Supply & demand Over recent months and years house prices have seen significant levels of growth. The ONS House Price Index for January 2022 indicates that UK average house prices increased by 9.6% over the year to January 2022, with the average UK house price around £274,000 – some £24,000 higher than in the same month last year. The reason appears to be grounded in the age-old issue of supply and demand. “The increase in property prices across the UK can be attributed to the gap in demand and levels of stock in the market”, said Andy Sommerville, Director at Search Acumen, commenting on the ONS data in March. But while higher sales prices may be beneficial to housebuilders, the increase in the cost of materials will be a cause for concern. High levels of demand, logistical issues, Covid, Brexit, the war in Ukraine, rising energy prices and general economic inflation are all likely contributory factors – but whatever the reasons, construction costs are on the rise. A similar story can be seen in the Repair, Maintenance & Improvement (RMI) sector, which was fuelled in the past couple of years by homeowners deciding to stay in their current house, but extending or modifying it. According to a recent survey by Checkatrade, costs of home improvements have risen by 17% compared to 2021, with the category of ‘building’ showing an increase of 39%. However, Mike Rigby, CEO of MRA Research, which produces the monthly BMBI report regularly featured in PHPD notes: “with households now facing the highest levels of inflation for 30 years, it may be the end of the Repair, Maintenance, and Improvement (RMI) boom which gave the industry such a lift during Covid.” You can read the full report on page 12. This may be a sliver of positive news for housebuilders. With a spectre of spiralling costs homeowners may postpone or abandon planned RMI projects thereby easing the levels of demand for materials in the market. To manage rising costs housebuilders must be more focussed than ever on efficiencies. New technologies should also be considered. With all elements of society increasingly ‘digital’, developers also need to be aware of not only how these tools can help their customers, but also how they can also be used to drive their own business. Despite the challenging times, SME housebuilders remain well placed to adapt and deliver.

The Modern Apprenticeship Statistics report reveals that the number of Construction and Related Modern Apprentices (MAs) in training for the end of quarter three 2021-22 was 12,814, which is 254 more apprentices than in 2019-20 and account for 32% of the 34,000 apprentices in Scotland.

Appeal of new-builds rose during the pandemic

O

ver a quarter of homeowners (26%) are more likely to consider purchasing a new-build property compared to before the pandemic, new research from FJP Investment has revealed. The investment firm commissioned an independent survey of 1,185 UK homeowners and homebuyers. It found that 50% would be willing to buy a newbuild for their next home, with the figure jumping to 65% among those aged 18-34. The research revealed nearly two fifths (39%) of homebuyers viewed new-build developments as part of the search for the last property they bought. Almost a quarter (24%) of respondents said they would consider investing in a new-build property but not living there.

Nearly three quarters (74%) said they are attracted to the greater energy efficiency of new homes. Over two thirds (68%) consider the modern facilities and furnishings to be another appealing factor, while 45% said that a big selling point is that new-builds are free from the complications that come with a property that has had previous owners. Jamie Johnson, CEO of FJP Investment, said: “The UK property market has been a hive of activity over the past 18 months, and our research clearly shows that more people are now considering new-builds for their next home or property investment. The greater energy-efficiency and conveniences that modern developments afford stood as a key factors working in the favour of new-builds.”

Danger of falling from height underlined in new report

P

roperty developers are being reminded that falling from height remains the number one cause of fatal and non-fatal incidents in the construction sector. The findings, collated by specialist providers of plant hire in London, Herts Tools, used construction statistics from Health and Safety Executive reports from 2018 to 2021. Stefano Lobban, Director at Herts

Tools, said: “Although there will always be accidents in the wider construction industry, we can never stop trying to reduce them. These latest findings show just how far we have to go, with fatalities continuing to rise, despite the UK having some of the most thorough health and safety regulations anywhere. “Training is key to protecting workers, whether it’s highlighting dangers or

teaching workers to make their own risk assessments on site. Then there’s ensuring workers have all the PPE they need, such as helmets, safety goggles and slip-resistant footwear. “I hope these findings act as a wake-up call to the industry and we’ll see a reduction in incident numbers next year.” To read the full report please go to www.rdr.link/dad002

