Market Update 5152
One Postcode, Three Markets Stirling, Crafers and Crafers West may share the same postcode, but the way buyers view each market can be distinctly different. In Stirling, lifestyle and convenience are major drawcards. Buyers place real value on being close to the village, cafés, schools and everyday amenities, while established gardens, character homes and walkability continue to strengthen appeal. Crafers attracts buyers for a different reason. Elevation, architectural interest, sweeping outlooks and the atmosphere of the surrounding landscape often take priority. Homes that embrace their setting, whether through views, design or a strong connection to nature, can command particular attention. In Crafers West, the search often shifts again. Privacy, usable land, larger allotments and a genuine feeling of escape are highly sought after, particularly among buyers wanting space without feeling disconnected from Stirling and the wider Hills. It’s why understanding the nuances between these neighbouring suburbs is far more valuable than relying on a single postcode-wide median. In the Adelaide Hills, location matters, but so does the lifestyle each pocket offers.
The Budget Could Unlock Tightly Held Homes One of the most relevant measures for 5152 is South Australia’s new downsizing stamp duty concession. Eligible homeowners aged 60 and over can receive full stamp duty relief when they sell their existing home and purchase a smaller, newly built home or off-the-plan apartment valued up to $2 million. This could encourage some long-term Hills residents to make a move they had previously postponed and potentially releasing larger family homes that rarely reach the market. The immediate challenge is that 5152 has limited suitable downsizer stock. The policy may increase the willingness to sell, but many owners will still need to leave the postcode to find the right replacement. At a federal level, changes to negative gearing and capital gains tax are designed to reduce investor competition for established homes from July 2027. However, 5152 is predominantly an owner-occupier and lifestyle market, so the effect here is likely to be less pronounced than in investor-heavy suburbs.
The Downsizer Gap Many long-term Hills residents would happily move into something smaller without leaving the area. The difficulty is finding homes that offer single-level living, manageable gardens, secure parking, privacy and proximity to Stirling. This shortage creates strong competition when the right property becomes available. It also means downsizers are often competing with professional couples and smaller families for the same limited pool of homes.
31 Lesley Crescent, Crafers
Our recent sale of 31 Lesley Crescent, Crafers captured this perfectly. An ideal downsizer that equally appealed to young families. It brought two strong buyer groups into direct competition, amplifying demand for an already limited style of home.

The First Two Weeks Matter A new listing attracts its greatest concentration of attention at the beginning of a campaign. Serious buyers notice it quickly, compare it with everything else available and decide whether to inspect. An unrealistic price can waste this valuable window, encouraging buyers to watch and wait rather than participate. The objective is not to appear inexpensive, but to position the property so the right buyers feel confident engaging while interest is at its highest. When multiple genuine buyers are active at the same time, competition can help drive the strongest result.
How We Approach It At Harcourts Adelaide Hills, we look beyond a suburb median or an automated estimate. We consider recent comparable sales, current competition, buyer enquiry and the individual qualities that make a property different. From there, we build a campaign designed to capture attention early, reach the right buyers and create the strongest possible conditions for competition. Throughout the campaign, we closely monitor buyer feedback and activity so our vendors can make informed decisions based on what is actually happening in the market.
What Buyers Are Paying a Premium For At the upper end of the Adelaide Hills market, buyers are increasingly selective about the complete property — the setting, privacy, outlook and lifestyle it offers alongside the home itself. In Crafers, elevation, architectural character and outlook can have a significant influence on buyer interest. Proximity to Stirling and easy access to Adelaide also remain important, particularly for buyers wanting the Hills lifestyle without feeling disconnected from the city. In Crafers West, the appeal shifts slightly. Larger allotments, privacy, established gardens and a genuine sense of escape tend to carry greater weight. Properties that combine usable land with a quality home can be particularly difficult to replace.

Our View For The Months Ahead We expect 5152 to remain selective rather than uniformly strong, with buyers placing the greatest value on homes that balance Hills character with everyday practicality. Well-positioned properties offering charm, functional living and limited immediate work should continue to attract strong interest and competition. Presentation, accessibility and overall ease of ownership are becoming increasingly important. Properties with difficult access, considerable maintenance or unclear renovation requirements may take longer to find the right buyer, as purchasers become more considered about the time and cost involved. The market remains capable of excellent results, but buyers are increasingly distinguishing between a beautiful Hills setting and an easy Hills lifestyle. Homes that successfully offer both are likely to remain the most sought after.
