However, the construction industry has faced several challenges with limited access to building materials, record high material price increases, labor shortages and new housing regulations. Since 1958, the Home Builders Association of Southwest Louisiana has represented and served builders in Southwest Louisiana involved in residential and commercial construction, residential remodeling, land development activities and associated member businesses and professionals engaged in activities related to the building industry. It is with much pride and determination the HBA of Southwest Louisiana continues our mission of uniting and representing the building and remodeling industry to promote quality housing and providing our members with education and best practices to serve this community.

Protect Your Property from Termites and Pests Provided by J&J Exterminating Termite season is arriving, and Louisiana homeowners can expect Spring swarms beginning in April and swarming into May. Louisiana is ripe for termites again this year thanks to already heavily landscaped swamp areas and recent hurricanes. Now is the time to make sure your property is protected and that your pest control plan is in place. Most people in south Louisiana know that our climate contributes to a variety of pest control challenges, and termite services are critical for local property protection. Consider new treated attic insulation for termite and insect preparedness.

Pest Control companies now offer the progressive, E.P.A. approved, “T.A.P.” or Total Acoustical Pest control insulation. T.A.P. is a permanent pest solution which also helps save money on energy costs and insulates your home against unwanted outside noises.

T.A.P. is infused with boric acid that will kill all insects, including Formosan termites. It is the only pest control product with an Energy Star Rating. If your attic insulation was damaged in recent weather, it will need to be replaced to rid your home of any health risks. Properly insulating your attic can reduce your heating and cooling bills by up to 30 percent. Upgrading your existing insulation also adds value to your home.

For residents who need new-construction attic insulation, consider a type that is energy-efficient AND repels bugs. T.A.P. insulation – a loose-fill insulation made of cellulose and recycled newspaper – is affordable, soundproof, energy-efficient and fire retardant. It also provides better protection against cold and heat – and insects.

Pest Control companies battle a variety of pests year-round, including bed bugs, fleas, flies, mosquitoes, beetles, moths and rodents. Hot and humid summer months of June through September are particularly ripe for mosquitoes. You should consider scheduling one-time event sprays as well as ongoing maintenance-control programs.

Permanent landscape lighting extends the beauty and usefulness of your landscaping into the evening hours for additional enjoyment. Remember to plan for establishing a new lawn, using sod and/or hydroseeding.

Here is some advice to help you make the best generator choice for your power needs.

Why does a generator dealer need to come to my home?

A site visit is necessary to determine the best location to install your generator. Keep in mind: • The closer the generator is to your gas and electric meters, the easier the installation and the lower the installation cost.

What is the Automatic Transfer Switch (ATS)?

An ATS automatically detects a power outage and restores power to your home within seconds. You don’t lift a finger. Here’s how it works: • ATS detects an outage and disconnects your home from utility power.

• Within seconds, the ATS starts the generator supplying clean power to the items you selected to power up.

• Once utility power is restored, the process is reversed and your natural gas generator cools down and turns off.

Isn’t a portable gasoline generator good enough?

Portable gasoline generators can serve some of your electric needs.

However, they generally lack the generating capacity of natural gas standby generators and can’t always power your entire home.

Also, gasoline generators: • Require constant refueling.

• Don’t start automatically and are noisy.

• Don’t always deliver the clean power required by sensitive electronics.

Cost considerations

Installed costs vary and are largely driven by the location and size of the generator.

• The more pipe or electrical wiring needed to connect the generator to your home’s gas meter and electric panel, the more it costs to install. Ask the dealer about upgrading your gas meter to ensure adequate pressure for all your natural gas appliances.

• The same is true of generating capacity — the more power you need, the more the generator can cost.

Balancing power and budgeting needs • Talk to your dealer about whole-house generation and managed whole-house generation solutions.

• Managed whole-house allows for load shedding so that noncritical loads don’t operate when critical loads like an air conditioner are starting up.

