viewpoint Incredibly, it’s been 21 years since Professional Builder first gazed longingly into its own crystal ball to see what was in store for our readers during the next twelve months. So, what better time to reflect on some of our more creative predictions and reveal which ones actually came to pass…..well, almost! JANUARY 2007 OLD SCHOOL TIES Newly anointed King of the “I’m a Celebrity Get Me Out of Here” Boris Johnson is dramatically stripped of his title when its revealed that a lookalike old Etonian “fag” performed all of the nasty bug eating tasks on his behalf. No change there then! FEBRUARY 2009 OIL ON TROUBLED WATERS After failed attempts to introduce a global-style 39th fixture in the Premiership, the Sultan of Dubai has decided to buy the English Premier League lock, stock and ball-boy. The main competition is to be reduced to just four elite teams and will be played on sand. As it all quickly transpired, following the farcical decision to give the World Cup to Qatar, and the massive corruption scandal which subsequently engulfed FIFA, just about anything these days can be bought in football if you throw enough cash at it. More recently, of course, we had the attempted breakaway of the so-called ‘big six’ and more petro dollars pouring in from Abu Dhabi and Saudi Arabia. MARCH 2006 HIGHWAY TO HELL The London Congestion Charge is now so successful, says the Mayor, that the Government is now looking to extend its reach into every city, town and hamlet in the British Isles. Not quite there yet but it’s already been massively expanded to take in more of the Capital, as well as affecting motorists in many of our other major conurbations. It doesn’t stop there, of course, with the implementation of ever more ultra-low emissions zones and don’t even get us started on the exorbitant cost of parking a vehicle in the city. APRIL 2010 NOBODY’S FOOL Professional Builder exclusively reveals that the Government is to impose a sliding scale levy on the great British fry up, with a stinging 50p extra on the iconic fried slice, whilst even the humble bacon sarnie will set the average breakfaster back a further 40p in taxation (not to mention ketchup, of course) Within months a so-called Health Tax had been introduced on alcopops, fizzy drinks and sugar laden condiments, whilst there are currently vociferous demands for similar excises to be enforced on products containing high concentrates of fat and salt, as well as supposedly carcinogenic processed meat items. A new plastic tax is also planned for later this year. MAY 2013 WAGGING THE TALE! England’s participation in Euro 2020 is cut short

with vicious hair pulling and name calling breaks out in the hospitality suites and spills out on to the pitch in a warm up game. It’s later reported that two tearful wags were found in the ladies sporting a series of injuries – including broken nails, swollen lips and heavily smudged lipstick. Little did we know, that “Wagatha Christie”, as it was waspishly dubbed, would soon be front page news as wag legends, Coleen Rooney and Rebekah Vardy went toe to toe in the high court, spending thousands of pounds to establish…. Well, actually we are still none the wiser!

on gullible individuals is deemed unlawful after the newly formed Court of Human and Animal Rights comes down in favour of a group of turkeys who it is claimed were illegally coerced into voting for Christmas. Phrases such as “playing the goat” and accusations of soccer players imitating a “dying swan” are also deemed animalist! The Animal Welfare (Sentience) Bill becomes a topic for heated debate among MPs as it’s revealed that decapod crustaceans, such as lobsters, have feelings too!

JUNE 2002 THAT’S SHOWBUSINESS! National Exhibition Centre, Birmingham 7am: Builders seen queuing around the block to gain entry to Interbuild – the nation’s biggest show for the construction industry. Promise of free saké and giant screens showing England’s World Cup group matches purely coincidental, claim organisers. Within five years the century-old show would have inconceivably been reduced to rubble. Thankfully, our own Toolfair shows up and down the country more than adequately filled the void with builders keen to get their hands on the latest equipment. 2022 will see six shows rolled out at key locations throughout the UK for the first time.

OCTOBER 2013 FRACK OFF Blackpool’s latest visitor attraction; The “Journey to the Centre of the Earth Fracking Experience” is forced to close when half of the Pleasure Beach disappears into the Irish Sea on its inaugural run. Following a 1.5 magnitude tremor being recorded in the town during November 2018 all fracking exploration throughout the UK was subsequently suspended for an indefinite period.

JULY/AUGUST 2009 PARTY TIME Boston, Lincolnshire is swamped with builders when it’s named as the location for the launch of the British version of the Tea Party. “You would have thought they could have laid on some custard creams at least,” says one disgruntled chippy. Our prediction of seeing Boston properly established on the political map was fully realised in dramatic style when in 2016 it become the most Eurosceptic town in Britain, voting more than 75 per cent for Brexit. AUGUST 2020 HEATED DEBATE Serious doubts are raised about the wisdom of holding the Olympics in Japan during hurricane season when the 100 metres is won in a world record two seconds thanks to a moderate head wind. In fact, apart from Covid, of course, weather conditions did actually play a massive part in the games, although it was extreme heat, with temperatures regularly exceeding 100 degrees – and 80 per cent humidity – which had competitors gasping for breath and more than 8,000 people hospitalised with heatstroke. Bring on Qatar! SEPTEMBER 2019 TALKING TURKEY The hundred year old tradition of playing a trick

NOVEMBER 2020 THE DONALD TRUMPED After losing the US election Donald Trump refuses to leave the White House after revealing that he purchased the freehold for the property from previous incumbent Richard Nixon in 1980. Camp David, The Pentagon and Air Force One are also thought to be within his personal business portfolio. The Donald certainly did not go quietly into the night. In one of the most shameful incidents in the history of American democracy we saw disgruntled supporters storming the Washington seat of power and a plethora of legal challenges by his legal team as to the validity of the democratic showing in key states. ‘Hair’ today, gone tomorrow! DECEMBER 2011 WOKEN DREAMS! Christmas is cancelled as Santa puts his Reindeer and sleigh up for sale. “By the time I had completed my working at heights risk assessment forms, appeased the animal welfare people and dispensed with the red robes for a hi vis vest I didn’t feel very festive at all”, says a Lapland-locked Santa. The tentacles of red tape and state bureaucracy have taken on a life all of their own in the ensuing decade, extending to every nook and cranny of the construction industry, and is now being cited as the biggest obstacle to selfemployment and small business growth. And don’t even go there with the woke stuff, where words like manhole and stopcock have been consigned to history.

