n the western bank of midtown, Manhattan New York history is being made. A man-made neighborhood, built by thorough design, engineering, architecture, and urban planning practices— Hudson Yards—is on the rise. Throughout the history of New York, man-made neighborhoods have come and gone, never truly catching the zeitgeist and coming to fruition as a destination of “cool” in the city. From the Robert Moses era, to Co-Op City, to Battery Park, to Long Island City, these constructed neighborhoods often feature great buildings, complete with luxury residences and high-end amenities for tenants, but that miss the boat of contributing to the city at large. Hudson Yards, the mix-use venture driven primarily by Related Group and Oxford Properties Group, is on a fast track to accomplishing a feat previously thought impossible: making people—even locals—want to go hang out in Midtown.

Restaurants in Hudson Yards aren’t just another outpost of a chain, or a spin off of an already-popular city hotspot. Hudson Yards is taking the time to give some of New York’s best culinary minds a chance to explore. Porchlight, a new cocktail bar in the neighborhood with southern vibes and rocking chairs, is the first stand-alone bar project from Danny Meyer, the visionary behind Union Square Café, Eleven Madison Park, and so many others, and located just on the outskirt of Hudson Yards at 28th and 11th. Death Avenue Brewing and Roasting will also be serving both coffee and beer to those at Hudson Yards while cooking up home-style favorites. The name also is a callback to the nickname for 10th Avenue from a century earlier, dubbed for the deadly freight train that ran up the street. Hudson Yards is also bringing in the big guns though for dining options with some haute cuisine know-how. Per Se’s Thomas Keller and The Porter House Bar and Grill’s Michael Lomonaco both working on a new restaurant for the area—both chefs already working closely with Related at the developers other property, The Shops at Columbus Circle. “The energy of

The key to a great neighborhood, wherever it is, is a sense of community. Most New York neighborhoods come with this organically built-in. Places like Greenwich Village, the Lower East Side, even the Upper East Side, have gone through their evolutionary changes over decades and decades. For a man-made neighborhood to plant itself down and keep up with the city’s pace on trends and cultural relevancy would be akin to jumping out of a moving vehicle and expecting to land on one’s feet. New York is really the people,” Lomonaco told Hudson Yards, “In this way, we’re going to discover together with our guests what Hudson Yards really means.” The real genius behind the culinary happenings at Hudson Yards though is the seamless blending of fine dining and the cult favorites of the newer, younger tastemakers in New York. While fine dining stalwarts, in any project, give an older, wealthier crowd a craving to come by for, Hudson Yards is thinking younger too by creating a new Momofuku project with David Chang. In a statement with Hudson Yards, Chang says, “We need to offer something that’s more experiential than what we’ve ever done before. Hudson Yards provides that opportunity for both chefs and diners alike.” The planning of Hudson Yards extends deeper into retail too. Similar to Related’s Columbus Circle shopping center, luxury brands are the lay of the land at Hudson Yards. Neiman Marcus is opening its first New York City store, a tri-level, 250,000 square foot epicenter to fashion in Manhattan. Other luxury brands include Coach, Stuart Weitzman, Tory Burch, and many others, totaling 100 shops in all. The Shed, a new venue for the area, will also be home to future New York Fashion Week events. The entire neighborhood stretches from 28th Street to 43rd Street, with Related’s development within the neighborhood reaching from 30th to 34th Street between 10th and 12th Avenue. That means there is plenty of space for greenery in Midtown’s otherwise silverand-steel looking façade. To fill this need, Public Square and Gardens covers four acres from 10th to 11th Avenue and is filled with benches, playgrounds, and the go-to