Close Brothers launches Tomorrow’s Developer

lose Brothers Property Finance has launched ‘Tomorrow’s Developer’, a network to support the next generation of housebuilders. The move comes amid the lender’s survey of the younger generation, which found that 85% felt more could be done to help them progress as SME housebuilders. Persimmon to appoint more women into trainee construction roles

ersimmon Homes marked the recent International Women’s Day by launching its Target 50 initiative – with the aim of bringing 50 additional female apprentices or technical trainees into constructionrelated roles across the country this year. The initiative forms part of Persimmon’s 50th anniversary celebrations. Madi Pilgrim, Director of Talent and Diversity at Persimmon, said: “On International Women’s Day, I am delighted to recognise the contribution and achievements of all the women who work for Persimmon, and I am also excited to announce our Target 50 challenge. “There is no doubt that welcoming 50 female apprentices or technical trainees into construction-related roles this year is a stretching target, but we are fully committed to achieving the goal.”

Maintain showering performance

F

ollowing the recent incentives being announced by Thames Water for housebuilders installing low-flow showers, Methven is advising specifiers to consider how to overcome any impact on showering performance. Thames Water has recently announced measures to protect its water stressed region by rewarding housebuilders, developers and specifiers for installing low-flow showers and other technologies to save water. As well as offering discounts on the cost of joining the sewage network the company is also offering further incentives for

housebuilders looking to reduce water usage in their properties. Martin Walker, CEO for Methven, commented: “We’re encouraged by these new incentives that Thames Water has set out, water shortages in the UK are becoming increasingly worrying and as a manufacturer we have been committed to bringing about real change in the bathroom industry. “One of the things we hear time and time again from housebuilders, developers and specifiers is that they worry that lowflow products will have an impact on performance. That is why we’ve invested

Kent Redrow – 184 new homes, Hoo Peninsula Medway Council has granted planning consent to Redrow for 184 new homes on the Hoo Peninsula in Medway. The remaining homes will be affordable, available through shared ownership or affordable rent. The site was previously known as Birchfield House, a ‘micro-estate’ built in the second half of the 19th century comprising the main house, gardens, two ‘gatehouses’, a road approaching the house with a gated entrance and boundary walls. Elan Homes is honouring the site’s history, naming the development Birchfield Court and refurbishing the gatehouses to provide a pair of two-bedroom detached properties and a new gated community. £6.9m Passivhaus development – 30 new homes Kingdom Housing Association has started construction on 30 affordable new homes for social rent in Gauldry. The properties will all be built to Passivhaus and Net-Zero Carbon standards. Solar panels, superfast broadband, and public electric vehicle charging points will be provided and a range of community benefits will be delivered throughout the construction phase. Strong demand in 2022 The latest figures from the Builders Merchant Building Index (BMBI), published in March, reveal that year-on-year value sales to builders and contractors by Britain’s builders’ merchants were 24.1% up in January 2022 compared to the same month in the previous year.

The BMBI report, which is produced and managed by MRA Research, uses GfK’s Builders Merchant Point of Sale Tracking Data which analyses sales out data from over 80% of generalist builders’ merchants’ sales across Great Britain. alue sales to builders rose significantly in the opening month of 2022, when compared with January 2021. However, this increase has been primarily driven by price inflation (+15.1%) rather than volume growth (+7.8%). All bar one category sold more than the same month in the previous year with Renewables & Water Saving (+35.8%), Timber & Joinery Products (+31.5%), Landscaping (+28.9%) and Kitchens & Bathrooms (+28.8%) outperforming merchants generally. Seven categories grew more slowly including Heavy Building Materials (+21.4%), Decorating (+19.1%) and Plumbing Heating & Electrical (+18.1%). Compared to January 2019, a pre-pandemic year, total merchant value sales were 15.1% higher in January 2022, with two less trading days this year. Over the same period, prices increased at a faster rate (+19.8%), while volume sales were down 3.9%. Ten of the 12 categories sold more with Landscaping (+32.5%) and Timber & Joinery Products (+31.9%) again leading the charge. Only Decorating (-1.5%) and Tools (-3.2%) sold less. Total like-for-like value sales were 26.6% higher than January 2019.