LICENCE TO BUILD Government must outlaw ‘cowboy builders’, argues the Federation of Master Builders The Government’s failure to back legislation to tackle the scourge of cowboy builders is disappointing, says the Federation of Master Builders (FMB) in response to a Private Members Bill debated by Conservative MP, Mark Garnier, calling for the licensing of domestic building companies. “With almost one third of homeowners having been put off undertaking major home improvement works due to the fear of hiring a dodgy builder, it’s clear we need to licence UK construction companies,” explains Brian Berry, Chief Executive of the FMB. “77 per cent of small, local construction firms back the principle of a licensing scheme. A licence to build would protect not only consumers but

WHAT A WASTE

Plastic waste from UK construction rises 46 per cent in two years, reveals government data “Our analysis of DEFRA data raises concerns about how the building industry is handling materials, with large quantities of non-biodegradable plastic waste sadly still ending up in landfill”, laments Peter James, Managing Director of SiteStak. “Construction is heavily dependent on plastic, with packaging, unused materials, offcuts and improper storage and handling of plastic often being the biggest culprits. Regulations for smoke and carbon monoxide alarms are about to change

Amongst the amendments, all private and social landlords will be required to install a Carbon Monoxide alarm in any room of a property that has a fixed combustion appliance, such as boilers, warm air heaters, fires and water heaters. In addition, it will be a legal obligation for landlords to install a Carbon Monoxide alarm in any home when a new fixed combustion appliance is fitted (excluding gas cookers). A new study from Towergate Liability Insurance explored playlists on Spotify specifically for those in the building industry to find the top genres, artists and songs that help them get through their workdays on site. The analysis found that rock music was by far the favourite, with 981 appearances, followed by metal with 358, while the top five artists are all rock bands: 1. AC/DC: 84 appearances 2. The Rolling Stones: 63 appearances 3. Led Zeppelin: 63 appearances 4. Red Hot Chili Peppers: 60 appearances 5. Metallica: 50 appearances Construction professionals believe that listening to music while working improves their motivation and mental health. Construction will be specifically targeted in a new work-related stress campaign The Health and Safety Executive campaign, ‘Working Minds’, aims to help businesses recognise the signs of work-related stress and tackling issues routine. HSE is reminding business that employers have a legal duty to assess the risks in the workplace, not just in terms of potential hazards and physical safety. They should also promote good working practices. It says this promotes an open environment where employees can share their concerns and discuss options to ease pressures. House-buyers and sellers may need to pay for green energy improvements The plan, as described in the Heating and Building Strategy, could lead to more work for the construction industry, with specialist firms being formed to carry out energy efficiency improvements. “Linking mortgages to energyefficiency improvements and Energy Performance Certificates (EPCs) is a good idea,” argues Brendan Sharkey, Head of Construction and Real Estate at MHA. “It means homeowners will have to consider energy efficiency right from the start, when they purchase a property, because they will have to pay to make it energy efficient if they want to sell. Changes to planning laws to mandate electric vehicle (EV) chargers come under fire The major concern is that to achieve planning permission, constructors are required to fund substations so that electricity companies can provide enough load to new and old developments. These costs are considerable – upward of £50,000 for a handful of homes – and it is neither the builder, nor homeowner who profits from this infrastructure, it is the electricity companies who achieve revenue in perpetuity from someone else’s investment. The Ladder Association is undertaking a new investigation into equipment safety

The Ladder Surveillance Survey will investigate the conformity of ladders with product standard EN 131 in the supply chain and address ongoing concerns with the availability and use of sub-standard and potentially dangerous ladders on the UK market. Focussing initially on telescopic ladders, the UK-based Certification Body and Test Laboratory, the Test and Research Centre, will test a sample of telescopic ladders, from various sources, against a range of key strength tests. UK van drivers face an estimated £193 million repair bill for failed MOT tests

On average, almost half (45 per cent) of vans between 3.0-3.5 tonnes fail their MOT every year, according to research by Volkswagen Commercial Vehicles, while around a third of light commercial vehicles initially fail the test. The average cost to repair a failed vehicle so it can pass the test is £143. The most common reasons for failure are damaged lights, faulty brakes and unsafe suspension, according to data from the Driver and Vehicle Standards Agency (DVSA), and these are all items that would be checked and maintained during regular servicing. Construction sector on course for growth

Despite a challenging year, the sector looks set for growth and this is set to continue in the next two years. A 6 per cent and 5 per cent increase is expected for private residential starts in 2022 and 2023, respectively, according to Glenigan’s 2022-2023 forecast. In addition, the latest total value sales data from Britain’s builders’ merchants show the second-highest quarterly BMBI sales ever, just 2.4 per cent behind Q2’s record breaking figures. ...problems solved Dear Professional Builder I just wanted to say that I’ve been enjoying looking at your DI-WHY? feature online. Like most builders we’ve been flat out through the pandemic, with the only really problem being some of the lead times on the materials. Last year in particular we came across some pretty hopeless examples of homeowner handiwork and, with people being furloughed and confined indoors for the most part, there seemed to be even more people having a go at jobs that would be better left to the professional. My own theory is that a lot of these makeover shows don’t do the trades any favours. They give the impression that a job can be done quickly, and on the cheap, and it gives the public unrealistic expectations about what can be achieved. When a builder comes in and quotes a fair price for a good job, they’re shocked because they’ve seen it done for a fraction of the price and time on the telly, when what they produce only has to look good for the cameras. Prepare to prevent Preparation is vital for a safe and successfully operational site, but what are the key areas to consider?

