ALTERNATIVE DELIVERY METHODS We have been instrumental over the years in educating and working with our clients on Alternative Delivery Methods, including Construction Manager At-Risk and Design-Build. Our process involves sitting down with our clients to discuss how these methods could be applied to their project and explain how these methods are successfully leveraged in similar markets.
CONSTRUCTION TECHNOLOGY Harper has a strong in-house Construction Technology team focused on applying a variety of technologies to each phase of construction to enhance efficiency, productivity, safety, and quality. During preconstruction, our team leverages model-based estimating and constructability reviews. These tools offer a precise and streamlined approach to estimating costs and identifying potential issues. This enables us to catch design inconsistencies or obstacles before they lead to costly delays. In the construction phase, we employ state-of-the-art tech, including drones, robotic total stations, and laser scanners. Drones provide a bird’s-eye view of the job site, ensuring real-time tracking of construction progress. Robotic total stations assist with accurate layout and as-built documentation, while laser scanners are crucial for obtaining exact dimensional and positional data. These technologies optimize our accuracy and efficiency, keeping the project on time and within budget.
PRECONSTRUCTION SERVICES To ensure the successful delivery of an upcoming project, Harper provides a thorough and systematic preconstruction process for owners leveraging the selected procurement methods. Each of our divisions has a large preconstruction team and we involve our operations staff in this process to make the transition to construction as seamless as possible. Our preconstruction services are one of the most significant benefits of alternative delivery construction by providing the ownership team with additional planning tools and services to ensure on-time project delivery within the desired budget. Our preconstruction services set us apart as a construction partner and we have a robust set of tools, technology, and resources to maximize the chances of your project’s success.
CLOUD-BASED PROJECT MANAGEMENT Harper utilizes Procore, a web-based management platform, to collaborate, store information, and manage updates, creating one source of truth regarding design documents, budget, and schedule for the project management and design team. Owners and the project team have 24/7 access to see and review all pertinent information concerning the project status and schedule. Our management processes are built around utilization of Procore which is accessible to all members of the project team including owner, design team, commissioning agent, other design consultants, and our trade partners. The system provides a single source of access for all project documents, project models, project cost, submittals, shop drawings, meeting minutes, inspections, and closeouts.
EMERGENCY RESPONSE & MAINTENANCE HarperXS is our dedicated team for maintenance and emergency response. We provide emergency response services, including nights and weekends, for any unplanned maintenance or repairs to your system. We are able to provide on-the-site pricing and timeframe to expedite repairs while allowing you to estimate cost and downtime. We understand emergencies not only cost money, but can attract local attention, so we use our expertise to minimize cost and schedule. Our approach to maintenance contracts is listening to our client’s needs and constraints and working hard to create a unique service package that fits their facilities and budgets. We are quick to respond with cost-effective solutions to meet needs. We also offer maintenance services in both our Commercial and Environmental Services Divisions.
SELF PERFORMANCE Harper’s philosophy on self-perform versus subcontracted work has always been “do what we’re best at.” For self-perform work, we have strategically recruited and successfully trained the best tradespeople in the industry to ensure quality workmanship at a best value for our clients. Our teams receive regular OSHA training and have access to quarterly safety and means and methods workshops. Our people are the difference and we believe in the value of investing in our teams. We also work hard to include local workers in every project. Bringing local Harper employees to your job reduces project costs by eliminating the need for accommodations. SUSTAINABLE CONSTRUCTION Harper continues to lead our region in the sustainability movement by focusing on education and collaboration at all levels of the building process. Our expertise applies to preconstruction, construction, material management, commissioning, systems analysis, and life-cycle costs. Harper has contracted over $300 million in sustainable construction projects, including LEED-Certified and Green Globe projects. Harper’s involvement in the City of Seneca’s Water Treatment Plant Upgrades helped the project in earning the first Silver Envision Certification in the Carolinas.

