“Before choosing our home at Halcyon Greens we attended a number of events and it made a huge difference to be able to speak to the home owners at Halcyon,” Chris said.

“I think it’s helpful if the first point of contact that people can talk to is a home owner and not a staff member, particularly if they are a little unsure or cynical about it.

“We loved our previous home at Hope Island, but it needed a lot of maintenance because we had a yard and a pool, so we couldn’t just take off in the caravan.

“Now we can just lock up and leave and do what we want for as long as we want without having to worry about the pool or garden being looked after.”

One of Glades’ first home owners, Jill Cooper said the Open Days were thoroughly enjoyable events where members of the public could pick home owners’ brains about the lifestyle at Halcyon.

“I really enjoy meeting different people and telling them the truth about the place; and the coffee and the doughnuts are good too,” she said.

First stage of 5-star Recreational Precinct unveiled at Halcyon Greens

HALCYON GREENS has unveiled the first stage of its spectacular $13 million Recreational Precinct, setting the benchmark for lifestyle communities in Australia.

The Pavilion plays host to the largest pickleball facility in Australia, a sport that is taking home owners by storm.

Complete with eight floodlit pickleball courts, the 5-star facility

features a floodlit championshipsize bowling green, floodlit tennis court, BBQ facilities, kitchenette and function space for home owners to enjoy a game of billiards or socialise after a game on the courts.

Halcyon Joint Managing Director Dr Bevan Geissmann said Halcyon was thrilled to deliver the first phase of a precinct that will

John said the new pickleball courts have fast become his favourite.

Stage two of the $13 million Recreational Precinct will include the resort pool and Leisure Club and is expected to be completed mid this year with final facilities to be unveiled early next year (2020).

“In terms of leading an active and social life, our home owners really will have everything at their doorstep,” Dr Geissmann said.

For us it’s having the flexibility to use the facilities any time we like, which is a big part of why we love living here so much.

Once completed, the Halcyon Greens Recreational Precinct will include a Gold Class-style cinema, dance studio, massage room, games room, craft room, herb and vegetable garden and two pools in addition to the Pavilion.

Coco Republic brings its distinctive touch to the furnishing and styling of the Fairway Series display home, which showcases Halcyon Greens limited collection of golf course-fronting abodes.

Halcyon Joint Managing Director Dr Bevan Geissmann said the partnership was a ‘meeting of minds’ in terms of commitment to quality and design.

“Knowing Coco Republic’s reputation for bespoke, high quality pieces, we saw them as the natural fit for styling and furnishing the new display home.

“The Coco Republic brand also resonates well with the Baby Boomers, who demand quality, style, individuality and value for money.”

Coco Republic interior designer Jenny Scholten said the Fairways’ furniture aesthetic reflects a blend of country club and resort lifestyles.

Q&A with Coco Republic interior designer, Jenny Scholten What is the biggest mistake buyers make when redecorating their new home?

We often see buyers who make the mistake of disregarding the historical or architectural features of their home. The keys to holistically integrating furniture into your new project are already there – take time to study the nuances and clues to the home’s past, no matter how small the detail. This could be the individual shape of decorative lattice work in architraves, or a forgotten patterned tile in the bathroom.

“We’ve included higher head and armrests, accessible seat heights and clear thoroughfares to accommodate Halcyon Greens’ home owners.”

Dr Geissmann said Halcyon expects the stunning new display home to create further interest in the already popular Fairway Series.

“We have released the Fairway Series across several stages, and each release has secured between $6 million and $8 million in sales on the very first day of release,” he said.

“We are definitely expecting to see even greater demand for the Fairway Series with Coco Republic putting their touch on these already stunning homes.”

The Fairway Series offers a new standard of luxury with home designs providing a modern twist on country club elegance.

Our current obsession is oversized artwork and mirrors that can be leant on the floor or shelves.

What interior design trends can we expect to see in 2019?

The Pantone colour of the year is a glorious yet muted coral pink. We see this being paired with lush greens and quirky one-off decoration pieces that really enhance the individuality of a space.