Watch the weather Make sure that the weather forecast is monitored on a daily basis so that any poor weather is anticipated and action, if required, is taken. Essential for roofers, working at height platforms and roofs should be regularly checked for ice. If ice is present, work should cease immediately as this is a requirement of

the Working at Height Regulations 2005. In addition, it is worth checking windspeed with a hand-held anemometer, as recommended by the HSE, to avoid dangerous gusts of wind causing falls.

Keep the heat in Lower temperatures mean that additional clothing is essential to help counter the impact of cold on the body. Rapid heat loss or reduction in body temperature over time can lead to serious illness and downtime. Wear at least three layers of clothing – a base layer with moisture-wicking properties to draw sweat away from the body; a middle, breathable layer to help insulate and a good wind/waterproof outer layer, that fits well, allows for a full range of movement and gives good elemental protection. Wet clothing should be changed immediately, whilst gloves should be worn at all times, especially when using ladders or scaffolding as frostbite can occur immediately if extremely cold metal is touched with bare hands. Finally, it is essential that hot food and drinks are consumed throughout the day to help keep the body’s core temperature at a healthy level.

Avoid slips, trip and falls When a surface, such as a scaffolding platform or roof becomes cold, ice can form and present a major slipping hazard, with height only adding to the danger. Such areas need to be treated to avoid slips, trips and falls. Clearing icy patches with salt or sand

improves traction and should be applied when and where needed, whilst extra care should be taken when carrying tools and materials. Sturdy footwear – such as robust waterproof boots with non-slip soles – should be worn, with warm thick socks for added protection.

His latest annual install donation will support Oakhaven Hospice in nearby Lymington. Oakhaven Hospice provides specialist palliative care and support to those facing a life-limiting illness and to their loved ones, in both a home and hospice setting. They rely entirely on donations to continue their vital work in the local community.

Eddie requests support from heating manufacturers to provide the equipment free of charge so the payment for the job can be passed on to charity without deductions for any of the equipment used in the installation or his time and expertise. This year’s installation took place at the home of Rachel Beckingham who is moving from Essex to Hythe and has purchased a maisonette in Hythe that required significant work including a new heating system and electrical work before she moves in. One of the companies asked to support this charitable event was Henrad Radiators, part of the Stelrad Radiator Group. The company was happy to donate five of its Henrad Compact radiators to provide heat around the home. Eddie and his No. 2, Paul Winter had to strip out the existing Economy 7 Electrical heating system Rachel had inherited from the previous owner and replace it with the Henrad radiators. “It’s become an important thing for me

to do every year,” says Eddie. “This is the second year we have supported Oakhaven, which really needs all the help it can at the moment following the Covid problems we’ve all experienced. I am delighted that as a result of the day and the support we’ve had, we will be able to donate the full cost of the installation – close to £5,000 – to the hospice at a time when they so badly need help with funding. The pandemic has hit their income drastically and any donations were more than gratefully received as you can imagine. “I’d like to thank Henrad and all the other companies that helped with this installation. It’s only through their generosity that I can do this and I’m already looking forward to doing the same again next year.”

Experienced plumber, James Bushell with his invention, 150 and Level

Professional Builder’s Lee Jones talks to plumber James Bushell about an invention that is doing its level best for the trades. radesmen up and down the land will know the feeling. They’ve become accustomed to using a particular product but have never quite been satisfied with its performance – the problem is there just isn’t anything else available. What sets James Bushell apart is that he has committed himself to finding an answer and, with 12 years of plumbing experience behind him, his solution is focused firmly on the installer. “There are already a number of shower plates on the market, and some of them are advertised for use when chasing out brickwork, but I’ve only ever been comfortable using them on studwork, to be honest,” explains the Cheshire-based proprietor of Neston Complete Bathrooms. “Even then chasing the wall behind the pipework and making sure the pipes are bang on level and 150mm centred is not always easy. You find yourself trying to clip pipes while holding a level and a tape to get the accuracy, and that’s made even worse when there’s nothing to clip to but dry mortar joints.

and was able to construct a rudimentary device with the help of his friend Kevin Owen that proved his concept’s validity. “It started in my garage as a flat plate with the street elbows mig braised to the plate. Looking back on those early models, it was a terrible way to do it, but it’s a testament to the original idea that it worked.” Time is a precious commodity for busy tradespeople and the real win with 150 and Level is in making levelling and centring a much easier and quicker proposition. Bringing a new product to market is rarely straightforward, but James has moved from early prototype to full launch relatively quickly. Having partnered with experienced manufacturer, Paul Souber, who immediately believed in his idea, Plumbcraft Tools became a going concern, and its first product is 150 and Level. “When we searched the market to see if there was anything like it out there already, there was nothing, and we now have patent pending on the product. I’m convinced that it will be become the solution of choice when you’re looking for a shower plate.”