• In some cases, a managed whole-house solution could allow for the installation of a smaller KW generator.

What are the steps to install a generator?

• Site visit: Contact a licensed generator dealer to determine the best location for the generator based on code requirements, costs and your preferences.

• Permits: The installation process cannot begin without the proper permits (electrical, plumbing, building, etc.). Your generator dealer will assist in obtaining the necessary permits.

• Installation of the home generator and automatic transfer switch (ATS): The installation team will place the generator onto the pad so the plumber can connect the natural gas line and the electrician can complete the installation of the generator and ATS. Once the electric and natural gas lines are hooked up to the generator, it is ready for testing.

• Final inspection: If you live in a permitted area, your municipality will conduct a final site inspection. Once approved, the paperwork is sent to CenterPoint Energy and your electric utility.

• Gas Meter upgrade: Consult with your dealer but based on the size of the generator and the number of natural gas appliances in the home, an upgrade of the meter by CenterPoint Energy is generally recommended. (There is a fee charged for the meter upgrade.)

What about service and maintenance?

Generators are powered by an engine that burns natural gas.

Like a car, periodic maintenance is required to keep your generator in peak operating condition so it’s there when you need it. Ask your dealer about maintenance and service plans.

Straight Talk about Big-Box Store Chemicals Provided by Pro Pools There is probably no question asked more frequently of a pool professional than, what is the difference between the chemicals sold in pool stores and what they can get at a big box store. The question is way too broad for a single article, but will try to lay out the things that matter most to anyone who owns a pool.

You first need to intentionally set aside the single most valuable thing offered at a pool store, it totally separates them from big box stores, which is knowledge and experience. They are always giving the kind of personal and professional service to customers that you will likely never get down at the GiantValue-Box-Store, where they probably don’t employ anyone with a real understanding of the chemicals they sell.

What people really want to know, is whether the chemicals that they sell at X-Mart are as good as at a professional pool store. The answer to that is, well it depends. It is undeniably true that there are certain chemicals that are exactly the same, regardless of what label they carry or where they are purchased.

Alkalinity increaser, which is pure Sodium Bicarbonate (Baking Soda), is a good example, Muriatic Acid is another.

These are basic, common chemicals, available for many uses, which are repackaged for use in pools but in reality, are chemically identical. You would probably never know the difference.

When it comes to specialty chemicals there is really no comparison. You will generally not find things like phosphate removers, stain removers or specialty algaecides to fight persistent mustard or black algae, (the gallon jug of algae 10 notwithstanding). You probably wouldn’t even know if you needed it considering the national chain retailers don’t offer water testing, so lets skip those as well.

Things however, can get complicated when we start comparing chlorine. There are so many different chlorine products on the market and they are all different. The basic chlorine question can be broken down into two categories. The first is the question of overall value (assuming a direct, apples to apples comparison). This will be addressed later in this article.

Without getting overly technical, Calcium-Hypochlorite is chlorine bound onto calcium chloride. When the chlorine has dissipated, the residual is calcium, which is beneficial to your pool. But there is another product commonly sold as shock, which is not so beneficial. More and more, we find people having serious issues with their pool after just a couple buckets of Tri-chlor or Di-chlor granules. It is sold using some fuzzy language. Sometimes it is sold as shock, other times it is just sold as granular chlorine, which the pool owner thinks is shock.

The problem with this product is that instead of a PH of 10 found in Cal-Hypo, it has a PH closer to 5. This can cause highly acidic pool water which can seriously damage your heater in a single season. Even more significantly, the residual compound in Tri-chlor and Di-chlor is cyanuric acid, a chemical that is helpful in small amounts but can quickly build up and will dramatically suppress the effect of chlorine.

High cyanuric acid levels can reduce the effectiveness of your chlorine by a factor of ten, resulting in the need run chlorine well above safe levels just to suppress an algae bloom. Buyer beware. Big buckets with flashy labels can be deceiving. It is important to read the labels carefully, talk to a professional, and know what you are buying to avoid these dangerous and expensive pitfalls.

