For many Australians, building a home on an acreage block is a dream come true. These expansive rural properties offer breathtaking natural beauty, along with the peace and privacy that’s hard to find in urban areas. With larger land sizes, acreage properties provide ample room for families to grow, allowing for expansive designs with more flexibility and customisation than a typical block. They also create space for outdoor activities, hobbies, and even the option to keep livestock—all while enjoying fresh, clean country air.

Things to consider before buying an acreage block
Power to the Site
The first thing to consider when designing an acreage home is whether it has access to essential services including electricity and will the power meet your usage requirements. An alternative is an off-grid power set-up using renewable energy. Whilst this can be costly up-front, it then allows the home to be selfsufficient and without any reliance on the mains grid. However, residents will need to carefully manage their electricity usage to ensure they have enough electricity to power their essentials.
Water Supply and Drainage
Water supply is another crucial consideration. Your property will need water for drinking, cleaning, and maintaining your garden. If your block is in an unserviced area, there are several options. According to Barwon Water, you may be eligible to connect via a new private connection or a private connection owned by a third party. It’s best to contact Barwon Water to explore your options.
For drainage, you may need to consult the local council, as many new acreage blocks require stormwater drainage to be designed by an engineer. Regardless of if you are able to connect to a mains water service, a rainwater tank is a great way to keep your outdoor spaces lush and green.
Septic Tank
Many acreage blocks are not connected to a sewer system, so it’s important to determine if a septic system is required. The first step is to check with Barwon Water to see if the property is connected to the sewer network or if any sewer extension works are planned in your area. If not, you’ll need an on-site wastewater management system (septic tank), which requires a council-approved permit.

Planning Permits and Bushfire Regulations
Planning permits are typically required when building on acreage. If you’re unsure of your requirements, your local council can provide details on zoning, overlays, and necessary permits. They can also inform you about any future developments or planned amenities in your area.
You’ll also need to consider building envelopes, setbacks from fences and you must comply with the Bushfire Management Overlay (BMO) for your property. This includes preparing a bushfire management statement and meeting various criteria, such as maintaining a defendable space around your home and using non-combustible materials to comply with your Bushfire Attack Level (BAL) rating.
Vehicle Access
Site access is another key consideration. The Hamlan team can support you through this process and advise on the best approach to ensure trucks delivering bricks, framing, and other materials can access the site during construction. Factors such as tree removal, steep terrain, or muddy conditions that could impact vehicle access should be assessed in advance.
Orientation
One of the biggest appeals of acreage living is the stunning, unspoiled views. Whether you’re building in the Golden Plains or Greater Geelong, you’ll want to take full advantage of country or coastal vistas.
Thoughtful home orientation can enhance both your views and energy efficiency. Positioning your home to maximise northern sunlight can improve natural lighting, reduce power consumption, and create a more comfortable indoor temperature throughout the day.