Rolling 12-months Total Merchants sales in February 2021 to January 2022 were 32.8% higher than in the same 12 months a year earlier, with no difference in trading days. All categories sold more but Timber & Joinery Products (+53.9%) was significantly higher than other categories. Landscaping (+32.7%), Tools (+28.8%) and Kitchens & Bathrooms (+28.1%) were next-strongest.

Mathew Whitehouse, Marketing Director at Bostik UK and BMBI’s Expert for Adhesives and Sealants commented: “Although the increase in raw material costs has flattened slightly, supply chains are still experiencing bottlenecks. Many chemical companies are placing customers on allocation or calling force majeure, and, historically, slim manufacturing margins have meant further price rises. Coupled with rising energy costs, further price increases are inevitable. “One option to help the industry take action is the use of alternative technologies. From architects to builders through to merchants and the entire supply chain, we all have a vital role to play if we’re to reach the Government’s target of becoming Net Zero by 2050. “The volatile nature of business we’ve all become accustomed to in the past 1824 months provides us with an opportunity to challenge the ‘business as usual’ approach. Can we convince end users to favour more environmentally friendly technologies? Are we able to use more recyclable materials in our packaging? Can we consolidate deliveries to reduce the number of lorries on the road? “Signing up to collaborative schemes like the CLC’s Construct Zero will help, but let’s ensure these conversations are happening at every step in the supply chain. Let’s not do ‘business as usual’.”

Sustainable building Stewart Dalgarno, Project Director at the Advanced Industrialised Methods for the Construction of Homes (AIMCH) project, says building new homes while meeting climate targets is possible.

T

he end of the UN’s climate change conference COP26 marked the beginning of the hard work required to prevent global warming rising above 1.5°C. For the UK to play its part in lowering emissions, the construction sector, which accounts for 47% of the country’s total carbon emissions, must accelerate the adoption of new sustainable ways of working across the built environment sector. The Advanced Industrialised Methods for the Construction of Homes (AIMCH) project is one I believe offers the housebuilding industry a way to continue to improve the sector’s environmental performance. The challenges faced by AIMCH are not insurmountable, but we must acknowledge that it is concluding at a time when demand for high quality, energy efficient and affordable housing continues to grow. What excites me most about it though, is that the project could offer solutions to skills shortages, the ageing workforce and poor productivity – challenges not limited to the housing sector, while also responding to requirements to use sustainable materials and panelised MMC systems.

Accelerated delivery AIMCH's ambition is to use industrialisation to transform how we build our homes in the UK, leading to more homes that can be built quickly, viable and sustainably. If we get it right, I believe the AIMCH project will accelerate the delivery of the 120,000

new homes the UK needs each year, for an acceptable cost, compared to masonry built homes and with at least 30% reduction in build times. An integral part of the project has been the completion of a Whole Life Carbon Assessment of current building regulations over a 60 year design life, assessing four typical homes across masonry, open and closed panel timber MMC build methods. The report’s findings indicate five tonnes of embodied carbon saving, per four bed home, when using timber construction compared to masonry, equivalent to 16,500 road mile emissions. The report also finds that aerated masonry blocks have half a tonne less carbon emissions at end of life than timber frame construction methods. The carbon sequestration benefits of timber have been used in the research, benefiting all construction methods, where elements of the build use timber, such as internal non load bearing walls, floors and roofs.