Mark out the 200mm width and depth/height required for supply pipes to be installed. Cut plasterboard back to brick. Offer up bracket in position required and mark one hole and a vertical slot. Drill these marks with a 6mm masonry bit and insert plug fixing to suit. Screw plate to the wall checking for correct level, use vertical slotted hole to do this. Cut two small lengths of 15mm copper for forward feeds to shower. Cut two incoming supply pipes to required length from floor or ceiling. Clean and flux all 4 pipes, use two 15mm end feed couplers to connect the supply side and use short lengths for forward feed to shower. Solder all joints and clean off any remaining flux. Check the 150 centres of feed pipes in case of any movement. If required, slacken off the two fixing screws and adjust accordingly then retighten. Secure the incoming supply pipes were required.

Proceed to add other finishes like tiling etc. Cut down the forward feed pipes to suit your fast fix kit usually around 25mm from finished surface mark holes and fix accordingly. Silicon seal around any holes in fast fix kit that will allow water ingress. Screw on chrome shrouds, flush out all pipework then fit your new thermostatic bar mixer shower or wall mounted tap.

Here’s a quick quide on how to install them.

Assembling the galvanised steel pocket door frame: A pair of trestles are useful though not essential for assembly and gloves are required. It is also useful to have an electric screwdriver with PH2/PZ2 drill bit, tape measure, plumb line, spirit level, and two No13 spanners.

Wall preparation The rough opening in your wall should match the overall dimensions of the pocket door frame you have chosen and you will find this information in the technical specification. Create the opening with a small tolerance (1-2mm) and use packing for adjustment.

Install at finish floor level The frame should be installed at finished floor level i.e., the level after you have fitted carpet/tiles etc. Use packing to install to finished floor level if you are installing the frame before your flooring has been laid. If this is not possible you may have to reduce the height of your door. The stud size you are using will dictate your finished wall thickness: Eclisse Classic Pocket Door frames can be assembled to two different pocket thicknesses. The pocket thickness you chose will be based on the size of stud you are using, and this will determine your finished wall thickness. E.g 3” x 2’’ CLS or 70mm metal stud suits a 70mm pocket width plus one layer of 12.5mm plasterboard either side will give you a finished wall thickness of 95mm. E.g 4” x 2” CLS or 90/92mm metal stud suits a 90mm pocket width plus one layer of plasterboard either side will give you a finished wall thickness of 115mm. You need to work out your resulting finished wall thickness because this will determine the timber lining kit required and therefore which kit you purchase.

Attaching horizontal bars to the base of the pocket both sides: Lay out the pocket entrance vertical and the rear pocket vertical out on the trestles. Attach the horizontal bars (part a) by clicking them into place.

Install the top beam with track: Insert the top beam with track into the pocket header and locate in place using the bayonet system. Secure with 2no 4.2 x 9.5mm screws from the top. 씰

Attach the metal doorpost and install bracers: Insert the metal tongues at the end of top beam into the slots at the top of metal door post. Bend the metal tongues to secure into place. Bend the ends of the space bars/bracers backwards through 90 degrees. Locate the tabs on the pocket entrance verticals and the metal doorpost. 씰

Screwing the frame into the studwork: You need to ensure that your studwork is robust and built plumb and inline. When the frame is installed, it should be checked to ensure it is perfectly plumb and inline. The frame should be screwed to the surrounding structure using suitable screws. There are fixed points in the header track through which the

Plasterboarding the frame: The frame is made to accept 12.5mm plasterboard. Secure in place with the 3.9 x 19mm plasterboard screws provided, 4no per horizontal bar. The installation of the door can be left until the walls have been painted. After the door is installed the timber lining kit can be fitted. The construction of a beautiful rural house in Lancashire was a labour of love by the owner and builder Steve Bleasdale – and Dakea was delighted to be part of the project

fter a successful career working in construction and aggregates, Steve Bleasdale understands what goes into building a dream home. So, when he started to plan a new house for his parents in the grounds of his home in Preesall, Lancashire, he had a clear vision of how the building should look. He was also sure that he didn’t want to compromise on any aspect of the build – and that included roof windows. Steve worked with an architect to design and plan the stunning new build: “I knew I wanted the building, rather than dominating the area, to sit in harmony with the surrounding nature,” he told us. The house is built low in the dramatic Lancashire landscape, meaning it is completely surrounded by greenery. He constructed the house over three floors. The lower storey is made up of a basement as well as a drive-in double space garage; stairs lead up to the first storey which includes a generously-sized kitchen and living space with bi-fold patio doors leading out onto a deck. The bedrooms on the top floor all have stunning views across the Lancashire countryside. MAINTAINING CONTROL With the smart security solutions market going from strength-to-strength, Chris Burrows, Head of Sales – Distribution and Smart Security for ERA, discusses how the trades can capitalise.

Q

Advances in connected home technology are continuing at a rapid pace. How can tradespeople stay ahead of the curve? A. Smart devices have become increasingly commonplace in UK households, as individuals use a wide variety of connected products to automate aspects of their daily routines and manage specific areas of their properties. From smart speakers like Amazon Echo and Google Home to smart security, heating and lighting, consumers are embracing the convenience of virtual assistants and app-controlled devices. To put this growing trend into perspective, Government-published research from December 2020 identified that over 50 per cent of UK residents reported an increase in household use of connected devices throughout the pandemic. However, the rate at which connected technology is developing and being used is much faster than the regulations and standards needed to protect end-users. For many individuals, data security and user privacy can be a consideration when purchasing app-controlled products, such as video doorbells and cameras, where personal details and recordings are stored by the manufacturer. Whilst regulations regarding the cybersecurity of Internet of Things (IoT) products are expected to be implemented later this year, builders can take a proactive approach now and provide their clients with the confidence that both their

data and their property will be protected to the highest standards. This can be accomplished by recommending smart security solutions that have been independently certified as cybersecure.