UNITY PARK GREENVILLE, SC | CM AT-RISK Greenville’s newest park features four state-of-the-art playgrounds, including a 4,100 SF splash pad, two expansive green spaces, covered picnic tables, a 10,000 SF welcome center with restrooms, a first-aid station, and flexible event space. The project included the construction of three pedestrian bridges spanning the Reedy River, which allow pedestrians to access other parts of the Swamp Rabbit trail and neighboring businesses. This revitalization effort is designed to attract new life and create economic vibrancy to a currently underutilized space of West Greenville. Harper was selected to perform preconstruction and construction services for Phase 1 of Unity Park, a CM At-Risk project for the City of Greenville. Harper’s efforts include extensive site work to the 60-acre site, underground utilities, and significant soil amendments. The construction of Unity Park made strides in its prioritization of the environment and natural surroundings. For the Reedy River, which weaves through the proposed park, Harper provided bank stabilization, beautification, and created a secondary river channel for the river. This park was designed to be accessible to all and includes an ADA-compliant playground with accessibility features. The design team focused on how development would occur around the park and helped develop an affordable housing strategy while designing the park.
REEDY RIVER WETLANDS PRESERVE AT UNITY PARK GREENVILLE, SC | CM AT-RISK In collaboration with the City of Greenville, Harper completed the redevelopment of the Unity Park Wetlands along the northern part of the 60-acre Unity Park. The Wetlands project includes an outdoor classroom as part of an ADA-accessible boardwalk providing new public access to these currently overlooked and unapproachable wetlands. This area serves as an outdoor classroom for educating the public about the important environmental contribution of wetlands and the need to preserve them. Additionally, the tranquil area features a boardwalk path through the restored wetlands to observe wildlife and native plants. The wetlands serve as a beautiful, natural focal point in Unity Park, and are important to the health and prosperity of communities. They help in flood abatement, naturally filter harmful pollutants from water, store carbon and keep it from being released as a greenhouse gas and provide visitors an opportunity to enjoy diverse plant and animal life while learning about wetland habitats, the species that live there, and the ecology’s importance to our environment.
THE THOMAS AND VIVIAN A. WONG HONOR TOWER AT UNITY PARK GREENVILLE, SC | CM AT-RISK The future expansion of Unity Park includes an iconic observation tower, built on one of the few pieces of “high ground,” south of the Reedy River, adjacent to historic Mayberry Park and Meadowbrook Green. The Thomas and Vivian A. Wong Honor Tower will include layers of wood screens arranged in a twisting form. The project’s name pays homage to first responders, including police officers, firefighters and military personnel. Visitors can ascend to the top of the 12-story structure by way of stairs or a glass-walled elevator, providing a unique vantage point for Unity Park, and an elevated, panoramic view of the downtown skyline to the east and the Blue Ridge Mountains to the west. Emerging onto the Prisma Health observation deck, visitors will have unobstructed views of the baseball field, the confluence of the Swamp Rabbit Trail as well as the expanse of Unity Park and beyond.
UNITY PARK MAYBERRY FIELD GREENVILLE, SC | CM AT-RISK Harper was selected as the CM At-Risk for the revitalized Mayberry Field at Unity Park in Greenville, SC. Originally opened in 1925, Mayberry Park has long held deep meaning for the surrounding communities. Since opening in August 2025, the field has supported a full spring season of Greenville Little League baseball and softball. This summer its being used for camps and clinics. The remodel stands on the same footprint, preserving its legacy while creating modern opportunities for connection and play. The revitalized field features grandstand bleachers, dugouts, a press box, a concession building, batting tunnels, LED field lighting, a large scoreboard, and a landscaped outfield designed to welcome anyone. Funded through a public-private partnership and supported by community leaders, the project reflects a shared commitment to honoring history and investing in Greenville’s future.