Working with pool store chemical suppliers, you will be pleased to know that some have just introduced the first highly effective Calcium Hypochlorite tablet feeder. This is a solution to a problem which has nagged the industry for years.

A great deal goes into identifying risks and bringing new technologies onto the market to resolve such issues. When it comes to a head to head comparison, professional pool stores are better at what they do than the big box stores. They build safety, beauty and value into everything they do.

The second category is appropriateness of the product. This is even a more significant question because here, we have to define the apple.

The chlorine molecule can be delivered a number of different ways using different chemical compositions. There seems to have been a little “bait and switch” going on by national retailers when it comes to chlorine shock. Different chlorine compounds have different uses, and each have their own set of pros and cons. The big difference is the PH of the product, but even more so, is the chemical residual left over after it has dissolved.

I am sure many of you can relate – the life of a full-time working parent can get rather exhausting. After a long day of work, it’s not uncommon to hit the ground running; shuttling kids to practices, making dinner, attempting to get in a work out, assisting with homework, bathing the kids, bathing yourself, reading stories, and prepping your life for the next day.

Up until about a year ago, it was also not uncommon that when the madness of the day had ended and it was finally time to turn in for bed, I had forgotten to lock the doors, or turn out the lights, or adjust the temperature. With each “to-do” that entered my already-crowded brain, it would take numerous visits to my bed before I could actually call it a night.

Then, I found my solace.

It is called the “Goodnight” button.

In the world of home automation, there is this amazing thing called a “scene.” It’s a combination of events that are activated at the touch of a button – or automatically based on time of day – and are pre-specified and personalized to your life. But I refer to them as my home’s helping hands.

When I decided to set up the “Goodnight” scene on my

Control4 system, I took into consideration all of the tedious tasks aforementioned. Now, using the Control4 App on my phone or the keypad button inscribed “Goodnight” next to my bed, I put my house to sleep with a simple touch. All the doors in the house are locked, any interior lights or televisions are turned off, the temperature is set back to a comfortable sleeping temperature, the alarm system is armed, and the perimeter lights of my house turn on (and turn back off in the morning).

This “Goodnight” button is my favorite “scene” so far.

However, I also have a “Goodbye” scene and a “Entertain” scene that are quite close contenders. With a press of the “Goodbye” button on my way out the door, the house does similar events as it does when I put it to sleep, with a few minor tweaks. And my “Entertain” scene sets just the right mood when we have guests over by reducing the kitchen and living room lighting to 60%, kicking on our favorite playlist of music on the overhead speakers, and closing the shades at sunset.

With how crazy life can be, it has been so nice automating my life in a few ways. My smart home system has been nothing less than an investment in my sanity.

After all, the sweetest dreams are in the smartest homes.

How to Choose What Type of Door is Best for Different Exposures?

Provided by Creative Door & Window When choosing a door style, the location and exposure of the door unit must be taken into account. If your door does not have an overhang that hangs out equal in distance to the height of the door unit then that would be considered high exposure.

Also which direction the door faces must be taken into account.

Doors that face East or West will be subjected to the morning or evening sun and will likely have more trouble with the finish over time. The exposure to the elements will heavily affect your door and require more regular maintenance and refinishing, Below I am listing three exposure categories and I will make recommendations for each.

HIGH EXPOSURE High exposure is when the overhang is not equal in distance to the height of the door, and direct East or West facing: In these applications, we highly recommend an all fiberglass or aluminum clad door unit. Also it would be far less maintenance to paint the units with a quality paint. Staining doors in a

high exposure area usually requires extensive maintenance sometimes as often as bi-yearly.

MEDIUM EXPOSURE Medium exposure is when the door is under a good overhang but still facing East or West: In this exposure a custom wood door will work just fine if painted. Staining will still require more regular maintenance issue due to the direct morning or evening sun although it can be done. Fiberglass doors or aluminum clad doors are great options here as well.