Zero carbon concept house Many of our partners are working on exciting developments, using proven, reliable and viable panelised timber based MMC systems, which will soon transform how the house building sector operates. As part of AIMCH, Barratt Developments PLC has created a Z House – a zero carbon concept house that applied 50 different solutions to understand how we will deliver the “sustainable home of the future”. It is located on the University of Salford’s campus with their scientists tasked with measuring its energy efficiency to provide hard data on the home's design versus actual performance. The home’s clever design features high performing energy efficient building fabric, using Barratt Developments’ internal timber framer Oregon’s advanced panelised timber MMC systems at its core. The home incorporates PV solar panels and battery storage to generate and store power,

electric car charging points and an air source heat pump that transfers heat from the outside to water for home heating and hot water use. Inside, underfloor heating, innovative infrared panels and skirting heating systems provide instant zero carbon heat, a fridge controls humidity levels to reduce food wastage by 60% and atomising showers that could cut water usage by 80%. As research continues into sustainable housebuilding, developers and housebuilders can use AIMCH findings as a starter for assessing how they can lower embodied carbon emissions of materials used in construction and their impact on lower whole life carbon emissions. Such is the environmental benefits of building houses with timber components or build methods, the UK Climate Change Committee reports that the UK can triple the amount of carbon captured in homes by building 270,000 timber frame homes each year.

Off-site advances Where houses are built is changing too. Increasingly more homes today are manufactured off site and assembled at the development. New MMC factories developed by AIMCH are being designed to include PV electric power generation to run machinery, electric forklift fleets and EV car charging for employees, such that they produce more power than they use, with any surplus recycled back into the national grid,

making the transition to net zero carbon manufacturing a supply chain reality. In the long term, battery storage systems could be used in these factories to store power 24/7 for continuous manufacturing needs. In addition, zero factory waste goes to landfill and 100% of waste is either repurposed, reused or converted to energy through large-scale waste to energy plants. The UK needs more homes. At the same time, we must play our part in limiting the dangerous impacts of the climate crisis and transition to net zero carbon homes and businesses. Continuing with the status quo in the housing sector will likely see the UK fail on both fronts. However, I am confident that projects like AIMCH will catalyse industry to accelerate near to market, reliable, viable and sustainable MMC solutions that transform how homes are built. Additionally, this will increase housing output, while helping the UK meet its environmental obligations to limit climate change to 1.5C.

The updated solutions incorporate new features designed to place user accessibility and safety at the heart of their design. In line with the wider Omnicare collection, the two upgraded units feature an updated cover design, in addition to a single hand slider to facilitate easy customisation for those with limited dexterity. A safety function allows temperature to be set internally to a maximum of 43°C, whilst allowing full rotation of the temperature dial. To ensure water remains at a safe temperature, water is constantly regulated within +/- 1°C. The Omnicare model is available with an extended 680mm riser rail kit, while the Omnicare Design unit comes with an extended 940mm option with 2m antitwist hose and lower-level handset holder, providing flexibility for both seated and standing showering.

Accessories A number of accessories are also available with the Omnicare family, which can be specified and installed depending on specific user requirements. Buyer beware Building regulations are changing and house builders need to make sure their windows and doors comply. Now is the time to ask: what exactly is changing for fenestration and is your supplier ready, with the right paperwork in order?

A

s government directives come into force to help move the country to net zero, new homes and buildings in England will be required to produce nearly a third less carbon. The correlating and much discussed changes to building regs come into force in June, and will impact windows and doors supply for both new and existing homes, particularly Document F: Ventilation and Document L: Conservation of Fuel and Power. Home builders, including self-builders, will be required to provide proof of compliance with the updated regulations, so it is crucial to choose a reputable fabricator who understands the standards and can provide the right paperwork. “Quickslide takes on the responsibility of providing products that comply,” says Managing Director Ben Weber. “We’re ready and compliant but importantly, we also recognise that education is key. That’s why we’ve invested in a new digital tool that covers requirements for fire escapes, trickle vents, enhanced security (Document Q) and energy performance to help our customers get the specification right.”

Ventilation requirements The revised Approved Document F on ventilation, with a requirement for trickle vents, is the most contentious change to the new building regs.

“This change is the toughest to address and to some suppliers the extent of the changes may have come as a surprise. At Quickslide we’ve teamed up with glazing accessories and injection mould specialists Glazpart to provide not only a vent solution but also consumer messages that will help homeowners understand the changes and overcome unfavourable perceptions of vents,” said Ben. “On casement windows, with the introduction of the Link Vent Mk2 we’re able to offer a compact vent with a canopy that only extends a mere 25mm and is available in a range of colours to blend in with our most popular window finishes. And we continue to lead the way for vertical sliders by introducing a keenly anticipated bespoke vent solution for sliding sash windows that is unique to Quickslide.”