What recent trends are now no-go zones?

Using replicas or faux designer ‘look-a-likes’ was a very big trend in the last few years, especially when referencing Scandinavian or mid-century aesthetics. It is possible to incorporate a nod to these styles in your home yet choose pieces that will remain timeless.

IN 2019 HALCYON celebrates 15 years since our first home owner arrived at Halcyon Parks in Caloundra.

For both of us it seems just like yesterday that Peg Liesegang moved into her new Halcyon home – the first of thousands to follow across our seven communities.

We’re proud to have built a reputation for quality, value, customer service and the ground-breaking innovation that saw us champion many firsts in the lifestyle community sector.

When we established Halcyon we wanted to break the mould of a traditional retirement village and introduce a lifestyle that met the changing needs and higher expectations of modern seniors.

Fifteen years after setting out on this journey, we continue to be passionate about what we do and remain focussed on the future and the many opportunities it holds.

Having started in 2004 with just five staff, we now have a Back where it all began, Halcyon Parks photographed in 2018, looking just as good as ever

They have many more years to enjoy due to a longer life expectancy, and they also have higher expectations of what this time will look and feel like.

They are healthy, active, travelling and taking active roles in their community. Many are still working.

They care for their parents and their grandchildren, and help their own kids to juggle responsibilities and to navigate life.

Baby Boomers want to live life to the full and they want a home and community that provides fun, friendship, freedom and security of investment.

Who lives at Halcyon

Handy Howard crafts the humdrum into harmonies CRAFTSMAN HOWARD COX turns the mundane into the magnificent.

A fitter and turner by trade, Howard loves to create exquisite guitars, ukuleles, banjos and banjoleles out of things like biscuit tins, cigar boxes, truck hub caps, distinctive wood and – in one case – a huge piece of fruit.

The Halcyon Lakeside home owner has made around 70 of the stringed instruments since becoming fascinated with a cigar box guitar he saw in a shop while on holiday five years ago.

“I wanted to buy it, but it was too expensive,” he said.

“I thought to myself ‘I could build one of those’ and so I built a basic one out of a biscuit tin.

“I looked in a few books, however most of it was ad-libbing and just came naturally because of my wood and metalwork skills.

“You can make them out of anything that has a hollow resonation, although some things don’t sound as good as others.”

It is the latest phase in a lifetime of craftsmanship for Howard who has also made model boats and aeroplanes.

A willingness to experiment led him to transform Mack Truck hub caps, miniature coffins and even a 40cm-wide gourd – a pumpkin-shaped fruit – into musical instruments.

“I don’t like to build the same thing twice,” he said.

“I’ll try to do a lot of different shapes and experiment to find out what kind of resonation and what kind of sound I get out of them.

“Some of my early ones weren’t so pleasant sounding but you’ve got to start somewhere.”

Over time, Howard has added wood to his guitar-making repertoire, using tone-friendly and

Howard with one of his handcrafted guitars distinctive timbers like King Billy Pine and Tasmanian Blackwood to fashion his instruments.

Depending on the complexity, a guitar can take anything from three days to a month to make.

His work so impressed Montville’s Rare Emporium that the store – an ‘Aladdin’s cave’ of unique treasures and collectables – now sells Howard’s creations to musicians, collectors and tourists. They can sell for up to $1,200.

The sales help Howard to cover the cost of materials and to gear up for the next guitar, banjo or ukulele he wants to make.

One of his guitars recently went under the hammer for $320 at a Halcyon Lakeside fundraiser while at least two home owners have asked Howard to make them an instrument.

Howard does keep some of his creations for himself, with about a dozen adorning the walls of his home.

Occasionally, he’ll take down one of his guitars for a strum, insisting that he plays only for his own amusement.

“I’m a builder, not a player,” he laughed. ■ 13

Who lives at Halcyon

THE PARKS LIFE is just as good the second time around for British expats Jim and Eleanor McCann.

The McCanns are settling back into the community after living in Scotland for the past seven years.