MODERATE EXPOSURE Moderate exposure is when the door is under a deep porch facing North or South): This exposure opens up far more options. Staingrade wood doors, staingrade fiberglass doors, as well as any of those products in paint grade. The protection from the elements provides far more flexibility in materials and finishes.

HOW TO FINISH FURNITURE It only takes (3) main steps…Sanding, staining/painting and finishing.

To begin the process, start by sanding the wood with a 120 grit sand paper and always sand with the grain. This will prepare the wood to receive the stain properly. Before moving to step 2, wipe or brush off all wood particles thoroughly.

For the second step, choose a water based or oil based stain and be sure to stir the stain well. NEVER shake the can because you don’t want bubbles to form. To apply the well mixed stain, you can use a bristle brush, sponge brush or lintfree rag and wipe off the stain as soon as it’s applied to your surface. Let this coat dry for as long as the stain instructions say, and if you want a darker shade, apply a second coat.

After your stain has dried, you’ll notice the grain of wood has raised. This needs to dry completely and then do a very light handed sanding to get the wood smooth again. That’s highly recommended. Then on to your final step, the finish.

There is a variety of ways to seal your piece of furniture.

You may choose to use either oil based or water based clear polyurethane or a type of shellac. Never use a paint roller for clear finishing wood. You may want to use either a sponge or soft bristle brush for your application of clear coats. Always apply at least 2 and preferable 3 coats of clear finish to your pieces of furniture for durability, always sanding lightly and dusting between every coat.

Now step back and admire your handiwork!

White will always remain a favorite kitchen color scheme, but warmer shades and playful spots of color will soon supersede the cool tones, like blue-grays, of recent years. Expect to see colors like warm beige accented with shades of orange and aqua or adventurous greens. PBAF: Building Homes...and Successful Homeowners Project Build a Future is revitalizing the Lake Charles community by building quality, affordable homes—and offering people a path to homeownership and financial success.

For two decades, Project Build a Future (PBAF) has been building high-quality homes in its target area—north of Broad Street in Lake Charles—and helping people qualify to own them.

“We build homes that beautify our community,” said PBAF Executive Director Charla Blake, “homes that provide pride and Charla Blake Executive Director hope for potential homebuyers, as well as an PBAF opportunity for a stable financial future.”

New Home Construction PBAF’s New Construction Program builds homes that are a true asset to the neighborhood and to the homebuyer. The 1,400-square-foot houses have three bedrooms and two baths.

They are built to hurricane standards and include energy-efficient features and beautiful finishes such as crown molding, ceiling fans and open floor plans. PBAF homebuyers can assist in selecting flooring and interior paint colors, the finish on the electrical fixtures, etc.

“Everyone knows how the cost of construction has skyrocketed recently,” Blake said. “We used to build our houses for $135 per square foot, and now the cost is more than $200 a foot.

That—plus the cost of land—takes the total cost of a house well over $200,000. Even so, we want to keep the price affordable so families can buy our houses for around $150,000. That means we have to make up the difference with help from the community.”

Everyone Can Help Build a Better Future There are several ways the community can help PBAF meet the

challenge of offering affordable homes. Some givers help directly with generous donations to the program (and some of these are matched by employers’ matching gift programs). Others help by donating building materials, equipment, furniture, appliances or professional services related to homebuilding. Land for new homes is always needed, and PBAF acquires property by fairmarket-value purchase, by donation or a combination of both.

“We’re encouraged that many people see the good work that Project Build a Future does, and generously ‘invest’ in our program,” said Blake. “Every home that we provide improves and strengthens our community.”