Q

What types of certification should the industry be aware of with regard to smart security products? A. In 2018, the UK Government reviewed the basic cybersecurity provisions of over 330 internet connected device manufacturers supplying the UK market. Over 90 per cent did not possess a comprehensive vulnerability disclosure programme and did not build the necessary security requirements, such as using unique credentials, into their products. To overcome this, and set an industry benchmark for the

performance of smart security products, ERA has worked in close collaboration with the British Standards Institution (BSI) to develop the BSI Kitemark certification for IoT connected devices. Launched in 2018, the Kitemark provides independent verification of the cybersecurity of camera and alarm systems and goes above and beyond the requirements of pending government legislation. It establishes a standard for best practice and removes the burden from installers to ensure the systems they fit are cybersecure. Instead, manufacturers must prove this by putting their smart security systems through rigorous data security testing. By choosing Kitemarked security systems, builders can provide homeowners with the confidence that the products offer the very highest standards in protection, not only for their property, but for their personal data. BARN STORMING! Keylite Roof Windows have become the perfect partner in a period barn conversion

he Grade II listed barns and farmhouse at Elms Farm, Derbyshire, are packed full of history. Originally built in 1775, the barns are the former home of the Little Eaton Brewery Company, owned by Officers, and were used as a malthouse and granary before later becoming a working farm. Now, what was once the granary stands the home of Fiona Smedley and her husband John, who transformed the barn into the unique and rustic property it is today. Fiona and John worked with local architect, Paul Gaughan Building Consultants to draw up the plans for the granary, which was being used as a barn at the time. After a few tests to analyse the conditions of the groundworks, all legal checks and necessary approvals were granted without any major changes to the initial architectural drawings. Builder, Ken Tansley from Interbuild was first introduced to the site back in May 2017: “It was a typical old barn when we first started. We needed to rip a lot out of the building, dig out the floors, do some repointing, and the roof needed to be redone. With it being a listed building, all this preparation and rebuilding work had to be done very carefully and by the book.” Light and heat were two large factors that had to be taken into consideration during the planning stages. The barn had little-to-no insulation, and what would become the second floor had no access to natural daylight. To accommodate this, many of the upstairs’ original beams, which the owners had hoped to keep, had to be covered for insulation, and fifteen roof windows were drawn into the plan to bring natural daylight into the top floor rooms. Ken first heard of Keylite when visiting a local builders’ merchant and a

representative came out to Elms Farm with a sample of the company’s latest product offering. Ken reveals more: “Roof windows can pose an issue for listed buildings, as they sit higher than the roof tiles and, therefore, can cause compliancy issues, as well as being an eyesore. However, another selling point for Keylite is that the windows are recessed as standard – meaning they sit lower in the roof, enhancing the overall appearance, and improving the thermal performance of the window.” Two years on, the Barn at Elms Farm has been transformed into a beautiful rural home. Having stayed true to the building’s long history, homeowner Fiona has worked to ensure as much of the original structure is incorporated into her home as possible.“The L shaped building

consists of a lounge, three bedrooms with en-suites, and a sunroom, which used to be an old pigsty, looking out into the garden,” explains Fiona. “The sunroom, true to its name, invites a plethora of natural daylight and warmth thanks to the bifold doors and two Keylite roof windows. Four of our hard-to-reach Keylite windows are electric, which definitely saves us from having to reach with a pole every time we want some fresh air, or when it rains. The three bedrooms all boast two roof windows, and each en-suite has an added one. Sometimes, no matter how well prepared you might be, things go wrong. But following a few golden rules will reduce the odds of a job coming off the rails and setting a project back for weeks. You might not be able to do much in the event of a meteor shower or volcanic eruption but sticking to this short and simple check list will pretty much eradicate most other potential cock ups: Choose a reputable supplier. And ideally one that allocates a specific manager to your account. This is self-explanatory, perhaps, but the importance of using a firm that has a good track record, and then having the name of someone that you can go back to in that company, cannot be overstated. And whilst past performance is no guarantee of future

success, a firm that’s been around for a few years and with the good financial track record, is likely to be around at least for the length of time of their (and your) product guarantees. Cheap can cost. I am not saying it can’t be done but, as a rule, for a supplier to undercut the rest of the pack by a serious margin, something has to give. Just how good is the product quality and delivery for example and what happens if you need the glass remade, for example? Know your product. Spend half an hour with your supplier learning about the products and especially the detail. Knowing what you’re talking about will ensure that you can answer your customer’s questions accurately, and help them choose the right solutions for their needs. Ensuring a happy customer… Listen! Providing your customers with the right products in the right place and at the right price begins with listening to their needs, or at what they think their needs are. Hear what they have to say, then respond. You may then also suggest useful and sympathetic upgrades which is good

for both of you. Communicate! Set up a schedule of proactive communications such as order confirmed, delivery dates, installation schedule and so forth. And especially any delays! Also, make sure you respond quickly to any customer queries. Make sure the products comply. Don’t just take the supplier’s word for it, make sure the windows, door, roof lights and so forth are fit for purpose and comply with performance requirements under the Building Regs and other rules. Installing noncompliant products can land you in serious legal brown stuff. Put it in writing. ‘He said, you said’, will never settle a dispute. At Quickslide, we only accept enquiries in writing and every transaction is recorded – you should do the same, with your suppliers and especially your customers. Deal with it! What might begin as a minor query or dispute can quickly get out of hand and become a major issue. When things go wrong, dealing with the complaint quickly and positively, will prevent it getting out of control. And often the biggest hurdle is swallowing your pride. Any more than that – cross your fingers and hope!

