THRIVING AMIDST CURRENT CHALLENGES OPTIMISM AHEAD FOR 2024 BAGI PRESIDENT’S MESSAGE As we near the end of 2023, I’ve been reflecting on the past year and the challenges our industry has faced. This year our market has been faced with uncertainty; although supply chain has improved tremendously, explosive interest rates and a high cost of living have sidelined many potential customers. Whether we want to believe it or not, colder weather is quickly on its way. With holidays, school events, and day-to-day to dos, it’s easy to forget that your home needs some extra attention to ensure it can withstand our midwest winters. BAGI’s trusted industry experts weighed in and provided indoor and outdoor winterizing tips so that you can prepare your home for all of our harsh winter weather to come.

WHEN TO WINTERIZE According to Forbes Home, it’s a good rule of thumb to begin the process of winterizing your home in early fall. If you decide to do it yourself, this will give you plenty of time to tackle projects at your own pace. However, if you are hiring a pro, you will need to schedule service appointments as soon as possible so that you can get any necessary work completed before the weather turns for the worse. If you didn’t get around to winterizing your home this fall, it’s not too late! Implement the advice from BAGI’s trusted partners to prepare your home as soon as possible.

PREPPING YOUR PIPES Preparing your pipes should be at the top of your winterizing list. To prevent your pipes from freezing, Midwest Remediation recommends leaving a slow trickle of water running through several faucets when the temperatures really dip, and opening cabinet doors

Both of these minor adjustments keep piping warm, preventing frozen water and a flooded disaster. “You’ll also want to make sure you unscrew any garden hoses from your outside spigots,” says Michael Rodgers of Justin Dorsey Plumbing, “When it comes to exterior plumbing, hoses are the #1 cause of leaks. You don’t even have to worry about covering your spigot, just make sure you don’t have anything hooked up to it.”

MAINTAINING YOUR FIREPLACE Along with taking extra care for your pipes, now is a good time to have your fireplace flue inspected and cleaned so you are prepared to safely use your fireplace during the winter months. To get the job done, hire a local chimney sweep to clear any dangerous debris and ensure that smoke can exit the chimney effectively. Brian Adams from Godby Hearth & Home also recommends looking into converting your traditional woodburning fireplace to a gas or electric option. “If you’re interested in a fireplace that requires minimal maintenance and upkeep, try upgrading to a gas or electric version!” he says, “They come in a variety of styles and are generally safer to use than a woodburning fireplace.”

TREATING YOUR CONCRETE When a snowstorm is in the forecast, homeowners often prepare for ice by putting down salt, however, Weber Concrete encourages homeowners to stray away from using salt on sidewalks and driveways, as this may damage the surface of the concrete. To keep your concrete in top condition, try a de-icer from the hardware store to prep your driveway and sidewalks instead. Next time you’re at the store, grab a bag or two so that you have some on-hand and are prepared before the snow hits.

WINTERIZING YOUR WINDOWS While they may let us enjoy winter views, our home’s windows can actually be one of the biggest culprits of letting in cold air. Bill McComb of Pella Windows & Doors of Indianapolis suggests four simple steps for winterizing your windows:

CAULK AND SEAL WINDOWS FOR WINTER: Sealant and caulking helps create a barrier between the window frame and the exterior siding. Check out each window to ensure everything is in working order and that all seals are airtight – and watertight. While air will make your home cold, water that seeps in and freezes can do even more damage. November 2023 9

APPLY NEW WINDOW WEATHERSTRIPPING: Quality weatherstripping should be tight, covering the space between the window sash and frame to reduce air leaks and prevent water from entering your home. In most cases, you can simply unsnap the current weatherstripping and replace it with a new piece.

INSPECT WINDOW LOCKS AND LATCHES: A window that can’t close properly is going to let air and moisture in. Operate each window to make sure everything is working. If something sticks or is difficult to operate, try cleaning and lubricating it. If that doesn’t work, the mechanism may need to be repaired or replaced.

