OUR APPROACH TO WORK With Harper, our clients can expect a smooth, well-managed project from start to finish–all while remaining on time and on budget. We bring together the best in experience, technology, and client service to deliver the high-quality results our clients deserve and have come to expect. The Harper approach is centered around one core element – trust. Trust is the foundation upon which we build relationships with our clients, design partners, trade partners, vendors, and community.

ALTERNATIVE DELIVERY METHODS We have been instrumental over the years in educating and working with our clients on Alternative Delivery Methods, including Construction Manager At-Risk and Design-Build. Our process involves sitting down with our clients to discuss how these methods could be applied to their project and explain how these methods are successfully leveraged in similar markets.

CONSTRUCTION TECHNOLOGY Harper has a strong in-house Construction Technology team focused on applying a variety of technologies to each phase of construction to enhance efficiency, productivity, safety, and quality. During preconstruction, our team leverages model-based estimating and constructability reviews. These tools offer a precise and streamlined approach to estimating costs and identifying potential issues. This enables us to catch design inconsistencies or obstacles before they lead to costly delays. In the construction phase, we employ state-of-the-art tech, including drones, robotic total stations, and laser scanners. Drones provide a bird’s-eye view of the job site, ensuring real-time tracking of construction progress. Robotic total stations assist with accurate layout and as-built documentation, while laser scanners are crucial for obtaining exact dimensional and positional data. These technologies optimize our accuracy and efficiency, keeping the project on time and within budget.

PRECONSTRUCTION SERVICES To ensure the successful delivery of an upcoming project, Harper provides a thorough and systematic preconstruction process for owners leveraging the selected procurement methods. Each of our divisions has a large preconstruction team and we involve our operations staff in this process to make the transition to construction as seamless as possible. Our preconstruction services are one of the most significant benefits of alternative delivery construction by providing the ownership team with additional planning tools and services to ensure on-time project delivery within the desired budget. Our preconstruction services set us apart as a construction partner and we have a robust set of tools, technology, and resources to maximize the chances of your project’s success.

CLOUD-BASED PROJECT MANAGEMENT Harper utilizes Procore, a web-based management platform, to collaborate, store information, and manage updates, creating one source of truth regarding design documents, budget, and schedule for the project management and design team. Owners and the project team have 24/7 access to see and review all pertinent information concerning the project status and schedule. Our management processes are built around utilization of Procore which is accessible to all members of the project team including owner, design team, commissioning agent, other design consultants, and our trade partners. The system provides a single source of access for all project documents, project models, project cost, submittals, shop drawings, meeting minutes, inspections, and closeouts.

EMERGENCY RESPONSE & MAINTENANCE HarperXS is our dedicated team for maintenance and emergency response. We provide emergency response services, including nights and weekends, for any unplanned maintenance or repairs to your system. We are able to provide on-the-site pricing and timeframe to expedite repairs while allowing you to estimate cost and downtime. We understand emergencies not only cost money, but can attract local attention, so we use our expertise to minimize cost and schedule. Our approach to maintenance contracts is listening to our client’s needs and constraints and working hard to create a unique service package that fits their facilities and budgets. We are quick to respond with cost-effective solutions to meet needs. We also offer maintenance services in both our Commercial and Environmental Services Divisions.

SELF PERFORMANCE Harper’s philosophy on self-perform versus subcontracted work has always been “do what we’re best at.” For self-perform work, we have strategically recruited and successfully trained the best tradespeople in the industry to ensure quality workmanship at a best value for our clients. Our teams receive regular OSHA training and have access to quarterly safety and means and methods workshops. Our people are the difference and we believe in the value of investing in our teams.

We also work hard to include local workers in every project. Bringing local Harper employees to your job reduces project costs by eliminating the need for accommodations. This approach feeds your economy and keeps our team close to home. The project team also has more stake in the project when the facility they are building serves their friends and family.