Kevin Hall, a VAT specialist at law firm Wright Hassall, poses the question whether new dwellings are always zero rated? Well, not exactly – as he explains. hanks to a variety of cases, property developers have become aware that the new dwellings they build and sell risk not being zero rated, leaving large unanticipated bills for VAT. Given the increase in residential conversions, a round-up of risks would be a timely reminder.

The boundaries The construction and supply of a new dwelling can be zero-rated as long as certain conditions are met, including: a) the dwelling comprises self-contained living accommodation b) there is no direct internal access from the dwelling to any other, or part of a dwelling c) the separate use, or disposal of the dwelling is not prohibited by any covenant, statutory planning consent or similar provision; and d) statutory planning consent has been granted for the dwelling and its construction or conversion has been carried out accordingly. The relevant legislation also contains further tests, which can prevent supplies being zero-rated, such as any existing buildings not being demolished to ground level; planning consent not specifying retained façades; or works started before planning permission is granted. If any single test is not met, the construction will be standard-rated and the sale will be either standard-rated or exempt with no recovery of VAT on costs.

Repurposing buildings set to rise When buildings are repurposed, from office block to houses, for example, it can involve a mix of VAT rates. Sales of new dwellings after conversion might be zerorated, but the conversion works themselves will be reduced rated or standard rated.

VAT’S LIFE! When clients cannot recover the VAT charged to them, they may seek a provider permitted to charge a lower rate of VAT. Alternatively, if the price is a market rate, the lower the rate of VAT, the higher the profit margin, which makes the VAT rate very important to smart property professionals. However, if a low rate is charged inappropriately, the supplier is responsible for the VAT and HMRC will pursue the supplier for the missing VAT and impose penalties and interest. Determining the correct VAT rate can be tricky, requiring what existed before the

works began and what is created afterwards to be carefully considered. Care should be taken over factors as varied as whether the new domestic reverse charge applies, the status of different parts of a site and whether materials used qualify for the reduced rate. There are also requirements that any statutory planning consent and (additionally for conversions) any statutory building controls are in place from the outset.

Non-recovery of VAT Purchases typically include the purchase of the property itself, construction work, planning agents, legal fees, architects’ services, sales agents and the materials. The VAT paid on costs can be significant and steps should be taken at the outset to minimise the VAT. For example, to remove VAT on the property purchase, the purchaser can often act unilaterally to disapply it, but they must meet certain deadlines. Discussion with the vendor is encouraged, as the implications of

disapplication can be financially serious for the vendor. When considering professional fees, significant VAT savings can be achieved if the project is structured appropriately from the outset. Charging the reduced rate of VAT makes sense, even if the client expects to recover it in full. Property projects often change direction, which can render the VAT unrecoverable, such as the developer later renting out the new dwellings, which is an exempt supply requiring VAT on attributable purchases to be unrecoverable.

The absurdity of VAT rates Consider the scenario, a constructor creates new town houses from a threestorey office building with a top floor penthouse flat. Having created new dwellings where there were none previously, the developer believes the sale of each new town house will be zero-rated. The conversion works will indeed qualify for the reduced rate, but this is not

true when it comes to selling the new houses. If each of the new houses contains a part of the original penthouse, their sales will be exempt and VAT on costs cannot be recovered. This VAT cost can be the difference between a profitable and a loss-making project, and it only arises because the property had been divided vertically. If the conversion had been horizontal in approach, the sales of the new dwellings on the first three floors would have qualified for zero rating and the VAT on all attributable costs would have been recoverable in full. The works to the top floor penthouse would not have qualified

for the reduced rate and the sale would still be exempt. This example illustrates how varied the VAT rules are and how easy it is to overlook an opportunity or unexpectedly incur a large VAT liability. Given the UK housing shortage, there is a real likelihood that the conversion of commercial property to residential use will increase and it will be important for constructors and developers to carefully consider VAT at the earliest opportunity, to avoid converting profits into losses. n the past 18 months we have spent more time in our homes than ever before, but in the UK these have been getting smaller. A 2019 survey carried out by LABC found that UK homes have reduced in size by an average of 10m2 since 2010. Much of this is a result of affordability and developers maximising the land on which they are building. Logic says that below ground basements or lofts are the best options for maximising smaller footprints and increasing the space in homes. The Tech Polo is made from Tactel fabric which feels so soft next to the skin, and although it’s thin it’s still durable. Another benefit is that it has a fast-drying time so, if you put it in the wash last minute, there’s no need to sweat. If a Polo Shirt is not enough to keep you warm Helly Hansen also have a long sleeve in the Kensington collection. Usually with workwear I sometimes find that no matter what size you choose they

are big in size, stereotypically thinking that builders are usually big. That’s not the case with Helly Hansen because again the long sleeve fits perfectly. It’s not too thick nor too thin making it ideal to work in range of weather conditions. Next up was the Kensington Shirt. I’ll be honest, there was an initial concern about doing up each individual button. However, it turns out they are in fact snap buttons, which makes it quick and easy to put on and take off. It also has a chest pocket with fastener closure. The flannel shirt is extremely comfortable, warm and you can immediately tell that the fabric is durable. Although it’s a thick material it still feels great to work in even if the job requires some elbow grease, which reminds me that its reinforced elbows also make it long lasting.

