Washington buyers still care about location, but this year, many are looking just as closely at the home’s design and layout. Northwest MLS reported 3.22 months of inventory across its service area in February, with a median sales price of $620,000. In that kind of market, buyers are paying attention to what they will actually use, what will cost less to run, and what will feel worth the price over time.
A few priorities keep showing up.
In Washington, outdoor space still matters, but buyers are not looking only for a big yard. They are paying more attention to decks, covered patios, and setups that are usable rain or shine. In that way, sheltered outdoor areas are a standout feature. A grill under cover or a place to sit without worrying about the rain can matter more than square footage alone.
Energy efficiency has become a bigger part of the conversation, with NAR reporting in late 2025 that buyers and owners are showing more interest in sustainable features when those features bring financial savings. Specifically, buyers are paying more attention to heat pumps, insulation, windows, and ventilation because those features immediately affect monthly costs. Washington’s Department of Commerce is still running or preparing programs tied to home electrification and energy upgrades, including heat pumps and other efficiency work.
Buyers also want homes that give them some room to adjust. That does not always mean a long list of bonus rooms. It can be a spare bedroom, a small office, a basement that does more than hold

storage bins, or a layout that does not lock every room into one use. This is one of those preferences that has stayed put even as the market has shifted. People may not describe it the same way, but they still want a layout that gives them options. Zillow’s 2025 article ranking its top-searched home features of the year pointed to increased interest in flexible spaces, which fits what many buyers have been looking for since remote and hybrid work became more common.
This matters in most markets, but it matters a little more in Washington. Buyers notice when a house feels dark. They also notice when a home gets good light, has larger windows, or feels more connected to the outdoors. In a place where winter days can feel short and overcast, brighter interiors tend to feel better right away.
Smart-home features still appeal to some buyers, but they are rarely the main draw. Most people care more about the basics: whether the house stays warm, whether it stays cool when needed, and whether it feels solid through the wetter parts of the year.
That lines up with Zillow’s top-searched home features article, which said comfort replaced luxury in how people searched for homes, with relaxing being a higher priority. In Washington, that makes sense. Buyers are often more interested in whether the house feels dry, warm, and easy to manage than in how many systems can be controlled from a phone.