Prior to that, they had lived at Halcyon Parks for five years until personal circumstances took them back to the United Kingdom in 2011.

“We never really wanted to leave here and it was always in our minds to come back to Australia,” Jim said.

The warmth of the welcome the McCanns received when they visited the community just after returning to Australia in September last year was enough to sell them on the idea of moving back in.

“It just felt like home when we came through that gate,” Eleanor recalls. “I just looked at Jim and said ‘oh, I’m home, it’s so good’.”

Jim said they had researched and looked at what else was around, however nothing could beat how they felt when they saw Halcyon Parks and their old friends again.

“So it was an easy decision to come back here.”

Jim said that aside from more mature gardens and parklands, Halcyon Parks was pretty much like they remembered, and possibly better with the promise of new friendships.

“It’s amazing really, it’s just like coming home,” he said.

“Everybody’s so welcoming, all the people we already knew and all the new faces as well.

“There are so many new people to make friends with, so that’s something for the future.

“And there’s still plenty going on and plenty to get involved with.

“The site’s matured quite nicely, especially the lake area, and there are some new additions like the secret garden and the horticultural side that’s producing vegetables for the community.”

Jim and Eleanor are also pleased that Caloundra’s growth over the past seven years has brought many amenities and services closer to Halcyon Parks’ doorstep.

“Now most things you need are up the road and that’s a big plus,” Jim said.

“Doctors and shops are much closer now and we could even walk to those if we needed to.”

While Jim is getting back into lawn bowls, golf and table tennis, Eleanor is picking up where she left off in Halcyon Parks’ arts and crafts groups, and also finding time for bowls.

“Last time I was here I was never in the house,” she said.

“I think it’s going to get like that again because there’s so much going on.

“It’s as if we’ve never been away.” ■

Jim and Eleanor enjoy catching up with old friends.

“We came in to catch up with a few of our friends from the past and that had quite an impact,” he said.

“One of our friends arranged a morning tea and there were over 30 people who turned up just to say hello, which was brilliant.

“It was an accumulation of all those friends, the community spirit still here, and the pricing compared to some of the other available options was competitive.

Kate moves

closer to the action KATE MARKEY’S busy and active lifestyle is even easier to live since she moved to Halcyon Glades.

On top of putting many activities she loves right on her doorstep, the move has opened the door to a more social life.

The former arts and craft teacher paints, plays pickleball, enjoys yoga and Tai Chi, hits the gym and is a regular in the pool.

In fact, her love of aquatic action was a key factor in her decision to move from a townhouse in suburban Zillmere to a new home at Halcyon Glades.

“In Brisbane I went to the local swimming pool three times a week and I just got tired of all the driving,” she said.

“I wanted to live somewhere where I just pick up my towel, go down the road and jump in the pool.

“I’ve started playing pickleball, which is good fun and a lot of people here play it so there’s always a game going.

“Having everything close so I don’t have to drive has been a big thing that I really enjoy about being here.”

The move to Halcyon Glades also worked for Kate geographically and financially.

“I decided that this was the best value for what I wanted and my budget,” she said.

“Even though it’s not in Brisbane, Caboolture is great, it’s not all that far away from Brisbane and the Sunshine Coast where my family lives.

“I’ve moved a lot during my life and it was pretty difficult at my age to sell the house and clean it all up and downsize.

“But because I’ve moved so often, I thought ‘well it’s another adventure’ and off I went.”

“It’s an opportunity to get it written and read it out to people and see the reaction.

And as a single lady, Kate was pleased to discover that there were plenty of others living on their own at Halcyon Glades.

“We all help each other and try to give each other useful feedback.”

“There’s other singles here and they’re friendly,” she said. “We have our get-togethers and we mix with the other home owners as well. When walking the streets, I always meet up with somebody.”

Kate has also brought a new dimension to the Halcyon Glades community by instigating a creative writing group. The group meets twice a month in the Rec Club.

“I’ve always been a writer and I thought there might be people here who would be interested, and there were,” she said. “We’ve had some wonderful stories so far.”

