Sustainable journey The necessity for all parts of society to embrace and drive forward the issue of sustainability is well known. Action is required on a whole number of issues, not least, cutting carbon emissions, moving towards renewable energy and reducing our impact on the environment. All are areas in which the construction sector can play its part.

And many housebuilders and building materials manufacturers are already on the journey. PHPD has reported on the changes made by a number of companies in previous issues, and we will continue to do so. This month we’ve news of how Lovell has rolled-out the use of HVO as a fuel, replacing diesel, to reduce CO₂e by around 1,000 tonnes; we hear about the new sustainability strategy from Aggregate Industries; and there’s news about the new Sustainability Focus Group set up by A. Proctor Group. For more details please turn to page 6.

Research projects to see how different building materials can be incorporated into new homes while delivering the results required in future standards are also underway – and could be a good source of information for others in the sector. On page 14 we hear about Project 80, a sustainable housing project that is already building to the Future Homes Standard, which comes into effect in 2025. Amongst the technologies that are being trialled are air source heat pumps, solar panels and MVHR ventilation systems.

With the built environment accounting for a significant proportion of greenhouse gas emissions there is a pressing need to tackle the energy usage in homes, and a move toward low carbon and renewable solutions for heating and powering homes is underway. The role of Solar PV systems, which can be integrated into the roofs of new properties, is explored on page 17.

Another key challenge is biodiversity, with the government looking to mandate a biodiversity net gain of around 10% near new developments. And, increasing the amount of wildlife on or near developments is not just good for the planet – better outdoor spaces will also make developments more attractive to buyers.

On page 21 we hear how the issue of biodiversity has progressed through updates to the National Planning Policy Framework (NPPF) and the role housebuilders can play in helping sites reconnect with nature. Amongst the solutions are eco-habitats, which provide durable and discrete habitats for birds, bats and other species.

Sustainability is increasingly part of our everyday lives and it is encouraging to see how far the sector has already progressed. But the journey must continue, and by keeping in touch with what others are doing, housebuilders can ensure future homes meet the sustainable standards required.

Vanderbilt and Hampshire-based Crayfern have now become Elivia Homes with two operating regions; Central and Southern respectively. Elivia Homes will continue to be run by the existing senior leadership team, headed up by Group Managing Director Chris Chiles, Group Operations Director Kamal Grewal and CFO Iain Brown.

Crayfern Homes was acquired by Vanderbilt in 2019. The combined business doubled in size in little over two years and now has a turnover in excess of £100m.

HVO switch results in CO2e savings for Lovell

T

o mark the recent Earth Day 2022 Lovell revealed how CO₂e emissions savings during 2021 came from a switch to a renewable fuel source across its developments nationwide.

During last year the company, where possible, replaced the use of red diesel on its sites with hydrotreated vegetable oil (HVO) fuel. In total, over 400,000 litres of the renewable fuel source have been used, reducing CO₂e by approximately 1,000 tonnes.

Gemma Tovey, Sustainability Lead, Lovell commented: “We are really pleased with the CO₂e savings that our switch to HVO fuel achieved during

2021. This is just one of the many initiatives we have implemented to help us to meet our objective of net zero carbon by 2030 and has made an instant and significant impact.”

NEWS Aggregate Industries launches sustainability strategy

uilding on progress made by the building materials supplier to date, Aggregate Industries has launched its sustainability strategy – ‘Building Progress for a Sustainable Future’. The blueprint focuses on five key pillars: climate, people and communities, nature and environment, circular economy and sustainable solutions.

Kirstin McCarthy, Sustainability Director at Aggregate Industries, who led the business’ sustainability review, explained: “Over the last 12 months we have delivered the UK’s first carbon neutral road scheme, invested over £13m in an alternative fuels recycling plant to reduce annual CO2 emissions by 30,000 tonnes, recycled close to one million tonnes of asphalt planings, and sold enough ECOPact low carbon concrete to save CO2 over 142,000 tonnes.

“However, it’s important to recognise that while we have our own journey to go on, the issues facing our planet are truly global. That’s why we have structured our strategy around the United Nations Sustainable Development Goals (SDGs) as well as key UK policy and industry standards.”

Keepmoat Homes – 48 new homes to Dalmarnock Keepmoat Homes has completed the purchase of land at French Street, Dalmarnock, which will see 48 new energy-efficient homes built over the coming months. The range of two-, three- and fourbedroom houses will have enhanced insulation and solar PV panels, as well as energy efficient designs. The development, Arrolbridge, will also be connected to a District Heating Network, and will be the first residential properties to connect to this network.

The development is located in the heart of Dalmarnock and is based less than three miles from the city centre of Glasgow. Named after Sir William Arrol & Co, the developments pays tribute to Dalmarnock’s industrial past. Work is due to complete in 2023.

