ost Americans consider homeownership to be the single best longterm investment and a primary source of financial security, especially as home values continue to strengthen. Despite the economic rollercoaster during the recession, homeownership has endured as the foundation of the American Dream. For that reason, the Building Industry Association is celebrating New Homes Month this April.

Owning your home provides numerous benefits. It not only helps build financial strength and emotional wellbeing for you and your family, but it also leads to increased stability for the surrounding community. We would like to take this opportunity to reinforce some of the many advantages homeownership can bring. Financial Benefits: It’s nearly impossible to talk about homeownership without mentioning its most widely recognized benefit: financial fortitude. Beyond the appreciation factor (home values were up 2.85 percent nationally 2017 compared over 2016), the monetary advantages of owning a home become most evident around tax time which remains true after the recent tax law changes. The Home Equity Line of Credit deduction remains a benefit to home ownership as the interest paid on this tool continues to be deductible. Sense of Community: Homeowners’ commitment to their community is often expressed through a higher level of civic participation – via volunteer programs, church and school activities, and property maintenance – resulting in a positive impact on their “social capital.” Recent studies also have consistently shown homeowners are significantly less likely to become the victims of a crime. Stable neighborhoods with a predominant structure of homeownership consistently display stronger social ties among the residents. This generates added motivation to maintain a safe environment for themselves, their families and their neighbors. Quality-of-life Enhancements: Above all else, having full control of one’s own home can be the most satisfying benefit. There’s an intangible sense of accomplishment that comes from being a homeowner. The freedom to personalize and make improvements to the home helps build equity in the home and increase satisfaction for the owner. 4

New Homes are Energy Efficient: One of the many benefits of buying a new home is its increased energy efficiency. Builders are using the latest technologies to reduce household energy consumption, from improved insulation to energyefficient appliances. Recent analysis shows that, on a per- square-foot basis, the newer a single-family home is, the less energy it uses. And, even though newer homes are larger, their increased efficiency means that homes built since 1999 tend to use the same or slightly less energy than homes built before 1950. New Tax Code Carries a Multitude of Benefits for All Builders IRS Says HELOCs Deductible for Home Improvements In a victory for our Registered Remodelers, the IRS on Feb. 21 clarified that households that take a home equity loan or line of credit may take a tax deduction when these loans are used for home improvements. Your association has been pushing hard for this outcome since December, when the Tax Cuts and Jobs Act of 2017 was signed into law. March 5 Webinar Explains Impact of Tax Reform To help all members understand how the new tax reform law that took effect Jan. 1 could impact their business, NAHB is hosting a members-only webinar, Tax Reform and Your Bottom Line, at 1 p.m. ET on March 5. Register for the webinar at nahb.org/ taxwebinar (log-in required). If you are not able to join the webinar, a replay will be posted on nahb.org. Energy and Home Owner Tax Credits Included in Budget Accord As part of the Bipartisan Budget Act of 2018, which was signed into law on Feb. 9, Congress retroactively extended a number of expired energy and home owner tax provisions. See which tax credits were included in the final bill. Commercial Builder/Developers Can Expense Fire Suppression Systems According to New Tax Code Until 2022 The 2017 rules for sprinklers in commercial structures require them to be depreciated over 39 years (commercial buildings) or 27.5 years (multifamily), which is a very long time to recover your investment. The 2018 tax code now allows “fire protection and alarm system,” amongst other changes, to be expensed, so you get the full tax benefit in one year. That’s a big change, and good thing. The expensing change is temporary. It lasts until 2022, then is phasedout. (this phase-out is across the board, not specific to sprinklers).

DECADES LATER, BUYERS STILL WANT MORE STORAGE Despite eight decades and a multi- generation divide, prospective home buyers in 1938 expressed preferences for many of the same features and amenities favored by today’s home buyers. Published by Simon and Schuster, Inc., The 1938 Book of Small Houses includes the results of an extensive consumer poll distri- buted to 250,000 public utility customers in New York state. With more than 11,000 responses, the survey provided a clear vision  of local attitudes and expectations. The authors, the editorial staff of The Architectural

Forum magazine, considered the findings of national significance. The majority of the customers surveyed were renters (58%) and 67% of them said they would expect to pay between $5,000 and $10,000 if purchasing a home. Based on the survey results, the authors also defined a composite “Five Star House.” It included a full basement complete with a recreation room, laundry, fruit and vegetable storage (pantry) and an “automatic heating plant with provision for circulation of air” (aka, a furnace). A dumbwaiter was also high on the list. Much like today, buyers said essential features on the main floor included plenty of electrical

outlets, a separate dining room, a dining nook in the kitchen, a bedroom or den, a lavatory, kitchen cabinets, a kitchen ventilating fan and an entrance vestibule. Optional features included a laundry chute, a porch and an attached garage. On the second floor, the respondents wanted three bedrooms, two bathrooms and plenty of closet space. Options included a sleeping porch and additional storage space. And much like today’s home buyers, the majority — 61% — preferred a suburban location. Another 34% wanted to be further out, and only 4.5% wanted a close-in location.

