Our community is stronger than ever, development is improving the overall look of the area and damages caused by the storms are harder to notice with each passing day.

It’s no secret that the housing industry drives the economy by providing jobs, growth and advancement of all economic sectors. However, the construction industry has faced several challenges with limited access to building materials, record high material price increases, labor shortages and new housing regulations. Since 1958, the Home Builders Association of Southwest Louisiana has represented and served builders in Southwest Louisiana involved in residential and commercial construction, residential remodeling, land development activities and associated member businesses and professionals engaged in activities related to the building industry. It is with much pride and determination the HBA of Southwest Louisiana continues our mission of uniting and representing the building and remodeling industry to promote quality housing and providing our members with education and best practices to serve this community. We believe the Home Builders Design & Build Guide provides residents and visitors alike, a glance into the architecture, craftsmanship and design that can only be found among the strong oak trees and serene waterways of Southwest Louisiana. Never Live Without Power Again! Provided by GoGEN Living in Southwest Louisiana we are no strangers to severe weather. Any home can lose power, especially when it comes to storms. Any kind of storm can knock out your utility power. Power outages can last from several hours to several weeks. Being prepared is the best way to keep your home and your family safe. Who wants to live without power? Do you remember what it was like without power for many weeks after Hurricane Laura? Whole home generators hook up to your main utilities incoming service. Using portable generators requires refueling. With a whole home generator you can skip the long lines at the gas stations. Having a whole home generator gives you peace of mind even before power outages. A transfer switch recognizes when your powersource is interrupted and automatically turns on power to your home, and recognizes when power has been reestablished by your utility company, and will automatically turn off. Protect Your Property from Termites and Pests Provided by J&J Exterminating Termite season is arriving, and Louisiana homeowners can expect Spring swarms beginning in April and swarming into May. Now is the time to make sure your property is protected and that your pest control plan is in place. Louisiana is always ripe for termites thanks to naturally landscaped bayou and swamp areas. Most people in south Louisiana know that our climate contributes to a variety of pest control challenges, and termite services are critical for local property protection. Another newer industry alternative is to consider treated attic insulation for termite and insect preparedness. Licensed pest control companies, now offer “professional-grade” progressive, E.P.A. approved, “T.A.P.” or Total Acoustical Pest control insulation. TAP is a permanent pest solution which also helps save money on energy costs and insulates your home against unwanted outside noises. TAP is infused with boric acid that will kill all insects, including Formosan termites. It is the only pest control product with an Energy Star Rating. If your attic insulation was damaged in recent weather, it will need to be replaced to rid your home of any health risks. Properly insulating your attic can reduce your heating and cooling bills by up to 30 percent. Upgrading your existing insulation also adds value to your home. For residents who need new-construction attic insulation, consider a type that is energy-efficient AND repels bugs. TAP insulation – a loose-fill insulation made of cellulose and recycled newspaper – is affordable, soundproof, energy-efficient and fire retardant. It also provides better protection against cold and heat – and insects. Professional pest control companies battle a variety of pests year-round, including bed bugs, ants, roaches, fleas, flies, mosquitoes, beetles, moths and rodents. Hot and humid summer months of June through September are particularly ripe for mosquitoes. You should consider one-time, event treatments for special outdoor occasions, as well as ongoing maintenance-control programs. 32 DESIGN & BUILD 2020

Minimize the Mosquito’s Breeding Habitat Provided by Mosquito Authority All mosquito eggs need 2 things to hatch and become a biting nuisance: water and warm temperatures. Here in Southwest Louisiana, we normally have an abundance of both. We can’t control outside temperatures, and we can’t control rainfall, but we can control the presence of standing water around our homes. Many things found on our properties are notorious for collecting rainfall, and many of us are not in the habit of looking for and emptying these “man-made” containers after a rain event. A homeowner’s diligence in emptying unnecessary collected water in their yards and around their property is key to helping minimize the mosquito’s breeding habitat. Just a quick walk around your property after a rainfall event to “tip and toss” unnecessary collected water will help you to enjoy your outdoor time and help protect your family, friends, & neighbors from the nuisance of biting mosquitoes, and the danger of mosquito-borne diseases. Take a quick look at this sketch and see how many of these “breeding sites” you may have in your own back yard. FINISH WITH A LASTING IMPRESSION. Just like choosing paint colors, there are several options when it comes to finishes. Grech says the higher the sheen, the more glare there will be from the lighting source. This can be a bonus if you want light to reflect around a room and bring a dark color to life. Straight Talk about Big-Box Store Chemicals Provided by Pro Pools There is probably no question asked more frequently of a pool professional than what is the difference between the chemicals sold in pool stores and what they can get at a big box store. The question is way too broad for a single article, but we will try to lay out the things that matter most to anyone who owns a pool. You first need to intentionally set aside the single most valuable thing offered at a pool store that it totally separates them from big box stores, which is knowledge and experience. They are always giving the kind of personal and professional service to customers that you will likely never get down at the Giant-Value-Box-Store, where they probably don’t employ anyone with a real understanding of the chemicals they sell. What people really want to know is whether the chemicals that they sell at X-Mart are as good as those at a professional pool store. The answer to that is, well it depends. It is undeniably true that there are certain chemicals that are exactly the same, regardless of what label they carry or where they are purchased. Alkalinity increaser, which is pure Sodium Bicarbonate (Baking Soda), is a good example, Muriatic Acid is another. These are basic, common chemicals, available for many uses, which are repackaged for use in pools but in reality, are chemically identical. You would probably never know the difference. When it comes to specialty chemicals there is really no comparison. You will generally not find things like phosphate removers, stain removers or specialty algaecides to fight persistent mustard or black algae, (the gallon jug of algae 10 notwithstanding). You probably wouldn’t even know if you needed it, considering the national chain retailers don’t offer water testing, so lets skip those as well. Things however, can get complicated when we start comparing chlorine. There are so many different chlorine products on the market and they are all different. The basic chlorine question can be broken down into two categories. The first is the question of overall value (assuming a direct, apples to apples comparison). This will be addressed later in this article.

