The Knockdown Rebuild Process
Site Assessment
Our new home consultants will use online tools, conduct a site visit, and engage in detailed conversations with you to review your land and plans for demolition.
Design Phase
We will work with you to find the perfect design, whether that’s selecting one of our existing floorplans and facades. (our most straightforward and cost-effective option) or starting from scratch to create a custom home tailored to your vision.
Planning Process
Hamlan can handle the whole planning process, all the way through to endorsement. After completing the design of your new home, we then apply for planning approval (if applicable). This is the stage where all the technical details of your project must be agreed upon and submitted to the relevant governing bodies. As every block is different, we will run you through what is stated within the planning permit and ensure all conditions are met.

Contract Signing and Permit Application
Once all the paperwork is completed including your contract, we can then apply for your building and demolition permit. You will need to organise for the services to be abolished and you’ll need to move out of your home. The abolishment of services can take up to six weeks, so if you’re in a position to move out of your home earlier and organise this sooner, this may reduce any delay in commencing your build.
Demolition
With all the paperwork out of the way, we’re ready to start demolition! Our trusted contractors will safely and efficiently remove your old home, clearing the way for the new build.
Construction
With the old structure out of the way, construction can begin! We’ll keep you updated every step of the way and ensure that everything in the build meets our high standards through our rigorous quality assurance processes.

How Jon and Nicky transformed their dated holiday home into their dream retirement location
Originally from the UK, Jon and Nicky moved to Australia 24 years ago and built a life in St Kilda, where they raised their children and often spent weekends at their old Anglesea shack by the coast. As they looked toward retirement, the aging fibro shack posed challenges with no insulation and unreliable heating, so they began considering a new home on the property.

What is the typical timeline for a knockdown rebuild?
Each project is unique, and knockdown rebuilds can often take a bit longer to get underway than a standard build. On average, the construction of a new home takes about 9 months, with an additional 6 months for permits, paperwork, and demolition in the case of knockdown rebuilds.
However this time frame can be longer or shorter depending on the specifics and complexities of the project.
What happens to my utilities during the process?
You’ll need to arrange for services to be disconnected and find temporary accommodation while the work is underway. Keep in mind that the disconnection process can take up to six weeks, so if you can organise this earlier, it may help avoid delays. Once the build is complete, the services can be reconnected in time for you to move-in.
Can I organise my own demolition?
Absolutely! While it’s often easier to leave it to us, you’re welcome to handle the demolition yourself. Just speak to your new home consultant for more information.