HANG THERMAL CURTAINS: Thermal window curtains not only help with the cold, they also reduce the noise in your home and block out sunlight. Once spring comes, it’s easy to swap thermal curtains out for lighter window treatments.

“Winterizing your windows will not only help maintain your home’s temperature, but it will also reduce your heating bill and improve energy efficiency,” McComb adds, “It’s definitely worth doing before the temperatures drop.”

TESTING YOUR FURNACE Airtron Heating & Air Conditioning encourages homeowners to test run their furnace early in the fall. To do so, turn the thermostat over to “heat” on a mild day and

the initial rush of service that can occur early in the heating season. If you have a multi-level home that’s served with one HVAC system, Airtron suggests performing a “seasonal balancing” with the changing

weather. Warm air naturally rises, so you’ll want to damper down registers on the upper levels and make sure all registers on the lower levels are fully open. Leaving the furnace fan in the “on” setting will constantly circulate air – even if there is no call for heating – and help to balance temperatures throughout the home.   You can also prepare your home for the changing season but installing a new air filter. Dirty filters can reduce air flow within the system and cause a furnace to shut down due to a buildup of heat. The system will then continuously kick off and on in an attempt to heat your home but will fail until a new air filter in installed. This simple and affordable fix will ensure that your furnace can heat your home effectively.

So much happens in autumn! The colorful leaves begin to drop, as do the temperatures. Coffee shops break out pumpkin spice lattes. And daylight hours continue to dwindle. While growing darkness and chilly temps may prompt you to want to go into hibernation mode by burying yourself in a mound of soft blankets, you must pause that impulse and first carve out time to get your house hibernation-ready! This starts with checking your home’s air quality. The experts at Homesense Heating and Cooling note that pets, dust mites, cigarette and/or vape smoke, and even home air fresheners can impact inside air 1 4 H AV E N

quality. They can, however, test your home and offer viable solutions to providing cleaner air. Another pre-winter item on your checklist should be furnace maintenance. Believe me, you’ll rest easier knowing that your HVAC system won’t conk out on you in the dead of winter. It’s wise to replace faulty equipment, swap out dirty filters, and schedule regular maintenance on the system to ensure controls are functioning properly. “Most catastrophic or emergency failures happen because the small problems are ignored,” says Henry Nichols, Engineering and Sales

While we’re grateful that the transportation department drops salt on the roadways to melt the treacherous substance, it comes at a price. Salt damages the environment as it leads to toxic salinity, which not only compromises our water but also the soil and all life forms, including plants, animals, and other organisms that rely on the soil’s nutrients. Winter months signal holidays – a time when families love to spruce up their home’s interior and exterior with decorations. Although they’re beautiful, they can also be dangerous as 25% of holiday fires are caused by decorations according to the Electrical Safety Foundation International. To help prevent such a tragedy, inspect electrical lights for damage, avoid overloading extension cords, keep decorations three feet from open flames, keep trees well-watered, and install additional electrical outlets or in-use covers for decorations; Burtner Electric can take care of that for you. While you’re outside hanging those decorations, prune your trees and shrubs in order to maximize growth in the spring. Not only will you have a better look at the plant, but while your trees are barren, you can also remove weak, vulnerable branches, which will increase their chances of surviving winter storms. In addition, according to Dan Weingart, owner of GreenImage Landscape & Design, pruning in winter is better for disease control. “During the winter, disease-causing bacteria, fungus, or insects are typically dead or dormant,” he says. “So, you’re less likely to transmit diseases from plant to plant as you prune.” Once you’ve got all your hibernation ducks in a row, you can channel your inner bear and prepare to enter hibernation mode, complete with as many soft blankets as you want; you’ve earned it! Building a house is a lengthy process that involves a lot of steps. Without the proper help and guidance, those steps can feel frustrating and overwhelming. With a good support team in place, the design and installation process can be smooth and seamless. The team at ACo knows this well, regularly partnering with homeowners but also with interior designers and custom home builders to design and supply cabinets, flooring, tile, and carpet for their projects. time,” says Evans. Carlie Suski, Design & Sales Consultant with ACo, has spent years designing custom cabinets. Known as the “Cabinet Queen,” Suski is a seasoned interior designer with 15 years of experience. On working with home builders and interior designers, Suski says, “I take their beautiful concepts and apply mathematics and logistics to make sure they work in reality. I have a different perspective when it comes to details that other people wouldn’t consider. I’ve learned all the weirdest tricks because I’ve been burned by them in the past.” For more than 7 years, Suski has designed custom cabinets for Tiffany Skilling of Tiffany Skilling Interiors. Skilling recently renovated her own kitchen, installing all new custom cabinets. “She lets her imagination run wild with creativity, and honestly, she really pushes the boundaries of what cabinet companies can do, but the projects turn out spectacularly,” says Suski. For instance, she has a built-in refrigerator with decorative door panels. For symmetrical reasons, Skilling wanted it to look like the countertop runs through the refrigerator, a complex endeavor. She also requested a sliver of marble to run through the refrigerator and asked for metal accents in her cabinets and on her hood. “The level of coordination and detail it takes to make those things happen is extreme,” says Suski. “It took a team of people – the designer, the cabinet maker, the contractor, and the countertop installers – coming together to execute Skilling’s vision.” With ACo