“Several of our members are interested in writing their family history, which I’m doing as well. It brings great comfort to write things down that might be of interest to our children and grandchildren.

Kate has also found kindred spirits when it comes to getting out and about in nature.

“We have a very keen walking group here,” she said.

“We’re discovering new places all the time. It’s wonderful in the winter because we go to the beach and up to the mountains, which is something I enjoy.

“Usually we walk for an hour and then stop to have coffee, and we all look forward to that.”

While Kate enjoys her own company, she enjoys mixing with friends and neighbours.

“I think it’s good for me to move into more group situations instead of being solitary,” she said.

“The people here are very friendly and everyone seems to know my name.” ■

Having everything close so I don’t have to drive has been a big thing that I really enjoy about being here.

Under the initiative, home owners receive $1,500 as well as an additional $500 to donate to the charity of their choice, if their referred family member or friend decides to live at Halcyon.

To date, the program has generated hundreds of donations, with these funds flowing to more than 250 local and national charities. The leading beneficiaries include the Cancer Council of Australia, Leukaemia Foundation, RSPCA and Royal Flying Doctor Service.

In 2018, home owners received over $180,000 as part of Halcyon’s referral program.

These terrific figures reflect the fact that more than 35 per cent of Halcyon’s sales are made as a result of our home owners introducing their family and friends to the Halcyon lifestyle.

Demonstrating the power of a personal recommendation are Greg and Rhonda Shephard, who moved from Pelican Waters to Halcyon Lakeside early last year.

Something they probably wouldn’t have done otherwise.

“They thought we were extremely silly moving but they wanted to come out and see where we were,” Greg said.

“We had only been at Lakeside for a few weeks and showed them around. They asked us how we liked it and I said ‘We’re loving it.

So far, so good’.

“They were so impressed and they couldn’t believe what they saw.

They didn’t think they would ever move to a place like this.

“They came out here on the Saturday, saw a sales consultant on the Tuesday, put their house on the market on the Friday and sold it the following Saturday.”

Nearly a year later, Warren and Marianne have well and truly settled into their new home, just four doors up from the Shephards’ house.

It’s a great system because you can’t beat what existing owners have to say about Halcyon.

Greg said the situation was particularly good for their son and daughter in-law’s two children, who now have both sets of grandparents living at Halcyon Lakeside.

“The grandkids really love it because we live just 60 metres apart,” he said.

Greg said referral was a powerful tool because most people trust the opinions and recommendations of family and friends above anything else.

“It’s a great system because you can trust what existing owners

have to say about Halcyon,” he said.

“But you’ve got to be honest, regardless of what incentives are offered. I’m now trying to convince another mate of mine to move here.”

The Shepherds said they would split their charity donation between the Cancer Council of Australia and the Children’s Hospital Foundation.

Halcyon Joint Managing Director Dr Bevan Geissmann said home owners play an important part in bringing new people into Halcyon’s communities.

“The fact that our home owners are delighted enough to recommend us is everything we dream for,” Dr Geissmann said.

In December 2018 the facility was launched by the Honourable Dianne Farmer, Minister for Child Safety, Youth and Women and Minister for the Prevention of Domestic and Family Violence.

With the generous help of over 90 sub-contractors and suppliers, construction has commenced on the DV Connect facility on the northern Gold Coast, and is expected to be complete by May 2019.

The bridging accommodation facility will comprise two one-bedroom, two two-bedroom and one three-bedroom unit each with their own kitchenette, living area and courtyard.

Halcyon and Mirvac in conjunction with DV Connect are working to provide a safe, stable and comfortable

environment for women with children exiting domestic violence situations. A place where they can create new life plans and, where relevant, re-enter the workplace with confidence.

Our home owners are also banding together to fundraise and fit-out each of the units with household appliances and furniture, so women and their children who utilise the facility can feel right at home.

We recently spoke to DV Connect volunteer Kim Groenewald who shared with us her journey through domestic violence to a better and safer life.