WEST YORKSHIRE Gleeson – 61 new homes to South Elmsall Gleeson has been granted planning permission to build 61 homes off Broad Lane in South Elmsall. The site of the former firework factory, which has stood vacant for several years, is Gleeson’s second development within the town.

The new development, which will be known as Meadow Walk, will see the 5.06 acre plot be transformed into a collection of two-, three- and four-bedroom semi-detached and detached homes.

Construction at Meadow Walk will begin in the Summer of this year, continuing until Summer 2025 and will provide 64 direct jobs. The development’s show homes will open in summer 2023, with the first new homes released for sale shortly before, and the first residents expected to move into their new homes in winter 2023.

Elan Homes has committed to a package of planning gain measures to support the growth of the CHESHIRE area, linked to its forthcoming Hazelfields development. The homebuilder has secured planning approval for the scheme having amended the design of the properties following a previous approval.

Work on the 20.45 acre site is due to start this summer with 133 new homes set to be built across 7.47 acres, with the balance taken up by open space and woodland. Hazelfields is due to launch towards the end of the year, offering a choice of private sale properties including one- and two-bedroom apartments, plus three to five-bedroom homes.

The 40 affordable homes will include 26 properties available for rent and 14 available for shared ownership.

Work starts – Hayfield Grove development in Hallow Hayfield has commenced construction at its first EPC A-rated development. Located in Hallow, Worcestershire, the £20m development will feature 55 zero carbon ready homes.

Hayfield secured planning approval for the 5.5-acre site from Malvern Hills District Council earlier this year. The development is being part-funded by the housebuilder’s £67m facility with OakNorth Bank. The new scheme is next to Hayfield Meadow; a residential development which was completed in 2019.

The 55 one-, two-, three-, four- and five-bedroom bungalows, houses and apartments have been specified with Air Source Heat Pumps, solar PV panels, energyefficient underfloor heating, smart electric vehicle fast-charging points, and fibre optic broadband to each property.

2022 maintains momentum Figures from the Builders Merchant Building Index (BMBI) show the demand for building materials remains strong, with sales up 22.9% in February, although driven more by price inflation than volume growth.

T

he latest figures from the Builders Merchant Building Index (BMBI), published in April, reveal that yearon-year value sales to builders and contractors by Britain’s builders’ merchants were 22.9% up on the same month in 2021, continuing January’s solid start to the year. However, this was driven more by price inflation (+13.4%) than volume growth (+8.3%).

By comparison, all categories sold more in February 2022 than the previous year.

Landscaping (+33.7%) did best. Five categories did better than Merchants overall, including Timber and Joinery Products (+25.6%) and Kitchens & Bathrooms (+25.2%). Plumbing, Heating and Electrical (+15.0%), Decorating (+14.2%), and Tools (+8.8%) grew more slowly.

Compared to February 2019, a prepandemic year, total merchant value sales were 22.6% higher. All categories sold more, with overall growth driven by the strength of two categories: Landscaping (+51.1%) and Timber & Joinery Products (+38.3%). Kitchen & Bathrooms (+17.4%), Heavy Building Materials (+16.5%) and Plumbing, Heating & Electrical (+10.4%) were among the categories which grew more slowly.

The Builders Merchant Building Index (BMBI) The BMBI is a brand of the BMF. The BMBI report, which is produced and managed by MRA Research, uses GfK’s Builders Merchant Point of Sale Tracking Data which analyses sales out data from over 80% of generalist builders’ merchants’ sales across Great Britain.

Total Merchants sales in the 12 months March 2021 to February 2022 were 34.6% higher than in the same 12 months a year earlier, with no difference in trading days.

Neil Hargreaves, Managing Director at Knauf Insulation and BMBI’s Expert for Mineral Wool Insulation said: “Soaring

energy, raw material and distribution costs have pushed construction product prices up, and insulation is not unaffected. High energy costs are likely to have a positive effect on the demand for Mineral Wool insulation though, as doubling domestic bills make investment in efficient building fabrics even more necessary, and the returns more attractive.

“There’s an even more significant driver for improved energy efficiency coming in the form of new building regulations. The long-awaited publication of the new Part L standards arrived in December last year, and it is due to come into force in June this year. It enforces a welcome step-up in the energy efficiency of buildings – new and existing – and introduces greater scrutiny of the fabric ‘as-built’ in a foretaste of further regulation changes to come.

“That’s the key watchword for insulation this year – scrutiny. The imminent Construction Products Regulator, for example, will monitor claims about product performance, with robust enforcement powers to address inaccurate or misleading data. It was created in response to a recommendation in the Hackitt Review, as was the Code for Construction Product Information (CCPI).

“The Code gives confidence to builders and contractors that the product information they are given is grounded in technical accuracy, and will ultimately deliver the performance needed. Knauf Insulation contributed to the development of the Code, and has applied to be an early adopter.”

