Aim for a plan to maximize the excitement and minimize the stress, and you’re looking at a great experience, working with thoughtful and talented builders and realtors who help make creating your new home a memory you’ll treasure instead of one that furrows your brow.

Like any other successful endeavor, a satisfying experience in purchasing your custom-built home relies on some basic tenets. You can better prepare yourself with good math and sound communication. Doing your math from day one is wise counsel, and that means calculating your money and your time, because making the decision to purchase a custom-built home requires your attention to detail. Make sure that before you begin building your home that you’re aware of your financial standing to afford the home you want. Figure the costs of construction, tax benefits, funds for the down payment, and other necessary calculations. Once you’ve confirmed that you have the means to make your custom built home a reality, you’re ready to move forward. One detail, however, that is more than just a trend, is efficiency. Efficient Amenities Developers want to offer amenities, efficiency, and design options with new homes in desirable areas, says Sletto. “Often, buying an existing home is the best option available for finding a place to live in a community. With the many benefits offered in new home developments, planning by local government may improve the value of their community by creating a plan for replacement, and/or, infill housing, much like a buyer looks at an individual home’s features, and replaces

outdated components with energy efficient, safe, and functional amenities today.” With energy efficiency in mind, a builder’s insight and knowledge can help ensure that windows are faced to maximize heating, and that bathrooms, laundries, and garage have small windows to minimize heat loss. Pay attention to selecting insulation and HVAC systems as well as energy-efficient appliances, faucets, and toilets. Understanding ‘wants’ and needs’ is critical, and so is understanding a client’s budget. “Everybody has a budget and it’s better that we help them stay within that budget and build something affordable that they’ll be staying in,” says Cutter. Sletto points out that seamless communication is key for success. “Purchaser and builder need to set firm expectations of budget, schedule, and what is to be built,” says Sletto.

n September 2016, local news was filled with the devastating story of Valerie McNamara, an nurse and volunteer religion teacher at Immaculate heart of Mary Catholic School in Burlington who was seriously injured while chaperoning a school field trip in Covington when she was struck with bricks and debris that fell from a building rooftop.

After multiple surgeries on her ankles, spine, and pelvis, and extensive rehabilitation at the Frazier Rehab Institute in Louisville, Kentucky, where a team of traumatic brain and spinal cord injury specialists worked with her, several leading neurologist and psychologists stated that she would never walk again. Paralyzed from the waist down, she is confined to a wheelchair for the rest of her life. In the wake of daunting challenges, the McNamara family, who live in Hebron,

She has not seen her bedroom, children’s bedrooms, master shower or basement in over 18 months. She currently sleeps in our dining room which we have converted to a bedroom / medical room. She has slept in our dining room since coming home from the hospital in 2016.”

McNamara says the Sutter home will have Valerie’s needs central to the very design

of the home. Every hallway and doorway will be widened to accommodate Valerie’s wheelchair. The master shower is also designed large enough for the wheelchair, allowing her to safely transfer from the chair to a shower bench. Closets, laundry room, and pantry will be supersized so she can access whatever she needs. An elevator will provide access to the lower level of the house, giving her access to her children’s bedrooms and television area. “Valerie will no longer be limited in where she can go in her own home,” says McNamara. “ Our Sutter Home gives a young mother of two independence!” The home will also offer the opportunity for Valerie’s continued healing. “Valerie has suffered a significant traumatic brain injury. Her cognition is currently 70-75%. She struggles with her memory & initiation of conversations / activities,” says McNamara. “Many thought leading neurologists & psychologists state patients suffering from traumatic brain injuries often see increased healing & improved cognition when they are put new environments where they have independence & are challenged

to problem solve. We are hoping Valerie has this experience.” Before the accident, he says Valerie exercised daily. “Our new Sutter Home will give Valerie access to a home gym, swimming pool, and prayer room,” says McNamara. “She will be able to exercise her body and her soul. Something Valerie talks about regularly.” The McNamaras feel immense gratitude for this life-changing home. “Lynn and Tom Sutter are giving us the opportunity to achieve independence and continued healing,” says McNamara. “Our Sutter Home is the start and foundation of a new life. How do you thank a family helping you achieve something like this? How do you thank a family providing your family with a gift which will last the rest of your life?