Sadly, Kim’s story (page 22) is one of many, but it illustrates why Halcyon has initiated and supported this project and how the facility will transform and empower the lives of affected women and children.

We are so pleased to be playing a small role in a community project that will make such a difference to struggling Queensland families. ■

How DV Connect saved me -a survivor’s story

“YOU DON’T NOTICE it at first because the attention he gave me was wonderful and made me feel loved,” Kim said.

“There were roses, dinners and promises of being the most amazing partner. Looking back now, what appeared to be his thoughtfulness in planning our time together was actually the beginnings of his controlling and abusive behaviour.”

The abuse at first was largely verbal, hidden in a demanding demeanour that would eventually convince Kim to move away from family and friends.

However, the threat of physical violence was also increasing.

“It’s hard for people to understand how the cycle of manipulative behaviour can evolve,” she said.

“It left me broken and crying many times, and always during an incident or attack I would say it was my fault to defuse the situation or reduce the length of attack.

“Every second word was ‘I’m sorry’, which conditioned me to believing that everything was my fault.”

Through the encouragement and support of a work colleague and her boss, Kim called the support team at DV Connect.

It was only then that Kim understood she and her son were victims of domestic violence.

“My life was not my own back then and it was spiralling out of control,” she said.

“I couldn’t go out with friends, and I even had to leave my mobile on the kitchen bench at night.

“If it went off, he would ask me straight away who it was.

Kim Groenewald “If it wasn’t in the same spot as before he’d want to know why I checked my phone and who I had been talking to.

“He even had a listening device and GPS tracker in my car so he would know exactly where I was and how soon I would have to be home.

“At times he drugged my food and drinks.”

Despite trying to leave him five times over two years, Kim said her partner always convinced her to stay.

Some of these women don’t even have any money to pay for food let alone put a roof over their head.

However, as the threat of physical violence against her and her son increased, she knew it was time to act.

“As a safety strategy, for months I lived with a packed bag for me and my son to run at any time,” she said.

Liaising with the support team at DV Connect through her work phone, Kim found the courage to take the next step.

“It got to the point where I got dressed for work and then got my son ready for school and ready to walk out for good,” she said.

“It was absolutely terrifying, but I knew I wasn’t going back. The support I received from DV Connect was invaluable. They told me what to expect every step of the way and helped me get through it.”

Statistics reveal that in 2016-17, there were 72,000 women and 34,000 children nationwide seeking help for homelessness due to family violence.

(Source: DV Connect) DV Connect is a not-for-profit organisation that provides frontline crisis response services to women, men and families across Queensland The service operates a 24-hour Womensline (1800 811 811) and a Mensline (1800 600 636) as well as a Sex Assault line from 7.30am to 11.30pm seven days a week (1800 010 120).

Kim is now a volunteer advocate, educator and campaigner for DV Connect, helping women in abusive relationships find the help they need.

She also educates people how to better support family or friends who are victims.

“Some of these women don’t even have any money to pay for food let alone put a roof over their head,” she said.

Kim said the Gold Coast DV Connect bridging accommodation project will be an invaluable facility to help local women and their children get back on their feet.

“There is a huge void for women when they leave emergency accommodation, because quite often they leave a relationship with nothing,” she said.

“There’s also a high rate of women returning to their abusers because they don’t have a place to go, so a project such as this, offering transitional housing, helps fill that void.” ■

Halcyon lights up

fitness and fun HOME OWNERS at Halcyon Greens and Glades are soaking up the nightlife that’s made possible by the floodlit courts and bowling greens in their communities.

Opened just in time for summer, the illuminated recreational facilities enable home owners to enjoy the nightlife with extended games of pickleball, tennis and lawn bowls into the sunset and evening.

Halcyon Glades installed lighting to its pickleball court, tennis court and bowling green in September as part of an extension and upgrade of its leisure facilities Halcyon Greens’ playing surfaces were unveiled with lighting in place as the first stage of the community’s spectacular $13 million Recreational Precinct.

The initial stage of the precinct includes Australia’s largest pickleball facility, with eight courts, a tennis court and championship-size bowling green.