Aircrete rises to the sustainable homes challenge

T

he Future Homes Standard (FHS) is coming into effect in 2025. It will require a 75-80% reduction in the carbon emissions buildings produce over current standards. But how will this actually affect the construction of normal homes?

Project 80 is planning to find out.

The project is an industry-first collaboration led by Midland Heart Housing Association with Tricas Construction, Birmingham City University and UK suppliers, including H+H. They plan to build 80 homes that meet or exceed the 2025 FHS, with the first 12 masonry homes now complete.

The aim of the project was to design standard housing using locally sourced materials and labour and compare the performance of different methods, materials and technologies to see which produce the best results at what cost.

Energy efficiency standards required

by FHS are met by a combination of high fabric efficiency and low carbon heating.

The technologies that are being trialled include air source heat pumps, solar panels, MVHR and more.

Birmingham City University are conducting in-depth research, monitoring every step of the construction process and will conduct post-occupancy research to understand how the homes perform once residents move in.

The ultimate goal of Project 80 is to pave the way for the FHS before it begins by generating rigorous empirical evidence to support the scalable construction of sustainable homes.

Masonry construction With the government’s target of 300,000 new homes per year by the mid-2020s, and the need for them to be decarbonised and

‘future proofed’ to meet the FHS, understanding how best to construct these homes is imperative.

This was part of the reason brick and block masonry construction was chosen for Project 80’s first phase over MMC alternatives. Opting to test more commonly used building methods first makes sense if we are to meet such ambitious government targets.

MMC methods have not been ruled out for Project 80 however, with the potential to use systems like I-House (the offsite solution based on aircrete panels) for later phases of the project. H+H would be delighted to continue its involvement by supplying the Celcon Elements needed for the I-House system, if this proves to be the case.

Another reason for choosing masonry construction was the favourable thermal properties of bricks and blocks in comparison with lightweight frame building systems.

At the Project 80 launch event in March 2022, Tom Hall, Technical Design Manager at Tricas Construction, noted that the new masonry homes were designed with a “fabric first approach”.

Aircrete, with its high thermal mass, is an excellent material to regulate temperature extremes and help mitigate problems like overheating. In hot weather, the indoor temperature in masonry builds is cooler as masonry blocks absorb heat in the daytime and release this stored heat during cooler night-time periods.

H+H has always maintained a ‘fabric first’ approach to energy efficiency – the homes that we build should always do as much as possible to help us reduce carbon emissions. Our aircrete blocks help create efficient, airtight structures that can enhance the performance of energy-saving technologies like air source heat pumps, which were installed in most of the first 12 homes.

Results so far have shown that incorporating innovative design solutions and new technologies to the masonry structures only resulted in a 15% cost increase on a traditional tender.

Unsurprisingly, the cost of an all-electric scheme increased the cost of creating the site's electricity infrastructure significantly.

However, this also meant that no gas supply was needed for the properties, avoiding the cost of installing gas mains entirely.

Collaborating for the future Making projects like this a reality requires purposeful industry collaboration, something that Project 80 has so far exemplified. Contractors and suppliers have come together to work with Midland Heart and Birmingham City University. They have provided products, services and facilitated research, all with one goal – to better understand how we can create sustainable housing in the UK. With a reputation for working collaboratively to achieve ever higher performance standards, H+H was involved

in the first prototype zero carbon homes back in 2007. H+H also collaborated with several developers and the Building Research Establishment in the AIMC4 project to understand the impact of a fabric first approach on energy efficient homes.

H+H was delighted to supply its aircrete blocks for Project 80’s first phase and get involved with a pioneering industry collaboration. Particularly one that will see us moving towards a more sustainable future with masonry building at its core.

The building of standard sustainable housing in the UK is a long-term agenda and proactive initiatives such as this are key. By beating the FHS to it, Project 80 should provide a practical blueprint for domestic construction and industry collaboration that will help the UK build up a housing stock that is efficient, resilient and sustainable.

A combination of escalating energy prices, new home-based working models, and concerns for the future of the environment, is set to increase consumer pressure on housebuilders to deliver energy efficient, multiuse, and sustainable housing solutions. Stuart Nicholson, Roof Systems Director at Marley, outlines how a strategic look at the role of the roof can help the sector create homes built with the future in mind.

he nation’s housing stock is viewed by policy makers as an important component of the longterm aim to deliver a low carbon future.

COP26 outlined the perils of the impending climate crisis and government moves, such as the changes outlined in Part L of the Building Regulations, are designed to ensure we start building more energy efficient, low carbon, sustainable homes. As an interim measure before the full force of the Future Homes Standard becomes a reality in three years’ time, the immediate objective is to direct the construction of new homes, so they produce 31% lower carbon emissions.

According to the Climate Change Committee, the built environment accounts for around 40% of UK greenhouse gas emissions, with approximately 14% of this coming from the 28 million homes in the UK. This puts the future construction of sustainable new homes front and centre in the fight to create a low carbon future.