Homebuyer Counseling and Education Participants entering the program begin the path to home ownership with PBAF’s Homebuyer Counseling and Education Program. Homebuyer Counselors meet individually with homebuyers to work on budgets, examine income and determine how much home a family can afford. For participants with credit/ debt issues, PBAF Homebuyer Counselors work closely with the homebuyers to help them repair their credit, reduce their debt, start saving—and ultimately get into a position to obtain mortgage approval and to purchase a home.

PBAF’s homebuyer counseling services lay a solid foundation for a family’s financial success, which strengthens their ability to be successful over the long term. In fact, PBAF has seen no foreclosures on any of its homes since its inception in 2001.

LETTER FROM CUSTOMER 2020...What can one say? “Two hurricanes, an ice storm, and a flood, all within a six month period wasn’t enough. Add a fraudulent

contractor ending in lawsuits, and a constant battle with insurance companies. To say the least, 2020 is not a year we want to remember.

Home Buyer Perceptions are Changing

he home-buying landscape has changed due to the pandemic and record-high inflation. As interest rates have gradually increased this year, some buyers have been met with challenges. However, according to the National Association of Home Builders (NAHB), higher interest rates have priced out some buyers this year, but not all of them.

In the latest Housing Trends Report from NAHB, in the third quarter of 2022, 59% of prospective buyers had moved beyond the planning phase and become fully engaged in the buying process, up from 46% in the first quarter and 49% in the second quarter of the year. The report showed that the share of prospective buyers actively searching for a home rose in every region in the country.

The report also revealed that prospective buyers expect housing availability to improve. In the third quarter of 2022, 37% of buyers expect the home search to get easier in the months ahead. For-sale inventory and less competition from buyers are likely driving the improvement, according to NAHB economists. Housing availability expectations also improved across the country from the second to the third quarter of this year.

The housing market has changed recently, yet one facet of the industry has stayed the same: Homeownership remains the American Dream for millions of families. The most recent Census Bureau’s Housing Vacancy Survey (CPS/HVS) shows that about two-thirds (66%) of Americans are home owners and homeownership rates of adults in nearly all age groups increased over the last year (except those households aged 65 years and over).

Homeownership builds stronger communities, provides a solid foundation for family and improves the quality of life for millions of people. For today’s home buyers, new homes feature floor plans that suit modern lifestyles and include laundry rooms, ENERGY STAR windows and appliances, patios/front porches and walk-in pantries for convenience and comfort.

FOREVER Home

One of the first questions I ask clients when we are planning the construction of their new home is, “How long do you expect to live in this house - Is this an interim residence or do you hope to remain in this home for years to come?” For clients who are interested in “Aging in Place,” a term that refers to older individuals staying at home as they age rather than moving to a senior living community, it is important to design their new home to accommodate not only their current family lifestyle but also their future living needs. The design

decisions you make today can be among the most important factors allowing you to remain in your home as you grow older.

If you have the luxury of building your next home from the ground up with progressive living in mind, work with your architectural designer to ensure the floor plan is conducive to aging in the home. Starting from the driveway, how will you enter the home if you are unable to climb stairs? In our coastal environment, many of the homes are raised at least a few

feet above ground level. Consider adding extra garage space for a future ramp for slightly elevated slabs or a lift/ elevator shaft for first floors that are higher. Entry doors should be at least 32” wide with a minimal threshold. Oversized doorways, ample hall space (over 36” in width), and lever door handles throughout the home are affordable accommodations that will blend seamlessly into your design and décor. At any stage of life, you will appreciate these features whether juggling groceries, children, or navigating a wheelchair.

Keeping your main living areas on the first floor of the home is a MUST, including the master suite. A nearby second bedroom with private bath is invaluable if there comes a time when homeowners are more comfortable sleeping in separate rooms, for elderly guests or for an in-home caretaker. Younger families can utilize this room as a nursery, playroom, or office.

An open plan kitchen, great room, and dining area offer easy circulation regardless of the ages of the inhabitants.