SWAMP RABBIT TRAIL LEGACY CONNECTOR GREENVILLE, SC | CM AT-RISK Harper was selected to construct a trail connection from Legacy Park to the Swamp Rabbit Trail. The scope showcases 1,200’ of paved asphalt trail at varying widths from 10’-11’. There is also approximately 460’ of elevated concrete surface, including an 80’ bridge span that crosses Laurel Creek. The path has been carefully aligned, with utmost attention to tree preservation and environmental sensitivity.
CANCER SURVIVORS PARK GREENVILLE, SC | CM AT-RISK As the CM At-Risk for Cancer Survivors Park, Harper worked diligently with Cancer Survivors Park Alliance, the City of Greenville, designers, engineers, and trade partners not only during the four years of preconstruction but also through the completion of construction for this beautiful garden and park. Harper’s Environmental Systems Division also performed significant improvements to the existing sewer line running across the Reedy River and through the new park location. Through preconstruction, Harper determined cost effective solutions for the site, remaining budget conscious. Upgrades included rehabilitation of the existing concrete piers and removal of an old metal bridge over the river. Harper worked to replace the old metal grate with the Spirit Bridge, a 12’-wide, 135’-long concrete and steel bridge supported by large stone abutments. The new bridge with lighted steel cable handrails required an erection of 50 tons of steel across the Reedy River.
PEACE CENTER COACH FACTORY GREENVILLE, SC | CM AT-RISK Harper was selected as the CM At Risk for the historical renovation of the Coach Factory. This renovation included converting an existing building into a music hall containing a stage, three bars, terrace and patio, restrooms, main lobby, lounge open to the below entertainment area, and a green room. The third floor consists of a hall with a new construction restroom hall and lobby areas abutting the existing building.
PEACE CENTER THE MOCKINGBIRD GREENVILLE, SC | CM AT-RISK Harper was selected as the CM At-Risk for the renovations of the Peace Center in downtown Greenville, SC. The project involved repurposing and combining the historic Gullick and Markley buildings on South Main Street adjacent to the Gunter Theatre to create new performance, education and artist housing spaces while preserving the venue’s historical significance to the City of Greenville. The Mockingbird features an intimate listening lounge and stage on the main level creating a relaxed, lounge-like setting. A robust education space and artist housing is situated on the second floor above.
CHARLES LEA NATURE CENTER CHESNEE, SC | CM AT-RISK Harper was selected as the Construction Manager At-Risk to construct a new, single story event center with a partial basement at the Charles Lea Nature Center. The project includes a single story open air large pavilion & single story open air small pavilion, and a single story bath house. The scope includes select clearing of the site for an asphalt drive, parking lot, sidewalks, boardwalks and nature trails.
GREENVILLE THEATRE GREENVILLE, SC | DESIGN-BUILD This project is a design-build project that focuses on expanding the existing Greenville Theater space. It will include the addition of scene shop and a costume shop at the back of house. It will also include the expansion of the front lobby area, addition of administrative spaces, renovation of existing restrooms, addition of a VIP area, and a conference space. The theatre accessibility and seating will also be upgraded.
ABERNATHY PARK CLEMSON, SC | CM AT-RISK The Abernathy Park Enhancement project will be a complete renovation of the existing park infrastructure, from College Avenue through U.S. Hwy 123 (Tiger Boulevard) including work within Lake Hartwell. The park enhancement will be following closely behind a sewer trunk line project, which will be clearing a sewer ROW corridor that will need to be maintained. The major components of the renovation project will include, but are not limited to: a complete demolition of the existing park, including features over lake limits and nonnative vegetation; replacing grading, pile setting and permanent elevation boardwalk and structures; electrical and mechanical improvements; plumbing; playground equipment; installing site furniture and lighting; and site work to include, but not limited to concrete placement, asphalt placement, landscaping, and parking to complete the redevelopment of Abernathy and Jaycee Parks. The project will include heavy coordination with a municipal new sewer trunk line & pump station project and several adjacent private projects.