involved, quality reigns supreme as the interior designers, project managers, field supervisors, and installers all work in concert to execute the job. Suski also works with a number of builders who partner with project managers. These builders may have the construction expertise to be able to tackle the big picture of each build, but they need specialized design help when it comes to the nitty-gritty details. The builder now has the detailed plans needed to execute the client’s vision. “Essentially, they’re getting free interior design services because they’re buying cabinets through me. The client doesn’t have to pay an interior designer. THE UNINTENDED CONSEQUENCES OF PROPERTY TAX CAPS for Housing Affordability by Christy Heitger-Ewing

In 2008, Indiana ensconced property tax caps in the state constitution that limit an owner's property tax burden to a fixed percentage of the property's gross assessed value, which is 1% of property values for homesteads (owner-occupied), 2% for other residential property and farmland, and 3% for all other property. The caps ensure that a property owner does not pay more than a fixed percent of the property's gross assessed value in taxes, but the caps do not change the local tax rate. Local government budgets still determine property tax rates in their area. "Elected officials want that 3% commercial/ industrial growth, but 3% growth cannot occur without 1% growth, because the jobs go where the people and housing are,” says Jonathan Isaacs, Director of Land Acquisition with M/I Homes of Indiana. While property tax caps have resulted in many communities providing services more cost-effectively, reduction in local government revenue has made it more challenging for some communities to provide services such as public safety, education, and road maintenance, Elected officials push for the highest value home as possible, thinking that the million-dollar home will bring in more tax dollars when, in reality, they could be leaving a half a million dollars’ worth of assessed value tax off because they hit the circuit breaker for the community. “It’s driving up people’s desire to have a higher value home, but they may not be getting the benefit of that higher value home,” says Isaacs. “Therefore, it’s jeopardizing our ability to deliver workforce housing

that meets demand and can make the community more attractive for all residents and businesses looking to locate in a specific area.” The bottom line is that we need to have the workforce housing because that’s what brings the jobs and the retail and commercial growth that pays property taxes at that 3% rate. “We need all three parts of the triangle,” says Isaacs. When David B. bought his home 15 years ago, he loved the property, but his lighting system needed an upgrade. David contacted Karl Lundberg, owner of Luminocity, to see what could be done. “Karl installed a system that was night-and-day different from the old one,” says David. “It was like going from a used car to a brand-new Cadillac!” Lundberg had told David that the lights would be maintenancefree and last for a long time. When thinking about the mission of Home Artisans of Indiana (HAOI), the phrase “share the wealth” comes to mind. The group of home improvement professionals is constantly striving to help others in the industry learn more, connect more, and succeed more. Since its inception in 2010, Home Artisans has expanded to three locations – Carmel, Fishers, and Greenwood - sharing the wealth with home experts all over Indianapolis. HAOI was founded by a group of design and construction businesses who were facing similar struggles in the industry. One such business owner, David Decker, felt that other networking groups consisted of too many different types of businesses. Decker saw an opportunity to form a more focused group of business leaders in the design and construction industry. This would allow professionals of similar backgrounds, struggles and client demographics to share strategies, ask for help, and become more ingrained in the local business community. This group became an invaluable resource to its members, and with its increasing popularity and a limit of one business per specialty, it was time to expand to a new market. HAOI opened its Fishers chapter in October of 2021. “Part of HAOI's success has been its limited size of 30-40 members,” said Erik Anderson, HAOI member.