On colder days I like to stay warm, and Helly Hansen has you covered with a range of jackets. There’s not one reason to have the Kensington Fleece Jacket but four as it’s four times more wind resistant compared to a regular fleece. It’s made from a tight knitted Polartec Wind Pro fabric which is wind and water resistant. It also has collars which keeps the neck warm and prevents the wind from travelling through the top. As expected, it has a few pockets which are zipped, which for me is obligatory in workwear, especially when carrying valuables.

Helly Hansen has other jackets in the Kensington collection, including the hooded Lifaloft Insulated Winter Jacket and the Waterproof Shell Jacket. The insulated winter jacket is a great all yearround piece in any conditions, including the wet. It has advanced technology called Lifaloft and Primaloft. Lifaloft is a technical base layer which helps moves the moisture away from the skin and transports it to the surface of the skin, thus keeping you warm. Primaloft also has insulating properties and weighs little. Interestingly, it’s also used in pillows and mattresses, so having it in workwear is a dream. If the heavens have opened, but you still need to be outside, the Kensington Waterproof Shell Jacket is more suited to these conditions. Its waterproof and windproof fabric is combined with a fully taped construction, ensuring you stay dry.

Although the Kensington collection focuses on the uppers, the company has produced a new Kensington Construction Pant. As expected, the quality of the product is amazing and with it being a 4 way stretch fabric, they are extremely comfortable. They have kneepad pockets accessible from the inside, which I prefer in that it gives a cleaner look, and prevents the accumulation of dust in the pockets. There’s plenty of pockets for your tools including the hanging pockets, which are constructed from Cordura to ensure extra durability. The bonus is that these can be zipped off so at the end of the day you can take the weight of your hips and leave the pockets in the van. I was surprised to find out that the leg length can be increased by 5cm, so you won’t have to worry about growing out of them.

■ I was surprised to find a Kensington Trolly that’s also available in the collection. It’s 45 litres in size which is perfect for travelling for business but even fits most overhead compartments on airlines. It’s flying high with many great features including compartments, a 2-stage telescoping anodised aluminium handle, and large wheels for easy transportation, even on uneven terrain.

I have certainly warmed to the Helly Hansen Bifrost Winter Insulated Parka. I have warmed to this jacket as it’s unbelievably warm. Given that it’s designed and tested alongside polar scientists, this is not your average jacket. It is windproof, waterproof and breathable and incorporates sustainable materials. Thanks to H2Flow technology, which regulates the body temperature, it feels virtually like a heated jacket. As the body temperature rises, the uniquely designed air pockets store and retain the heat you produce to keep you warm. To cool you down, the strategically placed ventilation zippers are used to release the warm air and allow a flow of cool to enter the jacket. The jacket is available in black and camo!

ON ANOTHER LEVEL Tibby Singh gets a helping hand from Hultafors We live in a world where technology has taken over our lives and power tools are routinely used in place of many traditional and manual ways of working. However, there are still many jobs that need to be done by hand. It is, therefore, essential that our hand tools are both precise and reliable. When studying carpentry and joinery — before I was even allowed to touch a power tool — I was taught to fully understand traditional methods of working using hand tools. As a result, I’d say I’m quite particular in what tools I use and was interested in what Hultafors had to offer. In this review I have a look at two of the latest products from the company – its traditional new Chisels and a more futuristic Digital Pocket Level with Bluetooth. You may have noticed that chisels never really sit flat to the surface, but Hultafors has achieved just that with these HDC Chisels, and this significantly increases its number of applications. Furthermore, it makes it much safer when shaving something that needs to be flat, such as wooden pellets that hide screws. The chisel is forged in one piece, increasing its durability and ensuring the force applied will be transmitted down to the workpiece. The striker is made from nylon, and can really take a hammering, so you can be assured it will last. If it ever becomes completely hammered, the good news is that it’s replaceable.

On guard I believe that a craftsman that takes pride in his work also takes care of his tools and it is admirable that Hultafors clearly shares the same philosophy. The

manufacturer has produced a full protective cover to guard the tools against damage and keep them fit for purpose. The cover can be clipped to your belt, which is perfect for when working at height, where it will save you time and keep you safe.

THE RULES OF EXTRACTION Professional Builder’s Lee Jones looks at the latest in dust extraction technology from Festool Dust is one of the most serious health and safety issues facing the industry, with the respiratory disorders that can be the consequence of exposure wreaking a devastating human cost. Indeed, the debilitating list of ailments related to this hazard are extensive, including silicosis, asthma, emphysema, mesothelioma, cancer, allergies, skin and eye damage, blood conditions and nervous system damage. Festool has always championed dust free working and the manufacturer already offers an impressive portfolio of equipment – but there are limitations. When it comes to creating a healthier working environment, tradespeople can choose to make use of dust bags attached to machines, but these are only really effective where relatively little airborne material is being produced or on exterior jobs. A corded unit is certainly more effective, but there’s obvious issues where mains power is not available – and in manoeuvrability. The CTC SYS Cordless Extractor in the

Systainer format seeks to address these problems with a cordless extractor for cordless tools, providing genuine independence and greater mobility. Available for dust classes L and M, and powered by two 18V battery packs, there will ultimately be five different variants to choose from. It’s compact design and minimal weight – at only 8.8kg including the two batteries – means it’s easily carried. Moreover, a shoulder strap not only makes for easier transportation between and around sites, but also leaves both hands free, which means you can be using a tool whilst the extractor is doing its vital work comfortably positioned about your person. Professional Builder explores the latest developments in sealants and adhesives from CT1 As the first manufacturer to introduce and coin the term hybrid polymer, when CT1 was introduced to the market more than 18 years ago, the sealants and adhesives landscape changed dramatically. Today, the same company is making similar advances with its Tribrid technology.

