FAQs - Frequently Asked Questions Where is the property located?

Arrowhead homes are in the middle of the community, just past the Tuhaye Clubhouses within The Cottages community on the street called Arrowhead Trail. The model home is located on the 10th hole of the Mark O’Meara Signature Championship golf course. This quiet cul-de-sac offers serene mountain and valley views to the east with Deer Valley ski run views to the west.

How many are available and what sizes are the homes?

Two homes, #9 and #10, have been completed and sold with multiple offers. We have 4 different floorplans to be built on lots 1,2, 3 and 4. All homes include ample outdoor decks, balconies and 2-car garages. * The remaining villas have sizes ranging from 2,542 to 3,366, 4-5 bedrooms, and 4 bathrooms.

Are these single family homes?

Yes, each of the Arrowhead homes are individual and independent of each other, with their own roofs, wall systems, and driveways. What appears to be a shared wall is actually two separate walls divided by 12 inches of air space, insulation, and drywall. They only share the foundations.

Who is the construction team?

FORMAA has been building in the Park City area for years and have built several beautiful luxury homes in the Tuhaye area as well.

What is the expected timeline to start and complete construction?

The homes located on Lots 3 and 4 are now framing and 1 and 2 are just a few months after. Construction is anticipated to be 12-15 months to completion.

Is there a transfer fee due at closing?

All real estate transactions within Tuhaye are subject to a property transfer fee equal to 1% of the selling price, paid by the Buyer. The transfer fee proceeds collected at settlement are used to build the HOA’s reserve account. Please visit TuhayeHOA.com.

What are the costs associated with ownership?

2022 Master HOA dues of $2,700 annually, 2022 Club membership dues of $18,130 annually plus utilities and real estate taxes. Talisker Club Memberships cost $150,000 and with included the purchase of an Arrowhead villa.

Can i have an outdoor bbq and hot tub? Yes, BBQ’s and hot tubs are allowed.
