Hurricane Harvey Hysteria and the Real Drivers of Construction Costs

e were contacted by a local television reporter looking for data on the effects of Hurricane Harvey on the local construction market. Don’t misunderstand, we are heartbroken by the loss of property, lives and livelihood that disasters like this cause. That said, we owe it to ourselves and our industry to step back and take stock of actual data and not give into hype that those amplifying impactful weather events create. We did a little digging and found out that there will be no huge or permanent effect. At the time we write this, it is estimated that 30,000 parceled properties were affected by the weather event. When compared to U.S. housing starts of 1,223,000 as of July 2017 that represents only .25% of the starts. However, of the 30,000 properties affected, only 18,000 were thought to be residential structures, while 26% of the properties effected were due to land damage solely. Those 18,000 properties represent only .0442% of annual housing starts according to recent data. Will Harvey have effects on the costs of materials? Yes. There will be temporary increased costs for fuel as Houston is nearly a one commodity dominated market for fuel oil. The refineries in the area that are shut down temporarily drive the price of fuel higher. That will contribute to the costs to operate heavy machinery, drive your work vehicles to the job site, and deliver materials to you. By the time you read this, fuel prices are likely to have begun to drop already. There will be some increases for materials but those increases will only slightly increase the already elevated coasts for many construction materials. Out of all construction material costs, the real issue is softwood lumber. We are experiencing the largest price increases in the cost of softwood lumber used to frame buildings and deck subfloors with OSB. In fact, the U.S. imports over 90% of its softwood lumber available for construction. Of that imported lumber 75% comes from Canada. 2016 Jan-Jul Value (in millions)

A policy of our federation is to urge the Trump Administration to begin to stop our reliance on foreign sources of lumber and adopt a policy aligned with the administration’s policy on energy independence. If we were to move to become lumber independent we could make real progress on driving down the costs of this core component of construction. Lumber Futures Markets for the Last Ten Years

NAHB Chairman, Granger MacDonald, from Kerryville, Texas echoed this same thought on our policy as he surmised the federation’s position on the aftermath of Hurricane Harvey when he said, ““We need a more permanent solution. That why we’re calling on Interior Secretary Ryan Zinke and Agriculture Secretary Sonny Perdue to work collaboratively to open more public lands for domestic timber production. This is the most straightforward way to diminish reliance on imported lumber and to meet demand as Texas and Louisiana look to rebuild.” We hope to report progress to you soon on this front. HONK CORNER We have been reporting on HONK’s activities and progress in recent issues and thought some introductions of some staff who help make it all work are in order. Marcia Jennings has been with HONK for 11 years serving as HONK’s Housing Counselor. She is responsible for screening our applicants, guiding them through the selection process, assisting them with budgeting, home care and maintenance, community service, acquiring a mortgage; generally, mentoring the families to achieve home ownership. Nicholas Lutkenhoff is HONK’s Lead Carpenter. With HONK for 8 years, he is project lead at several of our projects but applies his skills at all the houses as needed. He has a substantial impact on the quality of work at the properties; he wants the families to be very happy with their home. Homefest Preview Party is a closed event and is only open to BIA members. This is the one night set aside for members to network with one another and celebrate the hard work they’ve put in to building such exquisite homes. The evening highlighted the five gorgeous homes built by Northern Kentucky’s finest Registered Builders: Adam Miller Homes, Drees Homes and Fischer Homes. The BIA thanks Logan Lavelle Hunt, Heritage Bank, Florida Tile and Pella Windows for their sponsorships; these sponsors allow the BIA to provide a quality event for the association. Members and their guests enjoyed music by local favorite – Velvet Soul and catered food by Remke Markets. REALTOR DAY HOMEFEST 2017 Realtor Day was held at Homefest on August 16 at Triple Crown in Union. Realtors toured the beautifully decorated homes by Drees, Fischer and Adam Miller. This event allows Realtors to learn what these builders can offer the buying public. WHY PAC GIVING IS IMPORTANT

