2 February 2023 Full Name Address Suburb City Postcode Dear First Names RE: [20 Nowhere Street, Forgotten Town, Neverland] Thank you for your time and the opportunity to provide you with an appraisal for your home. [In this paragraph, you can personalise your appraisal to talk briefly about the home or just remove this paragraph altogether] The Real Estate Agents Authority 2008 requires any appraisals to be supported by an analysis of sold properties that are deemed comparable. Therefore, I have researched Harcourts sales statistics, REINZ (Real Estate Institute of New Zealand) and Property Guru, the last two sites being public resource domains. The following sold properties best represent comparable sold properties and have been selected based on their geographical proximity, similarity of their attributes and time of sale;

1. 85 Acacia Ave, Rangiora: A 232 m2 roughcast house that sits on a 700m2 section. This property sold for $531,000 in Dec 2012. I have not viewed this property in respect of the interior however it is of similar age and size to yours with an RV of $415,000. Built 2010 2. 4 Cedar Place, Rangiora: A 220m2 brick house with four bedrooms that sits on a 721m2 section. This property sold for $479,000 in Jan 2013 and has an RV of $415,000. Built 2000-09 3. 8 Cedar St, Rangiora: A 229m2 brick house with four bedrooms that sits on a 790m2 section. This property sold for $560,000 in Dec 2013. This property had an RV of $415,000. Built 2000-09 4. 30 Acacia Ave, Rangiora: A 264m2 contemporary house with four bedrooms that sits on a 801m2 section. This property sold for $525,000 in Feb 2013. This property has an RV of $465,000. Built 2007

SUMMARY: All the above properties are of a similar comparison. Taking into account the current market and the critical analysis of these comparable properties as required by the REAA 2008, I believe a fair market range to be from $___________ to $_____________ .

Once again, thank you for the opportunity to be of service to you. If successful, I can assure you I bring a wealth of professionalism and skill in managing the selling process thus ensuring you receive a totally professional service.

Yours sincerely Grenadier Real Estate Limited

SOLD FOR $000,000 DAY MONTH YEAR

ON A SCALE OF ONE TO TEN, WE'RE AN ELEVEN! For a decade Harcourts has dominated the real estate agencies category of the Reader’s Digest New Zealand’s Most Trusted Brands. New Zealanders have voted Harcourts the most trusted real estate brand for a remarkable 11 years in a row, making Harcourts the only real estate brand to achieve this honour since the real estate agency category was established in 2013. Harcourts Managing Director Bryan Thomson attributes the long-running trust that New Zealanders have in Harcourts to the commitment its people have to their clients. “We are incredibly proud of our teams across the country who live the Harcourts values of ‘people first’ and ‘doing the right thing’ every day.” “We recognise that trust doesn’t happen overnight – it’s earned each and every time we serve our clients and our communities. That’s why we’ve been constantly adapting and innovating, enabling us to continue to provide outstanding service to our clients through some of the most challenging years in our 134-year history.” “It’s at times like these when our charitable arm - the Harcourts Foundation - also really shines, providing much needed support to local community groups and making a real difference to the lives of others through the generous donations of our people across the country.” The Reader’s Digest Trusted Brands survey has a longestablished reputation as the premier measure of brand trust in New Zealand and around the world. “To be named the Most Trusted Real Estate Brand for ten years in a row is a vote of confidence from the people of New Zealand and we couldn’t be prouder.”