Lumber Exports Are on the Rise

Even as punitive duties averaging more than 20% were imposed on Canadian softwood lumber imports in 2017, domestic producers were shipping record amounts of lumber overseas. U.S. exports overseas climbed 9% in 2017, compared to a modest 1% increase in 2016 and a sharp 16% drop in 2015. Exports to China, the largest U.S. offshore customer, were up 21% from 2016. Producers of southern yellow pine exported 41% more to China in 2017 than they did in 2016. At the same time that domestic lumber producers claimed they were being harmed by Canadian imports, they were sending record amounts of softwood lumber overseas because they could charge a higher premium to foreign nations.

mmediately on the heals of Housing & Building Day at the Capitol, the 2018 HBAK Winter Board meetings were held February 8th and 9th. Our first day featured a lunch and learn with guest JP Delmore, NAHB Assistant Vice President, Government Affairs gave a presentation concerning what you, as business owners and builders, should know about the new tax laws (a QR code is below to access the presentation on your device). The Codes Committee featured Tim House, Deputy Commissioner of Kentuckyâ€™s Department of Housing, Buildings and Construction, who updated those on hand regarding changes to the 2015 International Residential Code as well as changes to mandates of the energy code compliance which reverted to the 2009 Energy Code with options for using more recent code updates. The Legislative, Regulatory and PAC meeting followed that afternoon and featured discussion revolving around topics that can be read in our Recap of our Housing & Building Day at the Capitol featured on page 14.

That evening a reception was held to install the HBAK 2018 officers and announce their annual award winners. Winners of the state association membership contest were announced where our own Pat Parshall, Immediate Past Association President, Northwest Title Agency, took home $150 for his efforts in recruiting new members in 2017. Well done Pat!!! Friday began with the Board of Directors meeting. Aside from regular governance matters the Board of Directors welcomed Mark Holloway, Chief Investment Officer, Stockyards Bank, regarding his outlook on the financial possibilities 2018 brings us. Jamella Sullivan, United States Postal Service, Louisville Region, AMS Manager updated those in attendance regarding the USPSâ€™s plans to change all new residential developments over from single box curbside delivery to gang/cluster style boxes. This has been an important issue in Northern Kentucky that we have worked on for months. It would seem that the Louisville USPS office is willing to work out a smoother rollout with their plans than the Cincinnati USPS office has, however, we are still working to resolve our members issues.

brave group of members drove through wintry conditions on February 7th to advocate on behalf of you and your industry in Frankfort. The day began with an issues briefing featuring Senate President Robert Stivers. Several bills were covered during the briefing followed by visits with members of the Northern Kentucky Caucus. Those in attendance were treated to some special access at the Senate Republican Caucus meetings as well as recognized by Senator John Schickel and joined the good Senator as they were granted floor privileges for the day. Thanks to all who made the journey. Several meetings and conversations have immediately followed the visit which indicates our grassroots members have had an effect on the legislature. More news as good things are to come.

hat do you get when you combine 60 kids from eight different high schools, three different school districts, spread across two counties? You get year two of our innovative and growing introduction to skilled trades program. This program is the only one of its kind in our region and continues to engage and inspire young people to look into a career in the skilled trades as a great choice after high school.

Its not just learning about our industry but these kids are also using their new-found skills to give back to our community. Under 16

the guidance of lead instructor Kevin McKnight, they are working hard to make a difference at the Boone County Early Childhood Development Center located in Florence. By the end of the school year they will have designed and constructed a storage shed, a gazebo, climbing apparatus and other playground implements for kid who utilize the center. Partnering with them has really given the kids a sense of “giving back” to the community and pride in their workmanship knowing what they are making must be safe and reliable. We salute all our school partners who have entrusted us with their

students and look forward to more partnerships and progress like this in the future.