SUSTAINABLE CONSTRUCTION Harper continues to lead our region in the sustainability movement by focusing on education and collaboration at all levels of the building process. Our expertise applies to preconstruction, construction, material management, commissioning, systems analysis, and life-cycle costs. Harper has contracted over $300 million in sustainable construction projects, including LEED-Certified and Green Globe projects. Harper’s involvement in the City of Seneca’s Water Treatment Plant Upgrades helped the project in earning the first Silver Envision Certification in the Carolinas.

SAFETY IS A CORE VALUE At Harper, safety isn’t just a priority, it’s a value. Our culture-based approach to safe work performance is part of the management process for all of our projects. We create and maintain a positive work environment that upholds safe behavior and empowers all project employees to take responsibility for safety. Harper is committed to providing a safe work environment for our employees, clients, trade partners, and the public. The safety and well-being of everyone involved is our first consideration as we plan our work. We consider safety to be an important part of our overall corporate operations and proactively seek to maintain an ongoing program to meet our commitment. We work together to create a culture for safety. Our team has acheived over 5 million safe work hours. Our “SOAR” initiative supports and strengthens our commitment to providing a safe work environment for employees, clients, subcontractors, and the public, promoting Safety, Observation, Accountability and positive Results. SAFETY is our highest priority. OBSERVATION demonstrates action. We demonstrate our true commitment to safety by closely auditing our work practices and our work environment. ACCOUNTABILITY is a critical element to our success. We hold every Harper associate and every member of our construction teams responsible for meeting our expectations for safety. RESULTS are celebrated with our associates, subcontractors and owners. Working together to meet our commitment to safety produces positive results for everyone involved. It is important for us to celebrate these achievements together. SOAR requires all team members to take responsibility for their role in deliberate and comprehensive preplanning with safety as the major element of concern. Our strides in safety, executed by our safety team, have resulted in annual awards from Carolinas AGC and the South Carolina Chamber of Commerce.

COMMUNITY INVOLVEMENT Harper’s focus is building up our clients and our community. Through our work, we are building facilities that enhance the quality of life in our community by providing clean drinking water, creating wonderful learning environments for our children, beautiful outdoor spaces, and more. And through our philanthropic efforts, we give back to organizations that are committed to making our community a better place for all. Harper is the proud recipient of the Community Foundation of Greenville’s Philanthropic Spirit Award which recognizes an organization that serves the community through exceptional partnerships with nonprofits and by providing vital programming. Harper’s legacy is defined by its deep-rooted passion for making a difference. Over the decades, Harper has achieved significant milestones, including:

INVESTING IN COMMUNITIES THROUGH ACTION AND FORWARD THINKING: From many gifts-in-kind to community projects, Harper has built stronger, more vibrant communities, ensuring its impact is felt far beyond the job site. Their initiatives to enhance safety, integrate cutting-edge construction technology, and prioritize environmental stewardship have led to numerous awards and positioned them as a leader in the region. EXPANDING ROOTS TO SERVE MORE COMMUNITIES: By growing its Greenville, SC headquarters and opening seven

regional offices in Asheville, Charleston, Charlotte, Columbia, Conway, Roanoke and Spartanburg, Harper has expanded its ability to connect with and support the areas where their teams live, work, and play.

FOSTERING A STRONG COMPANY CULTURE: Harper cultivates a workplace that values teamwork, innovation, and

employee well-being. By fostering a supportive and engaging environment, Harper ensures that its team members feel empowered, connected, and inspired to contribute to both the company’s success and the broader community. Our teammates are active volunteers in the communities where they live, both with Harper and individually.

LOCAL RELATIONSHIPS & RESOURCES We possess the talent, tools, and resources of the billion-dollar companies with a local touch fitted to the specific needs of your project. This will be evident beginning with our first meeting and will last well beyond us turning over your keys. We are here for you and if you select us, you truly will have the best that the large and small firms have to offer. With more than 550 employees serving clients across the Southeast, we bring the resources, expertise, and capacity of a large regional construction firm while maintaining the responsiveness and personal commitment that have defined our company since 1950. Our team of construction professionals allows us to successfully deliver complex projects across multiple markets and regions, providing clients with the confidence that Harper has the people, experience, and financial strength to meet the demands of projects of any size. As we continue to grow throughout the Southeast, our commitment to quality, safety, and trust remains at the heart of everything we do. Equally important is the strength of the relationships we have built throughout the region. Over decades of work, Harper has developed a deep network of trusted subcontractors, suppliers, and trade partners in the communities where we build. These long-standing partnerships allow us to assemble the right team for each project, secure qualified labor and materials, and maintain the high standards our clients expect. By combining our regional resources with strong local relationships and boots-on-theground knowledge, we deliver the efficiency, buying power, and expertise of a major contractor while ensuring every project benefits from the insight and commitment of professionals who know the local market.