Power Grab ‘n’ Bond It’s fair to say that if you were previously looking for a liquid product to bond and replace mechanical fixings there would be no suggestion available. Thanks to CT1’s Tribrid technology, Power Grab ‘n’ Bond eliminates fixings with an instant grab on large vertical bonding, and significantly reduces labour and costs in the process. Originally created for facades and heavy stonework, the versatility and power of this chemical fixing means it has since been widely adopted by shop and kitchen fitters, as well as on outside stonework, façades, quoins, landscaping and allround building work. Amongst its many applications plasterers are now increasingly using it to bond beads, for example. Where these have traditionally been nailed in, Power Grab ‘n’ Bond will do the job. Three times stronger than regular hybrid polymers, Tribrid also has much longer colour retention. A gripe that tradespeople often had with many hybrids is that the white would discolour over time, and the clear would often turn

yellow. After considerable research and development that’s a problem that’s now been solved.

Application Conventional methods of adhesion have relied on a two-component epoxy mix. Not only was this temperamental in achieving the right mix but, depending on the weight of the slab, each one then might then need to be supported by drilling in ties. As well as all that, full cure could be anything between 24 and 42 hours. As a one component product for heavy duty vertical bonding, Power Grab ‘n’ Bond does not have any of these disadvantages. Utilising a heavy-duty caulking gun, the user can apply the product straight from the cartridge, wait four to five minutes and then fix directly

PICK OF THE CROP What are the best pick-up trucks for £12,000 or less? Dan Powell of Honest John Vans has searched the market to find the best second-hand trucks for sale right now. Ford Ranger Most versions of Ford’s pick up will tow three tonnes, while the large and practical load bed will accommodate tools, materials and equipment weighing up to 1,000kg. The Ranger has been the UK’s best-selling pick-up for a number of years, which means finding one on the used market is quite easy. We’d recommend finding one of the Wildtrack models, as these have the best levels of standard equipment. We’d also choose the gutsy 3.2-litre turbodiesel, too, as it’s a real peach of an engine with lots of lowgear acceleration.

Toyota Hilux Tougher than a coffin nail, the Toyota Hilux has a legendary reputation for reliability. Jeremy Clarkson was famously unable to destroy a sixth-generation model in a series of Top Gear stunts, which culminated with him driving one to the magnetic North Pole. You don’t need to travel to the Arctic to find a good quality Hilux for under £12,000, however, there are thousands for sale in the UK. Both the 2.5 and 3.0litre diesel

Typically, the Amarok offers a payload in excess of 1.1 tonnes, though the comfortorientated Highline model with permanent four-wheel drive – rather than the selectable 4x4 as standard on every other Amarok – only has a payload of 750kg.

Mitsubishi L200 The Mitsubishi L200 is a plush but capable workhorse that pairs car-like road comfort with van-rivalling carrying capacity. All L200s are strong towing vehicles. Isuzu D-Max Isuzu D-Max is a robust working vehicle that majors on carrying capacity and low running costs. The 2.5-litre turbo diesel engine won’t win any prizes for refinement, but it delivers a punch of power that makes it perfectly suited for towing and off-roading. The DMax’s tough nature makes it desirable for everyone from builders to farmers. So don’t be surprised if you find vehicles for sale being snapped up in the classifieds within hours of the listing going live. But time it right and you’ll get a great 2012 or 2013 model for comfortably under £12,000.

Bradley Hirst, Technical Services Manager from Knauf Insulation, provides his top three tips on insulating timber frame walls Timber frame walls generally provide better levels of thermal performance than external masonry cavity walls of comparable thickness. Choose all-round performance As ever, always use a product designed for the application. Glass Mineral Wool insulation for use in timber frame walls, such as Knauf Insulation’s FrameTherm Rolls or Slabs, will meet the thermal requirements and also offer exceptional acoustic performance. This is important because timber frame walls have less mass than external masonry cavity walls of a comparable thickness, so the insulation must also reduce noise. Another benefit of using Glass Mineral Wool insulation is that it is noncombustible making it the safest choice because it will not contribute to the development or spread of fire should it occur.

Eliminate gaps Save time and improve performance by choosing insulation that is easy to install correctly. Mineral Wool insulation for timber frame wall applications is pre-cut to fit 400mm or 600mm stud centres. This creates a friction-fit between the insulation, studs, and substrate eliminating air gaps. Its fibrous nature can also accommodate the natural expansion and contraction of the timber. By contrast, rigid boards are delivered in large sheets that must be cut to size on site. This makes it extremely difficult to match the insulation board to the profile of the stud. Even if you cut to size correctly, over time air gaps can appear as the timber bows and shrinks – all of which has proven to reduce thermal, fire safety and acoustic performance.

Control condensation In timber frame applications, warm, moist air can condense on the sheathing board around the stud. This can damage the structural integrity of the building over time by causing timbers to rot. The easy answer is to prevent condensation by installing a Vapour Control Layer (VCL) between the insulation and the plaster.

thing – because a lot of us like to whistle while we work – but there aren’t actually a huge number of smash hits that feature building or construction in their titles or lyrics. One well-known song that immediately springs to mind is Pete Seeger’s “If I had a Hammer”, sung in every folk club up and down the land, as well as in many a school music lesson. And Paul McCartney has also recently published a twovolume book detailing how he thought up the lyrics for all those fantastic songs. Now that Macca has revealed the truth, I don’t know whether to be pleased or disappointed. Whatever next? Will we find that John Lennon’s “newspaper taxis” were not actually acid hallucinations, but rather a description of his interest in papier-mâché modelling?
