing offered at a pool store, it totally separates them from big box stores, which is knowledge and experience. They are always giving the kind of personal and professional service to customers that you will likely never get down at the GiantValue-Box-Store where they probably don’t employ anyone with any real understanding of the chemicals they sell. What people really want to know, is whether the chemicals that they sell at X-Mart are as good as at a professional pool store. The answer is that, well it depends. There are undeniably certain chemicals which are exactly the same, regardless of what label they carry or where they are purchased. Alkalinity increaser, which is pure Sodium Bicarbonate (Baking Soda), is a good example. Muriatic Acid is another. These are basic, common chemicals, available for many uses, which are repackaged for use in pools but in reality, are chemically identical. You would probably never know the difference. When it comes to specialty chemicals there is really no comparison. You will generally not find things like phosphate removers, stain removers or specialty algaecides to fight persistent mustard or black algae, (the gallon jug of algae 10 notwithstanding). You probably wouldn’t even know if you needed it considering the national chain retailers don’t offer water testing, so lets skip those as well. Things however, can get complicated when we start comparing chlorine. There are so many different chlorine products on the market and they are all different. The basic chlorine question can be boiled down into two categories. The first is the question of overall value (assuming a direct, apples to apples comparison). This will be addressed later in this article.

Without getting overly technical, Calcium-Hypochlorite is chlorine bound onto calcium chloride. When the chlorine has dissipated, the residual is calcium, which is beneficial to your pool. But there is another product commonly sold as shock, which is not so beneficial. More and more, we find people having serious issues with their pool after just a couple buckets of Tri-chlor or Di-chlor granules. It is sold using some fuzzy language. Sometimes it is sold as shock, other times it is just sold as granular chlorine, which the pool owner thinks is shock. The problem with this product is that instead of a PH of 10 found in Cal-Hypo, it has a PH closer to 5. This can cause highly acidic pool water which can seriously damage your heater in a single season. Even more significantly, the residual compound in Tri-chlor and Di-chlor is cyanuric acid, a chemical that is helpful in small amounts but can quickly build up and will dramatically suppress the effect of chlorine. High cyanuric acid levels can reduce the effectiveness of your chlorine by a factor of ten, resulting in the need run chlorine well above safe levels just to suppress an algae bloom. Buyer beware. Big buckets with flashy labels can be deceiving. It is important to read the labels carefully, talk to a professional, and know what you are buying to avoid these dangerous and expensive pitfalls. Working with pool store chemical suppliers, you will be pleased to know that some have just introduced the first highly effective Calcium Hypochlorite tablet feeder. This is a solution to a problem which has nagged the industry for years. A great deal goes into identifying risks and bringing new technologies onto the market to resolve such issues. When it comes to a head to head comparison, professional pool stores are better at what they do than the big box stores. They build safety, beauty and value into everything they do.

The second category is appropriateness of the product. This is even a more significant question because here, we have to define the apple. The chlorine molecule can be delivered a number of different ways using different chemical compositions. There seems to have been a little “bait and switch” going on by national retailers when it comes to chlorine shock. Different chlorine compounds have a different use, and each has their own set of pros and cons. The big difference is the PH of the product, but even more so is the chemical residual left over after it has dissolved. 58 DESIGN & BUILD 2022

Colors and Aesthetics Provided by Mike Baker Brick Choosing the brick for your new home can be a daunting task for some but bear in mind that there are no rules for choosing brick colors or styles. The only thing that matters is that YOU are happy with what you see. Do you like to be noticed? Painting areas of your home is always an option to catch the eye but for those who do not like the maintenance involved with painting brick, using a different brick pattern in specific areas can enhance the home’s overall appearance. The Herringbone pattern is a great choice if you have an area such as an inset wall that you would like to be distinctive. The differentiation in the pattern from your wall to your inset wall will allow the colors in your brick to be seen at a different angle, therefore richening the colors. Mortar colors and application both play major roles in the aesthetics of your brick. Lighter color mortars against darker color brick palettes will allow the colors to stand out more so if you are trying to showcase the colors in your brick, a lighter color mortar is usually the way to go. Wider mortar joints will also accomplish this objective. If you want more of an overall muted brick color, you can ‘sack’ the brick with mortar (applying a wet mortar slurry to the brick wall) to the degree of your liking and this will tone down the richness of the colors. 62 DESIGN & BUILD 2022