But there are also other important factors influencing consumer behaviour and driving emerging trends when it comes

to the housebuilding sector. These include the current energy crisis and a shift in how and where people connect with the world of work.

From an immediate perspective, the unprecedented surge in worldwide energy prices is translating into real concerns for homeowners.

The experience of the pandemic is also altering traditional working practices with many employers looking to adopt hybrid models that allow for a mixture of home and office working. As a result, more people are spending increasing amounts of time in their own properties and, as such, many will be reassessing their relationship with home spaces and how they use them.

Housebuilders will need to carefully consider how they respond to what is a changing consumer landscape fuelled by energy economics and radical changes to working patterns. Fully aware that future buyers will have energy efficiency and working from home as key priorities, the sector needs to pivot to ensure such considerations are met, and the functionality of future housing stock continues to match consumer expectations.

But housebuilders who take a strategic view on the positive contribution roofing can make towards the delivery of sustainability-linked construction solutions, can assist in the long-term objective of matching housebuilding strategies with both changing consumer

lifestyles and government low carbon policies and regulation.

Solar PV The improvements in new home energy efficiency being demanded by policy makers cannot simply be delivered by enhancing building fabric alone.

Instead, it is expected the route favoured by housebuilders will see the specification of solar PV, with an efficient gas boiler, or a heat pump, to achieve the required levels stipulated by the forthcoming Part L changes.

For housebuilders, solar PV on the roofscape – combined with an efficient gas boiler – appears to be the quickest, and, more importantly, most cost-effective way for the sector to meet the immediate Part L carbon reduction obligations.

The latest and fully integrated solar PV roof systems clearly offer a more visually appealing, cost efficient and easy to install option. The integration benefits mean solar panels can simply replace a section of existing roof tiles to create a sleek aesthetic and deliver a seamless solution as part of the overall roof.

Solar PV technology is tried and tested, readily available and has become much more affordable in recent times, making it a highly attractive solution for housebuilders. Indeed, Solar Energy UK predicts that the modification to Part L could lead to a five-fold increase in the number of new homes built with solar technology as part of long-term sustainable construction strategies.

Roofing design As part of overall roof design planning and implementation on new build sites, optimising the energy generation cost efficiencies that solar provides can be achieved by considering some additional and important factors.

Housing developments that use solar PV solutions should focus on capturing as much sun as possible to maximise the benefit for low carbon and low-cost energy generation. This translates into ensuring properties have south facing roofscapes and the avoidance, if possible, of shadows emanating from surrounding trees, buildings, and other means nearby.

In addition, new property design should look to incorporate larger scale roof spaces so increased solar panel volumes can be integrated to deliver optimum low-cost energy generation benefit. The seamless installation of solar PV as part of an integrated full roofing solution not only guarantees access to cheap energy, but it also provides a stylish finish that negates prevailing concerns about the bulky, bolt-on solar PV systems that have dominated the market in the past.

Finally, housebuilders can take commercial advantage of the surge in consumer interest for low carbon and sustainable answers that will benefit the planet, using them as a point of differentiation for potential home buyers.

The specification of low carbon heat sources such as heat pumps, alongside solar PV, offers a powerful combination and a great way to sustainably keep energy bills down for homeowners. And with the news that more electric cars were registered in 2021 than in the previous five years, it is also clear the rapid acceleration in consumer take-up of electric vehicles will translate into fresh demands from home buyers. They will expect to see a home charging infrastructure in place when they purchase their new build properties.

Housebuilders can differentiate themselves by providing sustainable product solutions such as integrated solar PV, inverters, battery storage, heat pumps, and EV charging points, all of which will aid reduced cost energy generation, deliver low carbon heat and at home EV charging facilities.

This will not only help the sector to meet its short and long-term obligations under Part L and the Future Homes Standard, but housebuilders who place sustainability at the heart of their construction offer will delight discerning would-be buyers who are now prioritising greener solutions across many aspects of their lives and especially in their home.

Increased emphasis on the integration of biodiversity measures in NPPF is not the only driver to including suitable mitigation and compensation measures in new developments.

Drawing on a new specialist report, Paul Hodgkinson, Director of New Business Development at Wienerberger UK and Ireland, explores the role of Eco-habitats in the drive for Biodiversity Net Gain.

Biodiversity net gain T

he Government’s Environment Act 2021 may be subject to further delays but when it is finally passed, it will mark another step change in biodiversity requirements for new construction projects.

The Bill is set to introduce a mandatory Biodiversity Net Gain of at least 10% on, or near, new developments, measured using a complex calculation based on Natural England Metric 3.0, which replaced DEFRA’s Biodiversity Metric. This follows a series of ongoing changes to the National Planning Policy Framework (NPPF) which has raised the bar for biodiversity standards over the last ten years.