Thermal efficiency The changes to Document L are all about conserving fuel and power, including increasing the thermal efficiency of homes through achieving lower U-values. All windows and doors for replacements will need to be at least 1.4 U-value (a change from 1.6 U-value for windows and 1.8 U-value for doors) while, for new builds windows and doors must be at least 1.6 U-value but the target is 1.2.

That means if the U-value of the windows and doors is between 1.3 – 1.5 (higher than the target of 1.2), another element such as the external walls will need to achieve a better U-value than the target stated for that element for the dwelling to achieve the minimum standard of total energy performance. But, says Ben, the message from Quickslide is clear: “Right now, with upgrades such as triple glazing and the inclusion of argon, U-values as low as 1.0 are already achievable across our product range and we’re constantly looking for ways to achieve better insulation values, so don’t let the new low U-values alarm you! “Our advice is to make yourself aware of your suppliers’ product upgrades to not just energy performance but compliance in general. When questions start to arise,

Water Supply Rich Pedley, Segment Manager at Aliaxis, explains how barrier pipework systems can provide a clean and safe water supply to brownfield land developments.

I

t’s no secret that the UK is facing a housing crisis relating to the number of homes that must be built, year-onyear, to tackle the under-supply of homes. In an effort to tackle this growing issue, the UK Government pledged to produce around 300,000 homes per year every year, leading well into the mid-2020s. While the budget and the desire to build this number of homes are clear, the sourcing of land produces its own challenges. As a result, different types of land on which new developments are built is being explored. A great example of this is the government’s 2021 announcement of almost £2bn in funding, invested specifically in helping to unlock brownfield land.

Challenges of brownfield Brownfield land, defined as any land that has previously been built upon but now lays derelict, has now emerged as a potential solution to this housing crisis. But again, this solution isn't without significant challenges due to the potential contaminants in the ground from previous occupancy on the proposed land. One of the main issues with contaminated ground is ensuring a clean water supply to the future planned homes. As a result, there is a significant focus on products and solutions suitable for installation on brownfield sites. Traditional water supply systems may be permeable to certain hydrocarbons such as white spirit, petrol and diesel – all of which may be present within brownfield sites.

Remediation work on the soil can be carried out prior to development, in order to remove the pollutants. However, this is a substantially costly endeavour, which could push projects far beyond the proposed budgets and disrupt planned timescales. Therefore, to ensure a clean and safe water supply to new homes build on brownfield land, certain materials that are resistant to these pollutants must be used.

Materials selection UK Water Industry Research (UKWIR) provide a set of guidance outlines, which include a pipe selection table to illustrate which materials are safe to use in contaminated land. Standard or singlelayer pipes are not safe to use as they will not be resistant to the permeation of contaminants and pollutants. Pipe materials such as wrapped ductile iron, wrapped steel, copper, and aluminium lined polyethylene pipe (ALPE) all provide effective resistance to pollutants and, due to this safe barrier, can be used within brownfield developments. There is a lot of debate among developers and water authorities relating to site investigations and soil analysis and whether this should be a requirement if a barrier pipe system is installed. Despite there being no definitive decision on this debate, the UKWIR provide this statement: "The UKWIR project steering group have decided that a PE-Al-PE barrier pipe would provide sufficient protection for the supply of drinking water in all brownfield sites. If barrier pipes are specified, there is no need

to carry out soil sampling and analysis and this may be the most cost-effective solution in some cases. It is therefore reasonable to expect all water companies will accept the use of a barrier pipe in all situations as a blanket approach."