Our team sets itself apart by relying on proven procurement methods, including Hard-Bid, Design-Build, and Construction Manager At-Risk (CM At-Risk) methods, and providing a comprehensive plan to best deliver each facility. We plan every project with the priorities of each stakeholder in mind: owners who need reliable, efficient operations; brokers who depend on marketable, lease-ready products; and developers who expect cost certainty and schedule efficiency. FEATURED EXPERIENCE

PROTERRA TENANT IMPROVEMENTS GREER, SC | DESIGN-BUILD Proterra is well known for the electric buses they manufacture. This project provided them with a new facility to assemble the large batteries they use in their buses as well as for other third party applications. This project was delivered as improvements to the 327,139 SF Carolina Commerce Center Speculative Warehouse Shell we completed in 2020. The improvements include a 42,350 SF, 24’ clear conditioned enclosure that houses the battery production line. Extensive electrical, fire protection & mechanical support scopes were provided to support the production line equipment. Ancillary supporting scopes for the facility include a large data server room with a dedicated chiller, overhead cranes, premium dock equipment positions, R&D labs, and Class “A” employee areas. The improvements also included a 60,000 SF, two-story Class “A” corporate office area. The office includes a mezzanine overlooking the production enclosure and the 1st-floor office space. High-end finishes included ornamental stairwells, specialty ceiling packages, polished concrete, intricate carpet design, a two-story showroom space, and a large cafeteria.

SEW EURODRIVE CAMPUS SPARTANBURG, SC | DESIGN-BUILD Since 2012, Harper has been working with SEW Eurodrive to develop their Spartanburg campus. The initial project consisted of sitework and a new 156,000 SF facility for the assembly of heavy industrial gear drives. The structural steel frame was designed to accommodate 30 top running cranes from 5 to 25 tons. The exterior skin consists of precast wall panels and a single ply TPO roof system. The space is climate controlled with rooftop units, an ESFR sprinkler system, and stateof-the-art racking system. Harper also provided construction of a new 38,000 SF two-story office building that consists of a structural steel frame with a glass and precast exterior. The roof is a single ply TPO and features a rooftop garden. The ‘Maxolution’ building is distinguished by the aluminum screen at the entrance, whereas the assembly building features red and wood accents, the linear formliner, and red sun sails. The buildings are each recognizable, so employees can identify with them and develop a place of belonging. At the same time, because both buildings are constructed of precast concrete panels, they are aesthetically connected to each other and to the other precast concrete structures on the corporate campus. Our most recent project, and a testament to our continued positive relationship with SEW Eurodrive, is the second phase of the assembly building and accompanying ‘Maxolution’ office facility. The assembly building boasts load bearing precast wall panels with a structural steel frame. This new construction added 272,500 SF of assembly and office space to the campus. The four buildings we have worked on have run smoothly and we share a great continued relationship with SEW Eurodrive.

ACL AIRSHOP GREENVILLE, SC | DESIGN-BUILD Harper was selected to serve as the Design-Build contractor in constructing a new 60,000 SF manufacturing facility for ACL Airshop in Greenville, SC. Located in Park West Commerce Park, the facility features high bay manufacturing spaces for air cargo bets, transportation straps, and other products. Amenities for employees include indoor and outdoor gathering spaces and a fitness center. ACL Airshop is a leading worldwide provider of ULD, cargo control, and air freight products and services for the aviation industry. The built-to-suit manufacturing space allows for increased productivity for the global leader and offers more jobs for the Upstate community.
