PEACE CENTER RENOVATIONS

Harper was selected as the CM At-Risk for the renovations of The Peace Center in downtown Greenville, SC. The restoration will revitalize the performance space while preserving the historical signifcance of the venue to the City of Greenville.
The scope of work includes the construction of a terrace at the Huguenot Mill site and installation of a new cooling tower. The Mockingbird will be a listening room in the historic Gullick and Markley buildings on South Main Street, adjacent to the Gunter Theatre, offering a casual, lounge-like setting. Nearby, the Coach Music Factory, will transform into a three-level, standing-room music club featuring diverse genres. Above The Mockingbird, a three-bedroom suite will serve as artist dorms, providing a private space for performers to rest before or after gigs, while The Studio, will offer a modern recording space with professional mixing, editing, and audio services.
UNITED COMMUNITY BANK HEADQUARTERS

Harper was selected to serve as the CM At-Risk for the construction of the new 117,000 SF United Community Bank Headquarters in downtown Greenville, SC. The scenic downtown site sits on an outcropping of rock perched over beautiful Falls Park. The site provides some of the best views in Greenville but also made for a very complex project. The rock was partially excavated so the cast-inplace frame could be scribed into the ground. The building consists of three stories of parking with four stories of Class A executive office space above. The structure is cast-in-place concrete with skin consisting of curtainwall/storefront/ACM/terracotta rain screen with a TPO Roof. The roof includes a patio consisting of pavers. The office will contain a 3,500 SF retail branch, 314 workstations, two outdoor terraces, and 350 parking spaces. The building is designed according to WELL safety standards. There is also a flagship branch bank that extends from the office footprint to welcome the UCB customers. The striking façade is primarily glass curtain wall with terracotta and ACM accents. The interior space is highlighted with a grand monumental stair. There are also multiple terraces to allow the occupants to further take in the views.
EP + CO UPFIT

In November of 2016, EP + Co. moved their office space into a new state-of-the-art precast building. Harper served as the CM At-Risk for this upfit project and delivered multiple rounds of budgeting, material alternates, and analysis as part of preconstruction phase services. EP + Co. fills the top three floors at 100 East Court Street and is the main tenant of the building. The space was designed for office personnel interaction with an open floor design which includes innovative work environments that allow for collaborative team activity as well as secluded workspaces. The spaces include several high-end features like a rope wall, multi-tenant open stairwell, and all glass conference rooms. Offices are clustered within a centralized space, with glass walls and doors, allowing for a true team collaboration feel. Workspaces include large idea board areas as well as relaxing space on couches with large TVs to cast meetings or generate ideas. The kitchen and break room area are crisp and clean with a modern feel, enhancing a streamlined break experience. Harper provided all preconstruction budgeting services and additionally oversaw the construction phase of the project. EP + Co. Upfit was delivered on time and within budget. This Class-A office space is truly one of a kind.
DANIEL BUILDING RENOVATION

Harper was selected as the CM At-Risk to complete the renovation of the Daniel Building, Greenville’s tallest building. The 25-story office building received renovations of the main floor restrooms and lobby, the 16th floor lobby and restrooms, a replacement of the first floor curtainwall and storefront, repainting of the six-story parking garage, and a pedestrian-friendly main street plaza, featuring outdoor seating and updated landscaping.
SOUTHERN FIRST HEADQUARTERS

Harper was selected to serve as the CM At-Risk to construct the new Southern First Bank corporate headquarters to be located at the intersection of Laurens Road and Verdae Boulevard in Greenville, SC. The building is located closely to the growing business hub surrounding the CU-ICAR Campus. It stands at five stories, and includes 100,000 SF of space. Harper additionally handled all associated parking and site work development.
The building was constructed as a steel frame structure with concrete floors, steel framed exterior walls and a variety of exterior façade materials including aluminum curtain wall, glazing, stone and/or metal panels, and veneer masonry. Entrance canopies and elevated terraces were additional accents to the building. MEP systems are comprised of standard HVAC, plumbing, electrical, and fire protection systems.

AUG SMITH ON MAIN

Harper was selected to redevelop an existing four-story, 59,470 SF building on Main Street in Spartanburg into 45 luxury apartments and two ground-level retail spaces. These two retail spaces are occupied by Spill the Beans and Spartanburg Methodist College Studio for education, collaboration, and creation. The project included the construction of two additional floors on top of the existing building, bringing it up to seven stories, including a basement. There is potential for a third retail space on the basement level facing the rear of the building. The mix of apartments includes 27 one-bedroom units, 16 two-bedroom units, and a pair of two-story lofts.
THE MONTGOMERY BUILDING

The Montgomery Building, an iconic 10-story, 134,557SF building with a lower level basement located in downtown Spartanburg, SC, was designed and built in 1924. Harper, as the Construction Manager At-Risk, constructed the major renovation for this historic building. Listed on the National Register of Historic Places, The Montgomery Building now retains its unique architecture, while catering to the modern needs and interests of urban residents.
During preconstruction, Harper partnered with MPS to develop a design and GMP worthy of this innovative historical renovation. The renovation of the building included a new site layout with reworked parking areas, a new lower parking lot, new sidewalks, walkways, and landscaping. The interior renovation restored the building’s original design and finishes. The ground floor features select boutique retail stores and dining, and the second floor has offices topped with 63 high-end residential apartments.
BRIDEWAY STATION

Bridgeway Station is a unique mixed use town center in Mauldin, SC. We have completed a three-story tilt-up office that is already fully occupied, a six-story, tilt-up, 163 unit apartment building, another smaller, four-story, 27 unit masonry apartment building, a historic train station, two multi story restaurant buildings, and retail building with rooftop pool. All of these buildings will have historic Italian accents to create the Italian village feel the developer desires. It is truly a one of a kind project with more to come.

Harper completed a new 4-story, 58,000 SF residence hall on Furman University’s campus. The new hall is part of a multi-phase project, focusing on the renovation and addition of Furman’s South Housing Complex, a residential student housing complex serving first year students. The new residence hall houses 210 student beds across four floors, while also providing shared common space and amenities throughout. These include lounges, study rooms, laundry facilities, and community kitchen. A portion of the new floor houses Furman’s Center for Inclusive Communities (CIC), which will include an administrative suite within the building to directly serve first year students. The remainder of the first floor houses student beds, shared/ common space for students, and support space for staff.
GREENVILLE TECHNICAL COLLEGE PRISMA HEALTH CENTER FOR HEALTH & LIFE SCIENCES

Harper was selected as the CM At-Risk to construct this three-story, approximately 137,366 SF academic classroom building for Health and Life Sciences programs on Greenville Technical College’s Barton Campus. This state-of-the-art facility features top-tier science laboratories, a mammography X-ray lab, classrooms, student engagement areas, a cyber-café, faculty offices, and anatomage tables for virtual learning. The site where this new facility is located was previously a landfill for the local municipality. Due to the challenges on the site, the project is built on rammed aggregate piers and has involved our project team in developing creative solutions for using the onsite soils. This facility creates a new hub for aspiring healthcare professionals to support the ever-growing Upstate and beyond.