Ample light is essential for all ages. Maximizing natural light with large windows, a light-colored interior finish palette, and an array of overall and task lighting will help ensure the home is comfortable for a variety of activities at any time of the day. Remember that our eyes age too, so different light sources

will help with determining colors and contrast, increasing the ability to see small details, and preventing sensitivity to glare.

Selecting non-reflective, hard surface, and slip resistant flooring throughout the home helps prevent glare and slip and fall accidents.

Expect to devote a significant amount of time designing your kitchen and master bathroom as these two areas may determine if you can stay independent in your home. Enlisting a Certified Kitchen & Bath Designer (CKBD) to help with the kitchen layout is ideal. These professionals understand the specific cabinet and appliance features that will be convenient now and in the future, like pull-out and pull- down cabinet shelving, varying counter levels, accessible drawer handles, easy to use appliances, and a variety of light sources. A luxurious owner’s bathroom can easily be designed for future accessibility. Enlarge the shower and install a bench beside a handheld shower head. Have your builder slope the shower pan to the drain eliminating a “curb” at the shower entry and install blocking in the frame for future grab bars. I recommend you photograph the blocking, so you know the exact location of the supports when you are ready for the grab bar installation. In the main area of the bathroom, leave enough DESIGN & BUILD 2023 109

room for a 60” turning radius for wheelchair accessibility.

Consider a vanity height that works for you whether standing or sitting. Lastly, oversize the space around the toilet area and block for grab bars. Integrating architectural accents with wing walls, ceiling details, and lighting will help to minimize the scale of this oversized room.

Planning your dream home to meet your current lifestyle and physical capabilities is rather easy. Re-considering your home design to accommodate aging family members will take time, patience, and an open mind. It is difficult to imagine your future self with physical limitations, but planning for these possibilities now will not only save you money and time in the long-run but may determine if you can stay in your home during your older years. Aging in Place is becoming more and more common as long-term care facilities become increasingly more expensive. Many residential builders, interior designers, and architects are well-versed in designing and building homes to accommodate aging in place, multigenerational families, and caretakers. These professionals can provide valuable insight and are a great resource to get started on planning your forever home.

The SWLA Economic Development Alliance serves the five parishes of Allen, Beauregard, Calcasieu, Cameron, and Jeff Davis Parishes with an array of services to grow our economy and improve the quality of life for all residents. The Alliance umbrella includes The Chamber SWLA, which is comprised of businesses and industries of all sizes. As the voice for business, The Chamber SWLA advocates for our members on the local, state, and federal level. As one of the largest Chambers in the state, The Chamber SWLA has earned Five Star accreditation, placing it in the top 1% of all chambers nationwide.

The SWLA Alliance Foundation is a 501c3 organization which funds economic development for the region. Funded by nearly one hundred investors, public and private, The Foundation is the only organization focused on growth by recruiting and retaining businesses and industries. Workforce issues are handled by the Alliance team working with McNeese State University, SOWELA Technical Community College, and the high schools in the five parishes. Quality of Life is a major issue in attracting and retaining workers for our region’s industry. The Quality of Life Task Force is concerned about issues that detract from the area.

The SWLA Alliance has been ranked in the Top 10 Economic Development Organizations in the 114 DESIGN & BUILD 2023

nation by Site Selection magazine four times in in the last several years. The outlook for our region even during hurricane recovery rebuilding, is strong for new industrial projects in the LNG, petrochemical, and timber sectors. SWLA’s Casino Resorts are attracting thousands of folks each week into our area. The medical community is growing and offers many advanced medical services. The Aviation sector is getting larger with companies such as Northrop Grumman and Citadel Completions at Chennault Industrial Airpark.

The area’s six ports including The Port of Lake Charles are economic drivers which are key to the growth of the area. The Alliance also operates the region’s only Business Incubator at The SEED Center.

This is a facility for start-up companies to be housed in a professional environment so they can work on making their business successful. Assisting with all aspects of starting a business, The Incubator is geared for your success.