Without getting overly technical, Calcium-Hypochlorite is chlorine bound onto calcium chloride. When the chlorine has dissipated, the residual is calcium, which is beneficial to your pool. But there is another product commonly sold as shock, which is not so beneficial. More and more, we find people having serious issues with their pool after just a couple buckets of Tri-chlor or Di-chlor granules. It is sold using some fuzzy language. Sometimes it is sold as shock, other times it is just sold as granular chlorine, which the pool owner thinks is shock. The problem with this product is that instead of a PH of 10 found in Cal-Hypo, it has a PH closer to 5. This can cause highly acidic pool water which can seriously damage your heater in a single season. Even more significantly, the residual compound in Tri-chlor and Di-chlor is cyanuric acid, a chemical that is helpful in small amounts but can quickly build up and will dramatically suppress the effect of chlorine. High cyanuric acid levels can reduce the effectiveness of your chlorine by a factor of ten, resulting in the need to run chlorine well above safe levels just to suppress an algae bloom. Buyer beware. Big buckets with flashy labels can be deceiving. It is important to read the labels carefully, talk to a professional, and know what you are buying to avoid these dangerous and expensive pitfalls. Working with pool store chemical suppliers, you will be pleased to know that some have just introduced the first highly effective Calcium Hypochlorite tablet feeder. This is a solution to a problem which has nagged the industry for years. A great deal goes into identifying risks and bringing new technologies onto the market to resolve such issues. When it comes to a head to head comparison, professional pool stores are better at what they do than the big box stores. They build safety, beauty and value into everything they do.

The second category is appropriateness of the product. This is even a more significant question because here, we have to define the apple. The chlorine molecule can be delivered a number of different ways using different chemical compositions. There seems to have been a little “bait and switch” going on by national retailers when it comes to chlorine shock. Different chlorine compounds have different uses, and each have their own set of pros and cons. The big difference is the PH of the product, but even more so, is the chemical residual left over after it has dissolved. 38 DESIGN & BUILD 2024

How to Choose What Type of Door is Best for Different Exposures? Provided by Creative Door & Window When choosing a door style, the location and exposure of the door unit must be taken into account. If your door does not have an overhang that hangs out equal in distance to the height of the door unit then that would be considered high exposure. Also which direction the door faces must be taken into account. Doors that face East or West will be subjected to the morning or evening sun and will likely have more trouble with the finish over time. The exposure to the elements will heavily affect your door and require more regular maintenance and refinishing, Below I am listing three exposure categories and I will make recommendations for each.

HIGH EXPOSURE High exposure is when the overhang is not equal in distance to the height of the door, and direct East or West facing: In these applications, we highly recommend an all fiberglass or aluminum clad door unit. Also it would be far less maintenance to paint the units with a quality paint. Staining doors in a high exposure area usually requires extensive maintenance sometimes as often as bi-yearly.

MEDIUM EXPOSURE Medium exposure is when the door is under a good overhang but still facing East or West: In this exposure a custom wood door will work just fine if painted. Staining will still require more regular maintenance due to the direct morning or evening sun, although it can be done. Fiberglass doors or aluminum clad doors are great options here as well.

MODERATE EXPOSURE Moderate exposure is when the door is under a deep porch facing North or South): This exposure opens up far more options. Staingrade wood doors, staingrade fiberglass doors, as well as any of those products in paint grade. The protection from the elements provides far more flexibility in materials and finishes.