Of course, the neighborhood also exceeds all expectations in the real estate aspect of the neighborhood too. Fifteen Hudson Yards will be the first residential tower constructed in the area, with over 285 luxury condos available for sale. The building will also have  an aquatics and fitness center on the 50th amenity floor designed by The Wright Fight. The building also features some of the best penthouse views in the city, with Penthouse 88B for instance overlooking not just the park or sculpture below, but offering panoramic views stretching all the way to the Statue of Liberty. One Hudson Yards will also will also offer 178 luxury rental residences across 33 floors, as another tower to adorn the city skyline with breathtaking views of the city below it, and is located at 530 West 30th Street just off the Hudson Yards site. Neighborhoods come and go and shift with time. The cool neighborhood today will certainly be superseded by another locale, and then be reincarnated as a new cool hotspot—it’s the life cycle of any city. Where neighborhoods drift off and fall into zeitgeist purgatory is when there’s nothing to retain visitors or to draw locals back again and again. The mission of Hudson Yards wasn’t to be a real estate venture though, nor was it to be a destination for foreign investors to hold assets like other midtown areas. It’s mission was to be a bona fide New York neighborhood—and with the team behind the project making great decision after great decision, it feels like a mission accomplished.

E

lite travelers everywhere have always loved coming to Miami—and with luxury real estate and a solid cultural scene taking over the Magic City, now they want to live there, too. Sitting in the heart of Downtown Miami, those looking to get a slice of the Miami life can take a peek at a new development, set to open in early 2019, that’s sure to blow Miami’s residential buildings out of the city’s sparkling Atlantic Ocean waters. This new development, which sits in the middle of an entirely new urban community, is called PARAMOUNT Miami Worldcenter; and once built, it will be the most amenitized building in America. Thanks to a partnership between PARAMOUNT developer Daniel Kodsi and Miami Worldcenter developers Art Falcone and Nitin Motwani, PARAMOUNT Miami Worldcenter will be unlike anything Miami or Florida, for that matter, has seen before. While the building has already reached its halfway point of construction at more than 30 stories high, the final building will stretch 60 stories high and be made entirely of glass. Making it stand out even more, PARAMOUNT will be part of the larger Miami Worldcenter, currently one of the largest master planned developments under construction in the United States, an urban center made up of 27 acres (ten blocks!) of shops, restaurants, open spaces and more. A sparkling gem in Miami’s towering Downtown metropolis, PARAMOUNT Miami Worldcenter will be a luxury destination of its own; and when complete, it will set a new standard for living in Miami.