In 2012, NPPF required developers to “seek net gains for biodiversity where possible” and in 2019 the wording was changed to state: “opportunities to incorporate biodiversity improvements in and around developments should be encouraged, especially where this can secure measurable net gains for biodiversity.”

In 2021 it was updated again to drive integration through design. NPPF now states: “opportunities to incorporate biodiversity improvements in and around developments should be integrated as part of their design, especially where this can secure measurable net gains for biodiversity.” Other relevant policies include the Wildlife and Countryside Act

1981 (as amended), the Conservation of Habitats and Species Regulations 2017 and individual European Protected Species Licensing for individual species.

Why is it important?

However, it is not just regulatory drivers that are raising the profile of biodiversity in new residential and nonresidential developments.

With CSR firmly on the agenda for all organisations, our new specialist report, The Changing Shape of Biodiversity in the Built Environment, highlights the impact of the ‘biodiversity trilemma’ on new building design.

Alongside the legislative and framework changes already raised above, the construction value chain is having to consider both species abundance and consumer attitudes too.

The 2019 State of Nature Report states that urban areas in the UK now hold more species than the countryside, due largely to the provision of essential components for biodiversity. But wildlife is in a state of decline across the UK, with 41% of species declining in numbers since 1970.

Bats have fallen dramatically in numbers over the last 50 years and our most common bat, the common pipistrelle, has declined by almost 70%.

listed as a species of high conservation concern. The number of swifts fell by 53% between 1995 and 2016, and starlings by 66% since the mid-1970s – also red-listed as a bird of high conservation concern.

Add to this the growing need for developers to appeal to ‘hearts and minds’.

As homebuyers and commercial property tenants become more aware of both the environment and their own wellness, buildings that support local wildlife to create better outdoor spaces will become more attractive to buyers and users.

Reconnect with nature By planning for nature, architects and specifiers can support developers and building users to reconnect with nature. But this relies on making informed, data-driven decisions on projects which are shaped by early communication and collaboration.

The most important point is that such measures no longer need to be costly or complex. Architects and specifiers now have access to a wide range of solutions to help achieve the necessary ecological enhancements and ensure Biodiversity Net Gain. Often these will work together to help contribute to the net gain required.

For example, whilst they don’t specifically gain points in the Biodiversity Net Gain calculation tool, Eco-habitats provide a fuss-free and inexpensive option, which can be introduced as supplementary enhancements to provide durable and discrete habitats for British birds, bats and other species.

Eco-habitats The premise is simple. Initially driven by architect demand for more discrete solutions, integrated wildlife boxes offer durable and discrete habitats for British birds, bats, bees and other species. Ready to be integrated into the fabric of a building as it is built or renovated, they are produced to standard brick sizing for ease of installation.

Wienerberger’s range, in partnership with Habibat, is produced in the UK and can be faced in any brick type or stone, regardless of manufacturer, stone finish or suitable for render – and roofing ecohabitats are also available. All solutions can be made bespoke to suit individual requirements for each individual project.

Bird boxes are tailored to individual species such as swifts, starlings and sparrows, providing space for nesting and roosting which is safe from predators. They are usually constructed using insulating concrete block which provides an internal roost space, with access holes to suit different species, before cladded with a brick face to match the building fabric.

Bat boxes are also solid boxes made of insulating concrete that provide an internal roost space and cladded appropriately. Suitable for most species commonly found in the UK, the single chambered unit features an integrated V system to increase the surface for bats to roost against, whilst allowing freedom of movement.

Other Eco-habitats include solitary bee bricks, produced to UK brick size format so they can be easily installed in place of a standard brick. These feature holes of varying sizes to provide resting space for different species of solitary bee. Solitary bees lay their eggs in these cavities before sealing the entrance with mud and chewed-up vegetation. The offspring then emerge in spring and the cycle repeats.

Biodiversity challenge Biodiversity is no longer a ‘nice to do’ in new developments. Recent changes in planning frameworks and the imminent introduction of the Environment Act 2021 mean Biodiversity Net Gain is now a critical requirement in order to secure planning consent for new developments.

Under the NPPF, developers are at risk of not securing planning consent if they do not integrate biodiversity improvements within their design.

There is currently no quantitative value assigned to Eco-habitats through Natural England Metric 3.0, but wider biodiversity benefits must also be considered, including the provision of Eco-habitats.

Eco-habitats can also be included within a project’s Biodiversity Net Gain report to support developers to overcome the biodiversity challenge.

That is why project teams are increasingly turning to these thoughtfullydesigned solutions as proactive solutions, creating spaces for wildlife.

Adam Taylor, heating & plumbing product specialist from Builder’s Merchants, Beesley & Fildes, discusses the potential of electric boilers as an alternative to both gas and air source heat pumps.

ith rising gas prices and challenging carbon emissions targets, the UK Government is keen to nudge homebuilders, homeowners and landlords towards alternative approaches to heating our properties over the next few years. The horse they are backing is air source heat pumps, with grants available to encourage take-up.