What to Know When Purchasing LED Bulbs and Fixtures Provided by Teche Electric Supply LED bulbs are available in different kelvin temperatures, the Kelvin temperature can change the look of a room. For the areas in your home that are meant for relaxing and you don’t need the spot light on you (living and bed rooms)you may want a warm or soft white light 2700k to 3000k. When you need to be able to see the difference between your black and blue shoes, sorting laundry, (closets, utility room, work shop and garage) you may want to use cool to bright white 3500k to 4100k. To determine what wattage you need use the LED conversion from incandescent to LED wattage on the bulb

packaging. If your fixture recommends a 60 watt incandescent bulb then you would need a 6-8 watt LED bulb. If you are converting from incandescent to LED and you have a dimmer switch, you will need to convert your current dimmer to a LED dimmer. Incandescent dimmers are meant to dim the higher wattage incandescent bulbs and are not capable to dim the lower wattage LED bulbs. How to Choose What Type of Door is Best for Different Exposures? Provided by Creative Door & Window When choosing a door style, the location and exposure of the door unit must be taken into account. If your door does not have an overhang that hangs out equal in distance to the height of the door unit then that would be considered high exposure. Also which direction the door faces must be taken into account. Doors that face East or West will be subjected to the morning or evening sun and will likely have more trouble with the finish over time. The exposure to the elements will heavily affect your door and require more regular maintenance and refinishing, Below I am listing three exposure categories and I will make recommendations for each. HIGH EXPOSURE High exposure is when the overhang is not equal in distance to the height of the door, and direct East or West facing: In these applications, we highly recommend an all fiberglass or aluminum clad door unit. Also it would be far less maintenance to paint the units with a quality paint. Staining doors in a

high exposure area usually requires extensive maintenance sometimes as often as bi-yearly. MEDIUM EXPOSURE Medium exposure is when the door is under a good overhang but still facing East or West: In this exposure a custom wood door will work just fine if painted. Staining will still require more regular maintenance issue due to the direct morning or evening sun although it can be done. Fiberglass doors or aluminum clad doors are great options here as well. MODERATE EXPOSURE Moderate exposure is when the door is under a deep porch facing North or South): This exposure opens up far more options. Staingrade wood doors, staingrade fiberglass doors, as well as any of those products in paint grade. The protection from the elements provides far more flexibility in materials and finishes.

CONS: When it comes to fiberglass doors, it’s hard to find anything negative. A fiberglass door offers the best of both worlds, the beauty, and charm of a wood door along with the minimal maintenance and energy-efficiency of steel. They cost more than a steel door (for now) but are typically more economical than a wood door. When creating a resort-style backyard, you might think the place to begin is by adding costly designer patio furniture or lounge chairs that quickly lose their luster by the following season. However, investing in a good lighting scheme can actually enhance your existing furniture and amenities and create an evening “mood” that is relaxing and comfortable. Start by defining your priorities. Rather than illuminating everything in your yard, decide what areas you want to focus on like paths, seating and ornamental landscape. Perhaps you have a grand oak tree that is the centerpiece of your yard that you would like to highlight, or you need good lighting around your pool for evening swims. Generally, you should begin your lighting plan close to the house where most of the action is and move outward. It’s also important to remember that a little light goes a long way. Too many lights are not cost effective and aren’t necessary. A lighting professional can help you decide where to place your lights based on the effect you want to achieve. Creating a beautiful, well-lit landscape doesn’t have to be expensive, and no lawn is too small. Appreciation for fashion and style are hallmarks of POSH Exclusive Interiors and unique skills intricately woven through the lenses of Monique Breaux’s eye when designing interior spaces. When her client’s dynamic aligns with this process, the “five” walls become the runway the moment of design truth comes to light. HOWEVER, the journey of an addition that would withstand an unprecedented pandemic and two back-to-back hurricanes that would

devastate South Louisiana were not considered part of the initial sixmonth renovation plan.The onset of this project’s direction was clear and meticulously crafted which included cutting edge technology and interior appointments that were being introduced into the global marketplace for the first time. However, as the project unfolded, significant challenges were unexpectedly introduced which required novel applications to achieve processes that once were manageable but now seemed insurmountable. Supply chains were disrupted, electricity was questionable, and the spirit of the entire project were challenged. A project that was slated for a six-month renovation now had an indefinite completion date. Monique, with 28 years of design experience, resources all over the world, and extremely understanding clients quickly realized it was time to focus on the original design concept and push boundaries wherever possible. Two years later the light at the end of the proverbial tunnel was stunning. The idea of a master suite addition was born out of necessity. The current suite was dated and no longer suitable for the client’s needs. The concept of the new addition began with a shared master closet. The client’s focus was heavily weighted on a spectacular bathroom and a significant closet to properly display clothing appointments. The bedroom proper was important, but considered secondary to the initial request.

master bathroom set the tone for the bedroom desk area cleverly tucked behind doors for privacy. With the request for a beverage/coffee bar in the master bathroom the initial decision was to top it in slab-stone to match the vanity counter tops. However, due to the pandemic and a shortage of material, the slabs were no longer available. This unfortunate situation was an essential part of the original design puzzle which quickly required a last-minute decision. Monique contacted an artist in Italy she had previously worked with to create the one-of-a-kind countertop. The outcome created an immaculate backdrop for the client’s space. It is no secret that what is showcased on the runway will ultimately adorn homes of a fashion-forward designer. “Much like fashion, my work is judged by my latest designs. Working through those unexpected and challenging times and unavoidable natural disasters was a grounding experience that sharpened my skills and determination and forced me to look for opportunities beyond the norm of the design industry. I am forever grateful for our wonderful clients who weathered this process with POSH Exclusive Interiors.”