“Expanding to Fishers was a great opportunity to bring in more members, as well as grow the network and brand.” The group felt businesses on the southside of Indianapolis would benefit from a group like HAOI, resulting in the third chapter opening in Greenwood. By creating these smaller chapters, more businesses have the opportunity to participate. In doing that, the network at large also grows, helping the entire organization. Businesses on the north and south side are now able to tap into resources they may not have had before. “As the brand grows, it truly becomes a more reliable source of top-tier service providers for homeowners and fellow industry professionals,” shared Anderson. The long-term goal for HAOI is to grow the brand to be the trusted and reliable source for homeowners, as well as like-minded business leaders looking to grow personally and professionally. People are all about pictures. That’s why when we flip through magazines or scroll through social media, we are drawn to the photos. When our eyes land and linger on a particular image, that’s telling. For years, Manny Navarrete, co-owner of Priority Painting Services, has been basing projects on inspiring images that clients bring to him. “The photos show us everything they love, and we try our best to replicate that inspiration,” says Navarrete. Interior limewashing has been trending on the West Coast but is making its way east thanks to design blogs, Pinterest, and shows on HGTV. According to Navarrete, limewashing offers a purposefully messy, inconsistent look regardless of application. “It can be applied in circles or vertically,” he says. “It depends on the look the customer wants, but you can do cool designs and patterns with it.” Limewash is made out of crushed limestone, with other chemicals added to it. The grittier, chalkier texture adds warmth to vast spaces which is why homeowners often paint dining rooms, powder rooms, or accent walls with limewash paint. If it’s bare drywall without any latex paint, the limewash can be applied straight to it. If the wall, however, already has latex paint on it, primer needs to be applied prior to the limewash. Wallpaper is also making a comeback. Sometimes homeowners are interested in wallpapering their entire house, but more often than not they are looking to put

wallpaper on an accent wall to add a pop of fun. “Sometimes people want to add something more fun than just an even coverage paint,” says Navarrete. “There are some really cool designs out there.” Although homeowners may try to DIY their limewashing or wallpaper project, it’s usually best to leave it to the experts who know how to do it well. Architect Ron Novitski started his design firm, Novitski Design, in 1987. He began drawing residential homes for the top premiere designers and found that he enjoyed being out on the job site more than being stuck behind the drawing board. Therefore, in 1992 he also started his own building business called Elevation Homes. He’s been both drawing and building ever since. “I never build the same house twice,” he says. “Every build is a unique design.” He used to be mainly a spec builder until the housing market crash in 2008. At that point, he shifted gears to become a contract builder. “I design houses that fit my clients’ needs but have my flair,” says Novitski. “That’s why they come to me – because I’m a little different in style than most builders.” Over the last 36 years, Novitski has designed between 2,0003,000 homes. Since the market has dwindled, he doesn’t do as many drawings for builders as he once did. Still, he works regularly with a handful of builders in addition to working with clients. These days, however, he does more building than designing. 4 6 H AV E N