“We really put a lot of thought into the experience of the building. It’s all modern design, with high-end finishes,” says Kodsi. “Even the architecture of the building itself is impressive: it’s an all-glass building. We’re going to light it up at night, so between that and the glass, you won’t be able to miss it. I think it’s really going to become a symbol for Miami.” In addition to its luxurious city-and bay-view condominiums, each of which measure 1,180 to 2,350 square feet, PARAMOUNT’s “crowned jewels” are its 26 signature, ultra-luxury penthouses. There will be 18 penthouses and eight, deluxe two-story “duplexes,” all of which will be in the circular upper core of the 60-story skyrise, part of the tower’s four-level, Italian yacht-inspired Skydeck. Ranging from 3,500 to 6,000 square feet apiece, the latter of which have up to five bedrooms each, these Downtown Miami “palaces” will have everything residents could ever need or want at their fingertips. This includes: private elevator access to each penthouse or duplex, sprawling entertainment spaces, 10-foot high ceilings, designer European bathrooms with rain showers and spa tubs, and real chef-level kitchens with 12-foot islands and the highest quality Gaggenau appliances, like a fullsize wine cooler and premium induction cooktops, to name a few. Of course, it goes without saying that the real luxury amenity is the view. On top of that, thanks to the Miami Worldcenter right downstairs, all residents will also just be a short elevator ride away from an exciting array of Miami shops, restaurants, office space, lush parks, galleries and nightlife that’s planned as part of Miami Worldcenter’s development. Leave the Worldcenter and they’re in Miami’s most metropolitan neighborhood: just steps from the Adrienne Arsht Center, Pérez Art Museum Miami, Phillip and Patricia Frost Museum of Science, the American Airlines Arena, the Metro Mover, and the All Aboard Florida’s Miami Grand Central Station, which will take residents on a direct-service fast train to Orlando in three hours. We have a combination of second-home owners and investors from all around the world that just want a piece of Miami.” For Kodsi personally, this building is the highpoint of a 26-year career spent primarily in residential development—and he feels lucky that he gets to do it in South Florida, a place he also calls home. “This is a project that, if you asked 22 year-old Dan when he started his career, what his dream project would be, I would probably describe something like this. You know, a mixed-use setting, highrise, an all-glass building with some kind of flagship tower and unique architecture,” Kodsi says. “The culmination of everything that this project represents is a dream for me, and there’s just no city in the world like Miami.” And just like it has impacted Kodsi, what’s most impressive about this building is how much it’s going to impact South Florida, too. “Miami Worldcenter is going to change Downtown Miami forever,” Kodsi says. “What’s great about it is you still have another six vacant blocks that surround Miami Worldcenter, so when these blocks get developed, it’s going to be something that continuously grows. Part of this project is that they’re redoing all of the streets, putting in a parking area that’s five blocks, 13-foot-wide sidewalks, big open plazas—this is going to become the Rockefeller Center of Miami. Then you have everything around it, too; you have the Adrienne Arsht Center, the American Airlines Arena, all the museums, the new Brightline train station connecting Orlando to Miami just a block away. So all of this is happening and it’s going to become not just the epicenter of Miami, but the epicenter of South Florida. You’ll see people from Broward and Palm Beach County saying ‘Hey, let’s go to the city!’ And when they go to the city, this is where they’re going to go.” The ten-block Miami Worldcenter will extend between 2nd Avenue and Miami Avenue, ending at 11th Street. Interestingly, the club’s land is formerly the Astoria Hot Springs, part of Wyoming’s naturally occurring hot springs. The next steps for the club, according to those leading the growth, are to bring the hot springs back as a featured amenity that residents and visitors can sit and soak in after a day on the slopes.   The club’s best feature, and where it stands apart as a destination from other ski destinations, is its summer-climate attractions. Jackson Hole started as a summer getaway, and only emerged as a great ski resort to the masses in the 1960s, according to locals. The club in the summer comes to life, offering fly-fishing for trout in the Snake River, canoeing in the small lake, horseback riding, a myriad of different hiking trails, and an incredible golf course.  Unlike any other ski chalet, a home at Snake River Sporting Club is good for any season one could want to get away from the madness of everyday life. I could go here for a full vacation and never strap into skis and have just as incredible of a time. Not to mention, the same reason people are flocking here because tourists in Aspen hog all the fresh powder, think of how much cocoa you’ll be able to drink while they’re all out skiing. NATE BERKUS TALKS DECOR, DESIGN, AND MAKING THE MOST OF ANY SPACE For those looking to downsize space, like when moving into a city, how do you recommend keeping design in mind? You need to be a ruthless editor in your home. Only live with what you truly love. That, and clean your homes. Seriously, sometimes it’s as simple as that.   What are some of your favorite pieces you have in your home? Everything I have in my home, that I share with my husband Jeremiah Brent, has meaning. Whether it’s a piece of art that a friend created for our daughter, or a piece of pottery from a trip we have taken. I love that everything has a story about our family, and what we care about.   When working with clients, how do you help tailor their personality to the design of their home? When working with a client, it’s all about understanding who they are and how they like to live. Choosing a wall color is about considering the furniture choices, the textiles, etc. Sometimes white paint is the bold choice.

Haute Residence: What are some of your favorite design trends you’re seeing now? Nate Berkus: I don’t believe in trends. They are designed to make people feel bad about what they don’t have. The best interiors are ones where people have taken risks, and chosen to live with what they truly love. You want your home to feel layered, like it’s evolved over time – mix metals, textures and periods. Your home should say something about who you are, and what you care about.   What are some techniques you use in your own home? One of the best parts of designing today is that there is no shortage of inspiration or access to resources. As the world leans more and more into technology, we’re seeing this appreciation for wellness in the home – and there are so many ways to define that.

Who is a furniture or décor designer/maker we should be keeping our eye on and why? I love the work being created by Dimore Studio in Milan. And my husband, Jeremiah.   How do you find fashion relates to design of a home? I always take inspiration from someone’s closet. If they gravitate towards color in their fashion choices, that’s a good indication of what will resonate in their home. Likewise, if they only dress in neutrals with gold accessories. It’s a great place to start.   What’s your advice on bringing souvenirs back from trips to include in a home without looking too tacky? There is a fine line between hoarding and collecting, and finding the marriage between the two is very important. Only include items that you truly love, and find interesting ways to live with them. Whether it’s a framed souvenir, or turning a textile into a wall hanging or pillow. You want to always be mindful of what you let in.