AC Night is our annual fundraiser to replenish the funds for our political action committee account. The date is October 9th from 6-9pm at the Ft. Mitchell Country Club located at 250 Fort Mitchell Ave, Fort Mitchell, KY. The event will be highlighted by a reverse raffle ending with some lucky winner walking away with $2,000. The cost to attend the event is $100 per person. Several other silent auction items will be available to bid on and take home. The event is attended by the movers and shakers of the industry and everyone enjoys a fun night paired with an open bar and heavy appetizers. This is a builder/developer heavy attended event and those associates that are looking for ways to mix with them need to pay attention. While that is all well, fun and good, PAC giving is one of the most important things you can do as a member of the BIA; nonmembers included. The Political Housing Club of Northern Kentucky is a registered Political Action Committee. It is one of only four PAC’s statewide that are tied to a builders association. Members of the club are all donors who contribute at or over $300 annually to the PAC. These members decide who to support in political campaigns. While money and politics is viewed by some as an unholy alliance, it does indeed take money to run a campaign. Make no mistake, there are candidates running for office who don’t hold your industry in high regard and, if elected, can make decisions that will negatively affect your business. On the flipside, there are many elected officials and candidates who think the best of your industry and our association. They consult us first when bills come up in the legislature or when a proposed ordinance is drafted that may affect your industry or small business in general. 10

In fact, in the 2017 General Assembly several key pieces of legislation were passed that will have lasting positive affects for your industry for years to come. As foundational changes those friends of our industry are now being targeted in primary elections and certainly in general elections throughout the Commonwealth. You will see money come into our state from organized labor, teachers’ unions and such that will attempt to undo the good that was done for business and your industry in Frankfort earlier this year. The repeal of prevailing wage and right to work laws along with new charter school and right to life laws have all combined to paint a target on our friends in Frankfort. That is why it is more important now than ever to contribute and help us help you while having fun at the same time. Together you all make a difference that does more for your company and employment than you will ever know. Every year bad bills are filed that we fight and stop. Also, good bills are filed that we champion and help see to fruition. However, this all takes your time to donate to the PAC to make this work. Please consider buying a PAC Night ticket for $100. For those contributing $300 you gain voting rights and have a say in the process. At higher levels, donors of $500 or even $1,000 receive special access to receptions and special recognition throughout the year that recognize you as a appreciated donor that is looking out for the best for your industry. PAUL HEMMER COMPANY

aul Hemmer Company has once again been selected as contractor by VanTrust Real Estate as construction is underway on a half-millionsquare-foot speculative distribution center, situated on land adjacent to by the Greater Cincinnati/Northern Kentucky International Airport. Hemmer has previously worked with VanTrust on similar buildings in the Columbus and Louisville markets, and recently completed a facility on Mt. Zion Road in Boone County. The building, called Logistics One is located on Ted Bushelman Boulevard in Florence and will meet the increased demand of clients interested in leasing space in this desirable Northern Kentucky location. In addition to the double-loaded, 540,000 square-foot building, the project requires parking and utilities, including telecommunications, electricity, sewage, wastewater and lighting. Construction is scheduled for completion in January 2018. Kevin Markesbery is Hemmer’s project manager, while Ron Heck is serving as superintendent. RED Architecture and Planning of Columbus is the project’s architect. The building is marketed by Doug Whitten with CBRE. FACULTY SPOTLIGHT ON ERIC BOWLES

aking the transition from year 1 electrical to year 2, and even more so from year 2 to 3 are major leaps in the training and development of our new electricians. This is when the students really start to feel the “buy in” of their chosen field and given the high demand in the field most students are by this point working in the field. That’s why we are very happy to introduce to Eric Bowles of Quinn Electric as our both our Second Year and Third Year Electrical Instructor. Eric originally expressed an interest in taking on year three and when another chance to teach presented itself, Eric jumped on that too! His knowledge in the field will prove invaluable to help students through their second year and on to the downhill side of obtaining their license. That’s why this month we are featuring Eric Bowles in the Faculty Spotlight. Eric is a graduate of the Enzweiler Building Institute and is practicing what he preaches as he pursues his Masters Electrician certification in addition to teaching. One of the things that drew Eric to teaching the trade was his love of the field and the chance to give back to others who are pursuing their career goals. Shawn Cox, Director of Professional Development adds “Although he is new to us here he is no stranger to the profession. I knew when we had lunch one day over in Lawrenceburg that he was passionate about the trade and had a real enthusiasm for teaching and ‘coming back’. He shows the students that by sticking with the program and focusing on their work place learning, they too can have a really rewarding career.” When asked what his approach to teaching will be like Bowles says “I know my classes will be hard but they will also be fair. My philosophy is simple, you pass my class, you’ll get your journeyman, there is no other option.” 14