But even with the financial incentives, the upfront costs are high and the pay back period is considerable. Moreover, air source heat pumps are not suitable for all properties, they require electricity to operate the pump and they can be difficult to retrofit.

While there does need to be a focus on transitioning domestic heating systems to more sustainable options, there also needs to be more creativity and pragmatism applied to this issue. Homeowners, landlords and developers that have the right resources and conditions in their properties can choose to invest in air source heat pumps and other renewable energy sources. Those who do not, also need an affordable way to heat their homes – and hot water supply – using renewable energy where possible. Electric boilers offer an affordable, easy to retrofit solution for doing just that.

A straightforward alternative The need to transition from gas to alternative energy sources for heat and hot water is environmental, financial and political, which makes for a compelling need to find viable solutions. But any transition is easier if we can find an alternative that is similar enough to what we’re used to, be easy and familiar, while still providing the advantages of something different. Electric boilers provide that potential.

For existing properties, electric boilers can be installed using legacy pipework and radiators. In effect, the electric boiler is a

like-for-like switch for its gas predecessor.

This not only minimises disruption for the homeowner or landlord, but also reduces the installation costs and avoids any additional costs involved in modifying the property for new technology.

For landlords, it is a beneficial switch, because an electric boiler requires no flue, no gas safety certification and no mandatory maintenance inspections. For rented properties and social housing, therefore, an electric boiler reduces maintenance costs and provides an assurance of tenant safety, with no risk of carbon monoxide poisoning or gas leaks.

Running costs One of the common push backs when it comes to electric boilers is the running costs. Electric boilers often seem cost prohibitive as compared to gas, but they can be operated using renewable energy sources to keep running costs down. A configuration for a smaller property, for example, would be an electric combi boiler and a solar power installation. For larger properties, an electric boiler combined with an unvented cylinder can take advantage of lower electricity tariffs during the night to heat enough hot water to last for the whole day at low cost. Electric boilers also provide an energy source for underfloor heating, delivering a solution for contemporary homes and new builds.

Government policy, developers, landlords and homeowners are not just considering the financial costs of alternatives to gas, they are also focused on the environmental costs of heating homes. In addition to combining electric boilers with renewable energy sources installed at the property, homeowners and tenants can choose to select energy providers that supply customers exclusively from renewable sources. In this way, electric boilers can contribute to reduced carbon emissions while offering reliability, ease of installation and low maintenance benefits.

challenges with air source heat pumps is that they are better able to generate heat when the weather is warm; precisely when homeowners’ need for heating is lowest. Conversely, gas provides a reliable heat source that can warm a home quickly, while, historically, electric heating has had a reputation for providing a less consistent heat output. This is no longer the case. Contemporary electric boilers, such as the EHS boilers stocked by Beesley & Fildes, are efficient and reliable: the key is to specify the correct size and type of boiler for the property. Just like gas boilers, they can also benefit from the use of smart controls, enabling the homeowner to programme in their own requirements or control their heating remotely for improved comfort, energy efficiency and cost management.

With the investment in sustainable energy infrastructure promising low costs and environmental impact from electric heating, CO2 savings compared to gas, and practical considerations compared to heat pumps, electric boilers should be an important part of the future of domestic heating and hot water.

hen it comes to ensuring the comfort and safety of a building’s residents, whether in the residential, commercial, healthcare or education sector, a key factor is ensuring that they have access to the right temperature and pressure of water throughout. While metal may have been the plumbing industry’s go-to choice for hot and cold water installations for many years, there may be an alternative.

Efficient installation When it comes to choosing a hot and cold-water supply system, an important factor to consider is its installation. With this stage of the construction sequence being one where contractors can either make or break time and cost savings, a product that offers a faster and more efficient installation is key.

Here, plastic hot and cold pipework systems can come out on top. Part of the speedy installation comes from the fact that pipes can be jointed using simple and quick solvent weld processes, meaning fast and efficient jointing and less need for specialist training. Since no hot work processes are required, installers can realise a considerable improvement to safety on site, reducing

the risk of fire and helping to keep people and buildings safe.

The lightweight nature of plastic pipework systems in comparison to their metallic counterparts can further contribute to the safety of installation teams, making pipes and fittings easier to manipulate and reducing the risk of manual handling injuries.

Long life Of course, as well as the installation, it’s also important to consider what happens after construction on site has finished and the building is occupied. Ensuring a product is specified and installed that offers durability and a long lifespan is essential, both for a satisfied end-client and to also protect against call backs further down the line.

When comparing the efficiency of plastic hot and cold supply systems with their metal equivalent, plastic systems can offer increased levels of durability. The primary reason for this is the fact that plastic is protected from the corrosion risks that metal materials can be prone to.