Cassina has taken a wide range of creamy pastel colors and created a series of sofas and chairs with rounded edges to suit the trend. For a modern take, they’ve incorporated metal framework into the pieces, to offer a more compelling look that helps the piece blend into a room as a statement piece, and never feeling forced with its bold, but relaxed colors.

Heal’s offers a more traditional design in sofas and lighting, but hasn’t backed away from the trend of a big statement color sofa. With offerings in red and electric blue, their velvet-covered sofa in the new collection is worth basing the room around, with a texture and look that feels modern and fashionable, while still being the kind of piece you’re eager to get home from work and flop down onto. While Heal’s may be the least design heavy brand in this trend, they’ve mastered the balance between art and practicality in designing contemporary furniture for any home.

B&B Italia has launched a new collection, complete with their new showroom in London’s Brompton neighborhood. The collection doesn’t typically embrace the unique color choices the other have, but instead sticks to traditional, high-end options like leather and suede seating, with a few interesting chairs with a fur upholstery. Where the collections reaches back to an older design trend is in the shape and structure of each piece. Several chairs feature big, swooping lines, bulbous cushions, and wraparound circular sectionals. While the designs are very bold, the leather collection is still a chic addition for a room’s look without seeming overkill. xclusive for the London Design Festival, German décor and lightings label Pulpo has launched a pop up shop in Shoreditch’s design district this week to bring the brand’s unique take on modern lighting and tabletop décor to the United Kingdom. Well known in Germany, this is the brand’s first foray into the British markets, and is using the London Design Festival as a launching pad. For the new collection, Pulpo has brought together its best designers to create a lie of tablescape objects, and have dubbed the project Fabulously Awesome Tablescape, or FAT. The collection, consisting of a myriad of vases, boxes, trays, jars, carafes and sculptures, has been imagined by the talented minds of Ferréol Babin, Studio Furthermore, Meike Harde, Kai Linke, RSW and Sebastian Herkner. The pop-up also features end tables, and a series of plush chairs, all in an east end shop with shag carpet up the walls. Just a few blocks from Liverpool Street station, the shop is only open this week while Pulpo continues to plan for their first London flagship after opening in 2006 in Germany.

e all remember when the cool building gets topped off, the one that becomes a statement on the skyline and wandering tourists look into the air to find it as a beacon of direction. London’s had lots of these sorts of buildings before from the Gherkin Tower to the BT Tower to St. Pauls even. The Bankside neighborhood south of the Thames, though, is about to top off one of the city’s best new marvels of design, dubbed The Vase for its shape, in One Blackfriars. The building has gone though a tumultuous fight to get to this near-completed stage. After rigorous zoning battles, scaling down its initial lofty goals in height, and tenant issues, the building is in the right shape now to be one of the best new additions to the city’s architecture. The mixed-use building will serve as luxury residences for Londoners, though the Dubai-based Jumeirah hotel recently signed a lease to be one of the anchoring tenants of the tower. The building has also undergone a good deal of criticism on social media, after its first advertising video blew up in owner St. George’s face for being sexist and nearly pornographic in style. While the marketing team has since rehashed the messaging behind the building it seems, the structure and amenities offered in the space are nothing to be ridiculed. The building features a 20-meter pool, ice fountain, snow cabin, sauna, and spa for tenants. Units in the residences also boast bespoke kitchens, large sky gardens, and automated systems throughout the space. The various styles available range from 1-3 bedrooms, with some incredible views in any direction, despite which floor the units on. Depending on the floor of the unit though, prices can range anywhere from 4 million to 23 million pounds. The building is also near some of London’s most historic landmarks from Shakespeare’s Globe Theatre, to the OXO Tower Wharf, to St. Paul’s Cathedral and the Tate Modern Art Museum. While there is still work to be done on the behemoth of Bankside, it seems that this will be one of many properties soon to open in London that will be bringing new life into the city as an international marketplace for real estate both as investments and residential luxury.