Caitlin Skaggs, a showroom sales associate with Wiseway Supply’s Design Showroom, shares the scoop on what homeowners are looking for with an eye for design or remodeling these heavily utilized areas of the home. And like so many other design priorities, homeowners are looking for ways to leverage bath and kitchen accoutrements for ease of living at home as they age. In some instances, that means practicality over style. “Homeowners are looking to age in place,” says Skaggs. “They are more concerned with functionality and convenience rather than styles.” Skaggs says many aging baby boomers want to stay put and are looking for features such as walk-in bathtubs and stylish grab bar options. Popular ease-of-use features in bathrooms include no-threshold showers, comfort height toilets and vanities, and side-mount faucets, and built-in portable benches in showers. Floating vanities are also popular because the height can be customized and they look more stylish. Curbless showers, those which have no threshold, but are on level with the bathroom floor, can give a look of increased space in a bathroom and, perhaps more importantly, are easy to clean. Regardless of age, homeowners want maintenance free spaces in all aspects of bath and kitchen design. “Homeowners are wanting to purchase finishes such as brushed nickel or oil-rubbed bronze to disguise fingerprints and water spots,” says Skaggs. “Cleansing toilets and cleansing seats are slow to gain popularity in our 16

conservative area, but I can see these becoming more popular within the next five to ten years.” GREET THE DAY FEELING WARM AND INFORMED Showers are gaining popularity over bathtubs in homes, where high-tech spa-like body sprays and water jets afford a unique shower experience. Media and music, for both practical and relaxation purposes, lend to a personalized spa atmosphere, and both are finding their way to bathrooms through wireless speakers, bluetooth devices, and docking stations that can are incorporated into bathroom mirrors, shower heads, and vanities. Kohler features an all-in-one shower head and speaker combination. Homeowners can begin their day well-informed and catch the news and weather from a strategically placed bathroom television. Skaggs says that more than anything, homeowners want handheld showers. “I think there are many reasons for this. Hand showers make it easier to clean young children and pets, and helps older homeowners with mobility issues,” says Skaggs. That’s right, homeowners are keeping their canines and felines in mind when they design, and pet washing zones and waist high sprays can make for a quick scrubbing without having to rely on the garden hose or the pet groomer. And no more chilly bathroom floors. Homeowners want a warm floor to greet their feet when they step from the shower or bath, and what better way to assure this than in-floor heating. In-floor heating works best with natural stone and tile because their thermal properties are better at holding the heat. Electric mats are an easier and less expensive

way to install a heated floor system because they don’t need to a separate system to run the heat and can run it from the home’s existing electrical system. Hydronic systems need a separate power source like a heat pump to run water through the pipes. Hydronic is more expensive to install in a bathroom, but ultimately is more affordable to operate. Bathroom fire features can add to that ambiance of warmth, with ventless fire fixtures being easy to install and inexpensive. Vinyl planks continue to be a popular choice for bathroom — and kitchen — flooring, as they are moisture resistant, and, as Skaggs points out, in many cases waterproof. A glossy white is still a coveted color scheme and the classic white of subway tiles remain popular, but expect to see homeowners looking to add some creative touches with varying sizes and patterns, taking a cue from 1960s and 1970s pop art and deco art. The right lighting can set the tone for a bathroom and Skaggs says sconces are the trend. “The new bathroom lighting trend is sconces,” says Skaggs. “People are shying away from the traditional lights above the mirror. Instead, they are placing sconces beside the mirror so that no shadows are cast on the face. Kohler’s new lighted mirrors and medicine cabinets are catching on in the area. The LED integrated lights save time, money, and wall space.” Don’t expect to see polished brass hardware making a comeback any time soon, but warm tones are catching on in the area, says Skaggs. “Kohler finishes like brushed bronze and polished nickel are gaining popularity, along with warm gold tones in lighting as well,” says Skaggs.

KITCHENS BECOME BOLD AND SMART FOR THE CULINARY CREATIVE As for the kitchen, let’s face it, cooking and baking, for many, has practically risen to the status of home art, and kitchens are as much a creative studio as they are a place where the family gathers at mealtime. As such, homeowners are designing them with an eye for comfort, style and functionality. Smart ideas for storage are hot because they can save precious vertical space for culinary creations. Switching out cabinets to drawers can gain maximum usability and easy access to items, whereas cupboards require a lot of rummaging to make way through clutter. Rows of drawers can give a sleek, chic, streamlined look, especially in small-space kitchens. Hot looks for cabinets — and a trend that will likely carry through 2018 — are two-toned cabinets and bleached cabinets. Navy and white are hot color schemes. And while blue is the color du jour from cabinets to appliances, color is taking a splash throughout kitchens, by way of appliances, cabinets, faucets, and even sinks. Both Kitchenaid and Frigidaire offer suites of appliances in black stainless steel. Appliances are not only stylish, they are smart too. Smart fridges are coming with touchscreens that display calendars, play music, and give homeowners a heads up when grocery items are running low. Some fridges will even provide a glimpse inside, via cameras that can be accessed through smartphones, just in case you need to know whether or not to stop for that extra gallon of milk on the way home from work.