As well as prolonging the overall system’s lifespan, installing corrosionresistant plastic pipework can reduce the likelihood of replacement parts being

Corrosion can not only cause damage on a structural level, it can also present public health risks too, with the possibility of particles of rust or metal contaminating the water supply, making it unsafe for building occupants to drink.

What’s more, opting for an engineered plastic pipe system with a smooth bore (the internal pipe wall) means less opportunity for bacteria to find a safe place to hide, reducing the chance of harmful quantities of bacteria being released into the water supply.

Sustainability The benefits of a smooth bore don’t end there either, contributing to an efficient flow of water and low frictional losses throughout the system. In turn, this can all help to maintain optimum pump efficiency and reduce the operational carbon footprint of the building – key given the net zero 2050 deadline.

This theme of sustainability is a big topic of conversation within the wider construction industry, with clients increasingly pushing the green agenda within their developments and projects. All too often, plastic can have a reputation of being at odds with this more sustainably conscious future. However, it’s important not to confuse hard-wearing plastic building materials with single-use plastics, such as bottles, carrier bags or packaging. Plastic hot and cold systems can have a very long lifespan – far removed from the throw-away plastic perception.

he Hillhead 2022 Exhibition at Hillhead Quarry in Buxton (from 21-23 June 2022) is a major event for those interested in construction machinery.

Bobcat will be using the event to present several new products for the first time, including models from the company’s new R-Series telehandler range, R2-Series of mini-excavators and the L85, the first model in the company’s compact wheel loader range. All these machines have been developed as part of the company’s ‘Next is Now’ programme.

The E60 is the R2-Series flagship machine – a conventional swing model featuring a more powerful engine and a larger cab. In the E60, a tail overhang of only 280mm allows the machine to be operated in confined spaces.

Go electric The Bobcat E10e offers zero emissions, low noise and a width of just 71cm, allowing it to pass through standard doors and in and out of lifts. The E10e is therefore suited to both indoor demolition and basement digging, along with urban/city centre developments, nighttime work and contracts in quiet zones including hospitals and schools.

Load up After entering the compact wheel loader category in 2020 with the L85 model, Bobcat now has a large loader portfolio and will add to it when the company launches the second model in the compact wheel loader range, the L75, later this year.

The L85 features a Bobcat engine and is equipped as standard with the Power Quick-Tach system, compatible with

widely used industry standard couplers.

To run high-flow attachments like an angle broom, the machine can be fitted with a high flow option, providing a hydraulic flow of 100 l/min.

There are multiple Bobcat loader attachments approved for use on the L85, with the company promising there are more to be announced in the near future. The current portfolio includes a general purpose bucket, light material buckets, a combination bucket, pallet forks and angle broom and snowblower attachments.

Power play Hyundai adds to its mid-weight A-Series excavator range.

W

ith many construction tasks needing plenty of power delivered in an efficient manner Hyundai Construction Equipment has introduced two new mid-weight crawler excavators: the HX160A L and the HX180A L are EU Stage V and are powered by the latest Cummins diesel engines.

The 16 and 18-tonne models have also been designed to deliver improved operating speed and performance, with increased visibility and safety.

Both excavators benefit from a 115kW (155hp) gross power output, with 712Nm peak torque available at 1,200rpm. Twin variable displacement hydraulic pumps deliver 160lpm of flow, providing the HX160A L and HX180A L with increased productivity.

In the cab The A Series cab provides a 13% increase in internal space for the operator, with an improved grab handle design in the cabin door, making it easier to access the driver’s seat and improving visibility to the side of the machine from the cab. There are also wider, anti-slip steps for easier access to the cab and service areas.

The interior has an 8” capacitive-type touchscreen for all major information, which can also be controlled through an automotive-style jog/dial module.

Wi-Fi connectivity, using Miracast, allows the operator to use many of the functions of their

smartphone, directly through the machine’s 8” infotainment screen. Drivers can operate their phones hands-free, listen to music directly from their smartphone and use a number of internet-based applications through the Miracast system.

Fuel efficiency Improved control of the engine output and the hydraulic system has resulted in increased fuel efficiency, with the excavators achieving a 5% efficiency gain against the previous HX Series when levelling and truck loading in P Mode.

A new Lifting Mode improves fine control and lift capability, reducing engine rpm, activating power boost and offering improved pump flow control. The machines are also offered with an optional Fine Swing Control, smoothing the movement of the boom at the start and stop of the swing movement. An Auto Safety Lock is offered as standard, preventing unintended operation of the hydraulic functions of the excavator.

The operator can set boom-lift speed compared to swing speed, by activating and deactivating the boom priority function.

Dipper arm in speed can also be fine-tuned, by activating and deactivating the arm regeneration function. It is now possible to save machine settings through the new Key On Init work mode, to apply the settings on engine start-up. The machine owner can also restrict operator access to some functions within the menu if required.

Reduced service cost The excavators also benefit from a revised cooling package layout that contributes to improved serviceability.