System solutions Of course, safety is paramount for brownfield land developments, but there are other factors to consider as well when selecting a water supply pipework system. Installation techniques, ongoing maintenance and the overall longevity of the system are all critical elements in the comprehensive development plan. Water supply solutions must be safe, but they must also fit into the budget of development projects. Water Treatment As we move out of the wettest winter months towards drier, warmer weather, there is a greater need to treat construction waters on site. James Tucker, Head of Construction at Siltbuster, a leading water treatment specialist, discusses how engaging modular packaged environmental protection solutions to treat water on site early on, is the best way to stay compliant.

W

ater treatment doesn’t have to be complicated or expensive, but it can be if not managed or implemented efficiently. Here are some top tips to help you out.

Keep water clean Any clean water running adjacent to site, or running down a slope onto the site, should be kept clean and prevented from entering excavations or running across stripped soil. This is easily achievable using gullies and lined ditches, routing the water around the site and towards its original destination. If this flow is not diverted and it becomes contaminated on site, it becomes the contractor’s responsibility to treat it before discharge and the resulting treatment system becomes larger, more complex and more expensive than it could have been.

Treatment process Understand the potential contaminants and implement the correct treatment process.

Suspended soils Suspended soils can be released by any land disturbances, such as stripping, excavations, cut and fills. These activities can cause ground water and rainfall runoff to be contaminated with suspended solids, which are a very visible contaminant and cause

damage to aquatic life. Removal is easy and doesn’t require fine filters. The best practice is to utilise gravity to settle out the solids and leave a clear treated water. If clays or very fine solids are present, you can boost performance by pre-conditioning the water.

Concrete wash water This can have a pH as high as 12-14, the equivalent to oven cleaner. This can be an invisible threat, with wash water appearing clear and harmless, but posing a very significant environmental threat. The good news is you can utilise automated CO2 dosing to neutralise the pH and make the water safe to handle, reuse or discharge.

Hydrocarbons These can present themselves from spills or during land remediation where the previous use has resulted in the soil or water becoming polluted. They are often identifiable because of the oily sheen appearing on top of the water. Multiple treatment options are available here, depending on the level of contamination, size of the oil globules and treatment standard required.

Understand your discharge consent The reality is that water treatment specialists like Siltbuster can treat to a very high standard and discharge to watercourses, but if a foul sewer connection is available (and permission granted), then a simpler system may be possible. As a result, housebuilders need to be mindful of protecting them from heavy plant equipment used during the construction phase. Gosia Kwapisz, Product Manager at Wrekin Products, explores how ironwork damage can be avoided with the use of protector shells.

ithout protection, on its own, a manhole cover or gully grate will only be able to withstand the final traffic environment it was intended for. At a new-build residential construction development, this means that if anything over the weight load of typical traffic – such as cars, vans or delivery lorries – passes over, then damage is likely to occur. This can cause cracking to the ironwork or, in more severe cases, will require manhole covers or gully grates to be entirely dug out and reinstalled with the risk of further product damage in the future. Both repair or complete replacement scenarios would mean additional time worked, costs incurred and potential complications in the future to contend with. To avoid these issues, developers need to ensure that the right protection for ironwork is specified at the right time.

Load protection During the construction phase, manhole covers and gully grates must be protected from the correct traffic loads. At the initial building stage, this is typically anywhere from group four D400, pneumatic tyres, to greater impact group five, which includes tracked plant and machinery. The idea of a protector shell for ironwork is to provide additional temporary protection to ensure that manhole covers and gully grates can withstand the heavier force of construction plant tracked vehicles, forklift

prongs, digger buckets and more. The Armadillo range of manhole cover and gully grate protector shells provides protection from group five traffic during the construction phase of a project and can be easily removed when the final surfacing is completed.

Added benefits As well as providing the essential tough exterior required to cope with extreme loads, Armadillo protector shells can offer additional benefits. For instance, stopping debris from entering the chamber and drainage system at the source and eliminating the need to jet wash, saving time and expense. New generation Doosan has launched two new mini-excavators which it says are the first in a new generation of machines.