The current home located in the Lake area has elevated living quarters, so it was necessary for the addition to seamlessly adjoin the existing home. This would leave in excess of 1500 square feet of unfinished space under the master suite. Realizing this “discovered” space could be used as an additional dressing space, the “sharing” of closets was no longer needed and HER “Diva Den” was designed. With this newfound square footage, the possibilities were abounding; however, the natural light in this new space was extremely limited. After careful consideration, Monique decided that she would meticulously transfer the light from the master bathroom above by creating a glass floor in the bathroom to share the natural light with the space below. It was a novel design game changer. This would allow the clients to immerse themselves clearly in both spaces simultaneously and create a desired multi-sensory experience. A balanced muted palette to frame the new addition was selected to provide the client a timeless resort feel. The surfaces were carefully curated to provide a seamless transition from the bedroom to the bathroom. The natural matte finish of the custom cabinets in the

To begin the process, start by sanding the wood with a 120 grit sand paper and always sand with the grain. This will prepare the wood to receive the stain properly. Before moving to step 2, wipe or brush off all wood particles thoroughly. For the second step, choose a water based or oil based stain and be sure to stir the stain well. NEVER shake the can because you don’t want bubbles to form. To apply the well mixed stain, you can use a bristle brush, sponge brush or lintfree rag and wipe off the stain as soon as it’s applied to your surface. Let this coat dry for as long as the stain instructions say, and if you want a darker shade, apply a second coat. After your stain has dried, you’ll notice the grain of wood has raised. This needs to dry completely and then do a very light handed sanding to get the wood smooth again. That’s highly recommended. Then on to your final step, the finish. There is a variety of ways to seal your piece of furniture. You may choose to use either oil based or water based clear polyurethane or a type of shellac. Never use a paint roller for clear finishing wood. You may want to use either a sponge or soft bristle brush for your application of clear coats. Always apply at least 2 and preferable 3 coats of clear finish to your pieces of furniture for durability, always sanding lightly and dusting between every coat. Now step back and admire your handiwork!

Wayne and Pam began Fender Homes designing and marketing “starter” homes, which at the time, were a much-needed addition to the community. They then grew the business to include custom homes, investment properties, mother-in-law quarters, additions and renovations. They say the best part was the challenge of developing usable spaces with character, regardless of the customer’s budget. They state the ultimate goal is bringing the customer’s visions to life while providing professional workmanship to each and every project, big or small. In the last 21 years, Wayne and Pam Fender have seen many changes and growth in the Lake Area and Mother Nature has provided its challenges with hurricanes, floods and even tornadoes. Recently the Fenders say they have faced higher materials, energy, and labor costs that have driven building costs to an all time high. Regardless, Fender Homes continues to look for new and innovative ideas to build SWLA back better with quality products. Wayne Fender has served as a member on both the local and state Home Builders Association Board of Directors and is the current President of the Home Builders Association of SWLA. Wayne states, “I believe in this organization and volunteer my time because the HBA serves both home builders and buyers by advocating on the local, state and national levels against frivolous bills, taxes or impact fees preventing them from being passed on to us and ultimately, our consumers.” Fender Homes wants to remind consumers that hiring licensed and insured contractors is key to protecting yourself, your home and ensuring you get the best quality work possible. The SWLA Economic Development Alliance serves the five parishes of Allen, Beauregard, Calcasieu, Cameron, and Jeff Davis Parishes with an array of services to grow our economy and improve the quality of life for all residents. The Alliance umbrella includes The Chamber SWLA, which is comprised of businesses and industries of all sizes. As the voice for business, The Chamber SWLA advocates for our members on the local, state, and federal level. As one of the largest Chambers in the state, The Chamber SWLA has earned Five Star accreditation, placing it in the top 1% of all chambers nationwide. The SWLA Alliance Foundation is a 501c3 organization which funds economic development for the region. Funded by nearly one hundred investors, public and private, The Foundation is the only organization focused on growth by recruiting and retaining businesses and industries. Workforce issues are handled by the Alliance team working with McNeese State University, SOWELA Technical Community College, and the high schools in the five parishes. Quality of Life is a major issue in attracting and retaining workers for our region’s industry. The Quality of Life Task Force is concerned about issues that detract from the area. The SWLA Alliance has been ranked in the Top 10 Economic Development Organizations in the 114 DESIGN & BUILD 2022

nation by Site Selection magazine four times in in the last several years. The outlook for our region even during hurricane recovery rebuilding, is strong for new industrial projects in the LNG, petrochemical, and timber sectors. SWLA’s Casino Resorts are attracting thousands of folks each week into our area. The medical community is growing and offers many advanced medical services. The Aviation sector is getting larger with companies such as Northrop Grumman and Citadel Completions at Chennault Industrial Airpark. The area’s six ports including The Port of Lake Charles are economic drivers which are key to the growth of the area. The Alliance also operates the region’s only Business Incubator at The SEED Center. This is a facility for start-up companies to be housed in a professional environment so they can work on making their business successful.