Home owners in both communities love having the opportunity to play from dawn until well after dusk.

Halcyon Greens home owner John Simmons works full-time and has no plans to retire anytime soon so he’s embracing the opportunity to hit the courts after work.

“It gets really competitive and I really enjoy it,” he said.

“I had no idea that there would be so much cardio involved, especially a small court and four guys playing doubles.

“Playing in the late afternoon is way cooler, but in winter when it’s getting dark at 5pm it gives you those extra hours if you want to go out there and you don’t have daylight.

“Having the lights available for you to stay later and enjoy is great, and there is nothing like playing under the stars. Eventually, I hope to play other nights as well.”

John and wife Dani moved from Brisbane to Halcyon Greens in October after securing their preferred home site, right next to the emerging recreational precinct.

Dani said they often saw home owners hitting the courts around dusk, then enjoying a few drinks before heading home for dinner.

“We do see quite a few people head up there in the evening and they are out there for a while,” she said.

“It’s great having that opportunity to stay out on the court a bit later when the sun goes down.”

Halcyon Glades home owners Brench and Dawn Wright are delighted to be able to play their beloved game day and night.

They play four times a week, including Wednesday evenings, with around a dozen other home owners who have caught the pickleball bug.

Now that the weather’s warmed up it’s really nice at night and there are a lot more people playing in the evening.

The Wrights, who played tennis when they lived at Halcyon Waters four years ago, are now devoted converts to pickleball and its ability to deliver fun-filled fitness.

“It’s such a fun game,” Dawn said. “We actually have a better workout playing pickleball than we did playing tennis.

“It’s quite amazing because there’s not as much court area to run around so it can’t be that, I think it’s just the fact that it’s faster.

“Now that the weather’s warmed up it’s really nice at night and there are a lot more people playing in the evening.” ■

Pumicestone Marketplace adds to Caboolture’s exceptional growth CABOOLTURE HAS WELCOMED the first major phase of its $1 billion in public and private infrastructure investment with the official opening of Pumicestone Marketplace.

The 4,500 sqm neighbourhood shopping centre launched a Drakes supermarket on 29 January, with a Stellarossa coffee shop, bakery, bottle shop, pharmacy, medical practice, and several more specialty shops to open over the following weeks.

The couple have become very involved at Halcyon, with Peter on the home owners committee and Penny in the knitting group, which makes items for charity.

“Pumicestone Marketplace is a fantastic value-add for our home owners, who can enjoy a walk across the road to pick up groceries or meet friends for coffee.”

“Peter volunteers behind the bar at the Recreational Club for Happy Hour and I’ve tried out lawn bowls and attend Pilates classes, we both really love it here,” she said.

FOR PROBUS SOUTH PACIFIC chairman Douglas Geekie and his wife Suzanne, Halcyon Greens was the ideal place to downsize.

As the chairman of a 125,000 member organisation that promotes active retirees through friendship, fellowship and fun, Douglas is finding the Halcyon lifestyle agrees with his sociable and energetic outlook.

Douglas and Suzanne decided to move to Halcyon Greens last year after living in their large home at Hope Island Resort for 17 years.

“We wanted to downsize because the house we had was probably about 42 squares and that placed increasing demands on our time as we grew older,” he said.

“I actually heard about the Halcyon Greens development and opportunity through Probus whilst I was sitting beside a member at my Probus Club meeting in July 2017.”

The community’s frontage to the 18-hole Gainsborough Greens Golf Course was a big drawcard for the former competitive golfer, who is looking forward to playing socially.

And while Probus commitments currently take up much of Douglas’ time, he and Suzanne have found it easy to connect with their new neighbours at Halcyon Greens.

“One of the things we really do enjoy here is when we go for a walk,” he said.

“We go out for an hour and we finish up walking for about 15 minutes and talking for the other 45 because of the friendships that exist here.

“We talk to all sorts of people we’ve never met before. This is an amazing characteristic of the Halcyon communities.

“You need to be a person that wants to be part of a community rather than living on a street where you may never know your neighbours.”