T

wo new mini-excavators, the DX50Z-7 and DX55R-7, have been launched by Doosan. The DX50Z-7 is a 5.4 tonne machine, and the DX55R-7 a 5.7 tonne excavator. Both machines are powered by the Doosan D18 Stage V compliant diesel engine providing 36.4 kW (48.8 HP) of power at 2200 RPM. The two mini-excavators both incorporate a new dozer blade and a new dozer blade control lever. Using the dozer lever, the operator can select between low and high speed for the levelling blade hydraulics. Travel speed can also be selected by using the travel selector button on the dozer lever.

Larger cab The mini-excavators also feature a new larger, roomier cab, for operator comfort and controllability. The cab has a full glass entry door, to maximize operator visibility on this side of the machine from inside the cab. There are also high luminance LED work lamps on the cab to further enhance visibility and additional LED lamps are also available as an option. Inside the cab operators will also find an enhanced heating and air conditioning (HVAC) system, DAB audio, a sunglasses case, an eight-inch touch screen, an air suspension seat with heating and a thumbwheel joystick. Other features include an A/C control panel keypad, a USB Charger and 12V Socket, foldable pedals and dozer control.

We have to confess that the Jouplast brand is new to us, and we suspect the vast majority of PHPD readers. Sustainable design practices must be a priority for garden design in 2022, according to leading drainage manufacturer ACO Water Management.

W

hile a number of trends often focus on aesthetic appeal and colour schemes, ACO is encouraging landscape designers and architects to ensure sustainable solutions are the top priority when delivering future projects. The impact of climate change has already led to the Association of Professional Landscapers (APL) creating ambitious targets for its members to reduce carbon, chemical and peat-based products.

Water management Another key sustainable practice the APL is targeting is that of water management. By 2025, the APL is looking to work with its members to deliver an aggregate 40% increase in the proportion of water that comes from non-mains and re-used water sources, such as rainwater and runoff capture. As such, implementing sustainable drainage systems (SuDS)

THE INSIDE VIEW: HOME OFFICES At the start of the year, ONS data revealed more than a third (36%) of working adults were still working at home at least once a week. So how do you maximise your office space? Steve Hird, Director at interior design firm Edward Thomas Interiors discusses making the most of your floorplan and how a little unorthodox thinking might reveal some hidden gems.

F

rom an interior design perspective, one of the most interesting legacies of the pandemic is that it’s taught us to challenge preconceptions regarding the purpose of a room. Before, if a floorplan labelled somewhere as ‘study’ or ‘dining room’ then that’s what it was. But since the lockdowns, our homes have become multi-purpose, with rooms doubling up as gyms, schools, playrooms, cinemas and offices. By now, you may have got a working from home set-up fully established, but for those still working from the kitchen table or perhaps about to move to a new home, my advice is really think about the rooms and spaces, how you use them and don’t be afraid of the unconventional. With most homes typically needing to accommodate at least two adults homeworking, or a parent and child working and studying, not everyone has the luxury of a dedicated study. Some of the most creative solutions we’ve installed have used transitional or overlooked spaces; think landings, hallways, in the eaves, alcoves, wardrobes or under the stairs. Not only are they easy to shut away at the end of the day, but they enable you to reclaim space that’s either ‘dead’ or just used as storage.

Wall mount shelving, use light coloured furniture, add mirrors to reflect daylight and use freestanding floor lamps that can be easily repositioned. In living or dining rooms, it’s easy to spread out and takeover. To avoid this, consider hidden or foldaway desk spaces, not only can they double as an interesting piece of furniture e.g. sideboard, bookcase or even drinks cabinet, but they also keep work contained, enabling you to maintain a healthy work/life balance. In square rooms, there’s a tendency to use one wall for a desk and one for shelving but you could also build a corner or wraparound desk that would leave space for a cosy chair or small sofa to sit and make phone calls or proofread printed documents. Remember your office has to suit your profession, do you need to write, draw, research, experiment, reference, collaborate? All will place different demands on how you configure your space so make sure you prioritise what’s right for you.

Stylish solutions Styling these areas has become much easier too, with great options including ladder desks, half desks, foldaway desks and chairs, bar stools, floating shelves, freestanding lockers, even ottomans and benches! If you’re able to use a more traditional room, remember to style according to shape. In bedrooms, there’s often unexploited space under the window so you could add a console table or