To begin the process, start by sanding the wood with a 120 grit sand paper and always sand with the grain. This will prepare the wood to receive the stain properly. Before moving to step 2, wipe or brush off all wood particles thoroughly. For the second step, choose a water based or oil based stain and be sure to stir the stain well. NEVER shake the can because you don’t want bubbles to form. To apply the well mixed stain, you can use a bristle brush, sponge brush or lintfree rag and wipe off the stain as soon as it’s applied to your surface. Let this coat dry for as long as the stain instructions say, and if you want a darker shade, apply a second coat. After your stain has dried, you’ll notice the grain of wood has raised. This needs to dry completely and then do a very light handed sanding to get the wood smooth again. That’s highly recommended. Then on to your final step, the finish. There are a variety of ways to seal your piece of furniture. You may choose to use either oil based or water based clear polyurethane or a type of shellac. Never use a paint roller for clear finishing wood. You may want to use either a sponge or soft bristle brush for your application of clear coats. Always apply at least 2 and preferably 3 coats of clear finish to your pieces of furniture for durability, always sanding lightly and dusting between every coat. Now step back and admire your handiwork!

The “well” home is not to be confused with the “green” home. While they may work together, the “well” home promotes health while the “green” home promotes energy efficiency. Understanding a client’s goals for their home is one of the most important details of a new home build. While some clients focus on a home’s energy efficiency for utility savings down the road, others are concerned about how their home will help support a healthy lifestyle. In a perfect world, clients care about both, to be guided in designing and a building a home that will meet all these needs. The “well” home’s floor plan promotes a sense of wellbeing by capitalizing on the human biophysical response to the environment. Wood floors flowing thoughout the home (except in the “wet” areas) helps the space to seem open and grand. Remember if you are making a pattern with the wood (i.e herringbone) then it is best to wrap a border to frame it out. Tiles with patterns and colors are always fun to add personality but we suggest doing these in smaller areas (powder bath or laundry room) so you don’t get tired of them! We love mixing natural stones both polished & honed with porcelain tiles. While natural stone requires maintenance, porcelain tiles are durable and cost effective. Keeping natural stones off the floor will help you keep your sanity & allow you to use them in splashes, counter tops, or even the ceiling!

Lighting! The “L” Lighting is the “jewelry” of the home and gives personality to any home! Mixing metals & textures is one of my favorite parts of design. However, you must be cautious. It is important to make sure that the flow is cohesive & sound throughout the home. Proportions are key to making sure your lights are not only beautiful in the space but also have function and purpose. A simple way to choose the width of your light fixture is to start by measuring the length (in feet) and the width (in feet) of the room. Adding these together will give you the number to stay near for your light (in inches). Example: If the room is 10ft x 10ft we can aim to pick a 20 inch fixture! Project Build a Future is now looking forward to 2024 and its first-phase launch of the most ambitious project in its history.

About PBAF The not-for-profit Project Build a Future builds homes in areas north of Broad Street in Lake Charles and helps people qualify to own them. “Our mission is simple — engage in quality, affordable homeownership initiatives that will revitalize and beautify our target area,” said Charla Blake, executive director. “Affordability is a cornerstone of our mission, but that’s not what solely defines our work. We also pride ourselves on providing quality services to the community and building quality homes for our clients.” Project Build a Future homes provide pride and hope for potential homebuyers as well as an opportunity for a stable financial future. The agency’s homebuyer counseling program and other financial education programs are intended to lay a solid foundation for financial success for its clients. Personal finance coaching Program participants begin the path to home-ownership with the Homebuyer Counseling and Education program. Homebuyer counselors meet individually with homebuyers to work on budgets, examine income and determine how much home a family can afford. For participants with credit or debt issues, homebuyer counselors work closely with the homebuyers to help them repair their credit, reduce their debt, start saving—and ultimately get into a position to obtain mortgage approval and to purchase a home.

Next: ‘Even more homes’ Next up is a development of multiple adjacent homes. The agency will make a major announcement about this effort at the turn of the year — but so far, Project Build a Future has already suggested that this will be the most ambitious undertaking in its history. The four types of counters we see the most of are: quartz, marble, granite and quartzite. All of these are natural stones except for quartz. Quartz is man made and the other stone options are mined and processed into slabs. Quartz is an engineered stone. It is made from 10% synthetic and 90% natural stone like materials. One thing to remember in keeping your quartz in perfect condition is that it is heat sensitive. Heat can discolor or change the luster in the stone. Being a man-made stone, the variations in color and options are vast. True, bright white quartz counters are incredibly popular right now. These counters are non-porous and never need to be sealed. n the heart of a burgeoning community, a dream has taken shape – a dream that transcends the boundaries of construction, design, and philanthropy. LaRocque Homes, renowned for their commitment to quality and innovation, embarked on an extraordinary journey to build their second St. Jude Dream Home. This was not just a project; it was a testament to the power of collaboration, and the pursuit of excellence in the name of being a part of a cause greater than one person or one company. The vast majority of the materials and labor is fully donated by the incredible subs and vendors that work alongside LaRocque Homes every day. At the forefront of this ambitious undertaking was LaRocque Homes, a name synonymous with excellence in home construction. The St. Jude Dream Home became a canvas upon which LaRocque Homes painted not just a house but a sanctuary that would inspire