Douglas very much subscribes to the Probus philosophy that people retire from work, not life.

He believes it’s vital for seniors to widen their horizons as much as they can and become even more active than prior to retirement.

“Probus is about the same sorts of things as Halcyon but provides an option of going outside the community and broadening your base of friends and all the rest of it, and I think that’s important,” he said.

“This is a great place to live and have lots of fun. You are part of a far greater community.”

Probus is for retired and semiretired people and involves regular get-togethers and activities such as morning teas, movie clubs, lunches, bus trips, walking groups, card playing, travel and guest speakers.

Its members are eligible for insurance and other benefits, and receive the monthly magazine, Active Retirees.

Now in his final year of his role as chairman, Douglas is eager to start two clubs in the rapidly growing Pimpama area, which he believes will ultimately support four clubs.

“Active retirees are what I’m all about,” he said.

“You have so many people sitting in their houses doing nothing and if we get them into this organisation then they will start becoming more involved and challenged and increasingly enjoying life, that often leads to better health.

“We offer more than 120 different groups and activities. Some people are members of seven different Probus clubs.

“If you join and be part of it you’re going to be better off all the way.

“I always like to get out and do something, it’s what drives me.

Leonie rises above her cycling challenge

HALCYON LANDING’S Leonie Grant discovered she was more than equal to a test of her physical and fundraising abilities when she undertook the Great Cycle Challenge Australia.

Leonie clocked up more than 200km of her target distance as she and husband Ross rode the scenic Alps 2 Ocean Cycle Trail in New Zealand in late October.

It all started when Leonie was scrolling through Facebook and up popped the challenge, which raises money for kids’ cancer research each October.

The 210km route started near Mt Cook in the breathtaking Southern Alps, passed picturesque lakes and rivers and finished in the historic port town of Oamaru. Not a bad way to complete a cycling challenge.

“The words ‘cycle challenge’ caught my eye,” she recalled.

“I read all about the research the Children’s Medical Research Institute (CMRI) does. They also had stories about young children with incurable cancer and it was all terribly sad.

“I thought it would be great to participate in the ride and raise some money towards this great cause.”

Challenge participants elect the distance they aim to ride and the amount they want to raise.

Leonie, who rides at least 40km a week with Halcyon Landing’s cycling group, set herself the goal of riding 500km throughout October and raising $500.

“I’d never actually raised money before,” she said.

“I know people grow a little tired of being asked for money all the time so I elected to raise what I thought was an achievable $500.

“But once I started sending emails out and posting on Facebook and sharing photos of the ride, the money just started coming in.

“I couldn’t believe I raised just over $2,500. I felt a sense of achievement as I did far better than I thought I would. I probably will do it again. I think I could do 700km or 800km if I’m really focused.”

Leonie’s $2,514 and 517km effort, including a couple of stints on a stationary bike due to wet weather, placed her 38th out of 1,200 Queensland riders for funds raised.

Overall, the 13,000 riders in the 2018 challenge raised more than $4 million for the CMRI.

Joining them on the Alps 2 Ocean trail were 11 friends including fellow Halcyon Landing owner Karen Lynn and former home owner Sue Frederickson.

Leonie said it was a great way to explore a country.

“When you’re out on the bike, especially in New Zealand, you feel very free,” she said. “You’re riding into the wind and looking at all this marvellous scenery; it makes you feel so good, it lifts your spirits and helps you to remain positive.”

Cycling adventures have become a regular escape for Leonie and Ross who embraced fitness with enthusiasm when they moved to Halcyon Landing in 2014.

“We wanted to take advantage of all the facilities on offer to stay healthy and regain our former fitness level of a few years earlier,” she said.

“We’ve been attending circuit classes at the gym twice a week since we arrived and Ross enjoys his regular lawn bowls, tennis and line dancing.

“Whilst we hadn’t ridden our bikes for many years, we thought it was time we got back into riding given the abundance of cycle paths in the area so we joined the Landing cycle group.