Engine oil and oil filter change intervals have been extended from 500hrs to 800hrs, while the fuel filter and pre-filter intervals are now double, at 1,000hrs.

APARTMENT DEVELOPMENT IN BIRMINGHAM SPECIFIES MARSHALLS FACING BRICKS Located on a former boat yard site adjacent to the Old Birmingham Canal, Ultima at Sherborne Wharf is a collection of 87 one- and two-bedroom apartments in Birmingham city centre.

Developed and built by Crest Nicholson, the 10-storey new build was originally specified and approved at the planning stage as clay brick, but looking to meet budgetary and availability requirements the design team approached Marshalls Bricks & Masonry to seek an alternative solution.

Two facing brick options from the Marshalls Sandstock range were selected. The range has the appearance of a waterstruck stock brick but with the benefit of dimensional accuracy to ease construction. The preferred options were the Hampton Stock and Waddon

Stock, which were submitted to planning and approved.

Requiring a quick turnaround, from initial contact to delivery, a total of 341,000 concrete bricks were delivered within two months by Marshalls.

Commenting on Marshalls involvement, Julian Lee, Technical Director, Crest Nicholson said: “We initially decided to go with facing bricks from the Marshalls Bricks & Masonry range as they enabled us to come within budget while still allowing us to get the colour we wanted for the site.

FASSA BORTOLO RENDER UPDATES GUEST HOUSE FAÇADE Italian render manufacturer, Fassa Bortolo, has recently completed work on TY Belgrave House in the town of Aberystwyth in Wales.

The 150m2 guest house was given a façade facelift to blend in with the pastel and nautical themed properties on the Aberystwyth seafront. Stephen Gore, Business Development Manager for Fassa across the West of the UK, specified a through colour render which would eliminate the need for paint coats.

Fassacouche in Rognes was used to give the building a warm yellow hue, with Fassacouche in Extra White (Bianchissimo) then used to add the contrasting window bands.

The building was sprayed by Nick Williams of Spray Rend Plus.

Nick commented: “Stephen gave excellent advice on which product to use for this project, but in particular, how to best achieve the feature bands around the windows.”

Stephen Gore added: “It’s wonderful to showcase the potential of Fassacouche so applicators and specifiers can see how perfectly suited it is, particularly on coastal restorations. Wavin gets to the root of the issue Plumbing and drainage solutions provider, Wavin, is adding its new RootSeal Technology across the OsmaDrain range.

oot ingress can be a serious problem for drainage systems, with the joints being a likely point of entry. Blockages caused by root ingress can lead to sewage leakage, pipe breakages and costly repair work.

RootSeal mitigates this by using an independently tested natural additive which is proven to gently and safely discourage tree and shrub roots from growing near joint seals.

BOBCAT 8 tonne mini-excavator

Sika Everbuild has launched a new versatile grab adhesive – Pinkgrip MS. Manufactured using hybrid polymer technology, Pinkgrip MS can be used on the increasing number of construction sites that require low VOC products as standard.

The new hybrid formula also promises improved performance with few application barriers. Pinkgrip MS is available in 290ml cartridge, Pinkgrip in a 350ml cartridge and Pinkgrip SF in a larger 380ml cartridge. IMPERIAL BRICKS Scotch and Giscol Common bricks Imperial Bricks’ Weathered Original Scotch Common and Original Giscol Common bricks are sustainable alternatives to reclaimed bricks for RMI and new build. The Original Giscol Common is a rough-cast, wirecut brick with a ‘burnt’ appearance that features coal spotting, natural banding and colour variation – characteristics of the traditional manufacturing methods. This process has been recreated to achieve an authentic reproduction of the original bricks.

The company’s Weathered Original Scotch Common is slighter smoother, has less coal spotting and features a ‘dual-faced’ design, where each brick has one tonally weathered face and header, and the reverse side is left plain. This allows for the creation of custom blends on site – all plain, all weathered or a custom blend of the two.

Both bricks are available in a solid 73mm imperial size, with the Original Giscol Common also available in metric.

We’re also not confined by convention, so a second bedroom might become a study or craft room to show how it provides an additional, habitable living space. One of the newest ideas we’ve seen are the ‘try before you buy’ suites, allowing potential homeowners the chance to experience the lifestyle before making the final decision – this certainly helps retirement communities become more accessible and visible, which is essential when it comes to incentivising a move.

Considerate design Of course, we do also have to think practically. Aging means people’s needs change and therefore spaces have to be adaptable and accessible. So for instance, seating should be comfortable but easy to move; accessories aren’t too cumbersome or heavy; tables can be adjusted to suit wheelchair users.

For us, it’s all about inclusive and considerate design. Obviously there is a question of affordability, and this will vastly depend of the level of care required, but humans are social creatures, the pandemic has confirmed that, so we should always aim to create hospitable and stylish environments to connect, at any age.