One of the standout features of the Dream Home was the remarkable craftsmanship exhibited in the cabinets by Rock Creek Woodworks. Renowned for their dedication to perfection, Rock Creek Woodworks crafted beautiful cabinets that seamlessly blended functionality with aesthetic appeal. The walnut-accented wet bar and walk-in pantry were exquisite examples of their artistry. Another special feature of the home was the custom master bath, a haven of luxury and relaxation. The wet room, with its rainfall shower, handheld sprayer and freestanding tub, epitomized opulence. The cabinets, once again a masterpiece by Rock Creek Woodworks,


provided not only storage but also added a touch of elegance to the space. The master bath became a sanctuary within the home, a space designed to pamper and rejuvenate. The design work for the home was entrusted to Jenny Canter, a creative force behind LH Interiors, a division of LaRocque Homes. Jenny’s vision brought a sense of cohesion and style to every corner of the home. Her design choices complemented the craftsmanship of Blake Chapman with Rock Creek Woodworks and seamlessly integrated with the overall aesthetic. From the warm tones of the walnut to the timeless elegance of the master bath, and fun use of wallpaper throughout the home, Jenny’s touch was evident in every detail, creating a harmonious and inviting environment. “Moody” was the word used to describe this year’s Dream Home and we would say the vibe was well achieved! An additional distinctive feature that captured the attention of all who visited the Dream Home was the use of reclaimed beams on the ceilings. This signature touch from LaRocque Homes, often found in their custom projects, added a rustic and charming element to the modern design. The beams, weathered by time and history, “bring a unique character to the home”, says Jenny…a reminder of the craftsmanship that transcends eras.

The dream extended beyond the confines of the home’s interior to the inviting screened-in outdoor living space. This extension of the home, complete with a summer kitchen and the home’s second fireplace, invited residents to enjoy the serenity of the outdoors without compromising on the comforts of home. It was a space designed for relaxation, entertainment, and appreciation of the natural surroundings. How to Choose a Home Builder Provided by The Home Builders Association of SWLA

chores or errands. Introduce yourself and say you are considering buying a home from the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate an impression of a builder you are likely to get. • Some questions to ask home owners include: Are you happy with your home? If you had any problems, were they fixed promptly and properly? Would you buy another home from this builder? • Usually, people tell you if they are pleased with their homes. And if they are not, they’ll probably want to tell you why. • At the very least, drive by and see if the homes are visually appealing. • When you talk to builders and home owners, take along a notebook to record the information you find and your personal impressions about specific builders and homes. Doing so will help you to make comparisons later.

f you’re in the market for a new home, you should shop for your builder as carefully as you shop for your home. Whether you are buying a condo, a townhouse, a house in a subdivision or a custombuilt house, you want to know that you are buying a good quality home from a reputable builder. Here are some tips to help you choose a builder.

Make a List of Possible Builders Once you have thought about the type of house you want, you can create a list of potential builders. • Contact your local home builders’ association to obtain a list of builders who construct homes in your area. • Look in the real estate section of your local newspaper for builders and projects. Looking through the ads and reading the articles can help you to learn which builders are active in your area, the types of homes they are building and the prices you can expect to pay. Make a list of builders who build the type of home you’re looking for in your price range. • Local real estate agents may also be able to help you in your search. • Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances who have recently had a good experience with a builder. Do Your Homework When you have a list of potential builders, it’s time to start asking lots of questions — of both the potential builders and the owners of their homes. • Interview potential home builders to get the answers to all the questions you have. Here is a list of questions to ask builders. • Then, visit a builder’s recently built homes and subdivisions. Drive by on a Saturday morning when home owners may be outside doing

Shop for Quality and Value Look at new homes whenever you can. Home shows and open houses sponsored by builders are good opportunities to look at homes. Model homes and houses displayed in home shows are often furnished to give you ideas for using the space. You may also ask a builder to see unfurnished homes. When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trimwork and paint. Ask the builder or the builder’s representative a lot of questions. Get as many specifics as possible. If you receive the answers verbally rather than in writing, take notes. Never hesitate to ask a question. What seems like an insignificant question might yield an important answer.