“We enjoy riding immensely and in addition to our regular weekly riding with the group, we’ve done several rides in New Zealand and one in Europe.

“Ross and I set goals for ourselves all the time; we train for it, stay focused and then just go and do it.” ■

Law change ushers in new era of fairness

By Retirement & Property Lawyer, Danielle Lim Manufactured Homes (Residential Parks) Act 2003 (Qld) Changes to the Manufactured Homes (Residential Parks) Act 2003 (Qld) were passed by the Queensland Parliament in October 2017 and are being introduced in stages until June 2019.

As these changes are rolled out, Queensland will have new rules, processes, forms and procedures that will affect the experience of home owners as they enter, live in and leave manufactured home park communities.

The changes will undoubtedly promote improved communication, fairness and transparency, which will lift the standards and reputation of the sector as a whole.

This is incredibly important because the manufactured home park sector is about so much more than just building and selling houses – it is about the trust that home owners deserve to have in park operators to provide the lifestyle and security they are looking for.

These legislative changes go a long way towards achieving the goal of harmonious communities.

Background The legislative changes are the culmination of a thorough process that began in 2013 with the release of the ‘Manufactured Homes Survey 2013: Report on Findings’.

The survey provided feedback from approximately 1,000 homes and highlighted issues including safety, rent reviews, disputes, home owner and park owner behaviour, sales, emergency plans and access.

The government used the survey results to embark on genuine and necessary consultation.

This included the formation of a working party comprising home owner bodies, park owners and other consultants such as lawyers and valuers.

In response to public demand, the Queensland Government led the reform process to its conclusion with the Housing Legislation (Building Better Futures) Amendment Act 2017 receiving Royal Assent on 10 November 2017.

Overview of the changes The changes, and their impacts on home owners and park owners generally cover the

areas of disclosure, disputes, rent increases, charges and access to the park. a. Disclosure The government recognised that it is important for home owners to take the time to properly consider a proposal to buy a manufactured home, and to receive all the legal and financial advice they need.

For this reason, new forms, new disclosure requirements and additional timeframes have been introduced. There is now a 21-day ‘disclosure period’ to allow sufficient time to consider the transaction prior to signing, as well as a 14-day ‘cooling off’ period following signing. b. Disputes Historically, the Queensland Civil Administrative Tribunal has heard a myriad of manufactured home park disputes. This can often result in angst for the parties, as well as placing a demand on public resources.

The new laws have addressed disputes in three main ways.

First, there are enforceable behavioural standards that are binding on both home owners and park owners based on mutual respect.

Second, there is now a very broad definition of ‘residential park dispute’, which can include a dispute that home owners have with each other, in addition to a dispute with a park operator.

Finally, there is a very clear threestep dispute resolution path with firm timeframes.

Under this process, going to the Tribunal is the last resort. This new approach will give home owners clarity about the process. All parties will know what to do and when to do it.

In order to address this situation, the new law places limits on the frequency, timing and method of site rent increases. The new laws clarify the rules, and seek to impose greater limits on how these services can be charged to home owners.

An issue that became evident during the consultation process was a practice by some park

owners to invite visitors (including care providers) to their home and to the common areas.

This has been resolved in favour of the home owner – it is now crystal clear that visitors and care providers cannot be restricted.

In a similar vein, the new law provides for improved access for emergency services so that home owners can receive the assistance they need when they need it.

In addition, there will be a requirement on the park owner to prepare an emergency plan and ensure the plan is maintained and people are trained.

Implementation and ongoing support It is clear that the Queensland Government is committed to the ongoing support of the sector to ensure orderly implementation of the changes, which are well and truly underway. ■

A word from Halcyon Important changes to our governing legislation, the Manufactured Homes (Residential Parks) Act 2003, are bringing sensible and fair improvements to the industry in Queensland.

As a major stakeholder in the sector, Halcyon played a very active part in the thorough and lengthy review that led to these changes.

We wholeheartedly support the amendments to the Act and I’m pleased to say that Halcyon has always delivered the services that the whole industry is now required to provide.