Novitski does not consider himself a “trend” builder but rather a “timeless” builder. “If I do my job right, a person won’t be able to pinpoint what year one of my houses was constructed,” he says. “When it comes to resale value, building timeless really helps.” “If I do a contemporary home, I’m only going to get the contemporary buyer. Most likely the traditional buyer isn’t going to jump that line,” says Novitski. “The timeless houses sell easily because they aren’t dated.” Building a timeless home requires quality finishes that stand the test of time as well. He’s starting another project in Old Town Carmel as well as sprinkling in several small remodel projects. “I keep remodels simple so that I can get them done quickly,” he says. “For instance, I’m doing a garage addition, a master suite addition, and a master bathroom remodel.” Keeping it simple when it comes to the quantity of work he takes on allows Novitski to spend more time focusing on the quality of each project, which often lies in the details of the design. One of Novitski’s designs for a past Home-A-Rama was even named Best of Show. “That was a bucket list item that I was proud to cross off,” he says. SMART HOME “When we got the call to create an automated smart home for this year’s Dream Home, of course, we said yes,” says Dan Killinger, owner of Intelligent Living Solutions. After all, the business specializes in creating complete home automation solutions, so this project gave the team the platform to design exactly what the client wanted. The Dream Home, located in Zionsville’s exclusive Holliday Farms neighborhood, is three stories and 14,000 square feet with an outdoor pool, hot tub, and entertainment area. The magnificence of the architecture and design could only be matched by the equally innovative smart home technology requested by the homeowner. “The homeowners held nothing back in their smart home automation wish list,” says Killinger.

The home’s two-story vaulted living room with floor-to-ceiling windows overlooks the Pete Dye-designed golf

course. The kitchen, butler’s pantry, and expansive wine cellar feature automated lighting and sound. The entertainment area downstairs has a secret room opened using automation, an entertainment space that opens onto the pool deck, and a theater room complete with a 3D starfield ceiling. Two bars with multiple televisions mean avid sports fans or news junkies never miss out. Getting the downstairs ready to entertain is a breeze. One button puts the space into entertainment mode, turning on 12 televisions to predetermined programs, adjusting the lights to the perfect scene, raising the shades, adjusting the climate, and turning on the music. And heating and cooling this entire space is managed via automation. “We integrated a smart climate control system into the design that can save up to 40% on energy bills.” says Killinger. “The homeowner can control the system from their Loxone app, or let the house manage itself using sensors and AI. Shades raise and lower based upon light levels, unoccupied rooms automatically change to eco-HVAC mode, lights turn on automatically to the appropriate moods based upon time of day and ambient light levels as you walk about the home.” For this dream home, Intelligent Living Solutions took home automation above and beyond to something spectacular. The first annual Women Build It event, hosted by Haven Media & BAGI, made it clearer than ever that Central Indiana’s women in construction are a force to be reckoned with. Michelle Merritt kicked the day off by discussing a topic most women in the professional world struggle with: knowing your worth. Merritt touched on how to best present and discuss your skills when seeking a new role, as well as how to advocate for the salary you deserve. This topic effortlessly led into breakout discussions, with women from all backgrounds, education, and experience levels bonding over their shared struggle. Merritt was followed by Amber Fields, Chief Culture Officer and Partner with trueU, who focused on the importance of mentorship. The women in attendance were asked to identify characteristics of mentors in their life and challenged to work on both finding and being mentors to fellow women in the industry. The Women Build It conference was the perfect place to connect with women eager to grow together. Throughout the day, breakout groups allowed women who quickly became strangersturned-friends to connect on topics ranging from speaking up in professional settings to representation in the workplace. The Spirit of Cooperation activity encouraged attendees to venture from their groups to connect with other women in the industry. The day fostered an exciting, welcoming environment for women to network, brainstorm, and learn. The conference portion of the day ended with a panel discussion featuring a group of strong leaders in the industry - Millie Hindes (Watergate Roofing), Diana Dinges (Ferguson), Devon Bloxom (Estridge), and Stacy Stater (Home & Willow). This group further showcased the powerhouse women present in the Central Indiana design and construction field. The buzz that carried on throughout the day continued into cocktail hour, where coworkers and new acquaintances further connected. With the September issue of Haven Magazine open to stories about our community’s businesswomen, the day fully celebrated and emphasized the inspiring women that work in the local Indianapolis design and construction industry.
